Are we building the wrong kind of apartments for families? There's a very interesting report in the Sydney Morning Herald about a survey that suggests that the cookie-cutter apartment designs we see all around us may be fine for singles and couples but are all the wrong shapes and sizes for families with growing kids.How can this be?  For a start, a two-bed units – three-bedders are well outside the price range for most young families –  are configured with a main bedroom, maybe with an ensuite (if you're lucky) and a smaller room as the guest bedroom.OK, Mum and Dad can give up the big room if they have two kids and let them share it (as they do in the SMH story) but surely it would make sense to have three smaller rooms and call it a family unit, or have more flexible internal configurations.  More on that in the podcast.We discuss the suggestion that we should be building more apartments over railway stations and rail lines.We hear about Sue's new book Run For Your Life, the true story about a family fleeing Russian oligarchs by hiding for three years in the Dampier Peninsula in the remote north of WA.  What's the connection with Flat Chat (apart from Sue)? In front of a packed room at the ICC in Darling Harbour, a room that we unfortunately had to turn people away from - Peter held us in the palm of his hand of an hour, generously sharing stories about his journey through music, activism, and politics all the while emphasizing the importance of connecting with people and making a difference. We discuss the fight for climate action and environmental protection, and explore the need for mobilization and organization to create lasting change. Peter is releasing new music, there's a little out now and way more to come from his second solo album - so we touch upon topics like age and creativity, as well as how music continues to be a powerful tool for activism. I knew just over the rise was the Sydney Opera House. It was my only view for two weeks. It changed constantly. It was on fire, lit up by a sunset. It was looming with threat as a storm passed by. It became lit up at night. It was actually a Ferris wheel, a carnival, like an underworld at my feet. We're constantly searching for what's new. We're constantly distracted. And sometimes it's wonderful to be forced to look and look again at what's right there in front of you.  Miranda Keeling trained as an artist, initially with a degree in glass making, but has gone on to grace the big stage and to attack the tyranny of the blank page. Seeing small differences is Miranda's thing; noticing the details of everyday life and elevating them with the various forms of art that she makes. And to be honest, this is something Miranda's done from the very start.  Miranda reads two pages from Mr. Rabbit and the Lovely Present by Charlotte Zolotow. [reading begins at 14:54] Hear us discuss: What do you have to let go of to fully embrace the identity of being a writer? [8:36] | Writing and courage: “You're not swept along by somebody else's agenda in the same way you've got to set your own agenda, you've got to go into wherever you work and start and look at that blank page and it's a very different way of being.” [11:16] | “The simple things that you might not notice are the things that could be the most important.” [18:23] | How to ‘slow down' and get in tune with your thoughts: “There's a meditation technique I did years ago, and I sometimes do still where you imagine that your mind is a blank theater and the curtains are open and you just wait to see what comes onto the stage. You try not to follow it or get too emotionally entangled, but you notice the players move across the stage.” [26:40] | Elevating the ordinary: “In the hot shop, there'd be lots of debris left over from [the glass blowers'] work, and I would take that glass debris from the floor and use it in my pieces… And my point being that's, again, me taking something pretty ordinary. … And I'm trying to get the best I can out of it and elevate it into something else.” [32:42]

In this episode of Better Cities by Design, Neil Arckless, Group Executive for Development at Lendlease is our guest. We talk with Neil about the sustainable redevelopment of Darling Square in Sydney, Australia. Darling Square, which is part of the Darling Harbour section of the Australian capital, has a rich history. This area was originally home to the Aboriginal people, the Gadigal, who lived on this land for thousands of years and continue to play an important role in Sydney. In the 1900s, Darling Harbour was an industrial zone, which was later converted into public space. This happened in the 1980s, at a time when the area had essentially been abandoned. As a result, a pedestrian and tourist precinct was established. Darling Harbour also hosted part of the 2000 Summer Olympic Games. But over the ensuing decade, Darling Harbour had once again lost its luster and was no longer adequately serving the people of Sydney. And this led to a second redevelopment, led by Lendlease, with support from Arcadis.Join Host Davion Ford and Neil, as they chat about the extraordinarily sustainable transformation of Darling Square from an underused part of Sydney, into a vibrant, mixed-use area, with residential, business, and commercial space for more than 4200 people. Neil talks about what led to the need to redevelop the area and how Lendlease approached this effort with an eye toward creating a space that residents could take ownership of. Neil discusses the complex task of carrying out the regeneration within the central business district, without fundamentally disrupting city life and how this is one of most walkable and highly rated sustainability projects ever delivered in Australia.

