The company has established a substantial resource base of 4.3 million ounces across two deposits – Wenot and Gilt Creek – with 2 million ounces in the indicated category and 2.3 million ounces in the inferred category.Recent exploration efforts have yielded promising results, particularly at the Wenot deposit where drilling below 350 meters has revealed higher grades, including an exceptional intersection of 4.48 g/t gold over 57 meters. The company is employing both infill and step-out drilling strategies to expand the resource. Infill drilling is targeting areas with spacing exceeding 150 meters, while step-out drilling aims to extend the resource to greater depths."We've been drilling about 14,000 meters of additional drilling last year and another 8,000 meters already this year," noted Elaine Ellingham, President and CEO of Omai Gold Mines.The Gilt Creek deposit, located only 400 meters from Wenot, has also shown promise. Recent drilling intersected 774 meters of mineralized intrusive rock averaging 1 g/t gold. The existing resource at Gilt Creek stands at approximately 1.8 million ounces with an average grade of 3.2 g/t.A preliminary economic assessment completed last year demonstrated a net present value of $560 million USD with a 13-year mine life and average annual production of 142,000 ounces of gold. However, management considers this a baseline scenario and aims to extend the mine life to 20 years in future assessments."It was just a starting point for us but still a very healthy net present value," Ellingham explained.Omai Gold is well-funded following a recent financing round that raised over $25 million, with current cash reserves exceeding $30 million. This positions the company to continue its exploration and development activities throughout the year.The project benefits from several operational advantages, including being a brownfield site with known metallurgy, good road access, and proximity to assay labs in Georgetown. In this episode, we dive into what goes into operating that great local coffee shop that often features prominently in many visions of local redevelopment. Antonio Gomez and Peter West both operate coffee shops in Edmonton, but also have backgrounds in design and planning respectively. We chat about how community connects within coffee shops and how design and planning intersects with successful local commercial spaces across Edmonton.Antonio Gomez, born and raised in Mexico, is a seasoned designer and entrepreneur. He completed his university studies at the National Autonomous University of Mexico (UNAM) branch in Michoacan, living and working in his home country until 2011. In that year, Antonio immigrated to Canada where he a few years later established Space Squared, a design studio specializing in residential design, where he currently serves as the head designer. In addition to his work at Space Squared, Antonio is a proud co-creator, designer, and co-owner of Boxcar, a coffee shop located in the Calder community in northern Edmonton. The coffee shop occupies a small residential building, which was also designed by Antonio, reflecting his integrated approach to design and community.Peter West is a former urban planner turned entrepreneur and is the owner of Coffee Bureau with his wife Cristiane. After years spent serving coffee in Edmonton and Toronto, Peter felt compelled to create a small but impactful cafe in an effort to marry a desire for better urbanism and a better coffee shop experience downtown. Today Peter and Cris operate a location on Jasper Avenue as well as a new shop on 123 Street and 102 Avenue.

On this episode of Infill, YIMBY Law's Executive Director Sonja Trauss speaks with Dr. Adam Ozimek, Chief Economist for the Economic Innovation Group about their idea to get the federal government more involved in housing policy. Pro-housing advocates understand that we need to incentivize local governments to remove barriers to building new homes. The Economic Innovation Group has come up with a new idea called "Density Zones" to empower local governments to facilitate more building by incentivizing them with rewards from the federal government proportional to the number of new homes built. So, how would this work? The first step would be the federal government developing standardized zoning and building code drawn from best practices nationwide. Then, municipalities would have the ability to adopt this code for specific areas within their jurisdiction. These standardized best practices would help streamline building by providing a set of rules that developers can use to operate with. Finally, areas that meet the program's targets would be rewarded with "Density Dividends," which could be used to do things like building infrastructure or new schools to accommodate the new homes. While fixing zoning laws is essential, it's not enough to significantly increase missing middle and infill housing—a reality I understand firsthand as a small developer and builder. Pre-approved plan programs aim to fast-track infill projects by providing community-vetted, permit-ready plans with associated budget estimates, giving small developers a clearer idea of construction costs. While these estimates may vary over time and with specific project details, having a ballpark figure helps developers make informed decisions quickly. This approach is a significant win for communities struggling with housing shortages. We discussed case studies from South Bend and Kalamazoo, where these initiatives have been tested, and highlighted the real challenges and successes associated with implementing them. A key takeaway from our conversation was the importance of community involvement. Successful programs require more than just plan approval; cities must also invest in infrastructure