Chris Granger, owner of Seven Oaks Grand Coteau LLC, and Maison Title, joined Discover Lafayette to discuss his growing real estate empire. He is an attorney, a married father of five young boys, and a force to be reckoned with! While Chris worked with an established law firm for 2 1/2 years after graduating from law school, he knew he was never going to work for someone else very long. In 2018 he opened up his own law practice with his wife's cousin, Benjamin Trant, and then Justin Leger became the third business partner. Business took off. The logo/painting of Maison Title was derived from an old painting found in a rental home. Leah Graeff, Maison Title's Marketing and Brand Strategist, redesigned the painting and the logo's font is based upon one found on an old sweet potato label, the significance of which Chris explains, "Grand Coteau is the sweet potato capital of the world. Justin, Ben and I found an artist who came up with the font. Only 35 years old, Chris bought his first property, at $70 thousand with 10% down through a bank closing, as his family residence in Grand Coteau while in his third year of law school. It was a perfect starter home for his wife, Meghan, and their young family to live in. When they needed a larger home for their growing family, Chris decided to rent out the Grand Coteau property, which reappraised at $105K after the improvements they had done. Chris and Meghan Granger pictured with their young family. Photo from Facebook. "The light bulb went off about leveraging the $35K equity in the home. Let's leverage what we already have. What if I scale this thing? I could own 25 rental homes. My initial goal was to have 40 by 40! That was my mantra. But it happened quicker than that." Chris's whole portfolio is based upon leveraging. "You can't put down 10 - 20% equity in each house you buy." Chris's portfolio grew to 25 properties quickly. "I'm a big believer in community banks. Being able to walk in and talk to your local baker and explain a deal is invaluable. But they tend to have a tendency to pause you if you grow too fast. When I got to 25 houses I remember being paused. It's a small circle. The first 25 loans were with two local banks. That lasted two years where I was stalled. So I went head in with my practice with Maison Title." Today, Chris Granger owns several hundred residential and commercial properties, which include the former Jefferson Street Pub, now known as The Jefferson, Abacus, the historic site location of Straw Cove Baking Company at 111 Monroe Street, and 160 units in two apartment complexes in Leesville LA. Chris's thriving real estate title closing agency, Maison Title, is also located in Freetown in the old Petro House on Jefferson Street as well as another branch in Grand Coteau LA. Chris defines himself as a "pedal to the medal guy," doing 90% of the work. He admits, "I need help with the last 10%." He relies on his manager of Seven Oaks Grand Coteau, Casey, to run the property management duties full-time. "Everything in my mind is about rentable doors. We have a few over 425 doors. 140 single family units." When asked about scaling his projects, Chris has learned from experience. "You always need the extra employee before you can afford them. Learning to navigate the cash flow conundrum where you have enough work, but you also have to take a leap of faith to hire them. You always need the help before you can afford them." We discussed the current housing market and the affordability issue. "There is a lack of housing in the $150-250K range in our housing market. Anything above $300K we don't see a lot of in our practice. $200-300K is what we see. There's a national, local, regional housing shortage in real estate." Flood insurance costs are a real issue for rentals. 'You do well when you have quantity. The goal is to net $200 to $250 per month per unit. Throw on a $1,000 flood insurance policy,

This time, Jason's and David's oenological explorations centre upon one small and very special area of France; the 209 hectares around Condrieu, that are home to the legendarily tricky to grow and hard to vinify, Viognier vine. The effort, though, produces a uniquely aromatic wine that has become one of the great gastronomic wines of France. What else, you might ask, pairs so well with that classic Lyonnaise dish, quenelles de brochet? David is obliged to forgo the pike dumplings, however, (which, if they had a pike, they could easily have made, if they only had a perch to go with it), because the only thing in Jason's fridge is Viognier; chilled to just the right temperature to release the honeysuckle, white stone fruit and apricot flavours of this awe-inspiring, yet underappreciated grape. They begin with Patrick Jasmin's, limpid, straw-coloured Collines Rhodaniennes and slip smoothly on to Christine Vernay's sensuous Pied de Samson, before sampling, a true Condrieu from within the appellation itself and Vernay's principle cuvée; Les Terrasses de l'Empire; an intricate, classic Condrieu with a complexity and long finish that belies its single varietal origins. By now, our almost supine samplers are ready for the jewel in the Vernay crown, from the appellation's sweetspot, right in the centre of the town; a Coteau de Vernon, which so dumbfounds David that he can only declare it to be, 'just like Condrieu only more so.' 'On steroids,' adds Jason. Finally, a lightly-chilled Brézème, 'Azalée,' from Domaine Lombard provides a fruit-filled footnote on how Viognier, so fickle with its favours, can very obligingly add a supple freshness to red wine.