Way out west, Perth is enjoying its moment in the sun. The city's mojo is positively seductive, with a fizzy sweep of fresh temptations and grand triumphs of urban regeneration, redefining the urban platter. First impressions count and one of the best ways to find your feet is to join one of Oh Hey WA's irrepressible walking tours. Under the command of the equally irrepressible Adie Chapman, who has been operating these tours for nine years, a walkabout with Adie and her vivacious troupe of guides is a sure-fire way to get a dynamic sense of the city's spunk and sparkle. www.ohheywa.com.au My enthralling 90 minute walking tour traversed a variety of themes, from riveting street art and storied architecture to exciting new public spaces and hidden laneways laden with libations. The enhanced presence of indigenous street art is most conspicuous and Adie led me to one of the most uplifting specimens, the spectacular rainbow serpent, slithering along the walls of a laneway. Other shining lights of urban laneway regeneration include the trail-blazing Wolf Lane (with its wondrously large murals), Brookfield Place behind St. George's Terrace, bursting with swish culinary offerings, and the hidden gem of Howard Lane. After ripping up the asphalt, the lane's original cobblestones were delightfully rediscovered. It's also where you can enjoy the ultimate example of a signage-free saloon, Helvetica Bar, housed in a small brick storehouse, brimming with character and whiskies. The locals love it because they offer a bottle-keep service, whereby you can resume your intake from the same bottle on return visits to the bar. Then there's old-school Perth that has been strikingly repurposed. Beneath the soaring archways of the majestic State Buildings, new life courses through the venerable cluster of heritage buildings in Cathedral Square. Reinvigorated as a compelling hub of retail and hospitality, the three interconnected properties sat empty for 20 years, before being reborn as COMO The Treasury and its alluring slate of hospo destinations like Petition, Long Chim and Wildflower. Best coffee in Perth? Paying homage to the building's previous life as a post office, you can't beat a brew to go from Telegram Coffee. Strolling down the retail artery of Hay Street Mall, Adie pointed out to me a clutch of heritage buildings, like the sublime wrought-iron blockbuster of the Savoy Hotel, awaiting regeneration. Then there's the kitschy novelty of the London Court shopping arcade. Built for gold miner and financier Claude de Bernales, London Court was designed as an extravagant salute to Tudor England, modelled on London's Liberty department store. makes for an atmospheric shopping arcade, connecting with Hay St Mall. At the Mall entrance, admire the clock face which is a replica of the “Great Clock” in Rouen, France. The clock chimes every quarter hour, unleashing four knights to circle the window. Meanwhile, at the St. Georges Terrace end of the arcade, the clock face is a replica of “Big Ben”, and St. George does battle with a dragon. Barflies rejoice. Over the past decade, liquor licensing changes have spawned a profusion of small bars, setting up trade and re-energising dishevelled alleys. Chic cocktail spots, cosy boltholes and speakeasy bars bubble away in their tucked away hidey-holes. Adie ushered me to Alfred's Pizzeria, a New York gangster-style pizza bar, tucked away in a Barrack St basement, this six year old establishment has a strong and playful escapist streak – and the pizza is divine. You can order it by the slice. The drinks list is tailored to pizza consumption, with an extensive craft beer, wine, gin, whisky and rum list. Stake out Globe Bar, which has re-energised the original landmark hotel, now featuring a vertical garden, heritage brick wall, timber floorboards and supreme mural work. It's a trendy spot for casual bites and drinks, with 25 beers on tap. In Queen Street, I loved The Flour Factory, fusing together a New York Deli with a Spanish Bodega cocktail bar across three levels of a former 100-year old flour mill. With over 150 types of gin on offer, if you're feeling indecisive, just spin the gin wheel to place your order. The Perth City Link project has reconnected the CBD with the bohemian hotbed of Northbridge for the first time in a century in recent years. Severed by the swath of railway lines leading to Perth Station, the inner-city neighbourhood has been readmitted into the city centre's clutch by sinking the railway tracks and undergrounding the bus station, reclaiming over four hectares of high quality public spaces, including the enticingly designed, art-filled meeting place of Yagan Square. Northbridge has long been a popular playground for night owls, home to many of Perth's best nightclubs and ethnic eateries. The hospo scene is constantly resetting the table, but some of the local stars in the line-up include Joe's Juice Joint. Off the laneway and down the stairs, this rock ‘n roll den beckons as your classic dive bar – fried chicken, cheese burgers, pinball, a serious backbar, a cracking beer selection and a classic rock playlist. Also in the Chinatown precinct, Sneaky Tony's. A homage to infamous rum-runner Tony “the hat”, Sneaky Tony's is a prohibition