But in larp, sometimes the action is the action. I pick your pocket... by picking your pocket. This embodiment of play, where my real life actions equal my fictional character's actions, might be what many people understand as the core difference between larp and tabletop games. Today, Kate Hill and I get into the good, the bad, the ugly, and the beautiful of embodied play.Further ReadingPlaying to Lift, Not Just to Lose by Susanne VejdemoBluebeard's BrideNew World MagischolaChasing Bleed – An American Fantasy Larper at Wizard School by Tara M. James A. Reed was in federal court, about to argue his case, when a call came in from Kansas City. Nell Donnelly had been kidnapped. James panicked. To James, Nell was so much more than a celebrated fashion designer. She was his neighbor. She was his secret lover. She was the mother of his child. It was 6 p.m. on the evening of Wednesday, Dec. 16, 1931. Legendary fashion designer Nell Donnelly was headed home from work. Her chauffeur, George Blair, drove Nell's lime green Lincoln through the streets of downtown Kansas City. When they arrived at her palatial home, George noticed a vehicle blocking the driveway. Two unfamiliar men stood on either side of it. George slammed on the brakes. In seconds, one of the men charged at him with a gun. Two more men came running. One jumped into the backseat with Nell. The gunman took charge of the vehicle. The other man jumped in on the passenger's side, effectively trapping George. Nell screamed. She kicked. She fought. She thought for certain that someone would hear her. They didn't. America's best, most successful businesswoman, along with her chauffeur, had just been kidnapped. Becoming proficient in property investment is like learning a foreign language, but you can master it, says Kate Hill. Like marathon runners and migrants from other countries, the traits that separate those that achieve sustainable success in property are those that demonstrate the qualities of curiosity, embracing change and continuous learning, embracing mistakes as learning opportunities not failures, and demonstrating the patience, persistence and resilience to overcome obstacles and last the distance through dogged determination and daily discipline. Our guest Kate Hill is a shining example of this. Kate was previously on the show back on episodes 254 and 255, but for those who don't know her she is an avid property investor with many years of firsthand experience buying and researching real estate, and being a Property Coach and Mentor before founding the successful national buyers agency team Advisable. Webinar Replay - Why Melbourne Makes More Sense Than Perth

Hotspotting

Play Episode Listen Later Apr 17, 2024 62:03 Transcription Available

Want to get into a key market BEFORE prices start to take off? Feel that you may have missed the boat with media favourite Perth? In many ways, the answers to these questions are the essence of smart investing. Most property investors are herd animals, diving into markets when they read that prices have risen 15% or 20% in the past year – or 50% in the past three years.  Buying in such a market means you are likely buying at – or after – the peak of the market. The smart money would have been there 2-3 years ago – and is now focused on places that are early in the growth cycle. That's why Melbourne makes more sense than Perth for property investors seeking to buy strategically for capital growth. The Melbourne market, in simple terms, is situated where Perth was three years ago, before prices started to rise and rise. The Melbourne market is underpinned by one of the nation's strongest state economies and boosted by population growth amongst the highest in the country. The smart money in real estate buys in key markets BEFORE prices start to take off. The essence of smart investing is NOT buying in over-heated markets like Perth but targeting locations that have the credentials for long-term growth but are currently at a low point in the cycle. And right now, the location that meets those criteria better than most is Victoria, particularly Melbourne. The Melbourne market is underpinned by one of the nation's strongest state economies and boosted by population growth amongst the highest in the country, enhanced by overseas migrants and students.  It hasn't had the price growth of other cities in the past year but has had a big uplift in buyer activity recently – often a precursor to elevated prices.  And vacancies are ultra low, putting further upward pressure on rents. To find out more about why Melbourne and Regional Victoria should be strongly considered by property investors, there are two keys actions you can take … Tune into my April 17 webinar featuring leading national buyers' agent Kate Hill of Adviseable – and get our Victoria Hotspots bundle, featuring our reports on Melbourne and on Regional Victoria. These two great sources of key information will explain …. Why now is a good time to consider Melbourne and Regional Victoria Which metrics point to capital growth in Victorian markets Why recent rental reforms should not deter investors Which price points are attracting the greatest buyer demand Why attached dwellings need to be considered Which Melbourne suburbs and regional centres deserve the most attention

