Quick Take - (Full Episode - #57 - Link Below to Full Episode) This week, we welcome Kent Ritter, CEO of Hudson Investing, to The Real Estate Law Podcast to discuss real estate syndication deals and why he's so passionate about helping others find their pathways toward financial independence. If you've heard other podcasts where people discuss real estate syndication, or you've been to real estate meetups with investors looking to raise capital, and always wondered about the inner working of those deals, this episode is a great starting point. Kent is a multifamily investor, the founder of the Indianapolis Multifamily Investor Meetup, and the host of the Ritter on Real Estate podcast, a weekly show featuring market insights and how to passively invest like a pro. His investment strategy focuses on a pretty specific niche, like 50 to 200 unit properties within the Midwest where he can add some value. Kent is on a mission to empower others to take control of their financial futures while making a positive social impact by providing modern, affordable housing to America's workforce. We shared some war stories with our past lives on the road in corporate America - hear how both Kent and Jason made their ways out of that grind and into pathways toward real estate investing and financial freedom. Things we discussed in this episode: - Midwestern hospitality and how demeanor differs from that of Northeasterners - Why he decided to launch his own podcast and what that has taught him - Kent's pivot away from a career on the road as a management consultant - Starting as a passive investor from 2015-2019 in other peoples' deals - Transitioning from being an investor in syndication deals, to becoming the one raising the capital for his own deals - Why Kent believes that excellent communication with investors is critical - How much time an investor can expect to have capital invested in a deal :: Link to Full Episode - https://youtu.be/HLxqaCQozPA Get in touch with Kent: Instagram - https://www.instagram.com/ritteronrealestate/ Facebook - https://www.facebook.com/RitteronRealEstate LinkedIn - https://www.linkedin.com/in/kentritter/ Website - https://www.kentritter.com/ Ritter on Real Estate podcast - https://www.kentritter.com/podcast/ Join Jason Muth and Attorney / Broker Rory Gill of NextHome Titletown and UrbanVillage Legal in Boston, Massachusetts for another episode of The Real Estate Law PodJoin Jason Muth from Straightforward Short-Term Rentals and Attorney / Broker Rory Gill of NextHome Titletown and UrbanVillage Legal in Boston, Massachusetts for another episode of The Real Estate Law Podcast! #realestatepodcast #nexthome #humansoverhouses #realestate #realestateinvesting #realestateinvestor #realestatelaw #realestateagent #financialindependence #financialfreedom #cashflow #investments #multifamily #apartmentinvesting #entrepreneurship #multifamilyinvesting #quityourjob #passiveincome #realestatesyndication  Follow us! Kent Ritter is a full-time real estate investor, a former management consultant, corporate executive, and startup owner. After successfully exiting his first company, Kent turned his focus to real estate. Now, he is the CEO of Hudson Investing- a multifamily investment firm that helps professionals scale and diversify their real estate portfolio with cash-flowing wealth and building assets. He has achieved financial freedom and is dedicated to teaching others how to make good investing decisions. Whether you are new to real estate or have years of experience, this episode includes some valuable real estate lessons to help you along the way! Increase The Value Commercial real estate is an income-based evaluation. If you increase that income, you increase how much it's worth; this is an important investment tool that allows you to achieve financial freedom. Kent shares that one of his favorite aspects of real estate is the ‘forced appreciation'- by infusing the property with capital, renovating units, and taking care of deferred maintenance, you will be able to increase the rents and decrease expenses, which drives up valuation. It is similar to buying and selling businesses: the higher the quality of the property, the more profit. Not only do you make more cash flow, but if one day you exit that business or sell that property, you're getting a multiple on that cash flow. Stay Away From The Bigger Players A valuable lesson learned over the years in Kent's career is that unlike the open stock market, where everyone is trading all over, real estate is more about the broker's network. Investing in real estate allows competitive value, as there is not as much exposure to these types of deals. A lot of opportunities in real estate are not on a national platform, so this is a benefit for minor players! To help lessen investment competition, Kent discovers strategic moves with opportunities that others may not see. For example, Kent and his company are strategically staying under an ROI of 200 units when investing. Reason being is when you go above 200 units from a multifamily standpoint, it will attract the bigger players who usually go 200+ units and the competition becomes unfair to small entrepreneurs. ROI, or Return on Investment, is a formula to evaluate how an investment has performed compared to your initial cost. Buy Off-Market And Sell On-Market In his career, Kent has been buying properties directly from the seller, because there's no broker in between, which means there is less negotiating and competition for the deal; however, the same logic does not apply