I am retired Kansas City Police Intelligence Unit, Detective Gary Jenkins. I even got promoted to sergeant before I left and went back to the intelligence unit for a period of time. Now I've turned podcasters, y'all know. And I have one of my many great expert former FBI agents. You know, we've had a lot of them on here today. It's Fred Grassley. Fred, welcome. Thank you very much, Gary. Now, Fred, did I get your last name pronounced right? It's Graessle. But anything close to that will work. Call me anything but late for dinner, right? I'm notorious for butchered names, as these guys know. Anyhow, Fred, Fred and I had a meeting not too long ago for lunch, and he had gotten hold of me. He's retired out of the Cleveland office or Northwest Indiana office. I can't remember which office you retired out of. Northwest Indiana. Northwest Indiana. And he moved to Kansas City, retired to Kansas City as a company. So I'm going to let Fred tell you a little bit about his background and his career in the FBI and a little bit of post-FBI, because I think that's got to be interesting. So, Fred, tell us about yourself. [1:21]Sure. I went to Indiana University and got a degree in accounting specifically to qualify myself to be an FBI agent. That was something I wanted to do ever since I was a small child. I graduated in 1973, went into public accounting for a couple of years, passed the CPA exam, and applied with the Bureau and got in pretty quickly in August of 1975 and was a special agent. For 30 years during that point in time. I spent my first 10 years. [1:56]For you guys that don't know, that was the route, one of the three routes into the FBI back in those days. Back at that time. They've added language skills since then, I think. But to be a lawyer or an accountant or a former law enforcement with two or three, four years of experience was the route to go in the FBI. So that's correct. [2:18]Anyhow, go ahead, Fred. I'm sorry to interrupt you. I spent my first 10 years in Cleveland, and that's where this story is going to take place. But I spent the last 20 years in Northwest Indiana, first in Gary, Indiana, and then we moved out of Gary into Merrillville,

Jason expressed his frustration with the government's response to Hurricane Helene and discussed the conspiracy theory surrounding cloud seeding. He also analyzed the real estate market, highlighting that inflation-adjusted homeowner equity per household is at an all-time high and has been steadily increasing since 2017. Lastly, he invites you to join his Wednesday masterclass on Northwest Indiana and introduced an interview with Josh Mettle. Jason then welcomes Josh Mettle, an expert in mortgages markets. According to Josh, the recent decline in mortgage purchase applications, despite rising home prices, is not indicative of a looming housing crash. This is because the current demographic trends favor homeownership, with millennials and Gen Z representing a large cohort of potential buyers. As mortgage rates continue to decrease, we can expect a resurgence in demand, leading to a surge in home purchases. Additionally, the increase in cash transactions suggests that many buyers have the financial means to purchase homes without relying on mortgages. #mortgage #interest rates #inflation#housing market #real estate #investment #finance #economy #money Key Takeaways: Jason's editorial 1:13 Please DONATE to the people affected by Hurricane Helene 3:08 Conspiracy theory: Project Cirrus 4:54 Chart: Inflation Adjusted Homeowner Equity Per Owned Household 7:31 Join Jason's Wednesday Masterclass JasonHartman.com/Wednesday 7:52 Clip of the Day: Lithium Mine Josh Mettle interview part 1 9:31 A Plug 12:13 The mortgage market and the interest rate 18:01 Chart: Mortgage Market 22:39 Legitimate Political Risk 25:50 Future expectations of inflation and the Mortgage Application Index Follow Jason on TWITTER, INSTAGRAM & LINKEDIN Twitter.com/JasonHartmanROI Instagram.com/jasonhartman1/ Linkedin.com/in/jasonhartmaninvestor/ Call our Investment Counselors at: 1-800-HARTMAN (US) or visit: https://www.jasonhartman.com/ Free Class: Easily get up to $250,000 in funding for real estate, business or anything else: http://JasonHartman.com/Fund CYA Protect Your Assets, Save Taxes & Estate Planning: http://JasonHartman.com/Protect Get wholesale real estate deals for investment or build a great business – Free Course: https://www.jasonhartman.com/deals Special Offer from Ron LeGrand: https://JasonHartman.com/Ron Free Mini-Book on Pandemic Investing: https://www.PandemicInvesting.com

Jason expressed skepticism about Harry Dent's predictions and emphasized the importance of looking at real data rather than relying on trends or assumptions. He discussed the current state of the housing market, the benefits of moving to a lower cost of living area, and the potential for future changes in housing prices. Jason also introduced a monthly masterclass on Northwest Indiana, encouraged attendees to register for one-on-one discussions, and hinted at future sessions on asset protection. Today Jason welcomes Harry Dent, a renowned economic forecaster, discussed the prolonged economic bubble. He emphasized that the current bubble, driven by massive government stimulus and money printing, is unprecedented in its longevity—three times longer than historical bubbles. Dent believes the bubble, which should have burst by 2021, has been artificially extended due to ongoing government intervention. He predicts the bubble will pop soon, with financial markets starting to crash in 2024, reaching their lowest point by 2026-2027. He warns that both stock and real estate markets are significantly overvalued, leading to a painful economic downturn. #HarryDent #EconomicBubble #FinancialCrisis #StockMarketCrash #RealEstateMarket #GovernmentStimulus #GreatRecession #InflationCrisis #FinancialAssets #InvestmentRisks #EconomicOutlook #MarketCrashPrediction #BubbleBurst #RealEstateBubble #Economy Key Takeaways: Jason's editorial 1:28 Hurricane Helene and the rising costs of housing 2:55 Join our Zoom meetings EmpoweredInvestor.com 4:08 Harry "doomer" Dent and the problem with reading "trends" 6:30 Article: housing demand firming up with lower mortgage rates 8:02 Chart: Total Home Sales Contracts Pending 8:28 Buying Power and Sensitivity and the 11 million illegal immigrants 10:59 Affordability 12:47 Crash bros, the democrats and the Socialist Republic of California 15:20 August 2024 Real House Price Index Highlights 19:47 A Cautiously Optimistic Outlook 21:16 Join our Wednesday Zoom meeting! Source: dailycaller.com Pizza Hut Closes 15 Locations Amid Major Franchisee Dispute — 129 More at Risk of Closing A significant number of Pizza Hut restaurants face closure due to an ongoing financial dispute with one of its major franchisees. As reported by Daily Mail, a total of 150 restaurants are set to close, with an additional 129 across Illinois, Georgia, South Carolina, and Wisconsin on the brink of shutting down as part of the dispute. The closure wave began unexpectedly in Northwest Indiana, where several Pizza Hut outlets ceased operations. Signs on the doors read “location closed” or “We apologize for any inconvenience. We are temporarily closed,” NWI.com first reported. The root of the issue lies in the contractual disagreements and financial strain between Pizza Hut and Texas-based EYM Group, which operates multiple restaurant brands nationwide. According to court records, the franchisee defaulted on its payments to Pizza Hut, failing to pay 3 million owed in late 2022 and 2.6 million owed in 2023. EYM Group has been seeking to sell its Pizza Hut restaurants, citing inflation, labor costs, a lack of innovation, and other factors as contributing to its financial struggles.
