Welcome to the show, Greg. Great to have you here. Thank you, Steve. It's really good to be here with you as well. It's very exciting. We are launching this book. So when you're listening to this podcast, the book is going to be either imminent or already out. So we're talking about the Pinnacle Business Guides organization and we're talking about the book. So Greg, let's start me with the question. You have described your entrepreneurial journey. How did you get here? How do you end up founding the Pinnacle Business Guides organization? Steve, how long is this podcast? I have a long journey. You can cut out the ones that I don't like. So listen, I started my entrepreneurial career, I went to a Brian Tracy seminar, and Brian Tracy had a program called the Psychology of Selling and the Psychology of Achievement back in 1985, so I'm dating myself a little bit, but it just turned on the lights for me. I just had never seen a seminar like that where you could just go and learn so much about a specific topic. And so I asked him for a job and I became one of his reps actually out selling his training. And I moved up through the regs, became the national sales manager, peak performers network, where we had Harvey McKay, Jim Rose. I just want to butt in here. I can't resist it. I love that. And I started my kind of entrepreneurial discovery through Brian Tracy when I was still in Hungary. I bought the CDs, the psychology of selling, the psychology of achievement, all that stuff. So it's amazing in the 90s. So sorry, carry on. We've been on the same path, Steve, as you know, until we recently came together a few years ago. So our journeys were similar. And from there, National Sales Manager, Jim Rohn, Harvey McKay, Tommy Hopkins, create a great network where people would buy a membership and come every month to different speakers. And as the business evolved, then they became mega events, right, with lots of people, thousands of people. And then training changed. We went to a train-the-trainer models, right, where you certified in-house people. That was called TeamTrack. I co-founded that company with a gentleman, Tom Winiture, and very successful. And then 2001, the towers came down and I was like, I have to get off the road. And I hung up my shingle to be a sales coach. So I'd heard about all these trainers. I'd been flying and listening and going to seminars, you know, for a long time, 16 years. And it was just time for me to do my own thing. And so I took a few clients and what I would do is I'd write the sales process. And then I said, listen, I'll go prove it to you. I'll go out and ride with your salespeople. And at any time in the sales presentation, they can just say, hey, Greg, do you have any questions? Whenever they got in trouble. And so from there, that took me to 2010. And one of my clients said, have you read the book Traction? And I said, no, I haven't. They knew I was a huge reader like you, Steve, look at all these books behind you. And I read it and I wondered if Floyd Wickman was in a relationship to Geno. And I had worked with Floyd on our lineup at Peak P...

[6:55] If you have these inborn traits, you are either an entrepreneur or an entrepreneur-in-the-making. If you are a leader with a few of these traits, you are in the right place and are an entrepreneurial leader. You're probably not going to take the risk to start a business and that's all OK. [7:20] The reason Gino wrote Entrepreneurial Leap is that being an entrepreneur is the new rockstar and everyone wants to be an entrepreneur. It's not for everyone. It's not all it's cracked up to be. If you take the entrepreneurial leap without having the six essential traits, you will be miserable for years and lose all your money. Gino breaks hearts and saves lives with the news! [8:21] Gino explains the six essential traits cannot be learned; you have to be born with them. Every true entrepreneur he knows agrees and has these six essential traits. He hopes he's wrong but he doesn't think he is! [9:20] How do entrepreneurs differ in their decision-making, taking on risks responsibly? A risk-taker knows the odds are that they are going to fail; they are willing to fail, depending on themselves 100% for income, and taking total responsibility for the outcome. [13:54] When Gino took the leap to create EOS he was armed with two thoughts: He saw the needs of entrepreneurs, mismanaging their businesses, and saw nothing but opportunity. He believed he could help them — he had no idea how! He burned so much with the passion to connect the dots that he threw himself out there and simply figured it out. Most people would not take the risk. [15:48] Gino discusses the meaning of risk. Is it as big a risk if you are well-prepared for it? Gino notes there is an entrepreneurial range, from one-person side hustle to the greatest entrepreneur in the world and every entrepreneur fits in that range. Large risks or small, there are always risks. [18:17] Timing matters. In 1,000 years of entrepreneurial history, two things have always changed: products and services and methods of communication. Two things have never changed: People have wants and needs and you have to persuade them. Gino contrasts the too-early Newton with the iPhone that revolutionized the world 15 years later as an example of timing. [19:58] When Gino built EOS Worldwide, the coaching industry exploded. His timing was perfect. Steve Jobs and Bill Gates had perfect timing with software and computers. Entrepreneurs have to evolve with the times, keeping an ear to the ground and always knowing what the customer wants and