Target Market Insights: Multifamily Real Estate Marketing Tips
Steven Pesavento is a real estate entrepreneur and managing partner of VonFinch Capital. Since 2016, he has completed over 220 real estate transactions, renovated nearly 100 properties, and personally transacted over $200 million in real estate. With a background in consulting and startups, Steven transitioned into multifamily investing to build long-term wealth, scale strategically, and help investors achieve financial freedom through high-performance investments. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Steven flipped over 200 houses before pivoting to multifamily for greater scalability and repeatability. The VonFinch model focuses on building trust at scale, creating long-term investor relationships across asset classes. Talent retention is core to their strategy, offering team members aligned incentives and upside in each project. The best multifamily buying opportunities are in the middle market ($5–$25M) where institutional competition is minimal. Successful investing starts with mindset—embracing both wins and losses as part of a long-term game. Topics From Flipping to Multifamily Built a high-volume flipping business but struggled with lack of repeat clients and team turnover. Realized multifamily investing offered better scale, cash flow, and lasting investor relationships. Transitioned to commercial deals where trust and strategic partnerships drive long-term success. Building a Wealth Machine Through Relationships VonFinch Capital focuses on relationship-based investing with aligned goals across team, operators, and investors. Employees are offered base salaries with profit-sharing incentives to encourage ownership and retention. Long-term success is about creating win-win environments that scale with aligned interests. Navigating the Current Multifamily Market Market dislocation has created buying opportunities 30–40% below peak prices in the non-institutional middle market. VonFinch targets $5–$15M deals overlooked by large institutions but too big for most small investors. Patience and persistence matter—some of their best deals took 6–12 months to close or required years of relationship-building. Why Now Is Still the Time to Buy Even with personal portfolio challenges, Steven remains bullish on buying during market dips. Dollar-cost averaging into real estate is critical—especially for those who bought at the top in 2021–22. The greatest returns are made in volatile periods when others are fearful. Investor Mindset and Long-Term Thinking Investing is a game—understand the rules, play strategically, and adapt to change. Fear of loss often outweighs potential gains, but playing scared leads to missed opportunities. Steven encourages investors to view losses as feedback and avoid overexposure in any one deal or asset.

Fear prevents us from taking action. Instead we need to move into a place of faith, of trust. In this episode, Steven discusses that when we live from a state of fear in our life, it prevents us from really being able to connect closely with our loved ones, or be able to be resourceful in the moment, and really be able to take advantage of making the changes that we need to make, in order to live the very best life we can live.Key TakeawaysWhen we give into the fear, we end up giving up our control of our own self will and ability to take action by allowing others or the outside world to lead us.As passive investors, you are in a position where trust is a must. Building that understanding and connection along with your expertise, is the path forward. We are currently living in the best time in history to invest. Seize the the faith and trust and move out of fear.
Depreciation typically implies loss but in terms of real estate it actually can become a benefit to you. Steven takes you through the different types of depreciation and how you can use it to your advantage as the year comes to an end and tax season begins. Please note that these are tips based on experience and you should seek the legal advice of your CPA first to see if you can take advantage of any of the tips shared. Key TakeawaysDepreciation allows a business or an individual to recover the costs of an investment over a set period of years. So when you're making an investment, you're able to recapture that investment that you made, back as depreciation. When you're investing in a piece of commercial property, depreciation will show up as a loss of money, however you didn't really lose money as you're able to have that as a write off that reduces your taxable income. The incentive of not paying taxes upfront, and deferring that to a future date, allows for a greater return, and ends up being a better choice overall. The practice of “buy until you die” can defer taxes indefinitely, even upon inheritance to your family. Too often we look at money from a framework of lack. You have to work hard for it and when you want something it feels like you cannot afford it. In this episode, Stephen is going to take you through the 3Ms of money, Make, Multiply and Manage. As you grow to understand what you can achieve in each of these areas, you will gain the knowledge that the sense of lack can become one of abundance with some effort, persistence and investment in yourself. Key TakeawaysWhen the core of your income is tied to a fixed salary or an hourly rate, then you're working for money. That means the money is not working for you. When you understand how money moves, and how it's created, then you understand where there is the most value and you're able to solve a problem. One of the biggest mistakes in multiplying your money is focusing all your effort and energy on doing so but with a very small pot of money. If everything you're focused on is managing money and you don't know how to multiply it or you don't know how to make it, then you're working with a very limited viewpoint and very limited tools. When trying to attract money into your life, one of the beliefs that really comes to the forefront is this idea of having a really strong purpose and mission, a really strong reason why that money needs to flow into your life. In