bar with shelves bursting with liquid gold. With over 300 bottles of rum from all corners of the globe, pull up a stool and let them pour you a dram. Another show-stopping stop is Ezra Pound Bar on Northbridge's Williams Lane. This intimate haunt with exposed-brick walls & a 1920s aesthetic serves up splendid cocktails & craft beer. Born out of a desire to recreate the small bars of Melbourne, lurking down darkened laneways, there's a very heavy nod towards the speakeasies of the prohibition era thrown in to complement its secluded setting. Open since 2009, it is one of Perth's oldest small-bars and a perennial locals' favourite. Whistle up a Negroni at this cultural institution – it would have to be the best I've ever had. Tucked below the verdant oasis of King's Park, make a lunch date with Cooee Perth, a ritzy riverfront venue, housed in the old Swan Brewery. After savouring a delicious chicken terrine, I succumbed to the most marvellous Toffee Pudding. Some startlingly ambitious regeneration projects have defined the heart of Perth. Johnny Allen is a seminal figure in alternative arts and culture in Australia, and a recognised pioneer of the event industry, often referred to as the ‘Father of Events' in Australia.He published and edited Masque national magazine of the performing arts from 1965 to 1968, and wrote The Entertainment Arts in Australia published by Paul Hamlyn Sydney in 1968. In the early 1970s he ran the indy music venue The Arts Factory in Surry Hills.In 1972, as Cultural Director of the Australian Union of Students, he established a national touring circuit including activists such as Ralph Nader, Spike Milligan, Phil Ochs, Ron Cobb and Richard Neville. In 1973 he produced the Nimbin Aquarius Festival with Festival Director Graeme Dunstan.After spending time in the US in the mid-1970s, he returned to Sydney and ran the Paris Theatre opposite Hyde Park, producing the first gay film festival, Images of Gays in 1978. He went on to start the radical performance collective Cabaret Conspiracy, the Gay Theatre Company, and Palms Cabaret in Oxford Street.In 1985, he directed the 25th Anniversary Mattara Festival of Newcastle, and went on to direct that city's celebrations of Australia's Bicentenary in 1988, including the State Music Festival, the Royal Visit of the Queen and Prince Phillip, and The Longest Birthday Party on the Newcastle Foreshore, awarded Best Australia Day Event of the Bicentennial year. He returned to Sydney in 1989 as Event Manager for the Darling Harbour Authority, positioning it as ‘where Sydney celebrates' with an annual program including major celebrations of Australia Day and New Year's Eve.Now semi-retired, Johnny continues to practise event management, coordinating the cabaret program for the Sedition Festival in 2019, the Golden Mile Gallery exhibition of gay history in 20 shopfronts in Oxford Street as a feature event of the Oxtravaganza program for Mardi Gras in 2020, and gay cultural history exhibitions for Mardi Gras in 2021 and 2022. He is a board member of the proposed queer museum project Qtopia Sydney, a consultant to the State Library queer exhibition in 2023, and is currently preparing a major gay cultural program for Sydney WorldPride in 2023.Next Thursday June 16th he is presenting a Queer themed evening of events at the Powerhouse Museum - up late! New Zealand health officials are in close contact with their Australian counterparts after a second positive case of Covid-19 in Sydney in the past 24 hours.Covid-19 Response Minister Chris Hipkins said decisions on what steps were needed were being discussed this afternoon."The advice that I had earlier today was that there could be a likely source of transmission, which again, required further investigation."We're in close contact with Australian health officials."He said they were having conversations this afternoon about 2.30pm."We will then know a bit more about what the Australians know and obviously make decisions where we need to."He noted the Northland case earlier this year where there was no lockdown."We're treating cases in Australia the same as we would here ... We are ready to move quickly if we need to."Hipkins added that if there was a pause, it likely wouldn't take effect until tomorrow just because of the logistics of the flights timetable.The latest developments come after New South Wales recorded its second case of Covid today, a day it was revealed a man in his 50s from Sydney's eastern suburbs had returned a positive result.The new case, a woman in her 50s, is the man's household contact.It's believed neither the man nor woman had recently travelled overseas, worked in a hotel quarantine, border or health role, or come into contact with someone who did.NSW Premier Gladys Berejiklian said officials had managed to trace the source of the man's infection to a case acquired overseas but there are concerns about a missing link.It matched a traveller who arrived from the United States and stayed at the Park Royal at Darling Harbour before being moved into a quarantine facility on April 28.Prime Minister Jacinda Ardern said earlier today that preparing for "scenarios like these" was all part of having the bubble.She said the traveller from the US was still in