La Villa du Coteau, c'est une maison d'hôtes en Alsace, à Obernai, une petite ville sur la route des vins, entre Strasbourg et Colmar.  C'est là que Nicolas et sa femme Hoby ont choisi de revenir après plusieurs années d'expatriation en Chine notamment. Ils ont ouvert en juillet 2015 après 9 mois de travaux pour transformer cette ancienne perception en Maison d'hôtes composée de 5 chambres (prix entre 70et 140€ en moyenne) et d'un gîte. Ils y reçoivent des français, mais aussi beaucoup d'étrangers de passage.  Pour Nicolas, les maisons d'hôtes, c'est une affaire de famille ! Son père, mais aussi sa sœur, ont tous deux des maisons d'hôtes, en Drôme provençale, et à Biarritz !  Et c'est d'ailleurs son père qui lui a donné l'idée de la Maison d'hôtes, et qui lui a trouvé cette maison, quand Nicolas lui a fait part de son désir de revenir en France.  Ils font réaliser les travaux en étant sur place, et neuf mois plus tard, la maison est prête !  Malgré une activité de consulting qu'il mène en parallèle et la création récente d'un site de e-commerce pour Hoby, la maison d'hôtes est la principale activité de Nicolas et de sa femme. Lui au marketing, à l'accueil, à la gestion des réservations, au petit-déjeuner ; elle au ménage, à la rédaction de leur blog, et à la gestion de leur quotidien, ce couple de trentenaires, parents d'un enfant, vit de l'activité maison d'hôtes, et font tout eux-mêmes.   Nous sommes d'ailleurs revenus sur ce point durant notre conversation avec Nicolas, qui a une méthode bien à lui pour établir ses tarifs, gérer ses réservations, et faire de cette activité une activité rémunératrice, et non complémentaire.  « C'est le nerf de la guerre pour des propriétaires jeunes par rapport aux autres. L'objectif, c'est de pouvoir en vivre, on n'est pas retraités avec une retraite, on est censés pouvoir en vivre à 3, donc il faut bien calculer »  Ils ont bien essayé de déléguer la partie ménage, sans pour autant trouver une solution plus satisfaisante que de le faire eux-mêmes.  Nicolas et sa femme partagent des espaces communs avec leurs guests et notamment leur salle à manger. Ils disposent d'un espace privé qu'ils ouvrent ou ferment à leur guise, et il nous en dit plus sur cet aspect. Samedi 12 mars 2022 Candice Beuque  Ambitieuse dans l'âme, Candice décide de changer de vie en 2010 et de faire de son rêve une réalité en devenant vigneronne. Après 2 longues années de recherche, elle trouve le domaine de ses rêves, niché entre mer et collines au cœur des Côtes de Provence, et l'acquière avec son beau-pèreet associé Jean-Luc. Le Domaine de la Pertuade et ses 14 hectares de vignes sont entièrement à restructurer. Un beau défi pour Candice ! Elle apprend la culture de la vigne sur le terrain et aussi grâce à une formation à l'Université du Vin de Suze la Rousse. Côté cave, son beau-père Jean-Luc rénove les bâtiments avec l'aide d'un architecte et d'un œnologue conseil. En septembre 2014 ont lieu les premières vendanges et c'est le début de la grande aventure pour Candice et sa famille. Leur cuvée Arthus rouge millésime 2015 a d'ailleurs été sélectionnée par notre grand Philippe Faure-Brac lors d'une dégustation à l'aveugle au restaurant la Mandarine à Saint-Tropez.    Ivan Massonnat Investisseur à Paris, Ivan a décidé de vivre de sa passion en rachetant le domaine Pithon-Paillé en 2018. Il choisit de le renommer Domaine Belargus. Ce nouveau nom s'est imposé pour lui comme une évidence, Belargus étant un papillon bleu, habitant historique du Coteau des Treilles. Sur la totalité des 24 hectares de vignes, Ivan exploite uniquement du Chenin, cépage emblématique de la Loire. La conduite particulière du domaine découle de l'amour qu'a Ivan pour les vins de Bourgogne. En effet, il s'inspire de la méthode des « climats » bourguignons pour travailler ses parcelles. Parmi celles-ci, on y retrouve le Grand Cru Quarts-de-Chaume ou encore deux parcelles en monopole, Le Coteau de Treilles et Le Clos des Ruchères. Il a décidé de s'entourer d'une équipe jeune dans l'esprit et la dynamique des « start-up ». Soucieux de la protection de l'environnement et du paysage, Ivan a débuté une conversion de la totalité du domaine en biodynamie. Son objectif permanent est de contribuer au renouveau de cette région viticole millénaire qu'est la Vallée de la Loire.