Kate Hill has lived an extraordinary life. As a young woman she loved to travel and cook and ended up buying a barge and travelling the regional canals of France until she found her little home which back then was a ruin on the bank of the canal. So she parked the barge at the bottom of the garden gate and continued to live on the barge for her first 25 years in the area of Gascony, until the ruined 300 year old building was eventually renovated 10 years ago for her to live in. Early on in the 35 years in total that Kate has lived there, she built her little dream kitchen and learned how to butcher and create charcuterie as well as then teach others to do the same.Kate published an introductory book about how she ended up living this wonderful life, “A culinary journey in Gascony” which was published in 1995 (and is still in print!) She then wrote another book which contains everything one might need to know about Cassoulet, followed by a series of 12 seasonal monthly books, a compilation of her essays and recipes titled “A Gascon Year”. Through substack, Kate now publishes her memoir about how she found France, “Finding France: a memoir in small bites” is now released on a serialised basis.I loved chatting to Kate about the slowness of her life, not that she is slow in her actions, but how life in her rural part of France has forced her to slow down and live a deep immersive life in her kitchen and potager in Gascony. Locals in her area kept explaining something to Kate that sums up their philosophy on how to prioritise the important things in life: “prendre le temps de prendre le temps” (take the time to take the time). In other words, they do things such as stopping on a Sunday to share a meal with family or friends, they stop and enjoy the smaller but precious parts of life. Kate grew into this way of life, she learned how to work a potager, how to raise chickens, how to be connected to her soul. Now in her 70s, Kate is excited about more changes and choices she is making in her life. She is focusing on how to start anew at any age and how to live a connected country French life. This she calls “champêtre”, to be country. As part of this she will continue to host residencies at her Relais de Camont, but she will also have the time to create more herself, with her writing, her potager, cooking in her kitchen. The focus on what is really important to her is a recommendation for a more connected life for us all.For information about the Normandy Retreat mentioned in this episode, email janehiscock@chateaudujonquay.com  **Louise Prichard is the host of the Loulabelle's FrancoFiles podcast.**Other Loulabelle's links:FrancoFile Fix on YouTubeLoulabelle's FrancoFiles Spotify Playlist Loulabelle's FrancoFiles InstagramLoulabelle's FrancoFiles website

The key to success in property investment lies in identifying locations which will outperform the general market over time and pinpointing the right time to take action. Essentially this means forecasting events in markets across the nation. But is this realistically achievable for the average Australian consumer?   The truth is that anyone can learn the basic tools for understanding property market dynamics well enough to determine when to get into the market and where to buy for long-term success. Indeed, the average consumer can easily outperform senior economists working for the major banks. Let's face it, that's not terribly difficult, given the poor track record of bank economists in forecasting house prices in recent years.   Leading buyers' agent Kate Hill of Adviseable says her decades of experience in Australian real estate have revealed simple principles for pinpointing good places to invest.   On Wednesday 13 September, Hill joined Hotspotting founder Terry Ryder to discuss how prospective investors can learn the tools of identifying good locations and predicting likely outcomes with price growth. They exposed real estate's greatest myths and misconceptions – fallacies which prevent many consumers from achieving success in property investment. Hill and Ryder presented case studies of locations which demonstrated the principles of finding growth markets and taking effective action.

One in three women retire with no savings. Nicola McDougall and Kate Hill have made it their mission to change this alarming trend. The statistics are concerning. Even those women that do manage often end up with less than half of what most men do. Unfortunately the gender pay gap and maternity leave, along with increasing rates of divorce and separation, piled on top of primary caregiving responsibilities, put enormous financial pressure on women.  So female property investment leaders Nicola McDougall and Kate Hill got together to write the book The Female Investor, which won Best Personal Finance and Investment Book Award at the Australian Business Book Awards in 2022.  They brought together their personal learnings and insights to help women create security and wealth through property.  Nicola is a successful property investor, business owner, award winning journalist and current Chairperson of the Property Investment Professionals of Australia. She's also the former editor of the Australian Property Investor magazine and the co-founder of Bricks & Mortar Media. Kate says she lives in one of the most beautiful little corners of southwest France along the canal dig around in the farming area. A big river valley, very fertile soil, and very diverse agriculture, including grapes and wine. She says that as a cook she couldn't have landed in a better place when she came over 30 years ago. Kate operated a Canal Barge, and was cruising along from Holland south, and the boat engine broke down here. She ended up sinking a little bit more time in this area around Agen, and learned to love it. It reminded her of northern California, her most recent home in the US. It's a four season kind of gentle climate, with farming and wine––sort of like Northern California. She says she got stuck in the mud here and bought an old house on the side of the canal where she parked her boat.Kate has been restoring the place she bought over the years, and created a cooking school that was based there. Recently she decided to quit standing at the stove as much and sit more at her computer, writing. Kate has been working on a new book, that will be a bit memoir plus food, plus stories travel. She's calling it Finding France, because it is about how she found France and  still finds France, and how you could find France, no matter where you live. It's sort of a state of mind. As the cooking school winds down, Kate is pivoting her guest house into a creative residency for writers, photographers and cooks, and anybody in the food arts basically, to come like an artist residency.  This is  my goal!