quarantine.She added she was happy with how quickly New Zealand was informed of the NSW case and the level of engagement with NSW health officials."So far, that information sharing has been very good."Hipkins said sometimes getting more information makes the decision - whatever it ends up being - more understandable."When you think about the lead times involved in [pausing flights], you want to make sure you're making decisions that are going to stick - rather than say you're going to pause travel and then a few hours later saying you don't need to anymore."The risk is still very low. That doesn't mean there's no risk."The Ministry of Health said today New Zealand officials were in contact with their Australian counterparts following the confirmation of a positive case of Covid-19 in the community in Sydney.A list of locations of interest had been released by New South Wales health and has been published on its website.Those in Australia who were at a location of interest at the specified times were asked to follow New South Wales health advice regarding isolation and testing, and should not travel to New Zealand.New Zealand health ministry officials had requested airlines communicate this message to anyone before flying to New Zealand from New South Wales.- words by Derek Cheng, NZ Herald

NSW's virus-free streak has come to an end after a quarantine worker tested positive to Covid-19 after working across two Sydney hotels, one of which housed returned travellers.The woman worked at the Novotel and Ibis hotels in Darling Harbour, with staff now on high alert.NSW Health Minister Brad Hazzard said she carried out domestic duties at the hotels and would travel to work from Minto, in Sydney's southwest, by train and light rail.Five family members, who the woman lives with, have so far tested negative to Covid-19 but will complete 14 days' isolation.It is too early to tell how she caught the virus and whether or not it was from a returned traveller.Hazzard told Sunrise he was alerted to the new case in the early hours of Thursday morning."We would have been saying today is 26 days without any cases, but we now have one case," he said.Hazzard said he woke up chief health officer Dr Kerry Chant this morning to talk about the case."We are working through the issues," he said.Health authorities are now racing to alert close contacts and investigations are under way.The woman worked at the Ibis on Friday, November 27, and the Novotel – which is one of the city's quarantine hotels – on November 28, 29 and 30.Anyone who worked at those two hotels on those days has been told to monitor for symptoms and self-isolate until they are tested and receive a negative result.News of the case came just hours after NSW Premier Gladys Berejiklian revealed the latest wave of eased restrictions, particularly around venues and stadiums.Hazzard confirmed the new case would not influence those changes.When asked whether Thursday's case would trigger any change to restrictions, he said: "I doubt it very much."We have a fantastic public health team that manages these things extremely well."We are in the middle of a worldwide pandemic."He acknowledged when the government revealed changes to restrictions, Berejiklian was transparent in the fact she expected more cases to pop up."As Health Minister, I anticipate that because we are in a pandemic," Hazzard said."If you've got any symptoms, no matter how mild, please don't go to work, please don't go shopping and stay home and wait for test results."NSW Health released a statement that said it was conducting wider testing of hotel staff."The person, who lives in southwestern Sydney, travelled from Minto to Central and on the light rail from Central to Darling Harbour on a number of occasions while potentially infectious," the department said in a statement."NSW Health will be asking people who travelled on the same services to get tested immediately and self-isolate, until further advised by NSW Health. The route and line details will be provided later today."The new case comes a day after Chant told reporters the virus was "virtually eliminated" in NSW."I think that on the balance of probability, we probably have virtually eliminated community transmission," Chant said."There's always room for doubt there because the virus can be so stealthy … There are no absolutes with Covid."But all our intelligence would suggest it's been long enough [since] having a locally acquired case where we don't know the source."Chant did, however, caution that new cases were likely to pop up.Twelve Sydney suburbs were put on alert on Wednesday night after traces of the virus were found in the sewage system.Fragments of the virus that causes Covid-19 were detected in samples taken on November 29 from the sewerage system that drains parts of Riverstone, Vineyard, Marsden Park, Shanes Park, Quakers Hill, Oakville, Box Hill, The Ponds, Rouse Hill, Nelson, Schofields and Colebee.Meanwhile, just last week, Queensland Premier Annastacia Palaszczuk said the state would move to a "hot spot" system and there would have to be a "massive outbreak" for them to slam the border shut again."There are so many variables here, each particular case has got to be looked at on its merits and [we have...

