Welcome to another edition of the Propertybuyer Podcast Brisbane has been a strong performer in the Australian property market the last few years with double digit growth in 2024. Originally seen as a large country town, it has matured into world class city and now the third largest in Australia. But what is driving this growth and development, and does it have the legs to continue? To help unpack the future drivers of the Brisbane market and examine the trends, the hotspots, and price forecasts, we have Glen Sainsbury, Propertybuyer's Principal Buyers Advocate and team leader for South East QLD. Glen is an expert in the residential market in Queensland and has vast experience and personally been involved in more than 2500 transactions making him one of the highest transacting agents in the last 20 years in the state. Glen is a high level negotiator who has trained scores of other property professionals on the art of strategic negotiation.
Are you looking for the current cost of renovating or building a new house in Brisbane, South East Qld or Northern NSW, Australia in 2024? In this episode you'll find out the current square meter rates for new custom construction. I talk to a building cost estimator and find out the cost of house construction in 2024 and what's forecast to happen in 2025.If this is your first episode, I recommend you go back and listen from the beginning of the season because everything builds on the episode before. At the very least, please listen to Episode 4. What are square metre rates? so you understand what they are and most importantly, when they're used by inexperienced people, they can lead to very inaccurate results! The information covered in this episode on current square metre rates is for education only.I'll be talking to building cost estimator David Knight from Total Estimating Services in Brisbane.INTERVIEW QUESTIONS00:00 Introduction01:30 How much does it cost to renovate or build a new house in Brisbane in 2024?05:55 What are square metre rates?07:23 What is the difference in build quality between lower and higher cost houses?12:07 How much does it cost to renovate or build a new house in South East Queensland and Northern New South Wales in 2024?14:15 What influences are affecting building costs?16:02 Can you suggest any ways to keep costs down?20:43 What materials have increased in cost in recent times?21:33 Is it more cost effective to renovate, or demolish and build a new house?24:35 How much cost do environmental initiatives add: Passiv Haus, double glazing, three phase power, solar ? 25:22 Are you seeing more environmental initiatives incorporated in houses in 2024?27:27 What cost escalation are you expecting into 2025?30:01 Key Points SummaryKEY POINTS SUMMARYWe covered so much information in this episode, but I just want to draw your attention to three main points.1. The first point was the wide range of costs to build custom, mid-range quality houses in the current market, which varied from around $3,000 up to over $6,000 per square metre.I predominantly work on residential renovations two storeys in inner Brisbane, which is quite sloped. So the fact that you could build on a flat block, a single story building for so much less, was quite a surprise to me.It was important to note what did make those renovations in inner Brisbane to older houses so much more expensive that everything is custom. Every bit of timber has to be custom cut. Everything has to fit in unusual sizes for houses out of square and that's what adds to those prices compared to the new single level building on a flat site.2. The second point to make is that there's no easy way to get costs down. There's never one or two big items that you can just take out of a job and save those costs. Costs are always spread across the entire project, so you really have to go through everything and take out little bits through the entire job.A better way to deal with this is when you're designing and as you go through and you choose each item, make sure you choose an item that's within your...

