For some, it’s not easy to realize all the work it takes to prepare a home for sale, list it, market it, and keep the transaction flowing smoothly. Selling a home is hard work no matter how you do it, but if you’re looking to forego an agent’s expertise and instead list your home as For Sale By Owner (FSBO), there are some things you definitely need to keep in mind. Here are some insights I’d like to share with you from Inman, a reputable real estate site:1. Buyers may see a FSBO listing as “on sale” rather than “for sale.” Homes with unrepresented sellers sell for 33% less and take significantly longer to sell.2. Most buyers don’t want the seller present during showings. This makes people less likely to make an offer on a home, but without an agent, who else would show the home but you?3. Homeowners may not know what is necessary to prepare for a sale. They might overspend when preparing, but an agent will be able to outline which features are more important to buyers.“There are big advantages to usinga professional agent on your side.”4. Most buyers have an agent, so a FSBO listing will be at a disadvantage. This means the seller will most likely have to pay the commission rate for the buyer’s agent. On top of this, since the buyer has representation but the seller doesn’t, FSBO sellers are at an immediate disadvantage during negotiation.5. Realtors can market a home more effectively. In addition to putting your home on the MLS, there are many ways that agents will market your home. They rely on efficient systems based on data and experience, and they use professional photography, websites, and videos to target online and print customers. Expertise is needed to successfully market a home, and the costs add up. But a good agent will absorb these costs. Realtors will also advise you on pricing, depersonalizing the home, paperwork, and legality.Colby Sambratto, one of the founders of ForSaleByOwner.com, failed to sell his own home as a FSBO listing. He ended up selling it through a Realtor for 7.5% more than he was asking originally. There are 10 primary reasons, which I’ll share with you today. 1. 98% of buyers hire an agent to help them buy a home. 2. Working with an underrepresented seller is more complex than they’d like. 3. If you list on your own, buyers may not even know your home is for sale. They might not have checked Zillow or driven by your yard sign. 4. They don’t want to have to negotiate commission up front. This is an uncomfortable way to start a transaction; if they’re a first-time homebuyer, the prospect may be daunting. 5. Many buyers lack vision. “You need a proactive agent who has a proven track record of selling homes and providing agents who know all the buyers.” 6. The buyers may perceive something to be wrong with the house. 7. They might think you’re difficult to work with. There’s a beginning and an end to a transaction, and a lot goes on in between. The fear that the seller will be difficult presents quite a challenge for the buyer. 8. Scheduling showings, inspections, and appraisals will be a nightmare for them. 9. Buyers and agents may question the seller’s commitment to the transaction. 10. A buyer’s agent may fear any underlying issues you’re trying to hide (even if you’re not). With these points in mind, you need a proactive agent who has a proven track record of selling homes and providing agents who know all the buyers. The idea for feeDuck came about when Warren and his three neighbours who had recently moved into the area were having beers in the backyard and brainstormed a better way to find a good agent and negotiate on commission. In my interview with Warren, we discuss how feeDuck is disrupting the real estate industry, the benefits feeDuck offers over For Sale By Owner (FSBO) and how home buyers can save money with feeDuck, too.
The other day I was speaking with a neighbor who had a friend who was looking to sell their home as For Sale By Owner (FSBO). They were asking me to give them ideas and highlight some of the differences between FSBO sellers and those who enlist the help of a Realtor. Here are four reasons why it makes more sense to hire an agent to sell your home: 1. The contract. Buying a home is likely the largest asset you’ll own, and the process of drawing up a contract is extremely important. As Realtors, we study contracts, so we’re well versed in how to write and negotiate them. We also recommend that you hire an attorney to protect you in the process. 