Business and finance news from the Asia-Pacific. Asian equities climbed to a record, powered by a rally in Japanese stocks on their return from a break, as optimism grew that the US and Iran were nearing a deal to end the conflict that had rattled markets and clouded the economic outlook. Easing tensions in the Middle East have helped global equities erase war-driven losses and push to fresh highs, as falling oil prices eased inflation concerns and revived momentum in the artificial intelligence trade. For more on the outlook on oil, we spoke to Steven Stapczynski, Bloomberg's Asia Energy Team Leader. Plus - The US and Iran were circling around a fresh proposal to end the war on Wednesday, as President Donald Trump searches for an exit from a conflict that has elevated energy prices and damaged his political standing. Washington has presented a one-page memorandum of understanding that would gradually reopen the Strait of Hormuz and lift the American blockade on Iranian ports, according to a person familiar with the measure, who asked not to be identified discussing sensitive information. Detailed negotiations over Iran's nuclear program would come later in the process, the person said, adding that nothing has yet been agreed upon. We heard from Barbara Leaf, Senior International Policy Advisor at Arnold and Porter speaking to Bloomberg's Haidi Stoud-Watts and Shery Ahn.See omnystudio.com/listener for privacy information.

New guidance from Fannie Mae and Freddie Mac is reshaping the intersection of mortgage lending and property insurance − introducing greater flexibility that could significantly impact housing affordability and insurance availability in Florida and nationwide.Former Florida Deputy Insurance Commissioner Lisa Miller sits down with leaders from the real estate and insurance industries to break down these changes, including the headline shift allowing roofs to be insured at Actual Cash Value (ACV) rather than full Replacement Cost Value (RCV). The discussion explores what this means for homeowners, condo associations, lenders, insurance companies, and Realtors − and the critical balance between affordability, risk, and consumer protection. Show Notes (For full Show Notes, visit https://lisamillerassociates.com/episode-63-easing-insurance-requirements-on-mortgages/)This episode examines major policy changes from the Federal Housing Finance Agency (FHFA), implemented through Fannie Mae and Freddie Mac, that aim to better align mortgage requirements with modern insurance market realities. The most notable update allows roofs to be insured on an Actual Cash Value (ACV) basis, while maintaining Replacement Cost Value (RCV) requirements for the primary structure of a home. These changes come amid rising insurance costs, reduced market participation, and increasing pressure on housing affordability. Host Lisa Miller is joined by Danielle Blake, Chief of Residential Real Estate and Advocacy at the Miami Association of Realtors, and Karen Collins, Vice President of Property and Environmental Issues at the American Property Casualty Insurance Association (APCIA), to explore how these reforms could ease lending challenges while introducing new considerations for consumer awareness and financial responsibility. It also underscores a central trade-off in public policy: Affordability versus new risks for consumers.Understanding the Shift: ACV vs. RCVThe new guidance allows roofs to be insured using Actual Cash Value, which factors in depreciation and typically results in lower premiums—but also lower claim payouts. While this creates affordability opportunities, it introduces new financial responsibilities for homeowners, who may need to cover gaps at the time of loss. “Because ACV policies are cheaper, they also pay less at the time of claim, factoring in depreciation. It's like auto insurance. If your car is totaled, you don't get the money to buy a new car − you get the cash value of the car prior to the accident,” explained Host Miller. The policy shift reflects growing recognition that roofs − particularly aging ones − are a primary driver of insurance losses and require a... David Doyle says the U.S. economy's resilience is keeping inflation pressures alive, raising the risk that the Fed's cutting cycle is over. He points to low jobless claims, solid consumer spending, tariff-related cash inflows, and shifting trade policy as factors that could push monetary policy toward a prolonged pause—or even future hikes.======== Schwab Network ========Empowering every investor and trader, every market day.Options involve risks and are not suitable for all investors. Israel took out a major gas field yesterday, which is sending oil prices surging. Behind the scenes, President Trump and Prime Minister Benjamin Netanyahu reportedly had a significant disagreement and falling out. The U.S. played a pivotal role in supporting Israel by helping dismantle the country that has long been a source of terrorism and ongoing threats from Iran. New York City Mayor Zohran Mamdani has changed local laws so that it is no longer a criminal offense if someone on an e-bike strikes a pedestrian, reversing a prior law that had been in place. A newly released study shows that approximately 54% of adults are drinking alcohol, a notable decline compared to previous years. Mark interviews WOR weeknight host Jimmy Failla. Mark and Jimmy highlight that Zohran Mamdani's wife has been liking several posts that are critical of Israel and widely considered anti-Semitic. They also break down what the latest drop in Oscar ratings means for Hollywood's cultural relevance. MSNBC's primetime lineup is set for a major shakeup, and it remains to be seen whether that will help or hurt the network. Jill Biden has a new book on the way.