In this episode, we have Ben Burns , the Co-Director from Preferred Homes, based from Gold Coast, but operating primarily in middle ring suburbs around Brisbane & Gold Coast.Ben was invited into our office to talk to our staff about their bespoke approach to building custom SDA homes for the disability market, and their approach is second to none. Whilst also visiting us, he also sat down with Minh and did an interview for the podcast show too.Ben talks about their company's humble beginnings 3 years ago, and how they have turned away so much business because the investors requirements do not align with their business values, in this SDA space. He talks about their special relationships with certain Providers on the ground, who come to their brand to build their own homes that they as Providers also want built within their portfolio. Ben talks about their target of infill areas around South East QLD, and how they will be working towards double storey SDA homes aswell into the future. It is very clear from the interview that their company will not build SDAs in the outer masterplanned communities away from infrastructure and amenities, and that they are very much outcome focused when it comes to the end product for SDA Participants. Points of Difference:SDA knock down rebuildsDesign & ConstructSDA Participant 'Owner Occupiers'Participant Led builds, owned by ProvidersDouble Storey SDA homes with liftsInfill blocks & not new estatesWe commend their approach, and wish there were more SDA builders like the team at Preferred Homes. Congratulations for all the hard word that you do!!!#Thanks #BenPREFERRED HOMES:"While Preferred Homes is one of the industry leaders in creating custom homes, our expertise extends beyond standard dwellings. We design and create inviting and functional homes for those who have specific needs and requirements, due to a disability. Happy Friday everyone! In this episode, Minh, Debbie and Elizabeth, our Melbourne-based consultant, who has flown up to Brisbane for a few days to meet with various builders and stakeholders, sits with us to discuss what's happening in the SDA market in South East QLD.A lot has changed since the new SDA prices were released in July, giving the market throughout Australia a major boost in terms of financial viability to develop better Specialist Disability Accommodation in areas that have been under-serviced or inadequately serviced. For the last year or so, we have been talking about many parts of South East QLD being oversupplied with SDA, or at least oversupplied with certain types of SDA builds. Additionally, as the industry has matured, the right and wrong types of SDA builds and construction have really become evident. Many of the original SDA builds were built to barely meet the SDA design standards, with no consideration for building above and beyond to meet Participants' and Providers' needs and requirements. This is becoming clear when looking at tenancy levels in a lot of properties that are built to house 2 or 3 or more participants, but have just one tenant, or the data from areas that have a high percentage of Participants who are living in SDAs but are looking to move. The discussion focuses on how the design and quality of the builds and builders' understanding of the market is paramount in developing high-quality and future-proofed SDAs that will last the test of time. Minh, Debbie and Elizabeth also talk about how it is vital to understand the entire investment opportunity from a focused research perspective and a Participant-centric angle.LEAVE US A GOOGLE REVIEW!--FOLLOW US ON:LinkedIn InstagramFacebookTwitterGOALS:Our goal is to see Participants with high-needs disabilities being appropriately housed in accommodation that is right for them. In this episode, Claire speaks with Arabella Douglas, a Yugambeh/Bundjalung woman with traditional ties to far North NSW and South East QLD. Aboriginality wasn't something Arabella found within her growing up — it was a process of relating and reflecting to the world around her. At school, she always excelled, but it wasn't until she moved to Sydney in year eight that teachers took the time to encourage her intellectual ability. Today Arabella's specialty is providing diversity and indigenous insights into social and economic value. She has degrees in Business, Law, Economics and Aboriginal Studies, and is currently adding a PhD in Economics to her commendable CV. Serving on boards for more than 10 years, Arabella never commits to more than two positions a year so she can completely devote herself to the organisations she chooses. Currently, she serves as the Crown Lands Manager Director for Reflection Holiday Parks and is a Member of the NSW Housing Appeal Committee. She also advises that anyone serious about learning and growing in their careers engage the support of an executive coach. Arabella's coach changed the trajectory of her career, helping her to look at her profession objectively and then to groom it as if she wasn't a part of it. It's not always about taking the next step up the ladder — sometimes a sideways stride is the best possible move. Following a nudge by her mother, Arabella, along with her very large extended family of 3000 people, created an innovative business model based on a cousin consortium called Currie Country — Arabella's “heart work”. It's a collection of small and medium-sized businesses that congregate on a platform because they are connected to biological ancestry and traditional routes on the Tweed-Byron Coast. Join exhibition curator Freja Carmichael along with artist and publication designer Jenna Lee and award-winning, contributing poet Ellen van Neerven for a live panel discussion, celebrating the launch of exhibition publication long water: fibre stories. long water: fibre stories illuminates spiritual, ancestral, and physical connections to water through fibre practices of artists from Yuwaalaraay (North West NSW), Quandamooka (Moreton Bay, South East QLD), Kuku Yalanji (Far North QLD), Zenadh Kes (Torres Strait Islands, QLD), Yurruwi (Milingimbi Island, NT), and surrounding homelands. Together this group—Aboriginal and Torres Strait Islander women, spanning different generations and ancestries—share an inseparable relationship to water, be it the vast sea, inland waterways, or expansive river systems. Collectively, long water celebrates the stories of regeneration and continuation of important cultural traditions, and the strong women and vital water places that sustain them. The country, and wide range of environments, practices, and knowledge represented speak to both deep time and contemporary experiences—bringing into focus the importance of water to our cultural health and our capacity for resilience.

