Daryl Ruiter joined Baskin and Phelps to share the latest updates in the battle between the Haslam Sports Group and the City of Cleveland when it comes to where the Browns will play in 2029 and beyond. He talked about why Downtown Cleveland isn't as viable as the City is trying to make it out to be, why the current stadium can't be renovated, as well as whether or not relations between the Browns and the City can be fixed.
We talk NFL Draft but before that, we discuss the Guardians old logo being racist. How Box doesn't appreciate the NCAA Transfer Portal and the general movement of athletes from team to team. We also discuss the unbearable lightness of being... a Cleveland Browns fan. We go into the financials of a new Browns stadium and why that idea stinks. That ends up with us going buck and wild about the financials of this nation with us playing tariff tag. Ohio is making it easier for some individuals to get their license reinstated and maybe avoid suspension to begin with. Food Trucks are returning to Downtown Cleveland. In Story Time with Lunchbox Box, hanging with his brother, go out to eat but is charged a gratuity for a party of 3? That ain't right and is so weird so we discuss. Box also proudly avoided copping DQ and showed some self-control. Box also got in some Magic the Gathering which are always a fun time, until they aren't. Tee's oldest had his day in traffic court that left Tee's head spinning. Tee and his lady also went on a double date. We then head on down to Reddit for some AITA action that ends up throwing Box for a loop. Then we wrap the whole thing up with some entertainment recommendations for the week. We hope you enjoyed.See You Next Time, Team SKiM Tatum | TAYREL713 | Lunchbox | LISTEN | RSS | Apple Podcast | Spotify | TuneIn | Bluesky | Amazon Music | YouTube | Email | Amazon Wish List | Merch | Patreon PHONE l 216-264-6311 #Cleveland #Ohio #LiveFromThe216 #KendrickLamar #PushaT #Nosestalgia #MyNameIsMyName #NCAA #TransferPortal #NFLDraft #ClevelandBrowns #Tariffs#BostonTeaParty #HB29 #Downtown #FoodTrucks #Siblings #Restaurants #DairyQueen#MagicTheGathering #MTG#Tarkir #Dragonstorm #MicrosoftApprentice #Parenthood #TrafficCourt #DoubleDate #ThaiCurry #Reacher #Yellowjackets #Daredevil #BornAgain #Invincible #SuitsLA #RIPJohnAmos #AlanWake2Alternative Title – George of the Jungle Looking MufuckaLinksNew Ohio law now in effect eliminates some debt-related suspensionsDowntown Cleveland's Daily Food Truck Series Kicks Off May 1st and Rolls Through Summer RedditAITA for sleeping naked on top of the covers to teach my flatmate's gf a lesson?AITA for removing all phone tracking from my parents who keep using it to see my location for non emergencies?AITA for pretending to think beans in chili are "woke", to prank my Cousin who is obsessed with being "anti woke" and who loves chili?

Throughout his career, Hanna Kassis has overseen $1.5 billion in capital deployment. Hanna began his entrepreneurial journey in Youngstown, where he managed Tim Ryan's congressional campaign from 2008 to 2011. This early taste of independence would prove formative for his future ventures. Though he initially pursued law school in Chicago with intentions of becoming a tax attorney, Hanna's entrepreneurial spirit led him to found OAREX Capital Markets while still a student. The company secured seed funding from Dan Gilbert's Bizdom and later raised substantial institutional capital—$50M from a global asset management firm and a $50M line of credit from East West Bank—to build an innovative online ad revenue exchange. After successfully scaling OAREX, Hanna exited in 2022 by selling his majority stake to his investor group. His entrepreneurial drive led him to expand into new ventures, including the acquisition and revitalization of Whistle Taproom (formerly Whistle & Keg), which has become a Downtown Cleveland premier game day destination. When Silicon Valley Bank collapsed in 2023, Hanna recognized an opportunity and launched Babylon Asset Management. Under his leadership, Babylon has invested in 170 alternative loans, participated in 12 senior loans to other lenders, and helped 36 companies raise debt capital. Hanna was one of the first people I met in Cleveland, and it was a pleasure to finally have him on the podcast-----LINKS:https://babylonassets.com/about/https://www.linkedin.com/in/hannakassis/https://oarex.com/-----SPONSORS: John Carroll University Boler College of Business || Impact Architects & NinetyJohn Carroll University Boler College of Business: https://business.jcu.edu/ As we've heard time and time again from entrepreneurs on Lay of The Land — many of whom are proud alumni of John Carroll University — success in this ever-changing world of business requires a dynamic and innovative mindset, deep understanding of emerging technology and systems, strong ethics, leadership prowess, acute business acumen… all qualities nurtured through the Boler College of Business! With 4 different MBA programs of study — spanning Professional, Online, Hybrid, and 1-Year-Flexible — The Boler College of Business provides flexible timelines and various class structures for each MBA Track — including online, in-person, hybrid and asynchronous — to offer the most effective options for you, in addition to the ability to participate in an elective International Study Tour, providing unparalleled opportunities to expand your global business knowledge by networking with local companies overseas and experiencing a new culture. The career impact of a Boler MBA is formative and will help prepare you for this future of business and get more out of your career. The future of our downtown lakefront has always been a topic of conversation. In fact, studies as early as 1903 hoped to find solutions that enhanced our north shore. Over the decades, connectivity, access, as well as the challenge of Burke Lakefront Airport all have remained top concerns. Now, the decision by Haslam Sports Group to move the Cleveland Browns to the western suburbs has raised questions about the move's impact on the City's much-anticipated Lakefront Master Plan, local businesses, tourism, and more. What opportunities have opened up, and what are the challenges that lie ahead as we envision a lakefront for all?
This week, Noah and Erik dig into whether the Browns will remain in downtown Cleveland, exploring what a new stadium could mean for fans and the city's identity. They also discuss “Fan Favorites and Fan Frustrations,” sharing the players and moments that Cleveland fans love—and the ones that get under their skin. It's a packed episode all about the deep-rooted loyalty and passion Cleveland fans bring to the game. Learn more about your ad choices. Visit megaphone.fm/adchoices