this episode, Steven shares with you his findings while talking to a mentor, uncovering an altruistic reason for wealth, and how a focus on the material side of money can negatively impact your life. Key TakeawaysWhen you can have your mission tied directly to both material and altruistic purposes, money will flow through and to you in infinite abundance. There are bad belief systems about money that impact your ability to clearly define a purpose or mission. Once you understand what your driving force for money is, then you can figure out how to bring in more of that other side that will help you truly find your purpose. What are the beliefs that you have about money that are not serving you? There are two sets of beliefs about money, one that will anchor you in place and one that will propel you forward. Join Steven as he dives into the mindset of money that people have and how that ends up playing into your financial success or lack of.Key TakeawaysHaving a very clear picture of exactly what that success looks like and by when is an absolutely critical component of the conversation. Many have the limiting belief that stems from a sense of lack, that money is scarce or you have to work hard for it. Great things will happen once you have clearly defined your intention both materially and spiritually. Resources MentionedInterested in connecting with other like-minded individuals? The federal funds rate (the rate at which commercial banks borrow and lend reserves) has been raised recently by 75 basis points. How does that actually influence and impact the decisions of what type of real estate or what type of investments you should be placing your capital into? Today, Steven discusses the impact this has had on the Real Estate Market along with the opportunities that are rising because of it. Key TakeawaysWe're seeing sellers starting to change their prices to meet buyers where they need to be in order to create the type of return that equity is looking for. From a value add standpoint, if you're looking to find an opportunity that is underpriced or an opportunity that you can force appreciation, then you want to find problems because there's profit in those problems. In order to overcome the possibility that better opportunities could come in the future, it's extremely important to make sure the deals that you're investing in are truly conservatively underwritten and have the ability to refinance it to get advantage of both short and long term opportunity. The best investment opportunity with limited funds is to invest in yourself first, in opportunities that are going to create you more earned income so that you can start investing that in passive income. In this episode, Steven talks about appreciating where you are while creating that vision of where you want to be. While real estate and investing can bring you to living a better life, it is always good to reflect on what you do have so that you don't miss out on those moments and opportunities that will move you forward. Key TakeawaysDon't get caught up in the hustle without realizing that the most important piece is actually appreciating where you are today.Tragedy can bring with it the realization that you should not live in fear but in appreciation.Share your love and appreciation with others as they may not have the opportunity that day to find it on their own.
What is your motivation for working? Are you working that 9 - 5 job just waiting for the time you can be with your family? Steven shares his journey that motivated him to find a path that allowed him to make an impact on his life and that of others. What do we do in times of economic uncertainty? Steven is asked this question many times, especially in today's economic downturn. In this episode, Steven takes a look at the current market situation and shares his knowledge and expertise on how you can still make the best of real estate investing. Key TakeawaysBy holding on and sitting on cash in your bank account, you're losing money every single day. When it comes to the current market, what is happening is that as interest rates go up, the cost of capital goes up, returns go down, and buyers and sellers continue to see a gap that is widening. If we move to a longer investment window, and we have longer term debt, we have the ability to wait out any type of storm that might be happening in the market. With locked in long term debt, with strong business plans with great operations, we can put ourselves in a position to greatly reduce risk and hedge ourselves against inflation, like no other asset class can do. Your investment goals, desires, and values determine the amount of risk that you are willing to take in your investment future. In this episode, Steven discusses the differences between growth and security to help you determine what investments you should be looking at based on your current investment cycle. Key TakeawaysGrowth and Security are on opposite sides of the investment spectrum. Growth can provide higher profit but at greater risk, whereas Security is less risk however usually lesser returns on profit.Typically, the more money that somebody has, the more that they're focused on preservation, and they move down the risk scale. If you're later in the investment cycle, you have to know what your personal preferences and values are, and then make some selections into assets that are going to deliver you the kind of returns you're looking for.If you're much earlier in the investment cycle, and you have a much longer investment window, then you may want to be investing a much larger percentage of your portfolio in those higher risk assets. It is important to diversify between the different styles or strategies that you have. With any business, part of taking it to the next level is building the right team that will support the success and growth of the company. When you start in real estate, it is simply just buying a business and running it more effectively than others. So choosing the right team that you know, like and trust is just as important. Steven shares his experiences and knowledge that will help you choose the right team as you begin your investment