Target Market Insights: Multifamily Real Estate Marketing Tips
Kevin Jacobsen is the CEO of Foxen, a proptech company modernizing multifamily operations with value-add compliance and financial wellness solutions. A former investment banker and private equity professional, Kevin built his career working on technology M&A transactions, IPOs, and capital allocation before moving into operating roles at high-growth SaaS companies. He previously served as CEO of LogicGate and CFO at Kapow. At Foxen, Kevin leads a platform that has served approximately 3 million residential units across the country, offering renters insurance compliance, resident rent reporting, and pet compliance solutions to multifamily owners and operators. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Around 40% of residents required to carry renters insurance don't have active coverage, creating real exposure for operators Without resident coverage, a claim defaults to the property policy, which can carry a $50,000 to $100,000+ deductible Renters pay 25 to 35% of after-tax income on rent but receive no credit benefit from on-time payments 85% of renters say they want rent reporting; only about 10% currently have access to it Proptech companies thrive by staying specialized rather than spreading thin across too many solutions When evaluating a deal or operator, trust is the primary filter: if something feels too good to be true, dig harder Topics From Investment Banking to Multifamily Proptech Kevin started in investment banking after college, working on technology M&A, IPOs, and capital allocation He moved into private equity before finding his footing as an operator of high-growth technology companies He joined Foxen as CEO four years ago and has been focused on building the company's presence across the multifamily industry The Three Core Solutions Foxen Offers Renters insurance compliance ensures all residents maintain active coverage as required by their lease Rent reporting (branded as Rent Street) reports on-time rent payments to credit agencies so residents can build a credit profile Pet compliance manages documentation collection, emotional support animal verification, and HUD-related regulatory requirements The Renters Insurance Compliance Problem Roughly 40% of residents who are required to carry coverage do not have an active policy, either due to lapsed payments or intentional cancellation Property management teams have historically had no scalable way to track and enforce this in real time Foxen tracks compliance and gives residents a choice: maintain their own policy or enroll in a waiver program with no deductible exposure The Financial Wellness Gap in Rental Housing Mortgage payments are automatically reported to credit agencies; rent payments are not, leaving a major gap in the financial reporting ecosystem Renters pay a significant share of their income on rent and build no credit history from it California recently passed a law requiring property management companies to offer rent reporting; other states are evaluating similar legislation How Foxen Thinks About Product Growth There are approximately 50 million rental units in the US; Foxen has served roughly 3 million, signaling significant runway The company focuses on specialized, complex functions that property managers do not want to own in-house Clients increasingly want fewer vendors, not more, which creates a clear opportunity for companies that can deliver multiple services reliably through a single integration
In the third episode of our series on the subtle body, we're discussing the book "The Serpent's Tale: Kuṇḍalinī, Yoga, and the History of an Experience," a sweeping and deeply researched tome by Sravana Borkataky-Varma and Anya Foxen, who trace Kundalini from its roots to its many reinterpretations in modern yoga and global spirituality, examining the forms by which Kundalini has been embodied across traditions and how this elusive force has been interpreted, practiced, and sometimes misunderstood across time. Sravana Borkataky-Varma is a historian, educator, and social entrepreneur. She is a scholar of Hindu traditions at the University of Houston. Her scholarly work investigates Indian religions and delves into topics such as esoteric rituals, gender issues, and bodily concepts, especially in relation to Hindu Śākta Tantra traditions, often referred to as Goddess Tantra. She adopts a research methodology that blends social anthropology — examined from an outside perspective — with elements of reflexive autoethnography that reflect her personal experiences. She is a member of the Esalen board of trustees and a Center for the Study of World Religions fellow at Harvard Divinity School. Anya Foxen is an Associate Professor of Religious Studies at Cal Poly San Luis Obispo and a Research Associate at Harvard's Center for the Study of World Religions. She is a historian of modern yoga whose work maps the intersections between South Asian traditions and Western esotericism. They are interviewed by Esalen's Simon Cox.