To have a strong region, our cities need a strong urban core. Efforts are underway to support our region's economic engine in order to grow jobs, create a vibrant storefront economy, and encourage residential development.rnrnA recent report released by Downtown Cleveland revealed significant population increases in the area. And in June, Cleveland leadership introduced an ambitious strategy for downtown revival after the COVID-19 pandemic accelerated existing trends. Included in this plan is the completion of the Downtown Cleveland Retail Strategic Plan that will analyze Downtown's current retail inventory, identify barriers to attracting retailers, implement a targeted tenant attraction strategy, and more.rnrnWhat does the future of downtown Cleveland look like? Join us to hear from Downtown Cleveland's Michael Deemer and University Circle Inc's new President, Kate Borders on how can we reimagine downtown from a business district into a diverse, vibrant, mixed-use neighborhood.
It was in 1903 when Cleveland's first urban plans called for access to the Lake Erie shoreline. Then in 1946, the city released its first comprehensive lakefront plan. And in 2004, the Waterfront District plan was the first to recommend a pedestrian connection. Several studies have been completed over the decades, and while some aspects of these plans have been implemented, access from Downtown Cleveland to its lakefront remains constrained.rnrnRecently, Cleveland's North Coast, the City, and its partners announced a draft of Cleveland's North Coast Master Plan. It aims to end what seems like an elusive solution to lakefront development--creating a blueprint for a vibrant and equitable recreational hub for all to enjoy, connecting people with nature, and the city to its waterfront. But what makes this one different from all the rest?

Cleveland has a wealth of public art, from the Guardians of Transportation on the Lorain-Carnegie Bridge to the Free Stamp by City Hall to the colorful murals that dot our city. In 2003, Cleveland made its support of public art official when the city enacted legislation requiring capital improvement projects within city limits with budgets over $350,000 to designate at least 1.5% of the total budget toward the creation of public art.rnrnArt has the power to change a viewer's way of thinking and help to shape a city's cultural identity. Furthermore, supporting local artists and their work leads to a more vibrant and diverse city. As Cleveland looks toward the future, join us in Public Square as we learn how public art can help transform the way we interact with the public realm.
Last year, plans were announced for a complete reimaging of the Cuyahoga Riverfront. Led by the real estate firm Bedrock and the city of Cleveland, the decade-spanning plan will redevelop 35 acres. Highlights of the plan include connecting downtown to the river through Tower City Center, adding more mixed-use properties, and creating accessible outdoor spaces. Go north, and a comprehensive community-engagement project is examining the potential of Cleveland's lakefront.rnrnAs downtown continues to grow, ensuring residents and visitors feel connected to the area-whether they're watching the Browns at FirstEnergy Stadium or taking in a Broadway show on Playhouse Square-is essential. Join us in Public Square as we hear how reliable public transit, bike and pedestrian lanes, public green spaces, and basic amenities can come together to create an integrated neighborhood that is inclusive and welcoming to all.
Like many legacy cities across the United States, Cleveland faces challenges in adapting to 21st-century economic realities. The COVID-19 pandemic further complicated these challenges, as firms transitioned to remote work and downtown vacancies climbed. It's clear that succeeding at economic development will not happen by accident, and groundwork to position our communities for success needs to be laid.rnrnThe Legacy Cities Initiative (LCI) presents a seven-part strategic framework for the equitable and sustainable revitalization of legacy cities. Join the City Club of Cleveland and the Lincoln Institute at Public Square in Cleveland to hear from LCI and other urban planning experts on how the city can leverage regional growth to boost its urban core, implement inclusive economic development, and more.