☴ Welcome to the recently held Sydney Japanese Matsuri Festival 祭り at Darling Harbour. A beautiful day of all things Japanese including cosplay コスプレ and tea 茶. ☲ My family and I got to try several grades of matcha 抹茶 at different stalls. And I have to say, that once a person goes ceremonial grade, it is very hard to drink the lower generic commercial grades on offer to the public. ☱ Most of the matcha 抹茶 on offer, were served as Ready-to-drinks in beautiful packaging like the cosplay kids running around the field looking cosplay-ish. ☷ It was a great family day out and I even got my own tarted up cosplay girl to pose with me for a photo. I had no idea what character she's trying to be, but I do remember the black crescent moon pendant that she wore. Perhaps somebody out there can enlighten me? ☰ What I found most confusing for me, was when I met this boy running around in a Jedi costume with a homemade wooden Katana. He seemed nice and I wanted to ask him questions on his outfit, like if he made it himself, et cetera. ☶ However, while he was fumbling with his wooden sword, all I could say was "May the Force be with you". ☵ To which he replied "It's not the Force. It's called Kai power!" And then he stormed off. So there I was, a bit humbled in that Star Wars has changed much since I last watched one of the episodes. ☳ And feeling a bit weird because standing right there in front of him was the closest thing at that moment he would come to regarding this Kai power: A real Qigong 氣功主 master/practitioner. Für mich ist Sydney eine der schönsten Städte der Welt. Wenn ich vom Flughafen mit dem Zug in die Stadt an den riesigen Pfeilern der Harbour Bridge vorbeifahre, kriege ich Gänsehaut. Erinnerungen an meine zweite Heimat am anderen Ende der Welt treiben mir Freudentränen in die Augen.Warum das so ist? Weil Sydney mit über 60 Nationalitäten eine bunt gemischte und vielfältige Metropole ist. Trotz der ganzen Hektik der Großstadt kann ich mich dort vollkommen entspannen. Vielleicht liegt das an der „laid back“-Mentalität der Australier. Sie sind einfach viel entspannter und nehmen die Dinge nicht so wahnsinnig ernst wie wir. Davon sollten wir uns übrigens mal was abgucken Sydney hat enorm viel zu bietenWenn du da bist, verbringe unbedingt einen Tag am Bondi Beach. Du solltest auch das Opernhaus und das Tower Eye – den höchsten Aussichtspunkt der Stadt – nicht verpassen. Manly Beach und Darling Harbour sind perfekt, um abends essen zu gehen und die Stadt auf sich wirken zu lassen. Auch ich bin immer wieder dort. Aber es gibt auch andere Attraktionen, wo sich die Touristen nicht so sehr über die Füße laufen Sydney ist laut und leiseLaut, wie jede andere Metropole der Welt. Leise, weil es überall grüne Spots oder eben den Ozean gibt, vor dem du stehen und das Meeresrauschen genießen kannst. Wanderwege führen durch unterschiedliche Regionen der Stadt, über Strandabschnitte oder durch Parks. Über 5 Millionen Menschen leben hier, über 30 % davon sind nicht in Australien geboren. Da kannst du dir denken, was es in dieser Stadt für eine bunte Mischung gibt.Ganz anders als ein Strandtag ist Luxus-Shopping im Queen Victoria Building. In dem britisch geprägten, alten Gebäude bekommst du unter anderem Opale für schlanke 30.000 australische Dollar und Schmuck, den du dir zumindest beim Vorbeigehen hinter dem dicken Panzerglas mal kurz anschauen kannst Viel weniger luxuriös ist Chinatown mit den vielen kleinen Lokalen und dem Paddy’s Market, wo du die günstigsten Souvenirs ergattern kannst. Und all das erlebst du an nur einem Tag in Sydney bei einem gemütlichen Spaziergang durch die Stadt. Hier spielen auch immer mal wieder Live-Bands.Unter Queen Victoria Building, Town Hall und Pitt Street Mall befindet sich eine unterirdische Shopping-Meile. Dort gelangst du auch zur Town Hall Station und bis in den Darling Harbour. An besonders heißen Tagen ist das sehr praktisch und angenehm Im Royal Botanic Garden landen einfach Kakadus auf dir.Das 1973 errichtete Opernhaus ist UNESCO-Weltkulturerbe.Im Viertel The Rocks findest du die älteste Kneipe der Stadt, Fortune of War. Sie wurde 1828 eröffnet.Hier ist jedes Wochenende der The Rocks Market, wo du hochwertige Kunst und Souvenirs kaufen kannst.Vom Fährenhafen Circular Quay aus gelangst du fast überall hin. Zum Beispiel zum Manly Beach, zur Mosman Bay und zum Taronga Zoo. Und Sydney vom Wasser aus ist einfach himmlisch Der Taronga Zoo wurde 1916 gegründet und beheimatet 2.600 Tiere. Täglich werden hier auch Tiershows aufgeführt.Keinesfalls solltest du auf den Bridge Climb verzichten. Ein 360°-Rundum-Blick 134 Meter über dem Meeresspiegel wartet auf dich.Was du außerdem über Sydney wissen solltest:Besuche auch Bondi Beach, Manly Beach, das Sydney Aquarium, Darling Harbourund den Sydney Tower.Ich habe nirgendwo auf der Welt so leckeren Kaffee getrunken wie in Sydney. Gut, das ist subjektiv, aber viele teilen meine Meinung Einmal im Jahr findet das Vivid Sydney statt. Dann werden die berühmten Bauwerke der Stadt in buntes Licht getaucht.In der Kent Street, gegenüber der Town Hall (parallel zur George Street) ist das Base Sydney*, ein Hostel, in dem ich schon 2010 gewohnt habe. Ich kann es sehr empfehlen.An der Kreuzung George Street, Druitt Street, Park Street (am QVB und der Town Hall) werden alle Fußgängerampeln gleichzeitig grün. Hier gehen die Leute kreuz und quer und diagonal über die Straße. Sieht echt irre aus Für einen Tagesausflug eignen sich die Blue Mountains. Hier gibt es Tropfsteinhöhlen und viele andere Dinge, die man besichtigen kann. Besonders empfehlenswert sind die Jenolan Caves. Auf dem Weg zurück kannst du dir noch die Three Sisters anschauen

