In this episode, Jimmy shares 11 real estate must-have tools for 2021.  What do you need for 2021 Slydial gives you the ability to send a personalized voicemail to multiple people at one time.  CrystalKnows is an app that gives you a character profile of someone before you meet them. Their profile is tied to their LinkedIn account and with this information, you’re equipped to know how to approach a prospect based on the information provided.    Forewarn provides protection to realtors by doing background checks and allows you to do a risk assessment before a face-to-face meeting. Linq is now your digital business card. It can be scanned like a QR code and when you put it near someone’s phone, your information is immediately uploaded. It shows your website, email, and all the other information they need to connect with you.  BoxBrownie is a virtual staging and image enhancement app. Take photos of the property, send to the app, and they’ll enhance your photos. They can also do digital staging when you have an empty room by furnishing the space and making it look good. They can make your photos for people online.  TubeBuddy can be used with YouTube. The app gives you the ability to see how many searches have been done and tells you how many times a certain term has been searched. You then have an idea of what people are looking for so you know the kind of content to produce. TubeBuddy will also tell you the best tags to use so you can get organic reach and people can find you on YouTube.  TurboScan is a great tool that allows you to scan documents wherever you are and send them to your clients.  BombBomb allows you to record your screen and embed GIFs in your emails. When your email is opened it contains a GIF that shows you talking to them and it can be personalized. The click-through rates for these emails are high.  SendOutCards allows you to type handwritten notes that can be printed out and sent. They can also modify the cards so photos can be added.  Testimonial Tree allows you to collect authentic testimonials. It sends out request links to your previous clients and these reviews are automatically uploaded once you accept them. Asteroom gives you the ability to take awesome photos to show to your clients and  allows your prospects to get a virtual walk-through of a house. Any leader in any organization has to be mindful of the example they set. What you model will be a good example or a bad example for distinct groups of people: those you lead, those you serve, those with whom you are in a close relationship, and those who observe your life from a distance. This undeniable reality is an aspect of leadership that seems to fall off the radar for many senior leaders. Position and success somehow obscure the need for humble modeling and are sometimes replaced by a sense of entitlement or superiority. Peter Schravemade is a leader who has not lost touch with the impact his example invariably has on others. Though he's ultra-busy in his role at BoxBrownie.com, he strives to keep himself grounded, for the sake of his family, those he leads, and his own sanity. Not only do you as a senior leader have broad experience from which those you lead can benefit, but you also have a perspective of the overall organization's goals, direction, and impact on customers that can help them see the bigger picture of how your organization is making a difference in the lives of those you serve. Real Estate is an industry that everyone understands on a basic level, but very few know about the highly specialized niche businesses that serve the industry. These organizations keep the real estate machine humming along smoothly for the benefit of both buyers and sellers. Some of them enhance the process to provide greater value for everyone involved. Peter Schravemade serves as Strategic Relationships Manager at BoxBrownie.com, one of those highly specialized real estate tech companies I referred to. BoxBrownie.com takes average-looking photos of properties and makes them pop — resulting in faster sales and higher sales prices (Peter cites that claim during our conversation). Peter is the type of person you can talk with all day, and we almost did. Thus, this conversation will be split into two episodes. Watch your podcast player for the next installment. You can't fix blurry When asked about the most challenging parts of what the BoxBrownie.com team does, Peter was quick to say that though they work with many stellar real estate professionals, there are some who make him scratch his head. He's had situations where agents provide blurry property photos and expect the BoxBrownie.com magic to make the image clear. Others may upload a picture of a door, half-opened, and ask the BB team to “create” the rest of the room that can't be seen. From those examples, Peter is quick to point out that it's incumbent upon the BoxBrownie.com team to educate its customers — and potential customers — about what is and isn't possible in photography and why good quality original photos will benefit the seller, the buyer, and the real estate agent in the end. When they do this well, everyone wins. Are there ways as a top decision-maker your organization could take a page from the BoxBrownie.com approach to amplify your customer's results by educating them about what you do, how you do it, and why it is done that way? The BoxBrownie.com team does so through blog content. How could you educate your customers better? How you act and react to a situation dictates the person you are. A painful turning point in Peter's life was the passing of his mother. She struggled with sickness for many years and finally succumbed to death when he was 21 years old. Her example of serving her family faithfully despite her daily suffering is an inspiration to Peter to this day. Her loss forced Peter to seriously consider who he wanted to be and what he was going to do with his life. That's when he chose to get into the real estate industry. It was during that season that a comment his mother often said to him came back to him. “How you act and react to a situation dictates the person you are.” He realized the wisdom of her words — that in every situation he has a responsibility to be the person he truly wants to be, the one who