Kevin Jacobson, CEO at Foxen, joins the podcast to discuss navigating the challenges of growing a multifamily business and three different approaches to take. The first method is “Outside Your Four Walls”: How you show up to external stakeholders. The importance of understanding your customers' evolving needs. How senior leaders demonstrate credibility, vision, and financial discipline to banks and investors. Balancing transparency with confidence to build long-term relationships. Leading initiatives that enhance the resident experience strengthen brand reputation. The next approach is “Inside Your Four Walls”: How you show up to your team and company. Culture, communication, and leadership inside the company are just as critical as external relationships. The importance of modeling behaviors that reinforce the company's values. Engaging directly with your core team to ensure clarity, motivation, and accountability. Supporting teams through challenges while giving them autonomy to grow. The last tactic is “Yourself”: Navigating personal growth, stress, and leadership. Leading well externally and internally requires self-awareness, adaptability, and perspective. Continuous learning from other leaders, industries, and experiences. Embrace the lessons from diverse experiences. Recognize that self-awareness and reflection are critical tools for long-term leadership success.Explore additional Beyond Rent episodes by connecting with us on Facebook, Instagram, TikTok, LinkedIn, and YouTube. You can learn more about Kevin Jacobson on LinkedIn, and Foxen on the company's website.Visit RentManager.com/Podcast to submit an idea for an upcoming episode of Beyond Rent and discover more about the program.Learn more about Rent Manager's industry-leading accounting, reporting, maintenance, and communication features at RentManager.com, or connect with us on LinkedIn, Facebook, Instagram, YouTube, and X.
It's a pleasure to be joined by Dr. Anya Foxen to discuss her outstanding research, which explores how East and West esotericism meet and manifest in modern times. Kevin Cann joins me as a sorta co-hots, but you know he'll share many a serpent's secrets. What is the core purpose and gifts of kundalini practices? How has the West influenced Yoga (and vice versa), and can we find parallels with disciplines such as alchemy and magic? Rest assured that this “snakes and ladders” journey will lead to startling truths and guides to your own spiritual practices. Send us a textGuest: Kevin Jacobson, CEO at Foxen -- Most SaaS companies try to scale by adding headcount and channels. Foxen scaled by tightening fundamentals. In this episode, Kevin Jacobson, CEO of Foxen, joins host Ken Lempit to explain how an overlooked market — multifamily housing — became a durable SaaS growth opportunity through operational discipline and relationship-driven GTM.Kevin breaks down why traditional industries lag in SaaS adoption, why consistency matters more than speed, and how Foxen scaled through direct sales, referrals, and systems built to support growth. He also shares lessons from raising growth equity and why systems, not people, ultimately unlock scale.Key takeaways:Underserved markets reward execution over hypeConsistency precedes scalable SaaS growthDirect sales still win in relationship-driven marketsSystems, not headcount, enable scaleIf you're a SaaS leader selling into traditional industries or rethinking how growth really happens after PMF, this episode delivers a grounded, operator-first perspective.---Not Getting Enough Demos? What exactly is Kuṇḍalinī? It depends... What began as an energetic metaphor has morphed into a framework for transcending trauma, and much else besides. Does a snake-like entity really ascend? What sparks the experience? If it happens by chance, how should someone respond? There are few simple answers.Sravana Borkataky-Varma and Anya Foxen are co-authors of The Serpent's Tale, subtitled “Kuṇḍalinī, Yoga and the History of an Experience.” Both are scholars as well as practitioners – of Tantra (Sravana) and yoga (Anya) – and their research combines historical analysis with people's experiences.Together, we explore why it can be hard to differentiate the physical from the psychological and the spiritual. We also ask if there are limits to what Kuṇḍalinī stands for and reflect on the challenges involved in defining them. In the process, we consider why reports of Kuṇḍalinī awakenings are increasingly common.Although The Serpent's Tale is an academic book, it's an engaging guide to some fascinating characters – along with cultural overlaps between East and West that explain the evolution of Kuṇḍalinī narratives over the centuries. As we discuss, the most famous of these is the story of Gopi Krishna.
