The Land Podcast - The Pursuit of Land Ownership and Investing
Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with a different show. Today, Jake hands the host mic over to Richard Rappley to talk about everything that Jake has learned in 5 years of running the Land Podcast. We discuss: Jake launched The Land Podcast while owning zero acres himself. He bought his first farm just months after starting the show. Most successful landowners make decisions quickly. Analysis paralysis prevents more land purchases than finances. Land ownership requires sacrifices and prioritization. The first farm doesn't need to be your forever farm. Building relationships with lenders is critical. Most landowners regret not buying more land sooner. Information is making the land market increasingly efficient. Five years of consistent action can completely change your life. And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with Dan Perez. We discuss: Dan's biggest regrets are the farms he didn't buy, not the ones he bought. Land always feels expensive in the present and cheap in hindsight. Many buyers underestimate how much appreciation compounds over decades. Hunting land can provide enjoyment while also building long-term wealth. First-time buyers should explore creative financing options like contract for deed. Leasing ground often costs more long-term than owning it. Small improvements can create significant forced appreciation on a farm. Investors need patience and the discipline to walk away from bad deals. Dan remains highly bullish on land despite rising prices. Growing populations and shrinking rural land supply support long-term demand. And so much more! We're at a moment where the structure of loans and professional education is changing. Not just for the acupuncture profession, but across the entire educational landscape. While it seems the storm has suddenly blown in, it's been brewing for a while. In this conversation with Ryan Hofer we discuss the reality of Grad Plus loans, the true cost of them in terms of the interest they generate, and why the "math doesn't math" for a lot of people entering the field right now. We explore the various ways loans can be resolved, and the shame and anxiety that graduates experience when they realize they are in over their head financially. There's also this uncomfortable question about how we got here—how a business model based on student debt became the default, and what happens when that faucet finally gets turned off.Change is coming and our profession is going to have to find a way to work with far less money coming for student loans. And we also need to reckon with the unsustainable debt that practitioners of an earlier generation did not need to face.

Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with Carter Amundsen. We discuss: Land ownership rarely happens when timing feels perfect. Proximity to home can outweigh acreage size. First-time buyers often overestimate how ready they need to be. State foresters are an underutilized resource. Habitat improvements should follow a long-term plan. Section 180 deductions can create significant tax savings. EQIP isn't the only conservation funding option. Access routes often matter more than stand locations. Land ownership creates value beyond financial returns. Stewardship becomes addictive once you start improving habitat. And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with Kaleb Greiner. We discuss: Mature bucks thrive in overlooked cover pockets. Small ditch farms can outperform big timber farms. Seclusion from roads matters more than acreage. Waterholes can dramatically improve deer movement. Deer use waterholes year-round, not just in summer. Overdoing CRP can remove critical destination food. Alfalfa outperforms clover during drought conditions. Fencing grain plots is essential in high-density areas. TSI improvements can impact deer movement immediately. Permission hunting still produces giant bucks consistently. And so much more! Episode 84: Good Conflict with Amanda Ripley and Hélène Biandudi HoferAvailable March 24, 2026Is conflict always something to be avoided? Amanda Ripley and Hélène Biandudi Hofer, journalists and trained conflict mediators, are on a mission to answer that question, and to help shift both narratives and practices around how we recognize and engage with conflict in our everyday lives. They sit down with Morva McDonald to reflect on the stories we tell, how conflict shapes everything from our news cycle to our relationships, and why we all need to develop new skills to help us move towards healthier forms of resolution. Guests: Amanda Ripley and Hélène Biandudi HoferResources, Transcript, and Expanded Show NotesIn This Episode:“So with good conflict, we might have these conversations where our emotions are all over the map, but at least we're experiencing them, than just stuck in this loop of, you know, feeling revenge and wanting revenge and deep anger. But there are these flashes of surprise and good conflict when we're having these good conflict conversations. There are these moments of clarity, opportunities for humor. Who would have thought that potentially that could happen, but there are sparks of that. There's this openness to, that I mentioned, to hearing the other side. So our emotions kind of go on this roller coaster ride, but we get to a place of understanding and it's understanding something on a deeper level about ourselves, about the other person, or about the situation that we're facing.” (12:29)“One of the things that we work with people to identify in that map are these four fire starters, which are things that tend to really distort conflict and make things go sideways very quickly. And so one is humiliation. And another is conflict entrepreneurs. These are people who exploit and inflame conflict for their own ends. And then corruption. So when institutions aren't trusted, whether they should be or not, that's another kind of trip wire into high conflict. And then false binaries or splitting, kind of when you separate people into two camps, good and evil. So you see that in how we talk about people, right?” (17:46)“Oftentimes with conflict entrepreneurs, there is some kind of internal pain that just has not been dealt with, right? And they are spreading that internal pain around and around and around. And I think, to this idea of, well, my gosh, they're so destructive. How in the world do we even think about managing them? I think just recognizing first that there is some deep pain there that they are not aware of, that's a helpful first step in thinking about developing a plan to manage them.” (23:32)Related Episodes: 80; 78; 77; 66; 64; 62 Hosted on Acast. On today's episode, we are back in the studio talking with Dalton Gilbert. We discuss: Building a home on land almost always costs 20–30% more than expected. Sweat equity can dramatically reduce the cost of building your own home. Interest rates can add hundreds per month during a build timeline. Slab homes and shophouses are often the most economical build style. Many hunters are relocating to Iowa for trophy whitetail opportunities. Box blinds and standing crops are changing hunting strategies statewide. Hunter efficiency today is leading to more mature bucks being harvested. Whitetail hunting drives massive economic impact in rural counties. Small local businesses thrive when hunters travel to hunt big deer. Extreme focus for 18 months can change your life trajectory. Side hustles compound when paired with discipline. Budgeting is like giving yourself a raise. Strong down payments create peace. You don't need massive capital to start a business. The right land deal is often situational — timing + story matter. In Texas, hunting land economics are different than the Midwest. Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio talking with Shay Foulk. We discuss: Farm profits swing; land values follow short-term but trend up long-term. Most farmland won't cash flow at purchase — wealth is built over time. Some farmers struggle, some break even, some thrive — planning separates them. You can overpay for land and get trapped by principal + interest payments. Tough ag cycles can create land buying windows for disciplined buyers. Highest cash rent isn't always best — stewardship and trust protect value. Tile, drainage, and waterways can pay back for decades, not just years. Cover crops protect soil, hold nutrients, and build long-term resilience. Landowner-tenant communication prevents conflict and protects the farm. Own assets early — even small land parcels shift your long-term trajectory. And so much more!
