Most people take YEARS to buy their first rental property, but most people aren't Jenni Vega. Instead of waiting, Jenni bought seven rentals in just three years, with almost unbelievable cash flow on each using what she calls the “golden triangle” method of investing. With this simple framework, Jenni was able to buy undervalued properties in cities that most investors don't even have on their radar. The properties are cheaper, the profits are bigger, and if you copy Jenni's method, you, too, can build a six-figure side income stream in just a few years. Surprisingly, Jenni still keeps her day job as a Cutco closing gift saleswoman. In fact, it's what got her into real estate. After working with dozens of realtors a week, Jenni learned about buy and hold rental property investing. It didn't take long before she bought her first property in an area most investors would avoid. But, thanks to careful planning and intentional investing, Jenni turned this cheap property into a $50K/year revenue stream. And that was just the start. Now, breaking all the “real estate rules,” Jenni is out to prove that almost any property can become a profitable vacation rental. Whether she's adding game rooms, "redneck mini golf" courses, or cowboy pools, Jenni has turned lackluster properties into top-performing short-term rentals. If you follow her advice, you can do it too! In This Episode We Cover: The “golden triangle” method that ensures your rental will always be full Breaking the “real estate rules” and why boring locations bring in BIG cash flow Quitting your nine-to-five and why keeping your active income stream may be a better idea Unique amenities that will make your vacation rental stand out in a saturated market  The short-term rental listing tip that could give you a boost in bookings  How to invest in short-term rentals in 2023 (and what to avoid before you start)  And So Much More! After 26-odd jobs and moving from upstate New York to Arizona to attend Arizona State University, Steve was putting himself through school with a goal of getting into management at UPS. Someone told him he should get into real estate. He went to real estate school and sold a house his second day, another house the next week, and it was the easiest thing in the world! Until interest rates rose dramatically, and he had to learn new skills to help make homes affordable for his clients. It takes a different mindset to reach growth: that of building a business. You can't have an independent contractor mindset. Similar to Stephen Covey's concept of beginning with the end in mind, I went from dependent, to independent, and then to interdependence. I had a broker who was my mentor who taught me how to evaluate investments, return on investments, and how to help people invest. I got started in helping other people find wealth, especially people back in New York to gain from Arizona's growth. She decided to get into real estate because she saw unlimited income opportunities. Life has unexpected twists and turns, and you must always be prepared. Her perspective is passive income is a way to be prepared. Linda stated, “Your greatest crisis if you wait long enough, can become your greatest blessing and certainly will WAKE YOU UP!" When we walk over dollars to get dimes, someone else is in control. Get good at creating freedom, time, money, and relationships.  Linda's definition of freedom comes right from her purpose statement. “I help successful, but overworked entrepreneurs understand the power of leverage and passive income so they can get freedom and margin for what matters the most.” Relationships grow as freedom grows. What is your freedom number? Your freedom number is the amount of passive income that would allow you to live the life you desire to live without having a job. Who can you be a HERO for? Hello again listeners! We're glad to have you back. One of the great misconceptions about real estate investing is that everyone should be starting from the same place. That place might be wholesaling or flipping and it also might be single family rentals. While it may be comforting to think that you are going to be joining the crowd, Steve wants to disabuse the notion of a "common starting line" in today's episode. Not everyone needs to start at the same place and it is very possible to actually set yourself back by trying to start at a place that you aren't suited for. Before joining Keller Williams Realty, Jay served as an editor at HarperCollins Publishers where he worked on such best-selling books as Body-for-Life by Bill Phillips and Go for the Goal by Mia Hamm. Growing up and going through the “normal” steps as most adolescents do, Jay went from high school, to college, to working in New York in search of his passion. Noticing that he had been living in his comfort zone, Jay set himself up for a challenge. He quit smoking and decided to run his first marathon. “It opened up a spotlight, that if I really devote myself to something for a long period of time, something extraordinary will happen.” Focus and determination was the thought process now, behind all that Jay set out to do. It’s a good lesson for all of us to learn, that anything is possible when you put your mind to it. “I started to say “yes” and I meant it.” Jay is a great example of an all-around success. As he says in the interview, he started saying yes to all conscious decisions and hasn't looked back since. Jay continues to keep a healthy marriage, a healthy business and an in-general healthy lifestyle. I think we under estimate how much opportunity life has for us. Thankfully, Jay is on today to remind us to get out there and chase these opportunities, with of course, the “better you” in mind. “If it’s not a hell yes, it’s a hell no!” Time is the most valuable currency, spend it wisely.
