He enjoys looking back and remembering everything they accomplished and how much the agency grew in that time. To him, the agency business is about people but there was a constant struggle to get paid fairly for your expertise. He saw first-hand how difficult it is to scale an agency, which is why he ultimately chose to leave the #agencylife. Now, as the owner of a big brand, he gets approached by many agencies trying to work with him. In this position, he has witnessed many good and bad sales tactics and strategies. As someone who worked in sales for eighteen years, Kelley says he has the utmost respect for salespeople. However, while some of these strategies stood out to him for very good reasons, there are some sales strategies agencies should stop doing altogether. Top 4 Agency Sales Tips: Insights from a Brand CEO 1 - Know Who You're Marketing To and Be Specific How can you stand out to potential clients for the right reasons? Just like anything else, you have to do your homework and have some idea of who your audience is. A lot of agencies set up email campaigns. Sometimes they take the time to customize them however, most don't spend the time and energy to really understand their customers. Even people who do try to understand their ideal customers opt for a spray-and-pray approach because it's more efficient. They send the same email to several people within an organization. However, Kelley believes that is the worst thing to do. If someone in the company finds the email interesting and brings it to someone who also got the email, they both become put off by it. Even worse than that is sending it to multiple people in the same email thread. You will stand out by taking the time to send personalized email communication and research the person whose attention you're trying to get. 2 - Don't Make Assumptions or Promises You Can't Keep Kelley says the worst emails are the ones that make an incredible amount of erroneous assumptions about his business. This includes what the agency thinks it can do for his company. These emails usually contain promises like “We can help you improve your revenue from email by X amount". Kelley immediately trashes this type of email because no one should be making assumptions about how much they can help before they've even had a discussion with him. Another common tactic he doesn't like is the “I've prepared something very special for you, I just need you to respond to this email to confirm you want me to send it”. Basically, Kelley finds this type of "bait email" very disingenuous. If the salespeople really had something prepared, they would just send it. He has responded to some of these emails only to find the salesperson is not prepared to send the materials they promised. 3-Send Emails That Are Honest, Clear, and Concise Communicate why you're reaching out in as few words as possible. Be really precise about what problem you solve and how you're uniquely capable of solving it. That's it. A clear and concise email conveys you value the person's time. Most people won't even bother to read a long email explaining why you should work with them. Get straight to the point and you'll start converting more prospects. Being honest will help the prospect also respond with honesty. Kelley says that if he as the client has that problem, he'll respond. He has felt engaged and compelled to respond when the emails are concise, make suggestions, and maybe ask one question. If he's interested, he'll respond to that question. It's a legitimate way to start a conversation, although it should be specific and not something complicated. 4- Be Courteous in Your Follow-Up  We all hate the “bump-up” email. Please don't do that. Or at the very least, don't just say “Hi. I'm bumping up this email”. At least take the time to restate why you're sending the email. Some people get creative with these emails and will even send pictures to try to get the prospect's attention; remember to keep the tone light and don't take offense if they've decided not to respond. Instead of sending a final email saying something rude like “I guess you're just not interested in scaling your business,” try leaving the doors open with something like “I sense the timing is not right. We still think we have a great solution for you. I'll back in X amount of time.” What Gets a Brand CEO's Attention? Phone calls are tricky nowadays because you rarely find anyone willing to pick up the phone for an unknown number. However, Kelley occasionally does pick up the phone and he finds he's more likely to stay on the phone for a longer time when the salesperson gets to the point fast. He'll ask “How can I help you?” and hopes to get a really succinct answer to assess whether or not he's interested in the first few minutes of the call. As someone who enjoys reading. Kelley is more impressed by a direct mail package that includes a letter over fancy boxes people tend to send. In these cases, a handwritten note is even more valuable because it's such a rare gesture to have. It shows the person is really interested in the client's business even more so than expensive gifts. Finally, personalized videos are great for getting a prospect's attention. Of course, just like in text form, they shouldn't be too long if you