Renseignements générauxLe cancer du poumon est l'une des formes de cancer les plus courantes ainsi que la principale cause de décès par cancer au Canada. (Statistiques canadiennes sur le cancer, 2020).Le taux de survie des patients atteints d'un cancer du poumon est faible. La survie nette à trois ans est de 71 % pour les cas diagnostiqués au stade 1, et chute à 5 % pour les cas diagnostiqués au stade 4. Au Canada, environ la moitié des cancers du poumon ont atteint le stade 4 au moment du diagnostic. (Statistiques canadiennes sur le cancer, 2020).Deux études cliniques, soit l'étude néerlando-belge sur le dépistage NELSON et une étude américaine nationale sur le dépistage du cancer du poumon (l'étude NLST), ont montré l'utilité du dépistage du cancer du poumon dans la réduction du taux de mortalité chez les populations à haut risque.Au Canada, il y a consensus au sein de la communauté du cancer du poumon quant à la nécessité de mettre en œuvre des programmes de dépistage à l'échelle nationale.On a annoncé la mise en œuvre de programmes de dépistage du cancer du poumon à l'échelle du Canada. L'Ontario et le Québec ont lancé les leurs en avril et en juin 2021, respectivement. La Colombie-Britannique a fait l'annonce de son programme en 2020; celui-ci sera lancé sous peu. When we talk about the midwest sometimes we forget to mention the weather. The climate in the midwest is pretty much as you might guess, warm in the summer and cold in the winter.  There’s a phenomenon in the midwest where the weather changes very quickly. I’ve seen the temperature shift almost 100 degrees in 24 hours. In January 1943 in Spearfish, SD the temperature increased 49 degrees in 2 minutes from 4 below zero to a sunny 45 degrees. 2 minutes.  Let’s not forget the wind…. There’s so much damn wind here, there are wind turbines all over in the southwestern corner of Minnesota and Eastern South Dakota. It seems like it is always windy here.. Chinook winds from the southwest bring warm winds and Alberta Clippers bring the cold arctic wind.  The I-90 and I-29 corridors in Western MN, Eastern SD, Northern IA is where I’m from. There’s The Buffalo Ridge in Southwest MN, which turns into the Coteau Ridge as it runs north just past the North Dakota border. This is known as the Coteau de Prairies, a flatiron plateau where the wind builds strength before it rolls down the plateau and across the prairie, spinning the wind turbines like a child’s pinwheel.   We don’t hear enough about the blizzards. The wind is what separates a snowfall from a blizzard. Not a winter storm, but the full on, you better have your shit together, for real or you could die fucking blizzards.  Since we just had a blizzard I figured I would tell you a story about my mom and one of the worst blizzards on record.  There’s probably a lot of people listening that don’t know what a blizzard is like. I’m gonna do my best to describe it..  Let me paint you a picture, it’s white….. And I slap you in the face with it a hundred times while your extremities freeze and you can’t see.  The blizzard I’m gonna tell you about started on January 9th, 1975. This particular blizzard had winds sustained at 45-55 mph and gusts up to 80 miles per hour. Yes. 80. Imagine freeway fast snow, ice and debris coming at you as the wind takes your breath away. You can only breathe if you don’t bury your head in your coat or scarf. The wind shapes the drifts that can drastically change the landscape. You can’t tell which way you are going, in the upper midwest if you are stuck you never leave your vehicle to walk somewhere.  Obviously, that was more important back before cell phones, but still sometimes out here (Yes even now) there’s dead zones. Calls are dropped and texts just sit there half sent.. That’s not where you want to be when the wind picks up and the snow starts flying.

