Sharon will have endless hot water on demand, but it still needs to travel to the farthest spot in the home. - Painting Ceiling: Bill removed the popcorn ceiling in his bathroom, and gets tips for sealing the surface with a quality primer before applying a top coat of flat paint. - Mold: How can Judy clean mold off the outside brick without damaging the mortar? We recommend applying a slow-working mildewcide product that washes off the mold. - Plumbing: Doug learns that it's a great idea to use SharkBite fittings instead of soldering to create a watertight seal while changing the outside faucets. - Lighting: Bill replaced the incandescent lighting with an LED lighting fixture and notices a delay before the light comes on. It's often normal for it to take some time. - Bathroom Leak: Kirsten has water spots on the ceiling under the upstairs bathroom. President of Artisan Built Communities, Stephen Haines, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Haines discusses his involvement with the Holly's House Project, a complete home restoration effort at a local family's home in Roswell. What is the Holly's House Project? When Haines discovered that a family had suffered significant water damage, mold infestation and structural issues in their 35-year-old home, he brought together a community initiative to restore it for the holidays. Diagnosed with Stage IV breast cancer for a second time, Holly Aarons exemplifies courage and determination. Artisan Built Communities and a generous team of volunteers were pleased to offer her and her husband, Patrick, a sound home for Christmas. The restoration plan went all the way down to the studs, including complete interior demolition, mold remediation, structural repairs, new plumbing and electrical systems, insulation, drywall, paint, flooring, interior finishes and more. In addition, the Artisan Built Communities design team and Haven Design Works brought in new furnishings to create a warm, stylish homecoming for the Aarons family. “They've been putting all their effort into restoring her health,” said Haines. “Their house needed help, and she needs to be able to enjoy being home when she's home.” Haines called on his trade contacts and received a yes from over 40 trade suppliers. The project was completed after four weeks and unveiled to the Aarons on December 20. “And so, we look for those opportunities, we can't do them every year, and we can't do them all the time, but we look for opportunities to meet this need,” said Haines. “And we're going to do it extraordinarily.” How does the Holly's House Project reflect Artisan Built Communities' mission? Haines emphasizes that his goal is to provide customers with better products, creating stronger relationships between his team, contractors and the families living in Artisan Built homes. When the Holly's House community team took the project down to the studs, small changes like widening the stairway and expanding the kitchen were made to simplify the Aarons' daily life. The project allows Haines, his team and trade contacts to collaborate in a casual environment and grow together. Haines said, “When we took the house down to the studs, we invited all the trades back out to the house, and we got to write on the studs of the walls and give encouragement to that family and kind of imprint that hope and faith onto the skeleton of that house before we covered it back up and made it a beautiful home.” Outside of the home, Artisan Built Communities set up an Amazon wish list for the Aarons, with dozens of household items to keep them stocked up for a long time. Within days, the list was 100% completed, mostly by complete strangers who heard the story and wanted to contribute. The water crisis is one of the most pressing issues facing our planet, with climate change, population growth, and pollution threatening the availability of clean water worldwide. One company working to tackle this problem head-on is Spout Water. This California-based startup has developed an innovative solution, the Spout Monolith, a sleek kitchen device that produces pure drinking water from the moisture in the air. Spout founder and CEO Reuben Vollmer joins the conversation to explain how a personal challenge began his mission to solve water scarcity and quality issues. Reuben recently contributed an article to Earth911, mapping his journey into the world of water. It started with an unexpected letter his family received during a drought in 2010, warning that their olive farm's well could be restricted. Water production and distribution needs a good swift kick in the form of a surprising alternative to how we've done it during the Industrial Era. The Spout Monolith may be one kick in our complaisance. We are surrounded by water in the atmosphere. A June 2022 study by the University of Reading in the United Kingdom found that total atmospheric water vapor is increasing by about 1% a decade due to warming climates. One percent may not sound like much, but the United States Geological Survey reports that the planet's atmosphere contains 12 trillion gallons of water, so