Travel with us as we venture to Scotland in the Summer. The sun is out late, the temperature is warm (for Scotland), and the grass is so so green. In this return to Scotland, I venture with Keely, my friend who is also a post-grad candidate for Public History and Cultural Heritage. We book another tour with Rabbie's to venture into the West Highlands, with our base of operations in Tobermory on the Isle of Mull. From driving through Glencoe, swimming in Caribbean-blue waters on the Isle of Iona, and watching puffins fly on the Isle of Staffa, we got a wonderfully raw experience with the magic of mother nature. But of course... shenanigans ensue including losing the keys to our van on a ferry and said van breaking down 4 hours from Edinburgh leaving us stranded... there is no shortage of hijinks during this trip, that's for sure! Olli & Tim

The growth of wildlife documentaries and social media has boosted our interest in wildlife. Footage of whales, birds and mammals shot by keen nature lovers around the British Isles has alerted us to the presence of apex predators such as the Orca in the waters around northern Scotland. It's not surprising that people visit the island of Mull in the hope of spotting some of the abundant wildlife. Otters are especially popular at the moment. The creation of the Hebridean Whale Trail has also highlighted the presence of the different cetaceans in the sea around Mull and visitors can take boat tours or walks around the island in search of dolphins, porpoises, minke and humpback whales. If they're lucky they may spot the remaining two West Coast Orca - John Coe and Aquarius. But while nature tourism is welcomed, those who work in wildlife conservation on Mull are keen that visitors are respectful and responsible towards the creatures they've come to see.Producer Maggie Ayre takes a walk from Tobermory on the Hebridean Whale Trail with Morven Summers and her colleague Sadie Gorvett to learn about the work they do in encouraging visitors to log their cetacean sightings on their app and take part in a Citizen Science survey of marine mammals. She meets Mull's Wildlife Warden Jan Dunlop on Calgary Bay to hear why Jan is concerned about the presence and proximity of too many people to the island's otter population and the impact that can have on the animals. All three advocate a kind of slow nature tourism that means appreciating the beauty of all the wildlife on the island as opposed to going with a checklist of creatures to spot.Produced and presented by Maggie Ayre

A ridiculous look at the week's news.
In E282B, Andrew welcomes back Zac Willms, we're discussing a topic we've been eager to share – an equity offering for our campground glamping site. This has been a year in the making, and we're finally ready to bring in partners. We need to be clear and precise because this involves a Canadian Securities offering, so it's crucial to mention that this is for accredited investors only and isn't a solicitation for the sale of securities but for informational purposes. We're working with an exempt market dealer who will handle the securities and provide necessary documents like the term sheet. For more details click here. Our glamping site, located in the lush, green Tobermory area, specifically Miller Lake, Ontario, is about 20 minutes from Tobermory. It's a unique camping experience with trailers and picturesque views, making it ideal for those looking for a memorable stay. We're excited about the potential here and believe in the project deeply. For those unfamiliar, glamping combines the beauty of camping with the luxury of modern amenities – think glamorous camping with luxury mattresses, pillows, and no hassle of setting up tents. This investment opportunity offers a chance to be part of an innovative and growing market. We're looking to expand significantly from our current 26 sites to the 70 permitted by bylaw. The funds raised will help us add new units and amenities like geodesic domes, pools, and more, enhancing the overall experience and extending stays. Our team has worked hard to build a reputation for quality and customer satisfaction, evident from our positive reviews on Airbnb and Google. The site has transformed from a party site to a serene getaway, attracting repeat visitors and strong word-of-mouth promotion. We're committed to maintaining this standard