Dean's Chat host, Dr. Jeffrey Jensen, is joined by Dr. Bret Ribotsky, a successful podiatric physician from Ft. Lauderdale who practiced in Boca Raton for many years. Dr. Ribotsky graduated from the Pennsylvania College of Podiatric Medicine in 1988 and completed his medical and surgical residency training at New Giuffre' Medical Center and Doxey Hatch Medical Center in Salt Lake City. Dr. Ribotsky was inducted into the PM Magazine's Hall of Fame in 2016, he has also been recognized as a "Distinguished Practitioner" by the National Academy of Practice. Ahead of his time, Dr. Ribotsky hosted our professions first podcast, "Meet the Masters" from 2008-2017! Podcasting had not become mainstream and he discusses how he did the interviews, editing, storing, etc. Wow! The first decade of the 21st century will go down in the history books as a step back for the American middle class. Last week, the government made gloomy headlines when it released the latest census report showing the poverty rate rose to a 17-year high. A whopping 46.2 million people (or 15.1% of the US population) live in poverty and 49.9 million live without health insurance. But the data also gave the first glimpse of what happened to middle-class incomes in the first decade of the millennium. While the earnings of middle-income Americans have barely budged since the mid 1970s, the new data showed that from 2000 to 2010, they actually regressed. For American households in the middle of the pay scale, income fell to $49,445 last year, when adjusted for inflation, a level not seen since 1996. And over the 10-year period, their income is down 7%. Unlike the richest Americans, middle class families have most of their wealth tied up in the equity of their homes, which took a beating in the recession. And high unemployment has left many people with little or no other income at all. At the same time that Americans had less cash to spend, they were also being hit with rising prices for some crucial items. Even accounting for inflation, it still costs more to buy a home, fill your gas tank, go to the doctor and put food on the table than it did only 10 years ago. And not only is it more expensive to live a middle-class life, it costs more to get there too. The price of a college education — still considered the ticket to higherwages and a better lifestyle — has surged over the last decade, even in spite of the recession. Facing these burdens, the American Dream is undergoing stark changes, with fewer people choosing to buy homes and more young people postponing their own independent lives. The census data showed about 14.2% of all young people ages 25 to 34 are still living in their parents' homes this year, compared to about 11.8% before the recession began in 2007. Chief among these are the two “Demons” of investing that must both be defeated in order to realize success. The first demon is risk, and the second is inflation. Risk comes from the fact that future returns are uncertain, and it is not possible to foresee all future events. Investments that seem ‘safe' may turn out to have hidden dangers that we did not notice. Risk can never be eliminated, it can only be managed. The best way to do this is by properly diversifying your investments so that they are not all subject to the same market shocks. The second demon of investing is inflation. Inflation is especially difficult because it erodes the value of your dollars. Defeating the demon of inflation requires investment in multi-dimensional assets that are optimized to defeat inflation. Income properties meet this criteria well because the property itself holds real value by nature of the replacement cost of the structure, the loan allows you to have a fixed cost of capital for three decades, and the cash flow is pushed up by inflation while you cost structure remains flat because of the fixed-rate financing.
