He is a best-selling author and podcast host of the “Shut Up and Do It” Real Estate podcast and strives to be the best Dad he can be to his two kids while working on becoming an ice cream aficionado.   In this episode, Nick talks about his investigation experience with the Securities and Exchange Commission (SEC) and the things he's learned from this encounter. Checkout: Raising Capital Without Rejection Full-Day Workshop (Online): https://investorattractionworkshop.com/ What you'll learn in just 25 minutes from today's episode: Discover what could happen when you don't raise investor interest in doing real estate; Understand why it's a must that you know the people you work within a really deep sense; Find out how serious the SEC is in dealing with cases and complaints and why you shouldn't take the SEC's call as a joke. You're not a victim. You own it. You can be mad at this guy and chase him for the rest of your life or just say you screwed up, move on, and put the rules and procedures in place so that you don't do it again.” – Nick Aalerud   “Now knowing what I know, that was a horrible idea for anybody to just jump right in without the experience of going through the mistakes in learning lessons.” – Nick Aalerud   “The SEC is no joke. Even if you do everything right, the legal way, and you have all your paperwork in a row, it does come down to relationships and rapport with your people. Like, over-communicate, over-promise; make sure you continuously communicate with them. It's not rocket science, but the moment you stop communication, that I think is the biggest red flag.” – Nick Aalerud   “If the SEC calls you, you'll know; your call is all 9s. If the Department of Justice is calling you, it's all 0s. Just so you're aware. That's what those two numbers mean.” – Nick Aalerud   “You can't have someone only raising equity for your deals and even getting a cut or fee or whatever. You need someone who's an active partner that's going to get equity in those deals, not just an equity raiser.” – Nick Aalerud   “People just need to have that right mindset as to why are they in the business. If they have the right way, they're gonna attract the deals, the capital, and that's really the two things you need besides the operational expertise.” – Nick Aalerud   Connect with Nick Aalerud: Website: https://aarealestategroup.com/ Email: nick@aarealestategroup.com Instagram: https://www.instagram.com/nickaalerud/ Facebook: https://www.facebook.com/thenickaalerud Connect with Dave Dubeau:  Podcast: http://www.propertyprofitspodcast.com/  Website: https://davedubeau.com/home  Investor Attraction Workshop: http://www.investorattractionworkshop.com/  Facebook: https://www.facebook.com/thedavedubeau  LinkedIn: http://linkedin.com/in/davedubeau  Enjoyed the Podcast?  Please subscribe on iTunes for updates

Real estate investing is not always the bed of roses that those YouTube ads would have you believe. That being said, real estate investing can give you the time and financial freedom that you've always dreamed about. Nick Aalerud saw a real estate infomercial that offered freedom from his banking job that was clocking over 70 hours a week. That infomercial, however, would only be the beginning of Nick's rough-and-tumble journey through real estate. There would be many financial bruises, as Nick shared with the Passion for Real Estate Investments podcast. Nick jumped into a shady real estate deal with five houses on his first try. He learned pretty quickly why due real estate pros stress due diligence. Although it was a costly lesson, Nick turned that financial loss into gain. He built a powerfully profitable wholesaling company right after. Nick would go on to experience a new set of financial hurdles when he entered multifamily investing. This time, however, he learned his lesson. Nick developed a process to help him screen deals. With this process, Nick was not only able to recover from his previous losses; he was able to grow faster than ever. Because Nick has been through it all, his advice is full of tips and tricks that you won't hear from some of the “gurus” out there. This honest conversation is what any investor (new or experienced) needs to hear in a world of increasing infomercials, webinars, and YouTube ads that make real estate investing look like a piece of investing cake. Is your mindset holding you back? Today our own Shut Up & Do It host, Nick Aalerud shares a few mindset strategies he's picked up along the way and how he deals with distractions, stays focused and sets the day up for the WIN.   “Shut Up & Do It” is about overcoming challenges both personally and professionally. If you’re familiar with Nick’s story then you know his first 5 real estate deals ended with 4 short sales, 1 foreclosure and $400k in promissory notes and debt.   With no cash or credit and collections calls to his cell every 38 seconds, he stuck his head in the sand for six months. Nick Aalerud has been a real estate investor for 14 years and has had his fair share of challenges. In today's episode, Nick gets completely transparent about the devastating mistakes he has made in his real estate career and the importance of having the right mindset to help him get out of the depression he faced. Mistakes happen, but don't let it destroy you. Key Takeaways: What does Nick's business look like today? What are Nick's thoughts on where the market is headed? Nick breaks down his team and each of their roles. Nick has had his fair share of his ups and downs. Your success in life depends on how well you're able to embrace stress. Remember, your worst day can be somebody's best day. Nick spent so much money on courses and wasn't getting any deals. He used a shampoo bottle as an accountability partner to help him spark some fire under his butt. Nick wanted to so badly get his first deal that he ended up getting completely scammed! The only problem was, his credit was now reporting on ten loans. What was Nick's biggest takeaway during these very tough moments? It was in 2012 when Nick finally was able to recover from his mistakes in 2005. Nick was so embarrassed about what happened to him that it took him years to finally open up to his mistakes. Nick kept laser-focused on his dream and his vision for the future and it helped him keep getting out of bed each morning. Nick shares what he's learned after 14 years of being in this business. Alex and Nick go through a rapid question round! I checked out emotionally and physically.” “Call me smart or call me a complete idiot, I just didn't believe that bankruptcy was an option back then. I signed for those loans, these are my responsibilities, I got to make good on them.” Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show? If you’ve been following my podcast like I know you have, then you already know that every successful real estate investor has fallen down more times than they can count. Failure is always an option. Success feels great, sure, but it’s only when we fail that we actually learn the biggest lessons. That’s why I brought Nick Aalerud onto the Real Estate Investment Profit Master Podcast. He didn’t become a profit master overnight. He had to lose $400,000 first before he learned the ins and outs of this business. And the advice he offers today will be invaluable to all of you up-and-coming investment masters listening in. Nick used to be an investment banker in Boston, and he’ll be the first to tell you that the job sounds way more glamorous than it actually is. The grind quickly turned into 80 hour work weeks, and no one can sustain that for too long. As a joke, Nick answered one of those late night real estate infomercials. And while it may not have been the most fruitful decision at first, it ultimately changed his mindset and put him on the path to becoming the real estate investment master he is today. Today, Nick talks about exactly what turned him into an investment master. We get into all the nitty gritty, the good and the bad, and you’ll never believe how a Las Vegas hypnotist and a bottle of shampoo changed Nick’s working attitude. Because you never know what will be your inspiration or your motivation, you just have to be sure to take ownership of whatever it is that inspires you. Tune in now so you don’t miss out on how you can turn your failures into your real life investment inspiration.