I was very pleasantly surprised to see the response. Thus I am still here and will be coming to you weekly once again. This was the evening of day 1 of the clinic. I love doing solo interviews but I really love a live audience where everyone can be involved and great questions are asked, which is what happened here. So being October 2019 this was way before covid so groups of as many people as you like were allowed, it’s hard to remember that kind of time but it happened! I really loved the group that came along to this clinic. It was a place of such great conversation and learning and I’m so glad to be able to share this podcast with you today. If you’d like to learn more about Anna Blake you may want to listen to the first interview I did with her back in episode 22 of the podcast. To connect with Anna you can follow any of these linksIf you'd like to buy Anna's books then you can go to book depository here.To read Anna's blog, organise a session with her or see where her next workshop is you can go to her blog website. She also has an author website here.To connect with Petep Papp from peter and the Herd you can do so here.FacebookInstagram
In Luke Currie-Richardson's own words, he may not know what he does for a living, but he knows why he wake up in the morning.Luke is a descendant of the Kuku Yalanji and Djabugay peoples, the Munaldjali Clan of South East QLD and the Meriam people of the Eastern Torres Strait Islands. His younger years were spent as a basketball player, and from 2012 to 2018, he was a company dancer in Bangarra Dance Theatre.Recently, Luke has hosted a short Buzzfeed documentary Pay the Rent. He has also worked as a model, sessional teacher, poet, photographer and mentor. But all of this falls under the umbrella of a storyteller. For Luke, irrespective of the medium, the why remains the same: to be the best ancestor he can be for all generations. This approach proves that 'being the best' is a term of your own making, your own measure. In this conversation, Luke delves further into this idea of it’s not what you do it’s the way that you do it, navigating the loss of work during this time, his thoughts on routine being more about priority than rigid structures, the toxicity of sayings like “the show must go on” and “fake it till you make it,” the power of asking for help and taking care of your mental health, and knowing when to walk away from something. On today’s episode you will hear from Sandy Robertson from SEQ, that’s for South East Qld where she is located, Brumby Association. Sandy has always had a place in her heart to rescue horses and find them a loving home. She hasn’t ever seen a problem horse, just misunderstood horses who need some time and kindness.Sandy has worked for many years in land conservation so knows a lot about how to take care of the land and is someone who has spent her life giving to others. When she was asked to take over the SEQ Brumby Association she jumped at the chance to do her part and for the last few years has been bringing in, retraining and rehoming Australian brumbies for life in a domestic home. There is a lot in the news at the moment about the Kosciusko Brumbies. The Brumby bill has just been passed and will serve to protect the Brumbies and acknowledges the part they play in the history of Australia. Their numbers will be managed, and the aim is to strike a balance between conservation of the brumbies and the land where they are grazing. If their populations become too big they will be trapped in the most humane way possible and given to associations like SEQ Brumby and retrained for domestic life. After hearing Sandy’s story about the incredible nature of our iconic Australian Brumbies, my hope, is that we can all open our eyes and our hearts to these incredible horses and have a think when it’s time for us to purchase our next horse. I certainly have an eye on one as my next horse, with 4 horses currently I will have to wait a bit before taking the plunge. When the time comes, however, it will be an easy choice to make.Sandy is an incredible human and her passion, and tireless work with these gentle guys, all voluntary and from her own pocket, shine through, the brumbies are as lucky to have Sandy as she is to be a part of their story. You can connect with Sandy via her website or Facebook page. You can see pictures of Sandy and all of the horses she spake about in the interview and much more at the blog on my website.