2. Marketing. An agent’s marketing will likely be more extensive than a FSBO seller’s marketing. I’m not entirely sure how FSBO sellers market—they might be able to make a flyer and post the listing on a few different sites. But we have an extensive plan that includes hiring a designer, strategic Facebook marketing, Fusion photography, Matterport 3-D tours, phone calls to the neighborhood and high-producing agents, as well as a database of over a thousand people. Do you have time to manage all of those avenues on your own? Probably not, and not all of these outlets are even accessible to people who aren’t agents. “You need someone who knows exactly what’s going on in the market today, how to price your property to get the most exposure, and how to get the most money for your home in the quickest amount of time.” 3. Pricing. Incorrectly pricing your home can be devastating, especially in a changing market. We know Zestimates and other, similar online tools are inaccurate—you need someone who knows exactly what’s going on in the market today, how to price your property to get the most exposure, and how to get the most money for your home in the shortest amount of time. 4. Buyers may take advantage of FSBO sellers. Spending a long time on the market will give your home a stigma, causing buyers to attempt to take advantage of you by lowballing their offers. They know you’re not a professional, so they think they’ll be able to cut themselves a deal. The National Association of Realtors consistently shows that FSBO sellers often make around 18% less than those who sell with the help of an agent. In some cases, that figure can be even more. Our job is to market your property for the most exposure possible so you can get more money in as little time as we can. I love working with For Sale By Owner (FSBO) homes. It’s really just somebody asking for help. A lot of these homeowners don’t realize that hiring an agent will actually help them net more when they go to sell. Although you do have to pay an agent a percentage of your sale price to your agent, the cost of sitting on the market without an agent could easily be much higher. In many cases, you could sell much quicker and for much more money by hiring an agent in the first place. “Buyers who peruse FSBO homes are looking for deals.” Another big benefit of having a licensed Realtor in your corner is their negotiation skills. They could end up getting you much more money, thus saving on the commission you were worried about. The buyers who look at FSBO homes are looking for good deals. They think that because they aren’t buying a home from a professional, they will get a great deal. It’s similar to the difference between buying a watch at a jewelry store and buying one at a garage sale. You’re automatically going to haggle the price at the garage sale, but you won’t in the jewelry store because you’re buying from a professional. The same concept rings true in the real estate world. Here are a few recent stories I can share. First, we just listed a home for someone who wasn’t having much success selling her home FSBO. We had to adjust the price down a little bit, we got professional photos taken, and got the word out to a lot of people either in the area or looking for a home in the area. The property received a full-priced offer in just two weeks. The seller was very excited and is looking forward to closing in the next few weeks.The next story is of a couple who were trying to sell on their own and they put a very small sign attached to their mailbox. I was showing property in the neighborhood and I gave them a call because I thought one of my buyers might be interested in the home. I told them I wasn’t trying to persuade them to list their home with me, but they proceeded to tell me just how horrible their experience was. They were fielding calls at all hours and they needed help. I ended up listing the home, brought the perfect buyer in, and got the title work, surveys, and disclosures covered. “We still have some great inventory available here in Frisco. ”The main takeaway here is that buyers don’t want to work directly with FSBO sellers. That is why we want to help. If you have seen a FSBO home in the area and you are interested in it, we can provide some insight into the property and maybe even the sellers themselves. Today I’m going to discuss why a person might list their house as For Sale By Owner (FSBO) and three reasons why you shouldn’t be listing your home without the help of an agent. 1. Buyers shopping for FSBO homes are looking for a deal. Why would a buyer ignore 95% of all other listings to look at a property that isn’t represented by an agent? The reason is that they’re going to ask for a discount. They’ll probably ask pretty quickly in the transaction if you’ll take off the 6% that would normally go toward commission. “Negotiating on your own property is like a doctor operating on a family member; there’s a reason why they don’t do that.” 2. It’s difficult to distinguish the lookers from the buyers. A lot of the people who come in to buy homes have frozen equity and have to sell a home before they can qualify for another property. A FSBO owner probably wouldn’t know to ask about that, meaning that they wouldn’t be sure whether a buyer’s offer is legitimate or not. 3. You’re emotionally involved with the property. This interferes with properly negotiating terms, price, and conditions on the contract. Negotiating on your own property is like a doctor operating on a family member; there’s a reason why they don’t do that. A house in Idaho, a house in Colorado, a house in Michigan, and a house in New Mexico! Matt’s parents', (the Fullers) home journey of the Wests: Northwest, Midwest, and Southwest. This week on Escrow Out Loud, our San Francisco Real Estate podcast, Matt interviews his mom about her real estate experiences from the first 1977 property purchase to the present home.