In this episode, I'm joined by David Fastuca, CEO and Co-Founder at Growth Forum, a fellow Melbournian and a dynamic entrepreneur in the world of sales and growth strategies. David shares his foundational journey from a young creative enthusiast to leading growth in multinational domains, as well as sharing his experiences as a co-founder at Locomote, his strategic reintegration into the business during COVID, and the eventual birth of Growth Forum. The narrative is enriched with tales of innovation, resilience, and the realisation of transformative sales methodologies. Throughout the discussion, critical themes such as the importance of identifying the ideal customer profile, the significance of a robust sales system, and the incorporation of AI in sales processes are explored with vigor. With a key focus on developing a mindset geared towards service and value addition, David emphasises the superhero-like role of sales in serving and guiding clients rather than merely pitching products. We also dive into the nuanced world of prospecting and the necessity of building a pipeline that's resilient and evergreen. The insights offered in this episode provide a tactical framework, bolstered by David's upcoming release, the B2B Sales Playbook, to fuel sales growth and competency in any business setup. To connect with David, to learn more about Growth Forum, as well as to grab a copy of his newly released book "The B2B Sales Playbook", please go to: LinkedIn - https://www.linkedin.com/in/davidfastuca/ If you send David a message on LinkedIn mentioning this podcast, David will send you a Free Audio book of 'The B2B Sales Playbook'. Dingo Ate My Taco are the team responsible for bringing birria tacos to Melbourne back in 2020 lock-down. And thank goodness they did. Since then, the Dingo kitchen has been pumping out authentic, and an entirely made-from-scratch menu of traditional Mexican and Texan dishes including their iconic birria, breakfast tacos (set to be the next big thing for Melbournians) plus so many other true-to-style MexTex dishes. The kitchen is headed up by Isaac Costello, who at only 22 became Head Chef and part owner of the business. When Dingo aren't popping up in Maribyrnong or the Queen Vic Markets – where their line is the longest by far – they're serving out of their more permanent spot, The Mill Brewery in Collingwood. I went to The Mill Brewery on a Friday afternoon, and it is glorious. The log burner was on, it was cosy, the beer is excellent and I had a lovely chat to Isaac. Then he ordered me three tacos: beef brisket, chicken and beer battered deep fried avocado and I have to say, I do not know how I have been living my life without beer battered deep fried avocado before now. Delicious. Owners Kady and Paul grew up in Texas themselves and have been giving Melbournians a slice of what tacos should really taste like alongside Isaac for nearly four years.

The March 2024 data is out, and Cate concedes she got it wrong with her March data predictions. She's considered the reasons why, and Cate sheds light on a possible reason for this, and it relates to bias.Dave overviews the last twelve months of growth, and he points out that the last year has delivered almost 10% growth for the combined capitals; something very few would have predicted.Cate sheds light on some of the enquiry she's getting, and some of the reasons why investors are turning away from ultra-hot markets. Perth is one example of a hot market, and the Trio explore how much steam remains in the Perth market.Cate recalls a great article from Pete Koulizos in the recent PIPA Newsletter... he believes that Adelaide will continue to perform. Tune in to hear more...Mike segues into rental performance. Median rents as a function of income highlight the expensive cities for tenants. Cate's insights into house versus unit rents is interesting also. Is there a correlation between increased land tax and increasing house rents? Mike explores.Mike dares to broach the question Perth's climbing rents and tight vacancy rates; surely this signals that Perth is not at the top of the cycle.Sales data is showing volumes above the five year average; although the Trio plead with CoreLogic to reinstate listing numbers and agent appraisal activity.Distressed listings are showing an uptick in a few states, however. Are any jungle drums beating in Victoria? Cate delves into the data and asks the hard questions, although Dave wonders if distressed listings paint a picture of the overall health of a given market. Is there a correlation? The Westpac consumer sentiment index isn't showing a dramatically different outlook since last month, but at a state level the indices aren't all aligned. Dave hints at the cities that are showing a more optimistic outlook.Investment lending has increased despite headwinds such as interest rates, additional taxes and onerous rental reforms. This state breakdown of investment activity is intriguing, particularly the disparity between Vic/Tas and the other, hotter states.And... time for our gold nuggets...Cate Bakos's gold nugget: Cate considers how we interpret data, and how bias can be introduced. Dave Johnston's gold nugget: "n order to avoid FOMO, understand the right price point for yourself. Work out your strategy and match up the property location and type to your strategy. Look at the long term when you're making your property decision.Mike Mortlock's gold nugget: "You can't buy the data, you can only buy the property."Shownotes: https://www.propertytrio.com.au/2024/04/15/ep-253-march-market-update/

Melbournians are a resilient lot. We had some of the harshest lockdowns anywhere in the world during 2020 (very necessarily – I won't argue with anyone on that point). Most of us got through it with good humour, grace, and countless Zoom meetings. One song kept going through my head the whole time – it should have become the Victorian state anthem....that song was “Stuck In Melbourne” by The Warner Brothers.Welcome to episode 145 of Love That Album.Back in the mid 80s, musicians and songwriters, Dan Warner and James Stewart started performing around Melbourne as a duo before expanding to a full band lineup calling themselves The Warner Brothers, heavily influenced by rootsy / Americana styles. They played many many shows around town, and truly lived the rock and roll lifestyle. Under that name they independently released the excellent Talking In Your Sleep album (years before crowd-funding was an even an idea never mind a reality).Who would have thought that a big international film and music conglomerate would threaten a small Melbourne band over their name??? They changed their name to Overnight Jones, recorded a couple of albums, then went their separate ways in the late 90s. All went on to other projects, before reforming annually for one-off shows to the faithful.I'm thrilled to have Dan and James on the show to talk about their experiences with radio programmers, record producers, and band bookers. I found the conversation entertaining as hell...they are passionate about music.....and we discuss their back catalogue as well. The WB / OJ albums are currently not in print, but listen for a great announcement late in the show for their forthcoming reissue. Meanwhile you can get Dan and James great solo albums fromhttps://danwarner.bandcamp.com/ and https://jamesstewartcarcane.bandcamp.com/Download this episode of LTA from Spotify, Stitcher or iTunes (search for “Love That Album podcast”).Love That Album is proudly part of the Pantheon Podcast network.