and continually improving the site. For more details, visit our Instagram or website, grottogetaway.com, and if interested, reach out to us for a deeper conversation. We appreciate your interest and support in making this vision a reality. Order your copy of my new book - Real Estate Titans : Tools, Tactics & Wisdom for Canadian Real Estate Wealth today. In E281B, I provide an update you on various projects I am working on. We start off with my past weekend guest Bridgette Clarke, who discussed "pad splits," a strategy where multiple people rent rooms in a house. I see a ton of potential for this innovative approach in Canada especially with the looming housing crisis. I share a recent success in Florida off-market acquisitions, securing a 20-acre parcel for $65,000, with a recommended listing price of $19,000 per acre. This highlights my entrepreneurial real estate approach and ongoing business growth. Reflecting on market changes since 2022, I stress maintaining a winning mindset and focusing on controllable factors. I discuss incentivizing my team and using double-close strategies, where properties are listed and sold on MLS before ownership transfer. I also discuss investment opportunities like our camp and glamping facility in Tobermory, Ontario, for accredited investors with projected returns over 20%. Creative thinking and unique value propositions are essential in real estate. Acknowledging my detail-oriented nature, I emphasize balancing analysis with strategic oversight. I share burnout experiences, highlighting delegation, partnerships, and continuous learning. I discuss analyzing deals using internal rate of return calculations and efforts to optimize business operations. My commitment to improvement and efficiency is clear. In E278B, I share updates on my projects, including the success of my book "Real Estate Titans," the upcoming Audible version, the Bank of Canada's rate cut, changes to the CMHC MLI Select program, a $1.5 million raise for Tobermory hospitality, and significant progress in our Florida off-market acquisitions with Matt Piche, despite some challenges. First, a big thank you to everyone who bought my book, "Real Estate Titans." We hit bestseller in both digital and paperback! I'm also working on narrating the Audible version myself, which should be ready in a couple of months. Now, some big news: the Bank of Canada announced a quarter-point interest rate cut. This could boost real estate investing sentiment and increase buying activity, but we have to watch what the US does too, as our rates can't drop too far without risking inflation. The CMHC MLI Select program has updated its rules. Restrictions on refinancing multi-family buildings are gone, and new requirements for energy efficiency, affordability, or accessibility are in place. Investors are busy adjusting to these changes. On my end, we're finalizing a $1.5 million raise for our Tobermory hospitality business to add amenities like a pool and sauna at our Grotto Getaway glamping site. The aim is to extend guest stays and boost revenue. In Florida, Mat Piche and I are full steam ahead with off-market acquisitions, spending $15,000 monthly on lead generation. We got 90 leads last week and have multiple offers in play. Despite some challenges, we're seeing great progress, including a new team member securing a $180,000 profit deal in her first week. "Tobermory" is a short story by British author, Saki. What if cats could speak?
You mightn't expect a 23 year old to possess a voice reminiscent of Gordon Lightfoot, or expect him to sing about the early history of Canada. But Brennen Sloan is cut from a cloth unique, and he comes armed with acoustic guitar for his return to Wild Woods Blue to play and to chat with Jeff about his travels that inspired these new songs, 3 of which he'll do live and we'll go directly to the record for 3 more. A 6 pack of Canadiana, by the artist who made his mama cry – he'll tell you why, and about how he decides to go cowboy hat, or ballcap. Songs about Billy Bishop, and Tobermory, and the formation of the RCMP and the expansion of the Canadian west, and about the location in which we're talking music and history – The Blue Mountains of Ontario. Settle down for an illuminating insight into Brendan's experience, knowledge, and some cracking drams from Deanston, Tobermory and Ledaig.