want people to watch them. It's a great way to stand out as long as you make it about the client or their product. You could show you've already used their product to start a conversation about how you can help them market them. That's the type of customization that really moves the needle. Being Patient May be Your Best Sales Tool  Sales is a long game and in this day and age, we're conditioned to getting an instant response. Kelley encourages salespeople to be patient. Just because you struck out on your first attempt to reach a client doesn't necessarily mean they're not interested or won't engage with you. Most of the time a no just means "not right now." Be patient with your audience. Know who you're talking to and do not take it personally. Jason once waited eight months to interview Seth Godin and he came through. Eight months after their initial exchange he reached out again and got the interview he wanted for the podcast. The wait was definitely worth it. Two or three times a year is a good measure of how many times to reach out to prospects without becoming a nuisance. Sending multiple emails won't help wear them down. That's not how it works. This change in business brings up a subject that all Real Estate agents eventually will go through: what does it mean to change brokerages and when does a move like that make sense?   Relationships, Leadership, and Resources   The simple truth about where you, as an agent, choose to hang your hat is personal preference about an organization's potential for relationships, leadership, and what resources they offer. When you're just starting out, how you prioritize these three aspects might be different than what you might prioritize if you were more seasoned. The importance you place on these three roles may change, but in the end you'll still want to consider your personal preference in their importance.   Know Who You Are, Know Who You're Not   Knowing who you are and understanding who you are not so important to understanding what you need from a professional relationship. Remember, with any move like this it's also important to ask yourself ‘how is this a smart investment in my professional development?' Have reasons for why you didn't stay at one brokerage and think about how those reasons are answered by the new one. Recessions can be sudden and one day you could walk into work and suddenly you just notice a slow down. This could mean that a recession is happening. In today’s Monday Morning Memo, Wilson and Samantha go over what staffing and recruiting companies need to do during a recession to ensure that you can weather the storm and come out the other side on top. Telltale Signs That a Recession Is Happening One of the things that Wilson touched on regarding recessions are the telltale signs that one could be happening right now. These include a dramatic increase in back door hires, your best debtors are running behind, and your less than wonderful debtors start trying to conserve cash by stretching out their payments. As of the writing of this article none of these signs have shown themselves yet. With that being said, there is still time to prepare a checklist to ensure that you can weather the storm of a recession. Wilson’s Recession Checklist Now that you know the telltale signs that we might be in a recession, now you have to know what you need to do during the recession. Wilson explained from his viewpoint what you need to do to survive and even thrive during a recession. You Need a Way To Track Your Candidates Being able to track your candidates puts you in a strong position to also find back door hires. One of the things you’re going to see during a recession is not only the huge surge in backdoor hires, but also a large surge of employees getting laid off before you can find them. This makes it important to be able to find them before that happens. Maintain and Set Credit Lines Most of our clients tend to extend their credit lines based on what their clients need. Avoid doing this as some clients can be a wonderful $5000 credit risk but a horrible $50000 credit risk. Check your client’s credit and set your credit lines based on their creditworthiness. Have a System To Follow Up With Past Due Clients The next thing on the checklist is making sure that you have a way to follow up on past due clients. You want to remind your clients that they owe you debt. A great example is having an automated three phase email that will be sent to debtors that are overdue. Make sure that this system is automated and not people dependent as well. Samantha’s Recession Checklist Samantha also has her own recession checklist. From a legal standpoint, she shared that everything that you used to do is far more important during this time. Have You Documentation In Order Having the right documentation during a recession is all the more important. Make sure that you have a signed contract. Also look into getting a personal guarantee as it gives you that little bit of extra protection. Know Who You’re Dealing With One of the things that can happen during a recession is corporations could simply shut down and reopen. If one of these corporations is your debtor and they reopen their doors after the recession, you need to make sure you know who exactly