adventure. Key TakeawaysThe benefit of investing with a large team is the responsibilities are distributed across multiple different people who have expertise and disciplines in those different areas. When passive investing, who you invest with is broken down to who you know, like, and trust.Ensure the ones you are working with have the experience and are changing their investment tactics based on different market cycles.Be the dumbest person in every room because that means that you are hiring and bringing on great people who you believe in and trust in their ability. When you're partnering with someone for 3-5-10 years, it's important that there's an alignment there so a Managing Principal, or an Investor Relations Manager, is there to make sure that there's an alignment, and that you can get that information that you need. Preferred Equity is a unique strategy that is typically only available to those in the institutional world or in opportunities where you're investing with a much lower return percentage. In this episode, Steven will talk about the different types of preferred equity, what that looks like, what the benefit is, when it makes sense to invest in preferred equity and why and when it makes sense to focus on common equity.Key TakeawaysPreferred equity is a unique hybrid investment strategy that combines debt and equity and provides downside protection while providing a preferred return to investors. It's the first time in over a decade that it's made sense to focus on the preservation of capital over exclusively focused on appreciation. It's important to look for opportunities that have a good risk-adjusted return to get that same place from a cash flow perspective. We're in a current market where the economy overall is performing quite well. The real problem that we're dealing with today is that we've put a lot of money into it and we're seeing inflation. Time horizon plus strategy, during times of economic certainty, are key pieces that you need to look at in order to find investment success. Join Steven as he takes a look at those key components and why it's so absolutely important to consider them as part of your investment strategy so that you can reduce risk and still achieve your financial goals. Key TakeawaysDuring times of economic growth, we can be focused on opportunities that have a shorter time horizon, and therefore have a shorter debt schedule. You can flip multifamily properties or flip houses in a growing or declining market; you just have to be able to anticipate how much that decline is going to be or you have to anticipate when that growth is going to taper off.A long-term strategy has a lower risk profile, but also a lower return profile, and works very well in both markets, but is extremely beneficial in markets of decline.Reduce risk by being lower in the capital stack.Invest in very high-quality assets that renters are very interested in renting, even during times of economic change. Determining what role you want to play in your investments is a key point in deciding what approach is right for you when it comes to real estate investing. It's important for you to, first off, understand who you are and what you're really looking for which will lead you to your strategy and your end goal. Listen as Steve explains these two different approaches so that you can determine which one will help you to live the lifestyle you want. Key TakeawaysReal estate attracts a lot of achievers, who believe in living a better life, and are interested in committing to finding a way to get there. That's what we all have in common. The benefit of passive investing is that you get an expert who lives and breathes real estate, finance, and the economy. The benefit of active investing is that you are hands-on, learning all the details of investing and managing your assets. You might put money into passive investments as a hedge against the investments that you're actively managing. If you are going the active route, it is key to find the right people to learn from, those that have been through it and know how to manage economic fluctuations. If you are going the passive route, you are investing alongside the investment managers who are able to make those hard decisions during times of economic change and high emotion that some people haven't had the experience to do so on their own.Resources MentionedInterested in connecting with other like-minded individuals? In this episode, Steven is going to break down VonFinch's view of the market and highlights some of the strategies that they are targeting in order to maintain their success.Key TakeawaysThere is a movement towards hard assets that will be able to hedge against inflation. The smartest investors are going to accept the lower returns today rather than dwell on what they were in the past. There are fewer buyers in the market which means you may be able to get a little bit better of a deal than you would have gotten recently in this highly competitive market. Some of the biggest Ups come right after those times of great economic pullbackSteps you need to follow to also get risk-adjusted returns:Get crystal clear on what you're looking for in an investment and what's important to you.Work with true experts who are living and breathing this every day.Be clear on your buy criteria so you're not passing on opportunities out of fear Resources MentionedInterested in connecting with other like-minded individuals? Although the concept of a deal structure is fairly simply understood there are some more complex strategies that can put your investment into a much more secure position. Join Steven as he takes a deeper dive into the deal structure options to help you when looking at your investment opportunities.Key TakeawaysHow deals are structured end up leading to either A, having a higher rate of return, or B, having a lower risk, or C, having the best blend of both worlds. A preferred return means they're getting paid first, prior to anyone else in the capital stack. It's a quintessential goal of many very sophisticated investors to want to know how they can keep their downside while still setting themselves up for a great upside.