Today's Gospel is about the end times. Luke 17:26-37: ‘As it was in Noah's day, so will it also be in the days of the Son of Man. People were eating and drinking, marrying wives and husbands, right up to the day Noah went into the ark, and the flood came and destroyed them all. It will be the same as it was in Lot's day: people were eating and drinking, buying and selling, planting and building, but the day Lot left Sodom, God rained fire and brimstone from heaven and it destroyed them all. It will be the same when the day comes for the Son of Man to be revealed. ‘When that day comes, anyone on the housetop, with his possessions in the house, must not come down to collect them, nor must anyone in the fields turn back either. Remember Lot's wife. I have heard some people say that we have to get ready for a long and cold winter. That its going to be tough. Many people are going to die. That we have no assurance of getting a real effective vaccine. Some say its going to be several more years. So hunker down, and get ready. What should our attitude be in this time? How do we see God's providence with all these numbers, these deaths? During the winter of 1666, Brother Lawrence, a Carmelite Monk in Lorraine, France, upon seeing a tree stripped of its leaves and considering that within a little time the leaves would be renewed and after that the flowers and fruit appear, received a high view of the Providence and Power of God which has never since been effaced from his soul. MPP Coteau is one of those candidates and he's recently unveiled an ambitious transit proposal for the province. That plan is to make public transit free for riders. According to Coteau, it's being proposed as part of the fight against climate change to encourage Ontario's residents to reduce their carbon footprint. But a plan like this is obviously no easy feat. The cost of it could easily amount to billions of dollars. Coteau says that he would undertake a cost-benefit analysis to evaluate the effectiveness of such a system. There are two ways of launching a successful business these days. One is to come up with an idea. Write a business plan. Create a pitch. Hire a pitch coach to sharpen your message. Go through a business incubator, followed by a business accelerator program. Go to friends and family for financing. Then raise investment capital, and finally become profitable. The other method is to stumble by chance into an already existing business, buy it off the owner, and discover having had no formal training that you re a natural at business, and that before you know it you re expanding and diversifying just like the business planners tell you. Except you don t have a business plan. That s pretty much what happened to Nancy and Jesse at The Kitchen Shop in Grand Coteau. Technically their names are Jesse Poimbouef and Nancy Brewer, but everybody in Grand Coteau and way beyond know them simply as Nancy and Jesse. If you don t know about The Kitchen Shop, and you ve only ever driven past Grand Coteau, it s hard to grasp quite how extraordinary this business is. The range of kitchen equipment and gadgets in the front of The Kitchen Shop is staggering. And in the back of the store there s a small pastry shop and bakery that racks up online and real life reviews that frequently describe the pastries as best ever. If you think The Kitchen Shop in Grand Coteau is more like something you d find in Manhattan, that might be because Nancy was one of Manhattan s leading pastry chefs. And Jesse was an artist there, before they decided, 25 years ago, to get out of New York and move to Lafayette with no plan, no job, and no home. Diversification is the kind of thing successful businesses do to expand. For example, Amazon started off selling books only. Now it s diversified into selling, well, pretty much everything. On a markedly smaller scale, The Kitchen Shop diversified into women s fashion. It started out with Nancy s frustration at not being able to find anything fashionable to buy for herself to wear, and culminated in a spin off business called Pistache Dress Shop. Pistache is an equally unexpected find in a small Louisiana town and is now a stand alone business in Grand Coteau owned by Nancy s former prot g , Alyce Ray. Joe Breker is the owner of the Coteau des Prairies, a getaway lodge that offers stunning views surrounded by prairie farms and fields. He has been farming for over 40 years and practices what the industry calls “No-till” farming, a method that prioritizes soil health. With his skills and knowledge, Joe managed to successfully operate his farm during the dry ‘80s and wet ‘90s, as well as each decade’s poor farm economy. Joe joins me today to describe how his conservative farming practices have improved their farm’s soil health. He shares how his father was a sustainable farmer and what he did to build on what his father started. A mulit-passionate and highly creative person, Emelda, joins me to talk about a space that she created for Black women and girls whose voices have been left out of the narrative of police brutality. This space is called Black Womyn Rising and it includes Black LGBTQIA+ folx and lifts up voices and stories of trans women who have experienced police brutality as well. Emelda knows that "when we women come together, we not only transform our own selves and our own psyches, but of those around us too." She facilitates Sister Soul Talks, which is a space for healing that addresses the issues that Black women and girls experience in society. Emelda points out that "even in progressive spaces, the truths and experiences of Black women and girls are excluded." We must understand that no one is free if Black women are not free. We talk more about this freedom, and I ask her what freedom means to her personally.  "How can we re-imagine possibilities, a new world, while we are also actively resisting?" In this episode, we also talk about love and community. Emelda shares what transformative love and community mean to her.  "If we can get away from the capitalist model of love and really truly see people's hearts and want to connect deeply with their souls, how much different would our homes, communities and our culture be?"  Our conversation was DEEP and beautiful, and I know it will set you on a higher frequency like it did for me.
