Skip the banter (boo): 6:11 You know how some people just give you the creeps? This Sapp piece of garbage was next-level dark. It all starts with a woman named Una Timmons, just walking down the road one night in 1996, when Sapp pulls up offering a ride. Sounds innocent enough, right? But things quickly take a turn. She barely escapes, and when the cops start peeling back the layers on this guy, it's like opening a door to a nightmare. There's this one chilling detail that ties him to some truly horrifying crimes, including cases with kids. It's the kind of story that makes your stomach twist, wondering how someone gets that twisted. And the way it unravels, with confessions spilling out and old cases cracking open, it's like a puzzle you can't stop thinking about. You're gonna want to hear this one. It's haunting. In the official offshoot of the OLYMPUS HAS FALLEN series, I review the French-UK produced PARIS HAS FALLEN (currently streaming on Hulu). Is the material as engaging as the surprisingly decent reviews indicated? How is the MI6 spy agency and the French gov't utilized into the story arc? Will it be even more addicting for the 24 and NCIS crowd seeking more military espionage adventure? And which key bad guy actor from the MISSION: IMPOSSIBLE films plays yet another scary bad apple? In this episode of the Know Your Why Podcast, Dr. Jason Balara sits down with Walter Johnson, a seasoned finance professional and real estate investor with over 16 years of experience. Walter shares his path from starting with single-family rentals to finding long-term success in commercial real estate, with a focus on mobile home parks. He explains the operational advantages of this niche asset class, why avoiding home ownership within parks simplifies management, and how he's navigated changing market dynamics, including rising interest rates. Walter also dives into his deeper motivation - time freedom - and why focus, efficiency, and strategic sourcing are the keys to sustainable success in real estate investing.Key Highlights:- Walter began investing in single-family homes as an accessible entry point into real estate.- He transitioned into mobile home parks to pursue better cash flow and a business-oriented model.- Owning the land but not the homes minimizes management burdens and maximizes efficiency.- Direct mail campaigns and working with wholesalers have been his most effective deal-finding strategies.- Rising interest rates have influenced how he evaluates and structures deals.- Focusing on one asset class has allowed Walter to develop deep operational expertise.- His core motivation is time freedom—building a business that supports a lifestyle of flexibility.- Adaptability is critical in an evolving market, and success depends on creating optionality in life.Walter Johnson's journey offers a compelling look at the power of focus and intentional strategy in real estate investing. His pivot to mobile home parks demonstrates how specialized knowledge can lead to scalable, efficient operations and greater freedom. By emphasizing time as the ultimate currency, Walter reinforces that true financial freedom lies not just in wealth, but in the ability to choose how you spend your days.Get in touch with Walter:Office Phone: 480-674-2035Website: https://sonoscapital.com/LI: https://www.linkedin.com/in/walterjohnson2/IG https://www.instagram.com/therealwalterjohnson/FB: https://www.facebook.com/profile.php?id=61571746037242If you want to know more about Dr. Jason Balara and the Know your Why Podcast:https://linktr.ee/jasonbalara Audio Track:Back To The Wood by Audionautix is licensed under a Creative Commons Attribution 4.0 license. https://creativecommons.org/licenses/Artist: http://audionautix.com/

Skip the banter: 00:05:32 You're out for a run, the trail stretching ahead, fresh air filling your lungs. It's your time to unwind, to feel strong. But for Rachel Morin, a 37-year-old mom of five, that peace was shattered on a summer evening in 2023. She headed out on Maryland's Ma & Pa Trail, a place she loved, and never came home. What happened to her—a brutal crime that shook a community—exposes a chilling reality: for women, even a simple walk can carry unspoken risks. Allison dives into Rachel's story, a vibrant woman whose life was cut short, and the relentless search for her killer that spanned states and borders. We'll talk ab out the dangers women face outdoors, the gut-wrenching details of her case, and the emotional questions it raises about safety, justice, and how we protect ourselves when the world feels unsafe. It's a conversation that'll hit you hard and leave you thinking long after it ends. upport us and become a Patron! Skip the banter: 00:05:39 In November 2022, 22-year-old Jasmine Pace, a vibrant Chattanooga student with a heart full of love for her family and cats, vanished just before Thanksgiving. Grieving her grandmother's death, she climbed into her white Chevy Equinox after a tearful night, unknowingly driving toward a chilling mystery. A strange, out-of-character Facebook post in sexy lingerie—missing her recent tattoos—set off alarms. Her car, found abandoned with the seat pushed back too far for her petite frame, held secrets. Digital clues, a suspicious phone call, and a trail of blood lead to a truth too dark to fathom. Support us and become a Patron!