when reselling. Kent rarely sells directly to a buyer since it is not the most advantageous way for the reseller. If you want to maximize the value of the property you are selling, put it on the market. If your property is out on the market, you can create a competitive environment. For example, to resell one of his properties, Kent's company hired a broker and went through the marketing process, which allowed negotiation from a strong position and the profit was much higher. That wouldn't have happened if they had sold off the market without intermediaries. CAP vs Interest Rates The most common misconception about real estate investing is that if interest rates go up, then CAP rates must go down, but Kent warns they are actually not correlated. A CAP rate is mostly used as an evaluation metric. It is what's expected to return to your capital. As an example, if you had no debt on the property, with a million dollars invested and made 100,000, the CAP would be 10%. The other way to look at the CAP rate is the inverse of the multiple. If the CAP rate, for example, is 5%, that means the multiple on each dollar is 20 X 20. For every dollar that increases in income, it is also increasing value 20 times. CAP and interest relate to the amount of money that is chasing a deal. When interest rates are lower, money is cheaper. Whether interest rates go to 6%, there is still a lot of money to chase real estate. CAP rates do not move with interest rates meaningfully. Do Not Miss Opportunities To Invest Both commercial real estate and rents move up with inflation. The country's current economic state is an example of this. Kent advises that when you are in an inflationary environment, invest in things that typically rise with inflation. That is a great time to invest in tangible real assets. Many people have their money in bank accounts because they just do not know what to do with it and do not realize that they are losing 8.5% a year on that money. Avoid having your money sitting in your bank account for too long, investing is your best option. Take ownership to deploy your capital and your investments. If you're trading precious time for a paycheck, Kent Ritter's story is one you might want to consider. Previously a successful management consultant bringing down a hefty paycheck, he came to a personal crossroads after the birth of his first daughter. Sitting on a tarmac, about to take off on a four-day business trip, he asked himself: “Is this the kind of dad you want to be?” The answer was a resounding “no” and a new chapter was born. He decided to take an entrepreneurial risk by starting his own real estate investment firm. Everyone thought he was crazy, but he nonetheless ploughed forward, doing his homework and eradicating self-limiting beliefs (which can be a challenge). Today Kent's multi-family real estate investment concern is growing exponentially and his quality of life is where he wants it: Within his control. Moving the focus to practical advice for those interested in undertaking a similar journey, Daniel asks Kent about how he took his first steps, the foundation he built, lessons learned and the big vision ahead. It's a conversation that doubles as a call to action: Don't delay. “If you're sitting on the fence, waiting for some moment or sign that's going to tell you to get started, this is it,” says Kent. “That's the sign! Get started!”

Kent is CEO of Hudson Investing, a multifamily investment company based in Indianapolis, IN which has invested over $8m in 625 units.Helpful Links:https://www.linkedin.com/in/kentritterhttps://www.kentritter.com/ Best Way to Contact Kent:Kentritter.com Contact page - sends you to his Calendly linkkent@hudsoninvesting.com- It's always important to personally speak with the sponsor for your deal. For Ken's second deal he invested with a sponsor through a crowdfunding website that he never spoke with and all investors ended up losing money in the deal.- Always ask your sponsor what differentiates them from other sponsors.- Always ask for the contact information for other passive investors that have already invested with the sponsor. When you speak with the investors, it's more to understand the process and less about whether or not the investor says good things about the sponsor.- Kent adds value to his multifamily properties by partnering with local internet service providers to resell high speed fios internet to tenants- Setting up SOPs and KPIs is always key to holding your team accountable and ensuring they meet their goals.- Using smart locks to give prospective tenants access to units remotely for self-guided tours significantly reduces the time property managers need to spend working with that lead. It also eliminates the risk of prospects not showing up for a tour.- Larger property management companies often will not manage any property less than 100 units. To overcome this issue, Kent realizes economies of scale in his business by having one property manager manage multiple smaller multifamily properties in the same general geographic area. The more units you can spread the property manager's cost over, the cheaper the cost will be. - Keeping multiple security cameras recording on all properties at all times allows a property manager to more efficiently manage multiple properties remotely at the same time. This is achieved by laser focusing the property manager's time on only the properties that need attention at any given time. This reduces costs by avoiding the need to have full-time on-site staff limited to one property.

