Help us expand our Muslim media project here: https://www.thinkingmuslim.com/membershipDonate to our charity partner Baitulmaal here: http://btml.us/thinkingmuslim Modern day autocrats turn to Sufi movements to justify their tyranny. With an emphasis on the personal and the spiritual, there is a tendency towards political quietism –dismissing the cries of Gaza – condoning normalisation and delegitimising struggles for liberation. Dr Shadee El-Masry, argues that historically, sufi movements have been at the fore of fighting for justice. Sufism produced illustrious anti-colonialism struggles and courageous warriors. Dr Shadee El-Masry is the scholar in Residence and Director of Education and Community Affairs at the New Brunswick Islamic Center in New Jersey. Kim Lisa Taylor and Krisha Young of Syndication Attorneys PLLC welcome Homero Cabello Jr., the Deputy Executive Director at the Texas Department of Housing and Community Affairs. Homero shares insights from his decades of experience managing affordable housing programs and tax credit compliance that can be applied to projects nationwide. We'll discuss what it takes to qualify for Low-Income Housing Tax Credits (LIHTC), what entity structures their deals need to qualify, and how LIHTC programs benefit syndicators, investors and low income tenants. This knowledge is perfect for sponsors looking to enter or scale in affordable housing, or looking to maximize cash flow and tax benefits for their existing and future deals.  ChaptersIntroduction to LIHTC Programs and Types (00:04:40)Omero Cabello Jr. explained the two types of LIHTC programs: 9% program funding 70% of development costs, and 4% program with tax-exempt bonds funding about 80% of total development costs. He emphasized that each state must follow a qualified allocation plan dictating requirements and rules.Property Qualification and Requirements (00:07:28)Omero detailed that properties must maintain affordability for a minimum 30-year period. The program funds new construction, acquisition rehab, senior housing, and supportive housing for special needs populations. He emphasized their preference for mixed-income developments.Application Process and Common Challenges (00:08:18)Omero outlined that applications can be denied due to failure to meet threshold requirements, incomplete financial projections, and lack of local support. He emphasized the importance of securing resolutions from local government entities and state representatives.Sponsor Requirements and Team Composition (00:11:07)Omero detailed that sponsors must demonstrate experience, financial stability, and knowledge of compliance requirements. He highlighted the value of partnering with nonprofits or historically underutilized businesses.Compliance and Property Management (00:16:19)Omero stressed the importance of partnering with experienced property management companies that understand LIHTC programs and tenant qualification requirements. He mentioned Texas's robust compliance monitoring team overseeing 350,000 doors across 3,000 properties.

He had no plans to play football in the same town where he grew up, in fact Dallas Davis fully planned to leave Fort Collins and become a Badger in Wisconsin. Then he got a visit from head coach Sonny Lubick and a couple other coaches who put a new thought in his head: did he really think he'd catch many passes with future Heisman Trophy winning Ron Dayne running the ball on most plays? Dallas switched gears to Colorado State University.   He became a captain and was All-Conference as a wide receiver and returner. He was also very active off the field, something that started in high school and carried into college. He chaired the CSU Athletic Advancement Committee and represented the Mountain West at the NCAA Leadership Conference.   While he loved all the activities, Dallas also had a dream to play professionally. The Steelers brought him in as an undrafted free agent and he stayed for a few months until he was cut in training camp. The next year, he was cut just before training camp and reality set in: it was time to find a job.   He dabbled in the mortgage industry and realized he missed sports. So he got on planning and event committees for the Orange Bowl, NBA All Star Game and the NCAA Basketball Tournament. Eventually he found himself working as the Director of Community Affairs for the Colorado Rockies, where he still works today, but is now part of human resources. Dallas is married and raising three athletically gifted daughters who have a tough time believing their dad was pretty special with the football.     Listen to Dallas' story and conversation with @susiewargin on the Cut Traded Fired Retired Podcast. David Ansell's book “The Death Gap: How Inequality Kills” was first published in 2017. In a foreword for the book updated in 2020, Chicago Mayor Lori Lightfoot wrote that “Three years before the COVID-19 crisis, Dr. David Ansell published The Death Gap, brilliantly synthesizing what he experienced in decades of practicing medicine in two utterly different medical worlds that were mere blocks apart. What makes this book so compelling is that rather than focusing exclusively on data and statistics, Dr. Ansell makes these gruesome numbers real. He tells the story of the disparities through the real-life experiences of patients with whom he had deep, committed relationships.”  In today's discussion Dr. Ansell reflects on the collision between the ongoing epidemic of social and structural determinants of health, and the pandemic of COVID-19. He also shares recommendations for ways that healthcare providers can bring together quality, safety and equity in medicine.  David A. Ansell, MD, MPH, is Senior Vice President for Community Health Equity for Rush University Medical Center and Associate Provost for Community Affairs for Rush University System for Health, Chicago.  Dr. Carla Harwell is Medical Director, University Hospitals Otis Moss Jr. Health Center; Associate Professor of Medicine, CWRU School of Medicine, Division of Internal Medicine; and Vice Chair for the Board of Directors at Movement is Life.  (c) Movement is Life 2023