needs. Be agile and adaptable. [22:50] Even with perfect timing for a product, the customer's wants and needs will change. The true entrepreneur will evolve to continue meeting those wants and needs. The person who got lucky with timing but does not evolve will be out of business in two to ten years. Say no often, 7.) Don't do $25/hour work 8.) Prepare every night, 9.) Put everything in one place, 10.) Be humble. [28:40] The 10 disciplines assume you are a driven individual taking care of yourself. One principle is that you should never do anything you can pay somebody $25 an hour to do. Do high-value work and give the rest to employees. Gino hasn't looked at his email for 20 years. Email sucks his energy. He's on the move, he's creative, he's creating, he's teaching, he's helping, and his energy is high. [32:04] How do you maximize the benefit of having a mentor? Gino believes mentorship is a speed pass to success. He was blessed with two amazing mentors. His Dad, Floyd Wickman, was his people mentor for communication and leadership. Sam Cupp was his business mentor for running a company. Gino borrowed his father's book, Mentoring, for the mentoring part of The 10 Disciplines. [33:00] Gino teaches you how to find a mentor but first, you have to decide where you want to be. Go and find the person who is where you want to be. There's one out there who wants to pass on their wisdom and their legacy. Go work for them for free, attach yourself to them, and learn from them. Ask them if they will mentor you. Gino teaches how. Only about half of entrepreneurs have had mentors. [34:06] As a protege of a mentor, the two greatest things you can do to keep your mentor coming back are to thank them often and share with them how you're applying what they're teaching. Share the results. They are trying to pass on their legacy, and you can help them do it. [35:13] Gino delegates $500 an hour jobs to free himself for higher-value work. Once a quarter he delegates something big. He decided he needed to delegate his company, EOS. He did a five-year search for the right successor. The day after closing, he moved on to pursue his passion, which was creating Entrepreneurial Leap and now, The 10 Disciplines. Gino is just going to keep on creating stuff. [38:55] Gino uses his arms to communicate. He's Italian! His gestures are energy shooting out of his body.  [40:55] Gino says most entrepreneurs are insecure. Gino was insecure at 18 but is more confident now. Gino quotes Daniel Kennedy, “We teach what we need the most.” Gino has always taught what he needed the most. Around age 40, Gino fully believed he deserved his optimal life and that's what he teaches. It was really divided in three parts: mindset, technique, and marketing. - Deborah Mann Real Estate is more go out and talk to people, and we had been taught that it's all about conversations, it's about talking to people, but it didn't mean anything until I started doing it. - Deborah Mann They required us to talk to a certain number of people every week and all of a sudden, whoa I started getting business. - Deborah Mann A realtor's job is to talk to people. That is their job description in its simplest form. - Jason Will People that have no plan B, like if there's only a plan A, those people seem to be able to find a way to build a sustainable business. - Deborah Mann I hear agents say is that when they leave an event, they're disappointed, they were expecting to get a magic bullet or a magic pill, something that is just going to revolutionize their business. - Jason Will I want to be like the successful group over here, and they're all going to this class. I'm going to this class. So I did. And it made a huge difference for me. - Deborah Mann I don't have a huge sphere and most of the people who know me have only known me a relatively short period of time. And so I had to do something different. - Deborah Mann You have to evaluate, take stock. Who am I? What can I bring to the table? Why should anybody do business with me? What do I have to offer? And then later, how am I going to get business to begin with?I realized I can't be like everybody else because I don't have what everybody else has as far as the history here. - Deborah Mann If you are from somewhere, you were born and raised, your foundation of your business should be your SOI. - Jason Will I've learned online that real Estate is really math. There are formulas, if you do certain things, it's like a computer program. You do A, B, and C, you can expect D, E, and F. And so I thought I'm going to start doing A, B, and C. - Deborah Mann I just started setting goals to try to talk to at least 50 people a week. This month right now (April) by the end of the month, which is now, I think I've closed about 800000. - Deborah Mann I want people to hear is that you were searching for new tactics in things, how to procure business in a shifting market, but you're also finding mindset. - Jason Will Too many salespeople want everybody to like them, but you need to work with people that like you and you like them, that you're kind of alike. - Jason Will If I'm going to have my own business, one of the perks should be to work with people that like me and I like them because we connect. - Deborah Mann If I talk to enough people, I should be able to find the people that I should be working with. And then I don't have to work with the people that would be better off with somebody else. - Deborah Mann Learning is kind of like anything in life that produces results. It's continual. - Jason Will Being a learning-based realtor means always learning the