Would you like to make better investment decisions? https://www.youtube.com/watch?v=5sML_fmFh2s Today, we're talking with Kent Ritter, full-time real estate investor and operator of Hudson Investing about scaling and diversifying your real estate portfolio. So if you want to expand your investing perspective… tune in now! Table of contentsHow Kent Ritter Got StartedMoving From Passive to Active InvestingTaxes in Active and Passive InvestmentsThe Pros of Multifamily Real EstateWhy it's a Good Environment for Multifamily Real EstateHow Long Should You Hold Your Properties?Where to Invest in Multifamily Real EstateConnect with Kent RitterAbout Kent RitterBook A Strategy Call How Kent Ritter Got Started In 2010, Kent started as a partner in a boutique management consulting firm, before exiting in 2015. In that timeframe, he helped build the business to over $30 million in annual revenue, with 95 employees.  After the successful sale of the business, Kent was left with a decision. He had capital, now he had to decide what to do with that capital. He didn't want to put all his eggs in one basket and certainly didn't want to ride the stock market roller coaster. In his journey to diversify, he started looking at alternative investments before finally landing on real estate.  As he developed his real estate knowledge, he quickly gravitated toward multifamily properties. This love of multifamily properties helped him to move from passive investing through syndications to a more active role in his investments, and sponsoring his own syndications.  Moving From Passive to Active Investing Passive investing, in this context, is where you're investing your own dollars into an existing deal—through a deal sponsor or syndicator. This person is finding and putting the deal together, and you're joining by adding your dollars to the pool. The syndicator is responsible for the active elements, including finding the property, securing the debt, and determining any renovations.  Even as a passive investor, you're part owner of that property, so you receive distributions from the profits. You also share in the appreciation at the time of sale. So passive investing in syndications like this really allows you to learn more about the experience, without the responsibility of putting the deal together.  As Kent built up his own base of knowledge, he was able to move into a more active role. In other words, finding the properties, creating a plan for value-add, and securing investors to help make it happen.  Taxes in Active and Passive Investments As someone who has invested passively and actively, Kent touches on the tax implications of multifamily real estate.  [7:59] “When you think about taxable income, you think about three buckets. There's your...ordinary income, which is typically your active income, right? Your W-2 job...or from the property standpoint, the profits that the property is throwing off...Then you have your passive bucket, which would be your investments in things like rental properties...Then you have your portfolio income, which is like your stocks and your mutual funds...When you think about it from a tax standpoint, one of the biggest advantages of real estate is the ability to...pass through the depreciation.” In other words, being able to offset your gains by getting the depreciation helps you save money in taxes. And many times, you have carry-over losses. Those carry-over losses are different depending on whether you're investing actively or passively. This is based on your investor status.  The IRS defines Kent as a real estate professional because all of his investments are in real estate, and that's his income. So all three of those “income buckets” he mentioned can be offset by depreciation. Passive investors will partake in those deductions differently based on how their income is structured and where it comes from.  The Pros of Multifamily Real Estate

We're seeing cap rates coming down, but I think there's still quite a bit of room to run"- [Kent] “I think that we will see a lot of asset price inflation over the next few years.” – [Kent] “Relatively speaking, interest rates have crept up a little bit but relatively speaking historically, they're still very low” – [Kent] “There's a huge disparity in unemployment rates as you look at level of education and type of jobs” – [Kent] “I think you get a lot out of people. And I think that it just really goes a long way” – [Kent] Key Takeaways: Kent describes himself in one word as "Intentional". I've done that pretty well throughout my career. I think that's why I've been able to take advantage of some of the opportunities. I started my career out of college as a management consultant. About seven years into that career, myself and several of my coworkers left to start our own firm. We started a boutique management consulting firm. We were based out of Chicago, grew that to about 95 employees and 30 million in annual revenue. In 2015, we decided to sell that business and that was really what kicked off my real estate career. I started looking at alternative assets to invest in and found real estate, fell in love with real estate. I joined