Join host Michael Taft as he talks with Sravana Borkataky-Varma and Anya Foxen about the wild history of Kundalini—from it's ancient Tantric roots to modern global yoga culture—including subtle-body maps, spontaneous awakenings, and so-called “Kundalini syndromes.” They explore how different traditions define the serpent power, when experiences become breakdowns or breakthroughs, the role of teachers and lineages, and why “energy” can't be reduced to either neuroscience or fantasy. Along the way they dive into siddhis, the imaginal realm, goddess-centered practice, and what actually changes in your life and psyche when this mysterious force wakes up.Sravana Borkataky-Varma specializes in Hindu traditions, in particular, she delves into topics such as esoteric rituals and bodily concepts, especially in relation to Hindu śākta tantra traditions, often referred to as goddess tantra. She adopts a research methodology that blends social anthropology—examined from an outside perspective—with elements of reflexive autoethnography that reflect her personal experiences. As an educator, she holds the position of Instructional Assistant Professor at the University of Houston. She has formerly taught at Harvard Divinity School, Rice University, to name a few. Sravana is committed to building communities that bring together individuals from various religious backgrounds who aspire to lead lives marked by kindness and compassion. The Serpent's Tale: Kuṇḍalinī, Yoga, and the History of an Experience, Embodied Pedagogies in the Study of Religion: Transforming the Classroom, are two of her recent books, among many other books and articles. More information about Sravana can be found on her website, https://sravanaspeaks.com/Anya Foxen is a historian and comparativist scholar of religion. She is currently an Associate Professor of Religious Studies at California Polytechnic State University, San Luis Obispo, as well as a Research Associate at the Center for the Study of World Religions at Harvard University. Her scholarly research focuses on the intersection of South Asian yogic and tantric traditions with Western esotericism and metaphysical spiritualities. She is the author of four books, including Inhaling Spirit: Harmonialism, Orientalism, and the Western Roots of Modern Yoga, and, most recently, The Serpent's Tale: Kuṇḍalinī, Yoga, and the History of an Experience. The online and cash game legend became just the fifth European to be inducted, and he was on-site at the WSOP to accept the honor. There's no point denying that IT Asset Management is a vital business process. However, implementing a strategy and improving it is no easy task. Matt Beran and David Foxen go over the most common ITAM challenges (and how to solve them). Plus, David's vast experience on the topic helped him collect (and share!) some epic fails, stories, and learnings. David Foxen has dedicated his career to IT Asset Management. He's the Founder and Principal Consultant for SAM Beast Consulting Ltd and was named the ITAM Consultant of the Year in 2022 by "The ITAM Review." He has also founded the ITAM Volunteers, which helped organizations struggling during the COVID pandemic through ITAM.
Hardware and Software Asset Management are the two sides of the IT Asset Management equation. This means, one simply can't exist without the other. ITAM professional David Foxen takes us through the importance of IT Asset Management and where both practices stand today, especially after the pandemic, the steady movement towards remote work, and the supply chain issues that were faced along 2021. He points out how central being mindful about HAM has become for cost saving opportunities and the current shift of focus in SAM from compliance to a customer service mentality. David Foxen is an ITAM Professional and principal consultant for SAM Beast Consulting Ltd. He worked doing ITAM at companies like Aeroflex, Santander, Arup and Johnson Matthey, among others. He also started ITAM volunteers, an organization that helped companies struggling to adapt Asset Management during the pandemic and currently serves as a committee member for ISO.
Can anything be yoga? Or does everything crumble to dust if it's analysed hard enough?I recently discussed this – and much else besides – with Anya Foxen and Christa Kuberry, who co-wrote a book titled Is This Yoga? There are no simple answers, but asking the question can still be insightful – particularly since both authors are also practitioners. Along the way, we consider:* If yoga's roots are too knotted to distinguish lotuses from waterlilies* How Western traditions dating back to ancient Greece echo yogic ideas* Whether classes called “harmonic gymnastics” would attract any students* What might help modern yoga preserve a connection to Indic tradition* How to build a dating app combining Western and Vedic astrologyTo dive a bit deeper into texts and traditions, join me for a course at truthofyoga.com.Ancient Futures is free, but takes time to produce – donations are greatly appreciated!