This is a long-held practice in Gascony, a rural province of southwestern France where "the good dirt" is prized and protected for the preservation of its culinary heritage.  The culture of food in Gascony has its own unique flavors and methods. Kate has been collecting recipes for years, gathered from friends and neighbors and even from knocking on the doors of strangers to learn how to cook something new. Kate teaches methods such as oven roasting, braising, emulsifying sauces, and has recently been featured on a "Cooking with Wine" series streaming on Somm TV. But it doesn't stop there, Kate also intertwines these culinary lessons with in-person road trips in France and Spain.  Kate masterfully wears multiple hats in her personal life and profession. She is a cook, teacher, mentor, and wonderful storyteller. In “A Culinary Journey in Gascony: Recipes and Stories from My French Canal Boat'," she tells the story of how she first discovered the region while floating slowly down the Canal de Garonne, and subsequently purchased the 18th-century farmhouse in the area which has been her home and culinary inspiration for the past thirty years.  Interested in learning more about Kate and her personal story? Kate Hill wrote the book called Cassoulet, a French Obsession which is part recipe book, part history book, part charcuterie advice, part orientation to the southwest of France where Kate can drive to Bordeaux for delicious wine and to Armagnac for the premium regional spirit.  She breaks down the assembly of cassoulet and how to make confit. Her advice about confit stems from her first-hand experience of the ancient art of curing protein in salt, slow cooking in fat, and storage in fat.Kate uses a simple weight ratio of 3% salt  added to whatever protein to be confit'd. That meat sits in the fridge overnight, is rinsed well, dried, covered in fat, and simmered until fork-tender. The classic confit was stored in an earthenware crock and kept in the back of a cool barn for 1-2 years. Safely. You can find more detailed information about Confit in Michael Ruhlman and Brian Polcyn's book entitled Charcuterie, where Michael talks about what he learned from Kate while visiting her in France. Sign up for Kate's French cooking classes, get her newsletter and order her books. Whereas most of us caught a plane to get here or maybe drove, my guest this week has the most original means of arriving in France...by barge. Kate Hill is a cook, teacher and writer who has lived in Gascony, SW France for over 30 years. We talk about how she learnt French cooking, the language and how she has become integrated into her community. We talk about her identity as an American, where she feels at home and her ability to be ‘nimble' in these trying times. Kate reflects on her new challenges with teaching online but also how it has inspired new projects. With the re-release of her 1989 book The Culinary Journey in Gascony - now available as an e-book - she's able to create video content to bring her recipes to life. We talk about all things seasonal, regional, veggies and broth and also, the beauty of the traditional food practices she has learnt. Kate is full of heart, she loves the artistry of cooking and it shows. When I asked her why she came to France she replied, “the better question is why have I stayed!”, and whilst she feels ‘mega American' (love that!) she feels truly at home in her 18th-century house by the water where she first arrived and where her barge still sits. The price data for both March and April shows Australian real estate is weathering the economic storm with a high level of resilience, despite a sharp decline in sales activity. With the states now starting to ease restrictions to allow businesses to re-open, thoughts turn to recovery and revival. The key question for real estate is: which locations are best situated to ride out the downturn and rebound strongly?. To a large extent, this depends on the strength of the market pre-shutdown, the level of vacancies, the make-up of the local economy, spending on infrastructure and state plans to fast-track projects. So, against that background, which cities and regional cities are poised to perform strongly? On Tuesday 12 May, Hotspotting founder Terry Ryder will be joined by leading buyers' agent Kate Hill from Adviseable to debate these issues. In this free webinar ideally timed for this phase of covid-19 impact, you will find where best to direct your attention to benefit from markets that will rise as we exit the shutdown.

