In this episode of the All Things Sustainable podcast we bring you the first of a special series featuring major pension funds around the world.   We sit down in Mexico City, Mexico with Alejandro Bújanos, Head of Sustainable Investing at Afore SURA. This is one of the largest pension funds in Mexico and a subsidiary of SURA Asset Management. Alejandro outlines how the pension fund seeks to drive Mexico's transition to a low-carbon economy by engaging with major national companies. "We believe that we need to be active owners and actually improve the countries where we're living," Alejandro says. "My main challenge is how to transition our portfolio to a low-carbon economy, and, while doing that, also have an impact in the real economy."  Alejandro highlights the role that collaborative initiatives play in the market. Earlier this year, Afore SURA and other financial institutions in Mexico launched one such initiative,  called MxColab, to engage with major Mexican companies on issues like climate change.  "These very big companies that have been here for a long time ... it's hard to change them," he says. "Pulling investors together might be the only way to have a substantial enough size for these very big owners to actually listen to what you're asking from them."  Learn about S&P Global Commodity Insights' Energy Transition services.  Explore how companies are approaching sustainability via S&P Global Sustainable1's Corporate Sustainability Assessment data.  The All Things Sustainable podcast from S&P Global will be an official media partner of The Nest Climate Campus during Climate Week NYC. When you choose to design your own lifestyle and economy.    Coach & Real Estate Mogul Steven Pesavento joins Host Paul Thompson for a brand new episode of “The WakeUp Call” podcast. In a genuine, and sometimes heartfelt discussion, The two explore how the sudden passing of Steven's sister changed the way he does business.   Steven's new life outlook ultimately has led to his “7 Rules to Thinking Like an Investor”, which Paul and Steven discuss at length, sharing each rule with you step-by-step. This can't-miss discussion will change the way you look at investing, and set you up to get started in the world of Real Estate.   Key Points From This Episode:    Don't “Climb to the Wrong Mountaintop”. You may start making good money, but is it worth it for the amount of workload you're required to put in? The Key to Entrepreneurship is trying new things, getting coaching, and taking risks. Earn to INVEST. Not to SPEND. Know the Amount of Passive Income You Need to Live, so you can build around it. “Name Your Number”. Start by Investing in Yourself. You have to gain the skills and knowledge in order to have the confidence to move forward. Even if you are NOT an accredited investor, you still can have access to private deals… if you have the proper relationship with the sponsor.  Get Started. Real Estate is a powerful tool to create financial wealth. In this episode of the “Passive Investing from Left Field” podcast, we have the pleasure of speaking with Matt Faircloth, a successful full-time investor with over 15 years of experience in the industry. Join us as we delve into Matt's expertise in raising private capital and building a successful real estate empire.About Matt FairclothMatt has completed a variety of projects, including fix-and-flips, office buildings, single-family homes, and apartment buildings, amassing a portfolio of over 1,000 units. He has also raised tens of millions of equity for these real estate projects in both debt and equity positions from passive investors. As an Amazon best-seller with over 50,000 copies sold, Matt is the author of "Raising Private Capital: How to Build Your Real Estate Empire with Other People's Money," published by BiggerPockets publishing. Here are some power takeaways from today's conversation:[04:00] Figuring out your investment goals  and getting clear on your 'why' [09:00] Things to consider when looking for deals[16:00] Deals with amortizing loans vs. interest-only loans[18:00] How to calculate the IRR[21:35] Why HUD is the redheaded stepchild[28:17] Leveraging local resources[32:05] The concept of entropyEpisode Highlights:[04:00] The Importance of Clarity in Passive InvestingWhen it comes to passive investing, simply googling and blindly throwing money at the first company that pops up in your search is not a wise strategy. Instead, take the time to do your research and get clear about what you want to achieve through your investment journey. Consider your long-term goals, such as generating enough passive income to quit your job or building your net worth, and whether you enjoy your current job or not. While Wall Street can be tempting, it's important to recognize that it shouldn't be your only means of financial freedom. By gaining clarity and doing your due diligence, you can make informed decisions and set yourself up for success in the world of passive investing.[09:31] Maximizing Wealth through Strategic Passive Investing To succeed in passive investing, it's crucial to have clear investment goals. Consider factors such as appreciation growth, cash flow, and tax leverage before choosing an asset class like oil and gas or multifamily real estate. Without a clear understanding of your objectives, it's easy to make the wrong investment and miss out on long-term wealth-building opportunities. [15:57] Maximizing Your Return on Investment: Understanding IRR ComponentsUnderstanding IRR components is crucial in passive investing. While appreciation, cash flow, and return of capital are important, it's essential to scrutinize projected profit-sharing percentages and differentiate between controllable and uncontrollable factors. Operators can control operational thesis and business plans that govern cash flow, but they can't control future market demand or cap rates. Thoroughly assessing investment opportunities and operator strategies can help maximize return on investment. This show is for entertainment purposes only.
