Mike Lomas and Mike Hoeflich (joined by Mocha on the leather couch) open with JD Vance's appearance on The View and whether conservatives like Lee Zeldin should chase that kind of exposure. They knock the price tag and prison-like look of the new Obama Presidential Center, mark another violent Father's Day weekend in Chicago, and marvel at World Cup visitors discovering America is nothing like the oppressive place the media describes. Mike Lomas breaks down the SpaceX stock debut, why an IPO doesn't open at its offering price, and why a name like that is a 10-to-15-year hold rather than a morning trade, with a detour into how fast the AI chip sector now moves. A long nostalgia run covers dead retailers like Bells, Ames, Twin Fair, Gold Circle, and the Swiss Chalet sauce addiction, plus a gripe about vanished retail customer service. They close on Dr. Puthoff's four alien species, Hochul's healthcare expansion, Trump's John James endorsement, and a serious take on Iran and the Strait of Hormuz.00:00:00 The View, JD Vance, and the "no experience" campaign pitch00:04:45 Obama Presidential Center: cost, criticism, and the hypocrisy00:08:06 Chicago's violent Father's Day weekend00:10:08 World Cup, Messi, and why visitors love America00:13:11 SpaceX stock: how IPOs really open and the long-term play00:17:12 AI chip volatility and dead brands (Bells, Ames, Swiss Chalet)00:23:01 The decline of retail customer service00:26:50 Four alien species and pink-haired algae activists00:30:03 Hochul's healthcare bill and the John James endorsement00:32:47 Iran, the Strait of Hormuz, and a Western NY summer sign-off
The grand opening of the Barack Obama Presidential Library and Eyesore went just about as you would expect. It's still overbudget and not paid for, on stage they apologized for building it on stolen land and Obama himself talked about slavery. Then it got worse. Springsteen and Bono, who look like they have Ozempic Aids, sang sad songs and the whole place was a bummer than tried to have fake fun. Who would have guessed? But here's a great story... the Marine Band at UFC 250 last Sunday night was so great they are all getting a bonus from POTUS and... one of his friends. Josh Hawley is so wrong about Major League Baseball and players writing on their hats he's an embarrassment to Republicans everywhere. I have the goods on him and it's pretty bad. It's a big weekend ahead with the US Open Golf Championship and Team USA in the World Cup. Danny Clinkscale has a couple thoughts. And our Final Final is a local baseball player and two famous musicians being sued over their steakhouse going under. Beware of the this story Patrick and Travis.

It's hoped an impending review will bring an end to what's been described as an "eyesore" blighting Clarecastle's landscape. Ennis Municipal District has been using Devine's Field as a machinery and gravel yard for several years, since plans for a major commercial unit on the site fell through during the recession. The site remains in private ownership and the local authority has committed to reviewing its existing storage sites as soon as possible. Mayor of Clare, Clarecastle Fine Gael Councillor Paul Murphy says it's vital another site is found.

Gulls are well known for swooping in and flogging food off your plate or picnic and now they are making a complete menace of themselves in Christchurch's New Regent street. Local businesses are being over-run by the red and black-billed gulls that are nesting on the rooves of buildings along the street, swooping and pooping all over the place. It's not the first time they've invaded, they started breeding in 2019 in an earthquake damaged building on the corner of Armagh and New Regent streets. The problem is both the red and black-billed gulls are protected. Casey Alderson from Belle Cafe spoke to Lisa Owen.