Birge & Held, Birge & Held existed prior to me. One of my mentors is founder there. A primary market would be somewhere like New York or San Francisco. We just don't have enough affordable housing in the US. You have negative yields there on bonds where you're paying money to hold it. So in a low cap rate environment, you just have to adjust your strategy. The banks and Freddie and Fannie learned from 2008. I personally believe that taking old rundown properties and making them nice and clean and new again, still at an affordable price is in some ways a social service. We have under contract right now a 72 unit property that was built in 73. We have several community programs that we implement, especially in our more C class properties. And so I think property management first off is going to make or break. You gotta have a strong property manager. You got to make sure you don't win the deal at the detriment to yourself. Episode Timeline: [02:12] I'm really excited about my guest today, Kent Ritter. [03:32] Kent describes himself as Intentional. [04:35] Kent shares his backstory. [05:31 He talks about Boutique management consulting firm. [09:02] You've got your primary market, your secondary market and your tertiary market, which you mentioned. Can you just explain those? [11:32] And then when you dive into commercial and the different buckets, what's your biggest takeaway from the multifamily sector today? [13:13] When you talk about a four cap, it's like, where the heck can this market go, Kent? [20:00] But what do you guys do either by property or as a company on a whole, for any type of social impact to the communities, to the surrounding state stakeholders? [22:50] How do you feel that you manage from an ethical standpoint your business operations, the team you lead and everything you do on a daily basis? [26:16] How do you make high-stake decisions for yourself? [27:50] Kent talks about the best players around him. [32:05] Kent tells what they are working right now. [32:51] Tell me about your favorite tourist attraction? [34:27] How about favorite restaurant? [33:43] What's the best book you ever read? “Think and Grow Rich" by Napoleon Hill. In today’s world of convenience, technology has accelerated our demand for immediate gratification. Efficiency is key in this fast-paced culture, especially as business operators. Leveraging technologies, as a real investor, can definitely improve your customer or resident experience, improve your employee’s efficiency, and even reduce some of your operating expenses. Our guest on today’s episode is Kent Ritter, an entrepreneur, multifamily real estate investor, and Managing Director at Birge & Held Asset Management, a multifamily private equity firm with over $1.4 billion in assets under management. He also serves as a thought leader and educator through his podcast, Ritter on Real Estate. Through his experience at Birge & Held, Kent believes in maximizing your efficiency as operators to improve the resident experience and management operations by utilizing PropTech. Allowing the management team to focus on building communities rather than focusing on cumbersome tasks through the use of these technologies is what sets his operations apart. In this episode, we cover:Gaining access and building relationships through passive investingEconomies of scale from the enterprise level vs the property levelMaximizing the best use of your time using Prop TechHow Prop Tech improves the resident experienceStrategies to implement when utilizing Prop TechKent addresses each of these pressing topics and so much more in this knowledge-packed episode! Tune in today to learn how Prop Tech can make you a better business operator! The Final Four:1. What do you do for your continued education to further your investing?Kent: “I devour podcasts and every book out there. My education has shifted from the blocking and tackling of multifamily, understanding the basics, to learning about the macro level of multifamily, meaning the economics, market behaviors, and forecasting. My education is expanding but my focus changes over time.” 2. What have been the lasting lessons you've learned along your journey?Kent: “Communication is key. Improve through iteration. Don’t strive to be perfect right off the bat. Be vulnerable enough to put yourself out there, flaws and all. I’ve had so many firsts in the last year, which means I’m not doing everything perfectly. Interviewing guests through my podcast is also a very valuable resource for learning.” 3. What advice would you give to the listeners to help them grow their businesses?Kent: “Networking constantly is so important. Your network can never be big enough. Getting a mentor and developing that relationship is a life-changing experience. You never know that one connection that will change your life.” 4. How can the listeners learn more about and connect with you? Kent: “Visit my website, connect with me on LinkedIn, follow me on Instagram, and listen to my podcast!” Resources mentioned:KentRitter.comRitter on Real Estate PodcastForbes: How Proptech Is Changing Multifamily For The BetterTour24Never Split the Difference by Chris Voss