Over simulated? Simulation; surely one of the fastest growing parts of health education in recent times. There is much more to simulation than a plastic mannequin and healthcare is but a small part of the bigger picture. Matt McPartlin went along to the Australasian Simulation Congress and spoke to ICU nurse and co-convenor Jessica Stokes-Parish. We sent Matt McPartlin off to pretend to be a submariner, a jet pilot and an ICU Nurse. He wasn’t qualified for any of these difficult tasks but he is qualified to talk about it. Here is Matt’s report: “War, video games and virtual hospital beds. There are links. Many links. The ever present threat and application of war in various parts of the world have throughout history led to advances in healthcare. (Some see this as a benefit but arguably, at best war has pressed the need rather than generated the the benefit itself, but that’s not the point of this particular podcast.) One of those links is training. And simulation has been an integral part of training. The military uses simulation in many forms – tabletop exercises, part task trainers, in situ simulation and more recently virtual reality. Video gaming is essentially entertainment through simulation. Industries such as engineering, logistic supply chains and motorsport use simulation too. And so does healthcare. So it would seem that each of these areas might be able to contribute something to eachother’s development. A group of simulation enthusiasts certainly think so. They organised a big simulation congress to help that process along. And they threw in research themes, expert-led workshops and DIY self help sessions. It’s called the Australasian Simulation Congress and it happened for the third year over 4 days at the end of August in Sydney’s International Conference Centre on Darling Harbour. Jessica Stokes-Parish is a critical care nurse who has spent time running and developing simulation training at both Newcastle and Tamworth Hospitals in New South Wales. In this episode, Steven Mario Cavallo discusses luxury retailing, upmarket brands and selling high end goods and services. What are luxury goods or services? (to answer this question , we need to look at the definition of some terms used in economics)   In economics, inferior goods are items that exhibit a negative elasticity of demand; that is, an increase in income will lead to a decrease in demand for that good, so consequently those buyers then shift to more desirable goods. Examples of inferior goods include: cabbage, cheap car brands like Hyundai, generic label FMCGs, some financial goods such as pawn-broker loans and many of the items found in discount stores or category killers. A luxury good is a good for which demand increases more than proportionally as income rises, and is a contrast to a "necessity good", for which demand increases proportionally less than income. Luxury goods are said to have high-income elasticity of demand: as people become wealthier, they will buy more and more of the luxury good. This also means, however, that should there be a decline in income its. demand will drop. If the elasticity of demand is greater than 1.0, it is a luxury good. Price elasticity of this nature represents a wonderful commercial advantage in good economic times…(story…e.g. of ladies fashion boutique on King William Road during 1991 Australian recession).   The prestige-value of some superior goods is so high that a price decline would lower demand; in which case they are referred to as Veblen goods. Examples of Veblem goods are ultra-luxury items such as Rolls Royce cars, iconic wines such as Penfold Grange Hermitage, handmade jewellery from Italy, exclusive perfumes from France and Rolex watches from Switzerland. The ultra high price of these items (which is known to all) is used by purchasers as a status symbol. These goods are at odds with the Law of Demand in that if their price were to be lowered then they would experience a decrease in demand. In any given market, regardless of the good or service, there exist buyers willing and able to spend significantly more than the average market price per purchase occasion. Therefore, almost all markets have a luxury segment. known industries include: automobiles (BMW, Mercedes, Ferrari, Maserati, Jaguar); yachts (SunReef), wines (Penfold Grange Hermitage, Chateau Margaux) bottled water (Perrier), coffee (Illy), foods (Tre Marie panettone), watches (Rolex, Breitling), clothes (Giorgio Armani, Gianni Versace, Zegna), jewellery (Bvlgari, Cartier), electronics (Apple) and high fidelity audio (Bang and Olufsen, Bose, Denon, VAF). While the number of units sold in the luxury segment is relatively small, the profitability per unit is very high. Providing the rest of the range provides economies of scale to cover fixed distribution costs, it makes sense for many businesses to develop a luxury offering to capture spend from the affluent buyer. In many cases however, if a mass manufacturer is perceived as unappealing, then it is better to launch the luxury product under a new brand: for example, when Toyota wanted to sell cars at the higher end of the automotive market, they badged their cars as Lexus, rather than Toyotas. There are three main macroeconomic drivers that fuel the growth of luxury brands: Globalisation International tourism Web-based, instant, borderless communications spreading brand awareness around the world The expansion of distribution systems around the world of luxury brands Integration of world views, product ideas and culture (socio-political standardisation) Growing middle class (and new millionaires) in the former third world Leads to conspicuous consumption (to show off wealth) Consolidation The merger and acquisition of many smaller companies into much larger ones. For instance, LVMH acquired Heng Long´s leather business in Singapore in October 2011 The players in the luxury market are merging and cooperating in order to gain greater control