Nos encontramos con "Never on the Map" de Maya di Vitri, del álbum "Speak". Una canción que nos invita a reflexionar sobre cómo nos cambia una gira y cómo no somos los mismos que nos fuimos. Recognized by the Wall Street Journal as a Top 100 team and the #1 REMAX agent in Iowa by the age of 29, Neil had solidified his role as a force in the industry. Having completed hundreds of Fix & Flips, Wholesales, Wholetails, Novations, and Owner-Financed deals, Neil longed to quit forfeiting time for dollars. After building a portfolio of single-family rentals to produce passive income, he found the strategy to be anything but passive. Neil, however, didn't go looking for his first commercial deal, he actually stumbled into it. Since then, he has refined the process of analyzing and buying commercial properties that produce stellar cash flow. Neil has been involved in over $300,000,000 in real estate transactions. While his holdings in commercial asset classes include apartments, offices, mobile home parks, and self-storage units, his passion is industrial property. So many people end up going to school, choosing a career, working as hard as possible, and climbing the corporate ladder, hoping that they will one day achieve financial success. But far too often, that day never comes. Today's guest, Vanessa Peters, is an excellent example of someone who fell into that trap but ultimately decided to do something about it. After 10 years of building a career as a Doctor, she realized she wouldn't achieve her financial goals, even as a high-income earner. Not only was she swimming in debt from years of schooling, but her life revolved around work, leaving little time to enjoy anything else. In 2008, Vanessa decided to start investing in real estate and began with a single-family home. Before long, she moved on to multifamily, mobile home parks, self-storage, short-term rentals, and even land entitlement, which is turning raw land into a “shovel-ready” state. This adds value and can lead to BIG returns, for both syndicators AND passive investors! In this episode, you'll hear all about Vanessa's unconventional path to succeeding as a real estate investor. We discuss syndication strategies for passive investing, why cash-flowing assets are so crucial to your success, and the massive opportunities that exist with land entitlements. Here's just some of what we get into: Realizing her career as a Doctor wouldn't allow her to succeed financially. The story of her first deal and how she went from single family homes to investing in multifamily real estate. Why holding on to a cash flowing asset (like a single family home) is a smart move, regardless of market conditions. Why real estate syndications are such a passive way to invest your money. Vanessa describes her experience with multifamily, mobile home parks, self-storage, and land entitlement—and the problem she sees with investing in single-family homes. How to invest in “raw land” and make BIG returns by adding value through entitlements. How Vanessa's investment company bought a $6.5M piece of land and sold it for $17M in less than a year! Are you looking for a passive way to invest your hard-earned money? Well, today's guest, Vanessa Peters, has a unique real estate investing strategy that you won't want to miss! In this episode, we're talking all about investing in entitlements — the process of turning raw land into a "shovel-ready" state. This adds value to the land and can lead to BIG returns! “Ok Josh, but wouldn't the builders handle that type of work?” Nope! You see, the National Home Builders typically only purchase land that's entitled, rather than raw, to reduce risk and speed up the process of bringing homes to market. And therein lies the opportunity. Once the land has been entitled, builders will then pay more than double what it's worth! Development-readiness involves doing the leg work to get the property zoned, cleared, subdivided and/or permitted for builders — so it does require a team with a specific set of skills. This is why finding or building the right syndication is an important piece of the puzzle. Which leads me to today's guest… I'm speaking with Vanessa Peters, MD. Vanessa is the founder of VMD Investing and has been investing in real estate for 12 years in single family homes, commercial retail, apartment communities, short-term rentals, self-storage, land entitlements and manufactured home parks. She has invested in over 2,500 units across 15 properties and 4 funds. In my conversation with Vanessa, you'll hear how she went from a busy doctor (who was swimming in debt) to learning the in's and out's of the real estate game. Now, she's a co-sponsor in a massive $50M land development fund, which you'll learn all about! We dig into land entitlements, syndications, the power of your network, personal development, and more. If you're a busy professional looking to create passive income with real estate, this is a pretty interesting real estate niche to learn about — so don't miss out! Key Takeaways with Vanessa Peters The low-risk real estate opportunity you never knew about — investing in “raw land” and adding value through entitlements. Hear about Vanessa's $50M fund that's giving investors an 8% preferred return + 8% in profit sharing for a cash flow of 16% — and how she assembled a rock star team! How Vanessa got her start in real estate and moved from single family homes to investing $50k into her first real estate syndication. Understanding the risks and rewards of leveraging real estate. Why your network is your net worth! How to level up your life through the power of masterminds. Want the Full Show Notes? Charles hops on the phone for a conversation with Shea Groom. They talk about the start to the Dash season, the team’s approach to the season, her growth as a player—including the process of getting comfortable with a more…confrontational play style. There’s also some discussion of the NWSL Players Association and race issues in the league. Most importantly, there are Bullet updates (turns out he’s gained a few Corona pounds). You can follow Shea at @ sheabayy2, and you can follow us at @DashActually. The show is produced in partnership with Backline Soccer (@backlinesoccer) and NWSL News (@NWSLNews). Music provided by Vanessa Peters (https://vanessapeters.bandcamp.com/).
¿De dónde sacan esa inspiración? Led Zepp? Black Crowes? Humble Pie? My Way, Soon⦁ Greta Van Fleet, Heat Above⦁ Ryan Hamilton, Deja Vu I Love You⦁ Ryan Hamilton, How Could You Want Him (When You Know You Could Have Me)⦁ 8 Ball Aitken, Ice Cream Man ⦁ The Nude Party, Pardon Me, Satan⦁ The Nude Party, Time Moves On⦁ Vanessa Peters, Modern Age⦁ Vanessa Peters, Make Up My Mind⦁ The Hungry Williams, Where's My Baby?⦁ The Hungry Williams, Baby Don't Do It⦁ Elizabeth King, Walk With Me⦁ Cheap Trick, In Another World
Hayley and Charles recap the final match of the Challenge Cup against Portland, and go over the team’s performance across the whole tournament. Who were the standouts, what to make of the lopsided shape of the Dash 4-3-3, and what can we look forward to with the start of the regular season? The NWSL also finally released the results of their investigation into the racial harassment incident with Sarah Gorden from the start of the tournament. We are, to say the least, not thrilled. Join us for some righteous anger, and some consideration of whether (and how) to support teams and leagues that consistently fail to live up to expectations. You can follow us on Twitter at @DashActually. Vanessa and I discuss her newest album and compare audiences in Europe with those in the United States. We also delve into her creative process and the artistic mechanics of her band.
Hayley and Charles talk over the first Dash win of 2021, a resounding 3-1 win over Kansas City. It’s nice to get the internationals back. It’s less nice to see Allysha Chapman get smashed in the face with an elbow. Did Rachel Daly employ some dark arts to win her penalty? How have the NWSL tech issues migrated over to Paramount+ and will we ever get to just...watch these games without issues coming up?We also say goodbye to Bridgette Andrzejewski who announced her retirement. And we celebrate the Dash Challenge Cup victory being named the Houston Sports’ 2020 Moment of the Year. You can follow us on Twitter at @DashActually. The show is produced in partnership with Backline Soccer (@backlinesoccer) and NWSL News (@NWSLNews). Music provided by Vanessa Peters (https://vanessapeters.bandcamp.com/). Her new album came out last week and Charles has been listening to it pretty much nonstop!
She has been flying under the radar artistically since her debut in 2003 but her new album “Modern Age” should give her a serious foothold.