you’re dealing with. Quotes - We see a huge surge in backdoor hires. I mean just off the Richter scale. If we're getting five backdoor hires a week we walk in and we're seeing 20 in a week. I mean it's literally a 3 to 400% increase. - Finding one or two backdoor hires during a recession could mean twenty-five to fifty thousand dollars to you which could help absorb any shrinkage that you see or at least get a cash injection to ride out the storm - If they can put a hundred thousand dollars of their payroll over on your staffing that's great that's a new client for you, but understand you're now exposed. - The primary reason that corporations exist is to shield individuals from personal liability. If you have a debt ridden company they can shut that down, open up a new corporation and not owe you a dime without a personal guarantee

It will take time, so have patience. ·      You need to know your customer avatar before you can think about posting on social media. If you’re targeting the wrong people with your posts, you’re not going to attract the right customer. ·      Using your social media to sell, sell, sell is a bad idea. You also need to entertain and add value. ·      Ensuring you’re not posting dull content is important, yet difficult. If someone comes to your account and sees terrible photos and lazy captions, they’re probably not going to follow you. ·      You need to think about whether you’re posting what your customers want to see or what you want to say. ·      Sometimes you do have to post ‘tick in the box’ content. ·      Only do what you can manage and build your consistency level for yourself. ·      Don’t sign up to every platform. You need to choose the platforms your customers as most likely going to be on. One thing you need to remember above all else… Although you may feel as though people are much further ahead of you when it comes to social media, it’s important to think about where you are and how important it is to you. For some, it comes easier and much more naturally and that’s okay. Going out of business is a fear for most businesses and their clients. If you’re someone who’s had a client go out of business, leaving you without payment, then this is the post for you! The Subtlety of Bankruptcy Bankruptcy can be a very subtle process. One moment you’re receiving regular payments like clockwork from a client, the next they’ve started delaying their payments by several weeks. This is the first sign that there has been a hiccup. They can make up excuses like “gee we have a new billing clerk”, or “gee we were waiting for funds to come in from ABC company that owed us”. Eventually, the excuses will just stop coming because they’ve gone under and filed for bankruptcy. Know Who You’re Dealing With to Protect Yourself As sudden as bankruptcy can come, there are always warning signs before you’re hit with the consequences. So what can you do to make sure you’re prepared for the incoming storm that it will inevitably kick up? Your biggest priority is to know who you’re dealing with. We cannot stress enough how important it is to ensure that you know who you’re dealing with. This is especially apparent with franchises. There have been many cases where we’ve dealt with clients that had no idea who the local entity was. You can’t just go around and sue every restaurant with the same name, as each might have the same brand, but they don’t necessarily have the same legal entity governing them. A great way to find out who they are is to go to the secretary of state to get that info. However, you’re going to need to make sure you know what LLC their apart of. Otherwise, you’re going to pull up more than a hundred different DBAs from different businesses with the same name, in various counties. A great asset to figuring out who you’re dealing with is to have a credit application signed. It holds all the information you’re going to need if you ever need to pursue a case against a former client. Alongside the secretary of state, the credit application can help seal the deal when it comes to ensuring you’ve got the right tools to win a case. What Are Half Related Entities and How Do They Affect You? Half related entities can be summed up as various companies or groups working under a single banner. These can be anything from corporations with their various divisions or LLCs with their various companies. They can be tricky to work with as they can easily exploit the wording in your contracts with them. For example, you’re presenting candidates to ABC company who has XYZ company as one of its divisions. XYZ company can scoop up those clients from under your nose and neither of the companies are obliged to pay you a fee if you don’t use specific wording in your contract. You can avoid this by having the words “related entities” or “affiliates” in your contracts. This legally binds the company you’re dealing with to pay a fee if any of their divisions or affiliates hire your candidates. With many companies going under without prior notice, leaving their former partners with a financial burden and a net loss, it can be a challenge recognizing the initial signs. However, with the right knowledge, tools, and awareness you’ll be able to effectively safeguard your interests and assets.