over raw materials supply, in order to produce exclusive goods and lower their total manufacturing costs. The ownership of brands across many categories Independent businesses closing and being replaced by franchises of famous brands Diversification Existing mainstream brands create a luxury entrant in a new market (e.g. Toyota creating the Lexus brand) Alliances with a complementary company (Mobil and BMW) Trademark and brand licensing (you don’t own the brand, just ‘loan’ it) e.g. Apple allows third-party manufacturers to create products that work with their hardware. The licensees win because they build a business, and the licensor of the luxury brand (Apple) forms an entire accessories industry around their core product, at no cost to them; and collect licensing fees in the process Some statistics on luxury brand retailing. Largest markets: Italy France Germany Switzerland S. K. Japan Spain Brazil China Russia Australia According to EuroMonitor International, the largest luxury brands in 2016 are: Giorgio Armani, Prada, Gucci, Tod’s, Dolce & Gabbana, LVMH, Moët, Hennessy, Louis Vuitton. The global market for luxury brands is expected to grow at an average world rate of 3.5% to reach almost USD 400 billion by 2020. Most of this growth will occur in developing countries (Asia, Africa) due to improved standards of living. The Chinese market for luxury goods is expected to be some 900 billion Euros in the next few years. This is enormous incentive for the large luxury brands from Europe and America to create distribution there. However, it is important that advertising in countries outside the brands’ home country is done carefully and with regard for the differences in culture.   Let us look at the business of luxury retailing through the lens of the marketing mix as we touch on a few of the most important aspects that pertain to management. Product Refers to the physical good or all the features of the service offering. What you can do: Product mix WIDTH: the breadth of different products that a firm sells to their customers focus solely and sell only one type of product to specialise in (Rolex only makes watches) offer numerous types of products for diverse markets (Versace makes clothes, hotels, jewellery) DEPTH: the number of varieties at each width (for example, a luxury watchmaker would have a depth of two if it sold two types of watches (round face and square face) and each were available in two colours. Product Line Stretching Often used to add a ‘high end’ product to an existing range (e.g. aged balsamic vinegar from Modena, priced well above normal) Quality Features (luxury items must surpass customer expectations: e.g. the Novotel overlooking Darling Harbour in Sydney lacks nothing (room, food, view, transport, etc.) but at the same time, must avoid gimmicky extras: e.g. cup holders in a Ferrari) Engineering & design (blueprint for how good it will be) e.g. (BMWs drive better than Fords for a reason!) Built production & conformity to design specs (how well it is manufactured) Materials (only the finest wool is used in a Zegna suit) Stringent quality control in manufacture/service delivery (zero tolerance of errors) Strive for impeccable customer satisfaction Try to extend the product lifecycle for timeless pieces (Steinway grand pianos) Maintain model heritage over time (e.g. Rolex still make Perpetual Oyster; Alfa Romeo still make Giulietta) Aim for ‘shock and awe’ that your offering can not be meaningfully compared to any other Augmented Product Warranties Packaging Software Delivery Training Certificates or documentation (e.g. Salvador Dali lithography from Peggy Guggenheim Museum in Venice came with a framed certificate of authenticity Induction or ceremony (e.g. service offerings come with tours etc.) Service entitlements (e.g. prestige car insurance policies come with a ‘replace with new’ feature) Loyalty privileges (club membership etc.) Service (talk about this a little later) Ambiance (talk about this a little later) Price Always set high to reflect the value of the brand and the reality of the cost structure of producing and retailing luxury goods. Remember the effect of lowering price on Veblen goods’ elasticity?   By its very nature, luxury retailing could only ever use a market skimming price strategy anyway. To not do so, is to no longer be a luxury brand. Discounts should never be used as they reduce the ‘reference price’ in the consumer market Place Distribution should remain limited and very tightly controlled. Luxury brands must resist the temptation to dramatically increase the number of physical stores they supply, as the increase in short term sales can seriously jeopardise the profitability of the brand long term. Be careful with the type of distribution channel – pick the most highly regarded channel in your category. For example, luxury cosmetics should only ever be sold through high-end chemists, beauty salons and premium department stores like David Jones. Choose socioeconomic locations carefully. Document your luxury brand’s high standards and train your distributors, then police their upholding those standards. Where necessary, eliminate distributors that do not uphold the brand’s standards. Wherever appropriate, require your distributors to stock only your product. (May not always be possible: e.g. a pen retailer could not feasibly stock only Mont Blanc pens; but a Mercedes Benz dealer would never be allowed to also stock BMWs; and Gucci franchisees only stock Gucci products).   