The once-blighted, monolithic Michigan Central train station was for decades a symbol of Detroit's decline. It now has new life following a massive six-year, multimillion-dollar renovation to create a hub for mobility projects in the rebirth of the Motor City. The windowless, hulking, scavenger-ravaged structure that ominously shadowed the city's Corktown neighborhood now is home to Ford Motor Company and the centerpiece of a sprawling 30-acre (12-hectare) mobility innovation district. The building's first tenant, Google's Code Next Detroit computer science education program, was expected to move in by late June. Grand opening ceremonies included an outdoor concert on June 6, with tours for the public that started on June 7. “It really represented kind of the best physical symbol of that decay,” Ford CEO Jim Farley said. “And here we are in a completely beautiful, breathtaking facility like Detroit was in the ‘20s. But here we are almost 100 years later.” The restoration effort is part of the automaker's more than $900 million project to create a place where new transportation and mobility ideas are nurtured and developed. The train station's history reflects the city's fortunes during its heyday as the world's car capital and later misfortunes as thousands of auto workers and other residents fled Detroit for life in the suburbs. The depot opened in late 1913. But as traveling by train gave way to commuter air travel and as more Americans chose to use the nation's interstates, the numbers of people coming through Michigan Central steadily dropped. The last train pulled out in 1988 and for years after the building fell into disrepair, neglect, and abandonment. It became a destination for the curious and urban adventurers. Other buildings in Detroit suffered the same or a similar fate, but due to Michigan Central's size, it became a symbol of the city's decline. Redevelopment by its former owner never materialized. Then, in 2018, Ford announced it was buying the 18-story building and adjacent structures as part of its plans for a more than 1 million-square-foot campus focusing on autonomous vehicles. This article was provided by The Associated Press.

A renewed call has been made for a new use to be found for a prominent derelict site in Clarecastle. Cois Fheargais, known locally at Devine's Field, was intended to be the site of a "substantial town centre mixed-use development" during the Celtic Tiger, but has recently been used by Clare County Council as a material storage yard. Ennis Municipal District has confirmed that a large stockpile of material was removed from the site in October 2023 and it's currently engaging with a landowner regarding a potential site for an alternative storage yard. Clarecastle community activist Paschal Russell says it's "disgraceful" the site has been lying idle for so long.

For the newest resort coming to the Las Vegas Strip, it's been a long and strange journey... Fontainbleau Las Vegas sat completely dormant and roughly 70% complete for almost 15 years. It's been through ownership changes, multiple bankruptcies, and lawsuits. It's faced recessions, financial issues, questions about its structural integrity, and even a global pandemic. But after all that, here we are...powering ahead towards the grand opening of what's shaping up to be one of the biggest & most luxurious resorts on the Vegas Strip. For this episode, I'm joined by Eli Segall, Investigative Business Reporter and former Real Estate Reporter for the Las Vegas Review-Journal to talk about the past, present, and future of the Fontainebleau. We went in depth on the history of the property - including the original ownership & concept for the property - and discussed the potential impact the new resort may have on revitalizing the north part of the Las Vegas Strip. Check out Eli's articles on the Las Vegas Review-Journal website and be sure to follow Eli on X (formerly Twitter). __________________________________________________________________________ Become a Jeff Does Vegas Insider today for only $5 USD/month & enjoy all kinds of cool perks like early access to new episodes, commercial-free versions of EVERY episode, invites to exclusive live streams & videos, insider-only virtual hangouts and even real-life in-person hangouts IN Las Vegas! For more than 100 years, the brick power plant at Zuni Street and West 14th Avenue generated electricity for Denver using steam. But now that the plant has been retired, it presents a conundrum: Should the crusty old building and its two smokestacks be demolished? Or somehow redeveloped into an asset for the Sun Valley neighborhood? Host Bree Davies and producer Paul Karolyi visit the defunct Zuni Generating Station with Denver's first-ever chief urban designer Eugenia di Girolamo to talk about how the building known to some as “The Devil's Castle” could become Denver's next iconic landmark. The Denver Post has more on the old Xcel Generating Station, and the Colorado Encyclopedia has more on the Denver Tramway Powerhouse (Aka, the REI building). Bree talked about the latest development in DPS's “seclusion room” controversy and flu season. What non-residential building would you most want to live in? Residential conversions are all the rage, but is everyone thinking way too small! Of all the non-residential buildings in Denver, which would you most want to move into?