This week I am talking about how to become Penny! LOL. I get asked this question A LOT. As in, how did I become an instructor, how do I get to sail offshore, how do I get people to pay me to teach them, etc. So many questions about my sailing path, so here it is! Where it all started... I am one of the lucky ones. I started my sailing journey (apparently) at about a year old when I was tucked under my grandfather's arm and shot off into the St Lawrence River on our laser. There are variations of this story including me being tied off to the mast, but I doubt that! Anyway, I was baptized by the salt water at an early age and moved up the ranks bailing the bilges of the boats I was sailing on. I spent my summers sailing in the Gaspe with our neighbour, Betty Cornell. She had two beautiful wooden boats that needed A LOT of bailing between tides. I soaked up every bit of knowledge from her and my grandfather and eventually began formal sailing lessons with the Canadian Yachting Association at the ripe old age of 5. I absolutely loved dinghy sailing and I worked my way up to Silver Sail V before switching over to coaching. At first my interest in earning money outweighed my interest in actually coaching, but eventually I discovered a love for teaching others. I loved the challenge of trying to explain something to someone in different ways. It kept my skills as a sailor growing. The path to success At the age of 15 I volunteered to coach for a summer because I was too young to officially be hired. I also started exploring keelboat sailing at this age and realized I enjoyed going home dry and unbruised. So, by 17 I completed my Bareboat Skipper certification (Intermediate Cruising), and by 21 I was an Advanced Cruising Instructor living on a 40' CS Merlin (Great Habit) up in Georgian Bay. My summers were spent cruising around Beckwith Island, Giants Tomb Island, Beausoleil Island(s), and so many other beautiful places. I was teaching for Harbour West Sailing Adventures, and in order to get our boats from Hamilton up to Georgian Bay each season, we would offer an Advanced Cruising boat delivery course. We would start off in Hamilton, head out to Lake Ontario, then south through the Welland Canal and down to Lake Erie. Lake Erie was always fun with the shipping. fishing, UXOs and shipwrecks, nevermind if the winds picked up. We would head West along the length of Lake Erie then head north to the Lake St Clair and through the St Clair River. Navigating up that river at night will cause seizures! So many navigational aids all blinking at different intervals. Then we would arrive in Lake Huron and make our way North-East to Georgian Bay. Our home base in Georgian Bay was the Midland City Harbour, so we would go past Tobermory and Flowerpot Island, and we'd give the inmates at the Penetanguishene Correctional Facility. All the extras... I am a lifelong learner. I have always really enjoyed learning new things, so when I jumped into the world of keel boating, naturally I also jumped into navigation. When I was 17 I completed my Coastal Navigation course and 20 when I took Celestial Navigation. Now Coastal Navigation has continued to be used over the years, however Celestial has not, so I'll be redoing that course this winter with a colleague Lars. As I've always been around water, swimming is also a big part of my life. I completed all of my swimming levels and became a swim coach and lifeguard when I was 16. For some of the youth sailing camps I would coach sailing in the morning and then coach swimming in the afternoon! It was a great program to get kids comfortable on the water. I also take a first aid course every two years and I was a ski patroller for a few winters (to help get through the cold months!)

This episode is a little bit different from previous episodes. It's a lecture given by Lachlan (Lachie) MacLean, Lachie Knock, to the Mull Historical Society in the 1980's. The lecture has the loose title of Tales From the Glen. Lachie talks about the origins of the clan MacLean, the struggle to keep the Gaelic language and culture alive, Glen Forsa and Glen Cannel, place names, local story tellers of his youth in Loch Buie and so, so much more. This recording comes from the archive of Donald MacLean, Donald Langamull, which was bequeathed to Mull Museum in Tobermory. I'm releasing this recording on the main stream of What We Do in the Winter as I think it would be of interest to so many of our listeners. The rest of Donald Langamull's archive will be released over the coming years in partnership with Mull Museum and can be found on both the WWDitW sound cloud and main webpage. Thanks for listening! whatwedointhewinter.com

Okay, we were venting a bit on this episode but I promise, we really do enjoy following along with all of the spirits competitions. I guess there are just a few things we would change! We also discuss one of our favorite island distilleries in Scotland, Tobermory, the producers of the unpeated Tobermory malt and the peated Ledaig. Charles blind tastes Holly and let's just say a certain style of cask maturation tripped her up! Please leave us a review wherever you are listening as well. We appreciate you! Cheers!