Promotion Obviously, must convey luxury, exclusivity, prestige, a feeling of ‘being special’ across all parts of the promotional mix; both in terms of strategy and execution. Only use appropriate media vehicles: e.g. choose glossy national magazines as opposed to a neighbourhood newspaper. Always use the highest possible stock on printed materials (e.g. thick paper). Ensure the highest possible production values: e.g. videos must be professionally made in high definition/cinematic effect; website must be stunning; and graphic design must be world class. Anything less cheapens the brand. If you do any sales promotions in order to achieve short term sales boosts, these must NEVER result in a discount in the retail price. Use cobranding partnerships or service add ons instead to increase the perceived value. Websites must be function pristine, be responsive, of impeccable taste and integrated with the corporate brand   Physical Evidence It goes without saying that the quality of all physical evidence that is associated with luxury brands must be extremely high and must convey all the prestige and the unique character of the brand. If you are selling a luxury service such as such as an opera performance or executive coaching, then you must work extra hard at developing exquisite physical evidence to provide the cues your customers need in order to make an assessment of the quality of your brand, in particular if you sell a high credence service they can’t easily assess the quality of, such as chemical engineering, medical advice, marketing consulting, computer networks maintenance etc. But for all luxury businesses, even those selling physical goods; physical evidence provides material proof that reduces purchase apprehension and the confidence that the luxury item indeed offers the value it promises. Keep in mind that interactions with other customers will have a large impact on buyers of your luxury brand. (protect clients from non-clients) Physical environment in which brand is bought or consumed Ambience (luxury health spa versus a grotty gym) Spatial layout (plus impact on service consumption) e.g. Apple stores Corporate branding (signs, symbols, artefacts) Ermenegildo Zegna store have identical Building itself & design & elevation & view Interiors Packaging (last chance pitch & differentiator) i.e. could do entire episode on packaging! Paperwork (invoices, tickets, programmes) Furnishings Signage (high quality, professionally installed, perfect finish, integrated with brand) Uniforms, dress code Business cards The two biggest determinants of your organisations ability to deliver high levels of customer service quality (which is critical to luxury brands) are two marketing mix variables of People and Processes. In fact, the most widely used measure of customer service that is used in management practise is in the SERVQUAL model, which tracks: reliability, responsiveness, competence, access, courtesy, communication, credibility, security, understanding the customer and tangibles. Of all of these, only the last relates directly to the physical product. All the others are functions of the People and the Process variables as they impact the strongest on customer satisfaction.   People Begin with a proper understanding of whom the customer expects to deal with when interacting with a representative of your brand. The brand promise comes to life in the people that represent it. Buyers buy from people that they like and they can relate to, so the attitude, skills and appearance of all staff needs to be first class – even those that you don’t control (e.g. couriers etc.). The best product, engineering, promotion (ads, pr), physical environment etc. can be ruined in a moment when the attitude or the competence or even the personality of the person selling it is not up to speed. This applies to all commerce, but especially so in luxury retail. How you want your people to be, must first be modelled by leadership Develop clear expectations Create appropriate SOPs, training programmes, help manuals, supervisory systems (for belonging & recognition), rewards etc. Recruitment Policies that preclude amateur intake of staff (forced professional recruiters) Job descriptions that filter applicants Training and development Frontline management Learning organisation (allow for sales staff feedback loops > product development) Rewards and incentives Monitoring performance is very important (particularly in luxury services e.g. the output of a poorly performing car worker can be kept from customers by way of quality control inspections, but a bad facial delivered by rude beautician for which the client paid big dollars for, cannot. Your employees must be the most passionate disciples of your brand with full belief and enthusiasm Process Processes include direct activities and indirect activities. Direct activities add value at the customer interface as the consumer experiences the service. Many processes are supported by indirect activities, often known as back office activities, which support the service before, during and after it has been consumed. Your operations management is fused into the experience your customers will have of your luxury brand, in particular in service settings where the client becomes a co-producer in that service delivery (e.g. a singing teacher can’t deliver good customer satisfaction unless the buyer (the student) also puts in effort in ‘producing’ the service outcome of learning).  By periodically redesigning your retail workflow and operations processes, you can get closer and better at surpassing your client’s expectations. In retailing of luxury products, having the correct processes are fundamental in delivering incredible customer satisfaction (beyond just the quality of the good). Beginning with purchasing , maintaining inventory levels, warehousing, internal shipping, scheduled cleaning of stores, accurate stock taking, electronic payment options, waiting periods, filling out forms, accounting software that displays correct price for region, effective reorder point triggering to prevent outages, how you handle queuing.
