« Quelle mouche a piqué Christelle Morançais ?», c'est la question que se pose le monde culturel depuis que la présidente du conseil régional des Pays de la Loire a annoncé un rabotage de 100 millions d'euros sur son budget 2025, sans concertation en décembre 2024. Une décision aux conséquences immédiates : des centaines d'organismes, associations, festivals privés de subventions pour 2025. Une annonce si brutale que le 21 décembre 2024, Libération titrait dans sa une « Massacre à la tronçonneuse », mettant en scène Christelle Morançais - également vice-présidente du parti Horizons d'Édouard Philippe - une tronçonneuse à la main dans un pastiche du film d'horreur iconique de Tobe Hoope. C'est de Nantes qu'est partie une pétition signée par près de 120 000 personnes s'indignant contre la violence de ces coupes budgétaires imposées au monde culturel ainsi qu'aux associations décidées abruptement, sans même qu'un budget national ait été voté. Pour raconter le péril que représentent ces inflexions budgétaires, Pagaille s'est rendu à Saint Denis-de-Gastines en Mayenne, à 40 minutes de Laval, où l'association “Au Foin de la rue” organise chaque année depuis 20 ans un festival éponyme qui participe à la force de la vie sociale et culturelle. Une dynamique que nous expose avec les nombreux bénévoles, Lisa Bélangeon la coordinatrice du festival. Elle fut l'une des premières au nom de son festival, à écrire à Christelle Morançais tout le mal qu'elle pensait de ces annonces. Accurate requirements. Tag or category hidden         OFI call backs ASAP - don't wait until Monday         Have a follow-up SMS to those who do not pick up         Check off those who you have not connected with         Capture requirements / Update Seller Focus - Appraisal clean up         Close off appraisals older than 12 months - replace with a category / tag         Have an accurate hit list and know your conversion number. For good agents 50% from HOT Seller list. The RE/MAX model gave agents a much larger share of the commission in return for a monthly ‘desk fee' that guaranteed certain support essentials. The RE/MAX model started to grow with brokers stacking hundreds and sometimes thousands of agents into their brokerages. Top agents liked RE/MAX because they got to keep a greater percentage of GCI. The traditional model didn't stand a chance and RE/MAX grew rapidly during the 80s and 90s.New real estate model founded by Seattle broker Fast forward to 2009 when Seattle Broker Glenn Sanford started to ‘tinker' with the agent-keeps-more model and founded eXp Realty. The eXp model charges agents a nominal monthly fee but they only pay $25,000 a year on the first $100,000 earned in GCI. After that, they keep everything. So a traditional system agent who makes $200,000 a year in GCI would normally keep around half or $100,000, while the eXp agent making the same amount keeps $175,000. Extend that over five years, and the eXp agent has kept $375,000 more than she would have with the traditional commission split model.While the eXp model is not for everyone, it's quickly gaining momentum as an attractive option for real estate's top performers tired of paying a big percentage to the owner/broker. Anyone in real estate who has experienced the crush of competition and the seemingly endless increase in costs will quickly tell you “It's not what you make, but what you keep that really matters.” However, Glenn Sanford did more than create a more generous commission share model, as eXp also has a structured revenue share feature whereby agents can build their teams and benefit from team member results. This has been a very successful strategy for eXp as big team agents earn serious amounts of passive income as the compounding effect gains momentum. Barry Feldman joined me recently to discuss the massive opportunities in eXp India and eXp Australia. Barry and I both recently spent time in India. I explored Delhi as well as travelled through Rajasthan. Barry toured Hyderabad and around Delhi. We have both identified amazing synergies and business opportunities that we can explore through both countries. It's exciting! We have in place in Delhi, a Chartered Accountants firm that can assist with taxation laws from both countries. We have a migration agent to assist with migrating both ways and we also have finance brokers to assist with finance. We also have business brokers. We now need agents on the ground - both buyers agents and sales agents to assist the clients we are attracting. There are five ways you can earn an income and build assets within eXp and we are looking to help entrepreneurial agents who would like to team up with us for these business opportunities. What is a sign jumper in real estate? This is when real estate agents wait for another real estate agent to nurture a client (whether that be 3 months, 3 years or 13 years) to then as soon as the agent that has worked hard to secure the listing, the other agent thinks it's a great idea to aim to steal that listing away from the other agent. To me, that's a low act. To me it's stealing. To me it shows that agent has no skill in finding their own business. Act professional in real estate, treat other agents how you wish to be treated. If you do that to other agents, expect if done to you. What's worse is that the sellers get to see this behaviour.. If you arent sure how to get listings..