market, learning the nuances of working with different types of people, and especially identifying buyers. - Deborah Mann Marketing is not only, how do you communicate to your potential customers, but it's also identifying who are your potential customers? - Deborah Mann Somebody may not be the smartest agent out there, but they may have something else. They may have this huge heart and could care less about the commission, at the end of the day, it's all about service. - Jason Will Having this learning based mentality, I really believe the better I understand who I am, the better I'm going to be able to help my people who are out there waiting for me to get ahold of them. - Deborah Mann I have to make a choice every single day to quiet those voices, those insecurities, those demons that want to just say, "Woe is me. There are only 5 jobs in the sales business. Finding prospects, converting them to appointments, control the appointment, present, pricing, and then close. But a lot of people don't realize those are like links in a chain. The effectiveness of any salesperson is as strong or as week as their weakest link. ~ Floyd Wickman In real estate, effectiveness in sales is of paramount importance. It takes more than just being a friendly and helpful person to take a person from being a lead to a closed sale and a happy customer. In this episode, Floyd Wickman joins Melissa to discuss his experience as a real estate agent, how he learned sales himself after a miserable start of only 5 sales in his first year in the business, how he became a trainer and teacher of sales skills, and why the 5 links in the chain of effective sales have to be focused on one at a time until all are mastered. Floyd is a legend in the real estate training world and you will gain valuable insights from this conversation. Until you get face to face with people, you're not going to do much business Sales is not a business that can be done effectively over the phone or via email. Though those are definitely tools to be used, the key Floyd Wickman has learned is to get eye to eye with a person in order to establish a basis of trust and cooperation. That's where things like body language, facial expressions, and demeanor play such an important role in putting leads or prospects at ease. In this conversation, Floyd explains how he built his sales philosophy around his personal core values and why being face to face with prospects is so vital. Find prospects - make appointments - control the appointment - price - close Floyd Wickman says there are only 5 steps to effective sales and in his mind, they are like links in a chain. But what most people don't realize is that the weakest link in that chain is what is going to deter or determine their level of success. What are the 5 links? Find prospects: the act of locating people to talk with. Convert people into appointments: making arrangements to meet and chat about their needs. Control the appointment: leading the prospect through a conversation that reveals their needs and your ability to help. Price: establishing an agreement on what your services will cost and/or how their property will be valued for sale. Close: Asking for the business. Floyd explains these during this conversation, so be sure you listen. Are you asking the “magic question” of everyone you meet? One of the things Melissa was sure to ask Floyd was what advice he'd give to a struggling real estate agent. His advice is that they need to make sure they are asking every person they meet, what he calls, the magic question. Here it is: “If I were to ask you to refer me, would you do it?” In Floyd's philosophy, you're asking people a question that is easy to answer. Most people, simply out of kindness, will answer positively. That's when you have to know how to follow up the magic question with an appropriate way to probe their knowledge of people who are in need of your real estate expertise. Floyd explains a handful of ways you can do it during this conversation. The success of your open houses depends on getting this right Open houses are our strong suit here at Spacio, so it was important to discover what Floyd recommends to agents who want to increase the success and productivity of their open houses. Floyd's advice was very basic but powerful - get a name and establish a rapport upon which follow up with each person will feel natural. You'll do well to listen because Floyd explains a very simple survey he often uses at his open house events that enables the people who attend to provide their information in a non-threatening way where they receive something valuable in return. In that time I have studied under the masters of selling such as Zig Ziglar, Tony Robbins, Tom Hopkins, Mike Ferry, Floyd Wickman and Dale Carnegie. I immersed myself in the self-help and self-improvement world as I became a top Salesperson for Century 21 Real Estate. In 2007, I began training and coaching and grew into the world of Podcasting, Youtube and Blogging and Vlogging, a.k.a. content creation, along side of Grant Cardone and Gary Vaynerchuck while having creative mentors like Casey Neistat and Peter McKinnon. I continue to recycle knowledge and repurpose it as wisdom in pursuit of an enlightened state of mind I later came to know as flow. I wrote and published a book on this topic and only came to find more books like the Power of Now by Eckhart Tolle and The Secret by Rhonda Byrne once my publisher asked to categorize this. This makes for quite an interesting journey as I document and create a living journal as I bring others into their own personal development.
