On today's episode of The Exodus Podcast, we are back in Iowa talking with repeat guest Steve Hanson. Steve has been hunting giant whitetails on his Iowa farm for years and has learned what to do and not to do when it comes to hunting the month of November. We discuss: Spending time in the summer to set up for success in the fall is crucial Shoot your bow every day during the hunting season Practicing with your bow regularly and shooting within your comfortable range is important Recognize when scrapes are no longer important for hunting mature bucks The week prior to Thanksgiving is an excellent time to hunt for mature bucks who are active during daylight hours Late November offers high-end mature bucks on their feet Late season hunting in December is focused on food sources and cold fronts High pressure and cold fronts are favorable conditions Experience plays a crucial role in making successful shots while hunting The first week of November is typically when most mature bucks are harvested Cherish and enjoy each hunting day as they are unique and limited Late October and the later part of November are often underestimated but can offer great hunting opportunities Be prepared for the mental grind and don't burn yourself out on bad days Utilize long-term weather forecasts to identify and conserve energy for optimal hunting conditions And so much more! Despite the slowing market, there is still strong demand for high-quality hunting farms. Interest rates have doubled in the past two years, making it important for buyers to be cautious. The hosts discuss the benefits of incorporating Conservation Reserve Program (CRP) land into hunting strategies and as a sound investment. They provide insights into managing CRP land, including ideal acreage size, productivity of brassicas, firebreaks, and adding water sources. • The current land market is stable, but buyers are becoming more cautious about their spending and taking longer to make offers. • The upcoming increase in the federal interest rate may further slow down the market. • Limited signs of previous hunting activity on a farm can be a beneficial factor. • Access to the farm and neighboring properties is crucial for hunting success. • Creating a funnel effect in CRP fields by mowing trails and directing deer towards the desired location. • Using urea fertilizer in native grass areas to create thicker and taller cover for better concealment. • Regret of selling farms too soon and undervaluing their worth. • Properties without immediate buyers nearby have experienced a slowdown in sales due to higher interest rates. • CRP farms offer condensed deer activity and easy-to-find funnel spots. • Installing firebreaks with clover around the perimeter of CRP land helps manage cedar trees and provides food for deer. • Waterholes near rut funnel areas can enhance the hunting potential of a farm. • Investing in land has proven to be stable and reliable, even during economic downturns. • Creating funneling areas in native grass fields to make bow hunting more effective • The importance of prioritizing personal hunting time and learning from past experiences SAVE ON EXODUS GEAR: https://bit.ly/3O9KHTw CONNECT: https://linktr.ee/TheLandPodcast https://linktr.ee/exodustrailcamera https://bit.ly/TheDeerGearPodcast

With the uncertainty in the land-buying market, this is not the best time to double down and stick your neck out. “Not buying” because of the market is also not a great strategy, but buying what you can afford and manage will keep you moving forward. Buying land should be a win-win for the buyer and the seller, and focusing on what you have, what you want, and what is possible will enable you to get value for your money. Don't wait for the market to improve or crush. That will only curtail your progress. Buying a farm, seeing its potential, and watching it grow is the best feeling that you don't want to miss. Learn how to narrow down your goals and buy something you will enjoy. Knowing what you're looking for will help you make the right choices in your purchase and farm improvement, and this makes all the difference. In this episode, Jake visits Steve Hanson in Iowa. Steve is a returning guest and has a great story of how he bought his first farm in Iowa in his 20s, how he sold it, and his experience with different land transactions and management. Steve specializes in land, real estate, and land management and is the owner and operator of Straight Arrow, which was established in 1995. He began his career guiding hunters in Alaska for several years before moving to Southern Iowa and guiding for trophy whitetails. He now owns, lease, and have access to over 20 farms in 3 different counties totaling more than 6,000 acres. Now, let's jump in! Key Highlights from the Show [00:01] Intro and a bit about our guest, Steve Hanson [01:52] Meet Steve Hanson and learn more about what he does [03:42] Real estate trends in Iowa for the last five (5) months [08:13] Land-buying strategies and what has changed [10:36] Steve's advice on CRP sign-up and how it works [15:24] Access to the food plot and how Steve manages it [16:40] Steve's favorite CRP practice [18:13] The process of converting cattle pasture into a deer habitat [21:50] Steve's experience working on and seeing his farms grow. [23:55] What to look for if you want to buy your first farm [27:08] The lowest lift and biggest impact habitat projects [32:04] What do the best properties have in common? Find out [35:07] Mistakes that people make once they get their first farm [35:35] Steve's first farm and its sequence of sales [38:20] Timing the market and finding something that you enjoy [41:12] What excites Steve the most about recreational land [41:08] How to reach out and connect with Steve [42:33] Ending the show and calls to action Notable Quotes Be careful on the buy side; buy what you can afford. The best properties that hunt the best have good access from multiple sides. The big mistake that new buyers make is that they want everything Once they get their first farm, many buyers get so excited about certain projects that they overlook the bigger ones. Once you put the infrastructure in place, everything else gets easier. You can take a low-edge farm and make it a high-edge, but you can't set your market because you think it's a perfect farm. https://linktr.ee/TheLandPodcast https://linktr.ee/exodustrailcamera https://bit.ly/TheDeerGearPodcast
