Scott O'Neill and his wife, Mina, are experienced, sophisticated and active property investors who retired from their day jobs at the tender age of 28! That's a story worth exploring. They did it by investing in both residential property initially and then evolved into commercial property. With a property portfolio that boasts in the order of 32 properties with a value of $22M releasing just under half a million in passive income every year, Scott's and Mina's passion, commitment and hard work has paid off in spades - so much so that they were able to take a six month sabbatical from working life and do nothing but travel Europe on the strength of their property portfolio passive income. They then got bored of the good life without purpose and fulfilment and decided to teach others how to reach the same property success, which is where their business Rethink Investing was born. And not just content with their own success, Scott and the Rethink Investing team have now helped over 1800 clients purchase in excess of $1 billion in real estate since 2015. Rethink Investing has also been recognised as a BRW Fast 100 company and has become Australia's number one buyer's agency for commercial property investors. So while there are certainly differences between residential and commercial property investment, the pros far outweigh the cons in the context of adding high cash flow assets into your portfolio mix, especially in the latter stages when you've built up significant, accessible equity in your residential portfolio like Scott and Mina did. And Scott and I are also of the same belief that investing now is one of the greatest opportunities we will ever see. With Scott's commercial properties, they are seeing net yields of seven per cent plus, with commercial lending interest rates under three per cent. That's a massive four per cent gap! Historically, we expect to see a gap of two per cent. This means that right now there's the opportunity of a lifetime to get the best cash flow returns ever in commercial property. This, in turn, should result in strong capital growth as the gap between these two metrics narrows. So Scott's message is simple: Don't think of commercial property as a risky investment just because we're in a pandemic. Scott's team target the most resilient types of businesses. And as you'll here during our chat today, Scott's strategy of buying medical, logistics, and other essential services–type investments with strong tenants has proven to be very resilient. Well, it's time for round two with my dude Scott Pellegrom. You may recall our chat back in Episode 23. That episode was a fun and memorable hang and funny enough, we kept running into each other at NAMM 2018 and every time we'd end up chatting for long periods of time. It turns out that we both had a mutual interest in chatting again on the podcast, so that's a bonus. It's always a pleasure having Scott on the show. If you listened to our original episode and enjoyed it, this is probably not going to disappoint. In this session, we catch up and chat about what has happened in a year's time, including some cool events happening with Dream cymbals that Scott is heavily involved in developing. Scott also talks a bit about how he is finding himself as an artist and musician more and more as well. This episode is actually quite "drummy" for this podcast. We discuss a lot about drumming and some creative approaches to playing. But of course, with Scott, it gets deep and conceptual. There is a very interesting way that he looks at drumming and music, it is a unique approach and it's worth giving consideration to adding to one's creativity. We also talk about destiny and where Scott falls on that one. Scott also talks about how he feels about society and what he would change if he could. With Scott, it's all convo....no interview really. He just has a tendency to say a lot of really compelling shit and I kept having questions for him. There is so much of what I had prepped that I didn't touch and then a bunch of improvised questions that just came to me while we chatted. This is a great little episode and I highly recommend it. Alien: Covenant is the latest entry in the long running and iconic Alien series, and the third to be directed by the franchise’s originator Ridley Scott. With Scott at the helm it should have been safe to assume a return to the early glory days of the franchise but alas, Alien Covenant is another example of Hollywood turning on its recycling machine and punching out a film that re-uses structure, plots and scenes taken from earlier films to deliver a familiar but very bland film. If Ridley Scott cannot make something fresh in a Hollywood environment with material that has worked so well in the past, can great films be made in Hollywood any more? Steve and Ben discuss Alien: Covenant and the issues with the film, including their love of the franchise and disappointment at where this latest entry has placed the franchise.