Growing up in an African family and watching her mom battle cancer set her sights on medicine early. In high school, working on research at Dana-Farber and reading her mom's records brought everything full circle, and an ER simulation at Midscience at Harvard made the dream feel real. After college, losing the structure and community she relied on made studying for the MCAT alone brutal. Maya ultimately invested in resources, leaned on supportive friends, and found mentors—including a plastic surgeon she met through SNMA who even helped fund tutoring. She took three gap years, built meaningful clinical experience as a medical assistant, and weathered 3–4 application cycles. After five MCAT attempts and a pipeline cutoff missed by one point, she finally broke through—landing 6–8 interviews and her first acceptance just two days after an interview. Now in medical school, Maya is intentional about confidence and early Step 1 prep, while using social media to support students coming behind her. This episode is a blueprint for rebuilding structure, choosing community wisely, and giving yourself permission not to quit. What You'll Learn:- How to rebuild structure and community after leaving college- What changed after five MCAT attempts and multiple cycles- Using mentors and groups like SNMA/MAPS to open doors- Turning gap years into real clinical growth as a medical assistant- A confidence-first mindset for Step 1 and beyond
"God, where are You working in aviation that I can participate?" Throughout his life, Steve Russell, CEO and President of Jungle Aviation and Relay Service (better known as JAARS) has asked the Lord what He had in store next. That pattern continued when he earned his pilot's license; he wondered how the Lord would use that new skill to open doors for Kingdom impact. Little did he know God would use it to move him toward leadership in a global missions effort! Long before Russell arrived at JAARS, God was giving him experiences to prepare him for this season of service. Steve will share how the Lord led him from ministry as a youth pastor to the military, including leading a U.S. Army unit involved in the capture of Saddam Hussein in Iraq. Later, God moved him into government service, including in the State of Oklahoma and the U.S. House of Representatives. Now, at JAARS, he leads a worldwide mission working to facilitate delivery of God's Word into the hardest-to-reach places in the world. Steve will also explain JAARS' history and its historic connection to Wycliffe Bible Translators. Hear how you can pray for JAARS' pilots, mechanics, and technicians, and other aspects of the ministry of JAARS. Also check out their podcast, Uncharted. VPPs – virtual power plants – continue to spark heated debate. Are they genuinely a fast, affordable way to add capacity to the grid? Or are they an overhyped concept that falls apart when electricity systems are under stress? To find out, host Ed Crooks welcomes Colby Hastings, the senior director for residential energy at Tesla, to unpack what VPPs can and can't do for the grid.Colby explains how storage-based VPPs can behave very differently from the classic demand response that relies on consumers changing their behaviour. She sets out Tesla's thinking on VPPs, including its strategies for customer participation, reliability, and pay-for-performance. Tesla's model includes opt-outs, backup reserve settings, and transparency via an app. Customer choice is an important principle.Regular guest Amy Myers Jaffy also joins the show, and she debates what's holding VPPs back from scaling everywhere. Electricity market design can be critical for determining how fast VPPs are adopted. Other issues, including concerns about “double compensation” under net metering systems, are also important. Some regions are moving faster than others. Finally, Colby tells us what's coming next from Tesla and in the industry. Tesla's vehicle-to-grid plans are starting to take shape. A pilot, starting with the Cybertruck, was launched last month. And she explains why Puerto Rico is one of the clearest case studies for demonstrating the value of VPPs as critical infrastructure.See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.
After the 2008 housing market crash, new rules required banks hold capital reserves proportional to the home loans they issued. In response, banks issued fewer mortgages and non-banks filled in the gap. Easing those rules — which the Fed is considering — could make it a bit easier for Americans to get a mortgage. Also in this episode: Vaccine research and development suffers under federal funding cuts, home builders give industry sentiment updates, and physical media sees a comeback.Every story has an economic angle.
