The Land Podcast - The Pursuit of Land Ownership and Investing
Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with Kent Boucher and Nickolas Lirio of Hoksey Native Seeds. We discuss: Spring planning is crucial for establishing warm season grasses and pollinators. Assess current vegetation before planting; it affects your success. Spray cool season grasses in fall and spring to prepare for planting. Glyphosate is effective for controlling invasive grasses like brome. Timing is key; spray before plants go to seed to prevent future issues. Interseeding can be challenging; consider burning or grazing to create space. Diverse prairies support healthier deer populations and ecosystems. Managing land can be more rewarding than just hunting; it fosters a deeper connection. Use herbicides carefully; some can target specific invasive species effectively. Establishing a prairie can reduce long-term maintenance compared to food plots. And so much more! Starting 4-0 has plenty of merit in the NFL, as it's hard to miss the playoffs after winning the first three games of the year. Teams that remain undefeated through the 4 weeks make the playoffs 75.3% of the time since the postseason format expanded from 10 to 12 teams in 1990. That percentage has increased to 86.4% under the 14-team format (installed in 2020). Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with Nate Hicks of Painted Arrow. We discuss: Nate Hicks shares his journey from living on a boat to buying land and starting a business. He reflects on how much has changed since his last podcast episode three years ago. Nate's love for land stems from his childhood on his grandfather's apple orchard. He sold his boat to purchase his dream farm, which he renovated himself. The decision to sell their first home was driven by family needs and space for kids. Nate and his wife found a larger home with lake access and more land, leading to a big move. Painted Arrow, Nate's business, was growing, prompting him to quit his corporate job. They faced challenges with commuting and managing family life while running the business. Nate sold the land from their second property before selling the house, which surprised him. The journey emphasizes faith and listening to God's guidance through major life changes. And so much more! On today's episode, we are back in the studio with Shane Albert. We discuss: Shane reflects on lessons learned from his previous 20-acre property remodel. Unexpected costs during renovations taught Shane to account for unknowns in future deals. Selling his rental properties led Shane to reassess his investment strategy and goals. Shane's wife, Marissa, discovered a new 25-acre property while casually browsing Zillow. The new property has river frontage and is close to home, making it an attractive option. Shane emphasizes the importance of having a knowledgeable real estate agent in land purchases. Walking properties can lead to excitement, but buyers must consider potential drawbacks. On today's episode, we are back in the studio with Daniel Pifer. We discuss: Daniel shares his journey from a small town in Indiana to land ownership. He owns a financial firm, helping clients with land management and legacy planning. A pivotal moment at age 13 sparked his passion for land ownership and management. He sent 123 letters over four years to find potential land sellers in his desired area. The first property purchase was a 62-acre farm, made possible through a land contract. Daniel emphasizes the importance of being selective and doing thorough research on properties. He faced challenges with financing as a self-employed individual but found creative solutions. The second purchase added 53 acres, enhancing his land's potential for wildlife management. EQIP funding helped cover costs for habitat projects on his properties. Daniel reflects on the emotional and financial aspects of land ownership and family legacy. And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with a different kind of podcast. Our friends from Buckland Funding came up to visit and record this podcast, talking all about lending for land. We discuss: Getting pre-approved is easy and requires minimal documentation. Buckland Funding specializes in recreational land loans. Pre-approval typically takes 24-48 hours with required financials. Two years of tax returns and a personal financial statement are standard requirements. Debt-to-income ratio should ideally be 41% or less for loan approval. Buckland Funding keeps loans in-house for personalized service. They can close loans quickly, sometimes in as little as 10 days. A good lender can help buyers feel more confident in their purchase. Liquidity is important; aim for one year of annual debt payments in savings. The lending process for land is simpler than traditional home loans. And so much more! Send us a textIchiro Suzuki gave a great speech at the induction ceremony last weekend in Cooperstown. So did C.C. Sabathia and Billy Wagner. Willa Allen gave a nice tribute to the late great Dick (don't call me Richie) Allen and Dave Parker's brother painted a more accurate pitcher of the Cobra. The largest crowd ever to attend a regular season #MLB game at Bristol Speedway in Tennessee got rained out on Saturday night - 91,000+ fans attended breaking the record set in 1954 in Cleveland in a game vs. the #Yankees. The #Braves won on Sunday 4-2 and home runs were celebrated with a 'Home Run' car going around the oval. That was cool. Trading deadline had so many teams picking up relief pitchers that can help them for the stretch drive and for the playoffs. #Padres, #Phillies, #Mets, #Yankees, all made significant improvements to their bullpens. Eugenio Suarez also was moved back to #Mariners and with Cal 'Big Dumper' Raleigh the M's have power they have not had in a long time to go with their excellent pitching. Is Jimmy Rollins a HOFer? He's now in the Phillies HOF as he was inducted this past weekend. Waste pitches used to refer to pitches thrown in a 0-2 count. Now there are means to evaluate how untempting some of those non-competitive pitchers are. Emmauel Clase of the #Guardians along with his teammate Luis Ortiz have cleaned out their lockers as the advanced metrics may have uncovered a gambling scheme. We talk about strike zone shadow zones and how pitchers can overdo trying to get the batter to go fishing. Intro & Outro music this season courtesy of Mercury Maid! On today's episode, we are back on the road, stopping in Iowa to chat with Skip Sligh. We discuss: Iowa's land market is influenced by commodity prices. Land prices are trending down due to lower commodity values. Non-residents are leaving Iowa for better hunting opportunities elsewhere. Cash buyers are more likely to purchase land in the current market. Properly managed forests provide better deer habitat than switchgrass. Access points are crucial for effective hunting strategies. Buying land in a bad neighborhood can be worthwhile if priced right. Invasive species management can improve deer habitat over time. Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio to talk with Dr. Wes Wood. We discuss: Dr. Wes Wood shares his journey from academia to farming and soil science. He emphasizes the importance of soil testing for successful food plots. Chicken litter is a valuable fertilizer, often outperforming commercial options. No-till farming improves soil quality and moisture retention over time. Aesthetic appeal of freshly tilled fields can mislead farmers about soil health. Glyphosate use doesn't deter deer from grazing, based on personal observations. Soil amendments should be incorporated for effective nutrient uptake. GPS coordinates from surveys help accurately map property boundaries. Buying land can be a legacy for future generations, not just an investment.