She has trained with the world-famous Chapolards, been part of the craft butchery movement at every turn, and taught at colleges and currently a high school (most culinary education barely approaches a carcass, but Sarah takes meat out of the box for students). She is passionate, kind and "a genius", according to host Bryan, who does not say this lightly. Sarah Wong - After spending 16 years in the food industry, Seattle Meat Collective co-founder and former owner and former Seattle Culinary Academy instructor Sarah Wong couldn’t ignore a strange truth when it came to meat: It almost always came out of a box, pre-cut. Very rarely did she see the whole animal that it came from. Five years ago, wanting to change the way she approached meat education, she took matters into her own hands and went to France to study with Kate Hill and the Chapolards, followed by more whole-animal butchers from around the world. “When you see the whole process from start to finish, you have a lot more respect for whatever that ingredient is—whether it’s a goat or a head of lettuce,” she says. These days, Sarah stays busy as a culinary teacher at Westview Highschool in Beaverton, Oregon. We are so lucky to have Sarah teaching butchery, cookery, and charcuterie for the PMC, where she wows students with her deft hand at butchery and her knowledge on the history of the subject. She’s equally wowed by her students. “It’s fun to watch them go from tentatively holding the knife to cutting up the animal,” she says. “By the end of the class, they’re exhausted, but they’re so jazzed. I love that."    chefsarah13@gmail.com     https://www.facebook.com/sarah.wong.1884   ~ More About No Ounce Wasted ~  Profit margin perils, mental health crises, employee challenges. ATG Media is pleased to recognize the first ever recipients for the Up and Comers award with a series of interviews on the ATG Podcast. Who exactly is an “Up and Comer,” you ask?  They are librarians, library staff, vendors, publishers, MLIS students, instructors, consultants, and researchers who are new to their field or are in the early years of the profession.  Up and Comers are passionate about the future of libraries.  They innovate, inspire, collaborate, and take risks.  They are future library leaders and change makers, and we are excited to celebrate them with this award. There were 20 recipients of the award for 2017 that were announced just prior to the 2017 Charleston Conference. A link to the press release is available below. First up, we hear from Kate Hill, Electronic Resources Librarian at the University of North Carolina at Greensboro. Kate was part of a fantastic group of presenters for a webinar that the Charleston Conference hosted last fall called “Tips and Tricks for Attending the Charleston Conference.” Kate also talks about the book she co-authored titled The ABCs of ERM, that was made available just last month. Link: The ABCs of ERM: https://www.amazon.com/ABCs-ERM-Demystifying-Electronic-Management/dp/1440855803/  ---------------------------------------------- Up next, we hear from Erin Gallagher, Director of Collection Services at Reed College, and Katelyn Angell, First Year Success Librarian/Assistant Professor at Long Island University, Brooklyn Campus. Katelyn's position title is “First Year Success Librarian”. We hear how this kind of role is becoming more and more common in academic libraries and why is it so important for librarians to focus on first year students. Erin is one of the Conference Directors for the Charleston Conference, and she brought the Up and Comer Award to life, so we really want to acknowledge the work she put into this and thank her for it. Thank you, Erin! And thank you, Katelyn, for joining us today for the interview.  Katelyn's interview starts at 22:30 in the audio file.  ------------------------------------------- And finally, Tom Gilson talks with Amanda Lowe, Outreach and Marketing Librarian at University at Albany, SUNY.   What is the key to be a successful outreach and marketing librarian? What special skills do you need to bring to the job? Amanda also talks about starting a Stress Less campaign at her  library. Amanda's interview starts at 33:42 in the audio file.  Links: Here’s a short 13ish minute presentation that I did on Stress Less for ULU - https://www.youtube.com/watch?v=y_CLOUIghtI&index=16&list=PLtB93mp1C7ML1Fz5M6y8OV0SQa3GnMq4- News release about stress less from 2016: https://www.albany.edu/news/69391.php Wanted by Betsy Schow: http://www.betsyschow.com/betsys-books/spelled/ Superconnected: The Internet, Digital Media, and Techno-Social Life by Mary Chayko: https://us.sagepub.com/en-us/nam/superconnected-the-internet-digital-media-and-techno-social-life/book239425   Link to the Up & Comer Profiles from v 29 #6, the Dec 2017/Jan 2018 issue of Against the Grain: http://www.against-the-grain.com/wp-content/uploads/2018/03/ATG_profiles_v29-6.pdf Interview Questions for all UCs: Tell us a bit about how you arrived in your career? What is a change you hope to make in our profession? What do you think our industry will look like in 5-10 years? Significant changes? What are you reading at the moment? What advice would you give to students interested in careers in librarianship or information studies? Custom question