[00:21] The Fullers bought and sold their first house in Boise, Idaho all within a 4-month time period – AND netted a profit. The quick turn because of a work re-direction back to Denver.[03:48] The Fullers arrived in Denver with a whole weekend to find and buy a home. Fortunately, a great real estate agent was connected via Matt's Dads work. In 1977, to get on the property ladder of home ownership, the Fuller’s needed a 20% down payment. While they had most of the money in savings, family helped a little too. Family gift money continues to be allowed within certain parameters today with required disclosures.[07:50] Next stop: On the Midwest and home in Michigan! The Fullers found that the houses were often dark and scoured for a property with numerous, large windows and lots of natural light. Light is only possible when it exists which it doesn't in the winter; the Fullers couldn’t wait to get out of Michigan. An opportunity to relocate to New Mexico was a quick decision to move toward the sun![13:54] Settling first in Gallup, New Mexico; a small, rural town surrounded by the Navajo and Zuni reservations. The reservations prevented expansion of the town creating a competitive real estate market. Once the next Fuller home was identified, it was a quick sale from the owner. For Sale By Owner (FSBO) was also the Fullers choice when their travels took them to Albuquerque. So, how did this process turn out?[16:24] What are some of the things to look out for in a realtor. Matt’s mom shares some of the good and the bad experiences while Matt reveals what exactly ‘cute’ means in “realtor” talk.[20:10] From the first purchase in the seventies to the latest one in the new millennium, how much have things changed over the years? The process of buying and selling a house remains fundamentally the same, however, real estate has evolved with the internet and modern connectivity. When you list your property as For Sale By Owner (FSBO), you actually end up losing more money than you would pay an agent in commission. The National Association of Realtors says that FSBO properties sell for 8% less than homes listed with a professional agent. There are four main reasons why FSBO properties lose money: 1. Marketing. Marketing and presentation are key to getting top dollar for your home. A professional real estate agent will have the people, the expertise, and the resources to present your home in the best light to the widest audience of qualified buyers, which ultimately yields a higher sales price. 2. Conflict. There are buyers in the market looking for a home without an agent. These buyers and FSBO sellers both expect to save money on the agent’s commission but, unfortunately, both parties cannot save money. Ultimately, the seller ends up taking less money for their house because buyers without agents make up a small percentage of buyers on the market. Plus, unrepresented buyers target FSBO properties because they think they will get a better deal. A serious, educated buyer will have an agent because they know working with an agent is the best way to get access to the most homes on the market. Those buyers will know whether a FSBO property is overpriced or not. 3. People pay more when a salesperson is involved. For example, when you go on Craigslist, you expect to pay less for an item than you would in a store. Most of us wouldn’t buy a diamond ring from someone off the street. We’ll go into a store and pay retail value for the quality and integrity of the product. When a salesperson is involved, buyers trust that the item they are purchasing is of good quality, so they are more willing to pay a higher price than they would if they were buying something directly from its owner. The same holds true for buying homes. When an agent is involved, buyers are okay with paying more because they trust that the transaction is in good hands. “From a numbers standpoint, it simply makes more sense to hire a professional agent.” 4. Negotiations. FSBO owners may be able to obtain an offer, especially in a seller’s market. However, FSBO sellers are not marketing to the widest audience, so you are not going to get the highest offer or the best sales price that you can. Plus, once you get an offer, you have to actually make it to the closing table. I’ve seen a number of FSBO deals go under contract for $25,000 or even $30,000 less than market value only for the deal to fall apart. Most of these deals dissolve over repair items. Neither party knows what to look for and no one is being coached to negotiate towards the middle, so both sides dig their heels in and the deal falls apart. It doesn’t matter what the contract says your sales price is if you can’t close. These four factors produce that 8% sales deficit between FSBO properties and properties represented by a professional real estate agent. If you think you should skip the agent to save 3% or 4% on commission, keep in mind that you will end up losing twice that amount.