responds rightly, maturely, and with patience and wisdom toward others involved in the situation. What might happen in the lives of leaders and their teams if leaders adopted this sort of responsibility for their responses and actions? Beyond that, what could happen to the bottom line of their customers if that attitude permeated the organization resulting in customers being served better? And just the second, uh, Peter as title is the janitor slashes strategic relationship manager for a company called box brownie. And I've known him now for a number of years. Um, so you're going to find that this conversation is going to be very conversational, not so much a question and answer cause, uh, we've had a few beverages late at night and I'm probably going to be mentioning, uh, things that he's talked about, which hopefully he'll be willing to share everything that there is with us, that he shared with me at 11 o'clock at night after a couple of time. Peter, Welcome to the show. Peter Schravemade (00:53): What an introduction. Uh, I, I feel humbled, uh, not, not only in my Peter I'm from Australia and I don't know, I don't know why Americans saying that, but it is my fault. Eric Stegemann (01:05): Right? Peter Peter Schravemade (01:08): Peter. Yeah. Well, you know, it started because I think I have one of those names that sounds different in different languages or different accents. Right. And, um, I could never understand why people couldn't understand me when I introduced myself as Peter, but it'd be like, can you spell it? So, uh, you know, we went down the line of Peter and now I, what you would have heard. I just, by default, when I'm in America, introduce myself as Peter, Peter on Peter from box brownie and, and then somehow stuck people find that funny and they laugh at me say, uh, yes, thank you for the introduction. I am glad to be here.  Eric Stegemann (01:48): Well, uh, so obviously he's in Australia as he mentioned, and it's about 4:00 AM there. So we definitely thank him for joining us early. Why don't you tell us a little bit about what box brownie is? Peter Schravemade (02:00): Yeah, well, it's a website is the easiest, easiest way to go with that. Now the box brownie itself was a camera. It was a lockout, a box shaped camera came out in 1,901, um, moms and dads could buy it. And the, the slogan that, uh, Kodak Eastman used way back then was you take the photo. We do the rest. And in, in some kind of weed way, we've continued on with that tradition. So we're website that you can go to, to upload photos for whatever edit you may need. Um, at the outset that's, you know, that starts with improving those rubbish photos that you've ever on his scene on the MLS, uh, where someone's taken it, you know, with a smartphone, we can enhance those and all the way through to things like things like staging. Um, but even as we mentioned, just prior to hitting record on the podcast, we do just about anything, portrait photography, Twilight conversions, we take cars out of dry and things like that. I hope you're staying home and staying safe. It's day 27 in isolation for me and I'm very fortunate. I don't have kids to organize and entertain or their meals to plan. I'm not on a health professional on the front line helping virus sufferers like a number of friends and family who are doing an amazing job saving lives. I've worked remotely from a home office, coffee shop and often my car for the last 15 years so there's no major shift in work habits and so far, and  touch wood, I don't have a sore throat or dry cough. And if I bring the virus back home to Christine who suffers severe asthma... well, I don't even want to think about that. In times like this, I believe it's important to focus on what we can influence. For a start, we have the power to influence our own thinking. We can wallow in the cancer that is self-doubt and choose to take the low road of despair, pending doom and negative, destructive thinking which, as we all know, never ends well... or we can choose to remain optimistic and hopeful and reach out to others and either ask for support or offer it. Nobody is immune and we've all reached this fork in the road at some point. The important question is when you do? When you think about it, we're all born with the same two options... we can choose to be a tower of strength or a swamp of suffering and if I've learned one thing in life, it's that you will move towards what you think about. You naturally gravitate to where your head's at. In fact, it's virtually impossible not to. For so many, success begins when we make the decision to hack into our optimism and achievement tools with things like exercise, meditation, a solid routine, focussing on the right business actions for these times and tuning our radar to actively scan for opportunities. Since this thing started I've had the chance to connect with agents in many different places. Sometimes we email, sometimes we talk on the phone or face to face it with a Zoom call. I'm honored and humbled that many real estate contacts (including quite a few I don't know) have reached out to me for help and I'm grateful for the opportunity to share any ideas, suggest solutions and workshop options at a time like this and I'd like to extend the offer here and now. If I can help, let me know. Reach out and say hello and tell me what's going on. I'm ready to welcome your message and looking forward to helping out wherever I can. I can tell you I don't have all the answers for what's happening right now but I don't believe anyone does. I do have some solid ideas and strategies I learned in the early 90s and 2008 that are working well for my private client group, This morning we woke up to a very cold cottage because the fire went out during the night and there's no other heating. I needed some kindling to get things underway but it had rained overnight and the kindling was wet. I cursed myself for being unprepared. If you've ever tried to light a fire with wet wood you'll know it's a challenge but it's the perfect metaphor for what's happening in real estate at the moment. So many agents are trying to light a fire with wet wood. The things they were doing in February are not working in April. Adaption is key. There's no