to support these developments, making it easier for local developers to participate. Financing the first project is often the hardest step, but pre-approved plans can mitigate some of the risk for builders. We also explored how city collaboration with lending institutions can further enhance these programs' success. Combining pre-approved plans with incremental zoning changes can lead to long-term benefits for both the community and developers. Eric Kronberg, of Kronberg Urbanists + Architects, is a wealth of knowledge for people wanting to truly understand the realities of new construction in cities. First off, it's Kronberg with a long o, not as I initially pronounced it. A couple of great takeaways I had from this episode are that the most cost effective way to build is a 3 story walk-up and the typical current strategy of upzoning commercial corridors and protecting single-family neighborhoods does not get us to an affordable place. Today I get to speak with Alan Pullman, founder of Studio One Eleven, an architecture, urban design and landscape architecture practice focused on human scaled, mixed-use infill projects. They have a truly impressive portfolio of work. I love their “practice themes” which I think will resonate with many of you: housing for all, building community + place, renewing the public realm, 21st century mobility, and equitable practice. I was truly inspired by this conversation with Alan, particularly around the community integration and engagement they cultivate in their office. He intentionally moved the practice out of their “ivory tower” and down into the heart of the community, sharing their office space with artists and facilitating all kinds of community-wide events and workshops. It's given me vision for how I want Building Culture to evolve. Alan and his team work closely with developers around the country looking to do difficult and messy – but meaningful – infill projects. Here's what Green Infill looks like! Built to the super energy efficient Passive House standard this 16-unit townhouse style infill project replaced two underutilized single-family homes in Edmonton, Alberta. The homes require just 10% of the heating energy of a regular home, and have no natural gas or bills. We take a tour of this amazing project with developers David and Melissa Campbell of Homestretch, a multifamily developer. The project utilized an unique EPS wall system with embedded structural steel, an ICF foundation and Air Source Heat Pumps which required no backup heat in 10 of the 16 units in a City where temperatures reached -40C last year. (TSXV:OMG) presents a compelling investment opportunity as it advances the past-producing Omai gold mine in Guyana towards renewed production. With a substantial 4.3 million ounce resource, a positive preliminary economic assessment (PEA), and significant exploration upside, Omai is well-positioned to create value in a rising gold price environment.The company's flagship asset is the Omai gold project, a past-producing mine with existing infrastructure and a large resource base. The project hosts 4.3 million ounces of gold across two deposits – the open-pittable Wenot deposit and the Fennell underground deposit. Omai's recent exploration efforts have focused on the Wenot deposit, which contains 2.4 million ounces and forms the basis for the recent PEA.The PEA demonstrates the Omai project's robust economics and provides a blueprint for restarting production. The study outlines a 13-year open pit operation producing an average of 142,000 ounces of gold per year at all-in sustaining costs of US$1,009 per ounce. At a gold price of $1950, the project generates an after-tax NPV5% of US$556 million and an IRR of 19.8%. Importantly, the PEA only considers the Wenot open pit deposit, with the Fennell underground deposit and other exploration targets providing additional upside.Omai's large resource base provides the foundation for a long-life mining operation, with significant potential to expand the resource through exploration. Infill drilling below the Wenot PEA pit is expected to upgrade a further 500,000 ounces for inclusion in future economic studies, while step-out drilling aims to extend mineralization to the south. The Fennell underground deposit adds a further 1.8 million ounces not considered in the PEA, with thick zones of mineralization and a relatively shallow depth providing an attractive underground mining target. Several near-surface targets around the Wenot pit could also add higher-grade feed in the early years of mining to enhance economics.Omai benefits from its history as a past-producing mine, with existing infrastructure and a wealth of historical data providing a head start on development. The company is taking a dual-track approach, conducting infill and expansion drilling to grow the resource base while concurrently advancing engineering and permitting to fast-track the project to production. Management aims to move directly from the PEA to a pre-feasibility study, targeting a streamlined path to production.The Omai project is led by an experienced management team with a track record of successfully advancing projects. CEO Elaine Ellingham, a geologist with over 30 years of industry experience, has assembled a strong technical team including a country manager who previously worked at the Omai mine. The Guyanese government is also highly supportive, eager to see the economic benefits of restarting production.Omai represents a unique opportunity in the junior gold space, combining a large resource base, robust economics, and a clear path to production in a mining-friendly jurisdiction. Today, I have friend and colleague Thomas Dougherty on the podcast. Last year Tom joined the Building Culture team as our lead Urban Designer.
