Can scale a portfolio quickly, and can tolerate some negative cashflow High income earner – achiever, goals focussed - tolerance for risk – may want to use leverage to build a property portfolio   3 Tradie – often have good skills and are decisive. Have skills to add value to properties and have a good eye for a deal. Some of the best investors are tradies. Good incomes very often and an entrepreneurial spirit   4 Entrepreneurs – difficulties with borrowing capacity, feast and famine. Hard to know whether to invest in self, business, or property and shares. Property is good for people who find it hard to save and invest regularly, after the initial up-front costs. Shares require some savings discipline. Borrowing capacity tends to come and go so need to be strategic and invest when you can Entrepreneur – freedom focussed - with lumpy income? It depends. I am looking at 5-10 year strategy for creating compound growth. I would need to get a mortgage if we were to do this as a buy to let. I also have the opportunity to co invest with my partners mum who wants to do something with her cash. This would mean the ability not to have to get a mortgage. My concern is that I would be losing out on the compound growth in the years to come as she would obviously need a return too. I feel sorry for property investors trying to make headway in real estate. They face the hurdle of significant media misinformation, which is underwhelmingly and unnecessarily discouraging, and social media which is full of “pretend gurus” who are prepared to sell you their secrets to instant riches in property. In my mind, they're selling you tickets to see unicorns. Despite the information available in the media and on the Internet, the number of investors who succeed in developing financial freedom through property has not increased over the years, so my recommendation is to tune out the white noise and be selective in who you listen to. I suggest you look for evidence-based analysis. That's why I enjoy my monthly Big Picture podcasts with Pete Wargent, who brings decades of perspective to his views.
