Cameron Schmidt calls himself "the Human Catalyst." He has built online and offline communities for a long list of impressive and world-class creators including Jesse Itzler via his Build Your Life Resume Online Course as well as Alex Banayan the author of a best-selling book The Third Door. One of the things that stuck out to me during our conversation is Cameron's idea of life being a training ground to become your ultimate best self. Instead of trying to do the things you are good at, he urges you to ask, "Why not allow yourself to try new things?" You might be embarrassed in the process of exploring, but it will be worth it.  Along with building communities, Cameron is in the business of being a catalyst for change and hope in others. Through his example, he wanted to inspire others when he decided to run solo a 100 miles non-race, which he finished because of the messages of support and phone calls from friends. As a catalyst for someone else, Cameron voluntarily helped the former Writer at Large for Esquire magazine, Cal Fussman, when he finished his Sparton race. Before his entrepreneurial career as "the Human Catalyst," Cameron was involved with various athletic endeavors, including working for USA Volleyball and as a referee. Meanwhile, in basketball, Cameron has packed his untraditional career by doing things such as setting up private basketball courts for the likes of Lebron James. I'm so excited to have this conversation with Cameron. In 25 years, real estate hasn’t changed much. It’s still a relationship business that requires negotiating and huge trust between parties. But the tools we use to find leads, fund transactions, and find reputable buyers is very different. Cameron Dunlap from Real Estate Wealth Network goes deep today on the app he built, the funding he currently does, and how he finds cash buyers. If your phone’s not ringing, you’re not making any money. Real estate business requires constant leads, and that can be a problem if you’re chasing down unmotivated sellers all the time. Dunlap spent 2 years developing a software that lets him scour public data and clues him in on which properties would be a good lead. He measures 19 different data points, including liens on the house, age of the mortgage, and home equity. Using an app that doesn’t rely on an algorithm, like Zillow or Redfin do, means that Dunlap’s data is more precise. It’s like having a full time VA scouring the market and looking for specific properties, but it’s all in your pocket. And because it’s nationwide data, there’s no reason for you to feel stuck in your neighborhood. That kind of data is gold! If you don’t have the means or intent to close on a deal, you could be accused of brokering without a license, and man, you do not want to do that. You have got to have transactional funding available for you when you make your offers so you can actually close on the deals. Dunlap decided to just reverse engineer this funding by offering transactional funding to anyone who purchases his package of tools. It’s just a one time fee for these tools, and then his company will fund unlimited deals for you for up to one year. It was my honor to talk about ADHD with Cameron Gott. He’s been coaching people affected by ADHD for over 15 years, and is one of the people I most wanted to get on the pod. In fact, Cameron says that you want to conduct your meetings in a way that people are actually eager to come. How can that happen? You can find out on this episode. ## Do you know how to conduct a meeting for your team well? When Cameron Herold first came up with the idea for his book, “Meetings Suck” he was chatting with one of his peers who was bemoaning the meetings he had to conduct. When Cameron asked him if he'd ever been taught how to conduct an effective meeting, his friend said, “No.” That was the starting point and the book is the result. “Meetings Suck” serves as a primer on what meetings are for, how they should be planned, the best format and structure for meetings, and ground rules for participation. You'll find Cameron's insights into effective meetings very helpful, so be sure you listen. ## Do your meetings suck or do you suck at running meetings? Most meetings drag on and on simply because the person conducting the meeting doesn't know what they are doing. They wrongly believe that they are supposed to let everyone voice their opinion, allow for comments about everything, and be careful not to hurt anyone's feelings. Cameron Herold says that's the best way to frustrate everyone in the company and make attendance at meetings as much fun a root canal. And how he now helps others to do the same through comedy and performance. Cameron worked in advertising for over 10 years. Found it very stressful and anxiety-inducing. Over time it got worse began to include depression. Cameron went for therapy and at some point someone remarked on how he made jokes and should perhaps try improv. Eventually he tried improv at Second City. It helped a lot. 10 years later, he teaches at Second City, and has introduced the Improv to Anxiety program.