one percent more water vapor represents 120 billion gallons. That one-percent increase in atmospheric water vapor per decade means that between 2010 and 2050, as much as 480 billion gallons of additional water vapor will migrate into the air, around half of today's annual human consumption of freshwater. The interview was homework—a required 5-page paper on leadership and “new venture creation”—in Hartmann's MBA program. The interview was granted and after 8 hours in an Elmhurst, Illinois bar, Hartmann had ample notes. In subsequent days, Hartmann presumably shook off his hangover, wrote the paper, and submitted it to his professor. What he didn't do was share the paper with the generous men whose insights comprised the backbone of the paper—Bill Heuer and Geoffrey Gran. Until now. Might Looking back at pulling the roof from the prepper pantry and redoing it so things are moisture tight in the next few months Weekly Shopping Report Our first stop on this Friday's shopping trip was Home Depot, primarily for bird seed. There is still no tag on the 2x4x8 studs, but the online price is still $3.73. Our only other stop was Aldi. They have run out of 70% cacao chocolate again. I saw more trays of salmon than usual, in lesser amounts per tray; it's priced per pound, so that's not "shrinkflation," apparently just a packing choice. Other meat choices looked a little sparse, with no pork butts and not a lot of ribs; fewer trays of ground beef as well. Lunch meat remains in good supply. Over in Produce, there was a big box of cantaloupe, but they all looked sorry, so we passed on those. The bananas (and other fruits and Bidens) looked good. Staple prices were: bread (20 oz. white): 1.29; eggs: $1.79; whole milk: $2.83; heavy cream: $5.29; OJ: $3.29; butter: $3.59 (-); bacon: $3.99; potatoes: $4.49; sugar: $2.99; flour: $2.35; and 80% lean ground beef: $4.09. A gallon of untainted regular gasoline remains at $3.599. Operation Independence Chicken Processing and the PURGE Main topic of the Show:  Seventeen years ago, when I came to the Holler Homestead, some of the first things we did to the place was get set up to thrive through power outages. Back then they were rare and often repaired within an hour or two but growing up in a place where ice storms blew through every few years and no one was really set up for them - well that had set a foundation for things I wanted to make certain were handled no matter where I chose to live. So much has changed from the early days, including how much time it takes to get things up and running when the power goes out, frequency of power outages, and how gracefully we weather these times. Yesterday, I sold off two inverters that I had. They were intended to turn my car into a generator in the event of a power outage so that I could cool things down in my fridges and freezers and not have to panic pressure can all the meats here. As I watched them find a new home, I realized that we have not done a show with tips on how to thrive (not just survive) through power outages. Especially the kind that last a long time. This show is for folks who are on grid but who want to do better when the grid goes down. Embrace the suck (Which is that you will be putting more effort into comfort during a power outage) Emotional boosts: rechargeable light bulbs, lanterns, hot coco and a way to make it, story time or other entertainment, having a known plan Have a plan - make sure everyone knows the plan and their roles, be cross trained, bonus points if it is documented (Mine isn't) Tips Reduce what you cool or heat (Why I have a wood stove) Use what you have: camping supplies, the propane grill outside, your tent for sleeping in the summer at night, etc. Inverter/generator is a game changer BUT While they are in use take everything from the fridge that you plan to use for the day and keep it in a small cooler Countertop ice maker is a game changer Consolidate fridges and freezers so they are full Use paper plates and dish bins bins and wash 1-2 times a day WHILE IT IS STILL LIGHT OUT Top off battery operated devices while driving if you will be driving (Cigarette chargers with multiple USB Ports). Bonus points if you have power bricks Fast to cook meals, or low and slow in an insulated bin (or rock pot) What can you function stack? Woodstove is a crockpot and water heater   Some things to consider for long term resilience What do you have that ONLY works with electricity and which of these things need to be handled to keep everyone thriving? (HVAC, Cooking, Drying, Lighting, Internet Equipment, Entertainment, Medical Equipment, Animal Habitat like aquariums or ponds) Can you shift to an alternative? (Gas, Wood, Camping Gear, Regenerative technology, Hard copies, do without) Can you use a battery supply for the things that you NEED? (Built in battery (A rechargeable device), Power bricks, battery bank, solar device) Can you find a way to regenerate the things that take power? (Hydro, wind, solar, gases, wood, gravity, hooking up a bike, composting. Etc. A word on communications. Mostly make it fun. Make it a great week! GUYS!