doubt this global health crisis will trigger an economic downturn and probably the most severe we will see in our lives. Last week I checked in on my 87-year-old mother in law to see how she was doing. She lived through the blitz in London during the second world war and I was interested to know if she noticed any parallels. "Not really" she said. "During the blitz we honestly didn't know if that day would be our last. Bombs were falling out of the sky and killing our neighbors. With this pandemic, all we need to do is stay inside and keep ourselves busy." In my view, this event is dramatically different from the early 90s recession and the mortgage meltdown of 2008. It's different because we can't go out and support local businesses. We can't head out to our favourite bar, go for a meal, buy a fresh pair of jeans or buy a car because we're stuck at home under personal self-arrest as it's the right thing to do. The COVID 19 Pandemic means millions of businesses closed virtually overnight and with that, the monetary flow of the economy that makes the world go round. That's why this time it's very different. Many of us are lucky to live in countries that will support us with resources. But that can only last so long. However, what we do know is that it will end... and as real estate professionals, I think we're lucky.  Here are 4 reasons why: First off, we're essentially self-employed. We don't really rely on anyone for 'a job'. Our mission is to find property owners looking to sell and show them how we can make it happen. Second, We can work from anywhere we like which right now is our home office or kitchen table. We can work the hours we want and don't need to burn daylight on a lengthy commute. We're professionally autonomous and I'm tipping many agents will adopt this as their new norm from now on. Third, we have established contacts in our database who may need real estate help right now. It's knowing how to reach out and what to say that's critically important. By the way, if I see another 'I'm Here For You' or 'we're in this together' email I'll scream. Your contact's inbox is jammed with the same subject lines. Don't go there! And fourth, we have so many amazing tech tools to make it happen. We can conduct a virtual orchestra of real estate business without moving our butts from our home-office chair. This is the remote revolution so many in our industry have been hoping for. For those of us prepared and equipped, this is our time. And here's the thing: Real estate in your area will be sold in the next 3 months. Maybe not the same volume as the last three but property transactions will happen. Our challenge? Right now people can't go out. So what do folks do when they're stuck at home? In 2020 they spend more time watching Netflix, more time on social media and more time sending and answering emails. In other words, more screen time. So how can real estate professionals use this change to maintain our connections and stay actively involved and open for business? There are a 5 ways: 1. Be willing to put yourself in places where opportunity can find you, and by that I mean creatively online. We can ramp up our community involvement. Which services are open, which are not? Who's delivering and how we can go about ordering. Supply names and numbers? Who needs support in your community and what can you do? 2. There are still essential services serving your community. Who are they and how can they be contacted. Let your people know. Be a conduit of highly useful and relevant information. 3. In the last few weeks, I've done more chores around the house than I have in the last 3 years. I've painted, re-floored, replaced lights, cleaned out the garage and right now, I'm rebuilding a deck. It's funny but my 'honey do' list continues to grow. So plenty of people are using this time to keep busy and tick off tasks that need completing. Can you help your contacts with your local traders list? We just sent a new template live at Jigglar.com   All you need to do is build a list of local traders and offer to send your people a pdf. Our local hardware store won't allow people in but you can order over the phone and pick up. Same with the supermarket. If this is available in your area, let your people know. 4. Get proactive in your marketing and offer an online Virtual Market Update.  All you need to do is send your contacts an email and offer a contact-free property value opinion via a live and customized landing page. You can take it to the streets by setting up a Facebook campaign to promote your virtual market update offer. 5. When you're ready to get your listing to market, ask your owner or tenant to take the shots. They've even done a pre-photo checklist and you can watch the video and download the list in the shownotes.  Just go to topagentsplaybook.com/168 I hope I've shared some ideas you can put to work ASAP in your business and please keep in mind, these ideas are out there working right now. All you need to do is get started, implement and reach out if you need support. So how long will this last? It's up to us. The Chinese model shows things are just starting to get back to normal after 12 weeks but that was with a military enforced lockdown and quarantine and god only knows what else but clear evidence shows that staying home and isolated works. When the COVID virus first started to escalate in California, the Governor ordered the state's 40 million residents to stay home. They were the first state to do so. New York, with a population of less than 20 million did not. Today, April 8 2020, the California numbers are 17000 cases and 452 deaths compared to New York's 140,000 cases and deaths over 5000. Okay there were a few other factors like California's aggressive testing and better access to personal protection equipment but come on...  8 times more deaths and cases in a state half the size. I guess one Governor is enjoying his last term. There is no vaccine just yet so I think the evidence is clear. The fastest way to work our way back to normal is to stay home and stay isolated. New Zealand shut down hard and shut down early while amazingly, my mother's nursing home south of Melbourne is still allowing visitors. Maybe they've stopped watching the news!