This is a special edition "Mind Set Radio Hour Showcase"! On this episode we take an in-depth look at Buzzmutt's new album "Strange Planes of Surveillance". Buzzmutt Bio: Initially conceived in the mind of Scott Franklin years before he would find the means to actualize it, Buzzmutt came to fruition out of what appeared to be a disaster to all involved. The three founding members of Buzzmutt – Scott Franklin, Eric Alonzo, and Jesse Olswang – originally met playing in another band, Sid Arthur. As it became increasingly clear to the three back-up members that Siddhartha's days were numbered, due to the eccentricities of its lead singer and the intolerable conditions deriving there from, they decided to join forces on their own terms, starting a collaborative project that found influences as far ranging as Sonic Youth, Radiohead, Wolf Eyes, and Built to Spill. Only months after coming together on their own, Chas Anthony, who had met Scott through working at the same grocery store, was the perfect choice for the role of second guitarist, bringing his signature crunchy tone and effect-pedal experimentations to the over-all sound. With Scott on guitar and vocals, Eric on bass, Jesse on drums and electronics, and now Chas as second guitar player, the four of them became the official Buzzmutt, releasing their first album in July 2012: Static in the Mind’s Eye. Combining a grungy rock sound, 60s psychedelic, noise experimentation, and the catchy but aggressive riffs of garage rock and punk, the album was a success in the local Bay Area scene, especially in San Francisco, home to the majority of the band. With the release of this album and their spirited live performance, combining raw sound experimentation with abstract video footage, Buzzmutt soon became a permanent fixture in the San Francisco underground live-music scene, playing gigs throughout the city, and the Bay Area in general, weekly. Near the beginning of 2013, a fifth member would be added to the line-up – Jason Adams. Arriving simultaneously with what would become a new chapter for Buzzmutt, they prepared to begin work on a new EP with former Mars Volta member Isaiah “Ikey” Owens acting as their producer. The band had met Ikey while playing a show with his current band Free Moral Agents. Ikey had approached them after, excited by what he had seen and heard, and offered his services as a producer. Jason, who alternates between playing percussion, keyboard, and guitar, had arrived just in time to begin pre-production in early April 2013. Ikey had arranged to record the album at The Compound in long-beach with the legendary engineer Antoine “Anthony” Arvizu, whose work on such classics as Sublime’s 40oz. to Freedom made him an ideal choice. Working at a remarkably fast-paced speed, thanks to the production-magic of Ikey and the sound-expertise of Anthony, the album was finished and mixed in a matter of three days. [Digital Gonzo 2012] 0m: Director of two of the Resident Evil movies and producer of the rest, Paul WS Anderson helmed the first PG-13 foray for these licenses, combining them into one family-friendly Jurassic Park-style romp. If you've not seen it the plot could be adequately described on the back of a matchbox or indeed with crude, crayon diagrams. Humans go somewhere they shouldn't, looking for stuff. They find ALIENS and then PREDATORs show up. The humans go squish and the creatures fight. It's a right palava. Josh Garrity of Cane and Rinse, Leah Haydu of GamerDork, Sharon Shaw of Gonzo Planet, James Perkins of Geek Wad and Matt Ramsey of DorkTunes are now joined by Neil Taylor of GameBurst as I bring this intrepid group of explorers closer to the ignoble end of one franchise that only ever needed to be two movies and another that maybe didn't even need that many. Find out what happened thousands of years ago, hear the deep-sea sequel idea conceived and marvel at the inappropriate attempted vocal characterization of the PREDATORS. 53m: This was the last ALIEN film produced leaving the once acclaimed series in the gutter of creature features filled with and made by talentless nobodies. The lack of gore in the Paul WS Anderson original caused the pendulum to swing back violently, the result being that this film is ONLY about the blood and guts. Its dingy, nasty, grotty, witless, artless garbage, unfit for the term “film” and the seven assembled reviewers get their critical teeth in with savage acuity. The PREDATOR series fared better after this as the 2010 film PREDATORS was deliberately set apart from these crossovers and pitched itself as a follow-up to the 1987 original. As the spiritual equivalent of Cameron's ALIENS it gave hope for continuation of that series. With Scott's plans for the PROMETHEUS story skewing further away from the Alien franchise it could be a while before we see them emerge, dripping from the shadows once again.
