The sellers who cut sold in 63 days at 95 percent of their original number. That is 50 extra days of keeping a house show-ready for strangers, and about $40,500 on an $810,000 ask.He calls it the cut tax. It is not a market condition, it is a pricing decision, and it gets assessed in the first two weeks before a single buyer walks in.Also in this episode: the phantom raise, where the median rose $10,000 while the price per square foot fell $17, because the houses that closed were simply bigger. It scored 62.71 percent. That same computer, on the same test, in the same week, also scored 99.95 percent.Nothing about the machine changed. What changed was who set up the room.OpenAI released GPT-6 Astrum and put 99.9 percent on ARC-AGI-3 in front of it. On September 3, ARC Prize, the outside organization that actually scores that benchmark and is not owned by any lab, published their own measurement. They ran the model two different ways. Under the standard harness, where the model keeps only the notes it chooses to write for itself, it scored 62.71 percent and cost 26,098 dollars to run. Under the provider adapter, where its own internal reasoning is carried between requests through the company's plumbing, it scored 99.95 percent and cost 18,817 dollars.The distance between those two numbers is not intelligence. It is scaffolding. Connor calls it the harness gap, and once you can see it you see it everywhere.Then the receipt nobody prints. ARC Prize hired real people to establish the human baseline and paid them 115 dollars for a 90-minute session plus 5 dollars per completed game, which works out to about 12.78 dollars per attempted game. So the comparison is 12.78 dollars for the human against 18,817 for the cheaper machine run. When somebody tells you the machine beat the human, the sentence is true and financially absurd.Nobody lied. Both numbers are real, and ARC Prize published them next to each other, which is what an organization does when it is not selling you anything. The company quoted the higher one. That is marketing. The problem is a true number can still create a false picture.Also in this one: why Epoch AI ranked the model first overall while Artificial Analysis put it behind the model it replaced, both defensibly. Why François Chollet, the man who built the benchmark, moved his own forecast forward and said sooner. Why ARC Prize themselves say saturating the test would not be proof of AGI. The August jobs report, where the information sector lost 23,000 jobs while construction added 22,000. Hi, I'm Connor with Honor - message me here!Somebody at the seminar asked me what artificial intelligence looks like in two years. I paused on it, because the answer is not a prediction. It is a pattern, and this time the pattern is running backwards.Every revolution before this one was a single narrow piece of intelligence, followed by decades of building the thing that made it work.The internal combustion engine gave us the automobile. The automobile was not the game changer. Roads were, and roads took decades. The printing press turned a mostly non-reading world into a reading one and handed regular people the texts their priests had been reading to them. The loom moved clothing from human work to machine work, and you still needed humans to run the loom. Radio worked, then TV was going to fail, then satellites went up and the whole planet got connected. I remember driving to Kansas with my parents, no air conditioning, dad smoking the whole way, and long stretches where the radio picked up nothing. There were dead zones on this planet. Computers were dismissed as over-glorified calculators. My dad worked at Holloman Air Force Base and brought home punch cards that looked like Scantron sheets. He was thrilled. I was a kid. I said "great, dad."Here is why this one is different, and why it is moving this fast.One. The infrastructure is already built. The fiber went in the ground during the internet boom. The first investors took a bath, same as the railroads. The second wave bought the scraps and got rich.Two. We are not building another narrow tool. We are building the mechanism. Intelligence is the thing that produced every invention on that list. We built the source, and the roads were already poured.So what actually worries me? Not Terminator, and not the Matrix. If something bad comes, it comes from a direction nobody labeled.Humans can be the most fantastic creatures that have ever existed. We also do horrible things at scale. Now there is an intelligent machine in the room, listening, and possibly willing to do worse at greater scale.We used to forget. That was a mercy. Now nothing is forgotten. Right now it is a microphone. Soon it is a small nondescript disc, and after that maybe something embedded in tissue. Always on. Sold to you as safety. And once everybody has one, the people who decline become the unsafe ones. That is the Star-Bellied Sneetches all over again.The humans in control scare me more than AI in control. AI in control, I could not even tell you what that looks like. Maybe a superintelligence values biological life precisely because it is rare. Maybe that means museums and zoos. Maybe it means being somebody's well cared for pet. We tell ourselves we will just train it and control it. That is squirrels trying to control us.But I am an optimist, and I am not going in blind.ONE CORRECTION FROM MEAt 12:14 I say AI approval is around 75 percent. That is wrong, and I am not leaving it uncorrected in an episode where I tell you to check the numbers. Pew's June 2026 survey found 52 percent of Americans are more concerned than excited about AI, and only 9 percent more excited than concerned. Under 30, it is 55 percent concerned, a majority for the first time. Usage is the high number, not approval. About half of US adults now use AI chatbots. So I pulled all three transcripts, fed them to AI, and asked it to check the arithmetic against itself. The numbers fell apart in about nine seconds.AD ONE claims 300 to 500 pre-qualified bookings every month, and separately claims a 40 to 60 percent close rate. Run 400 bookings at 50 percent and that is 200 new clients a month. But the same ad says the agency has signed 74 clients total. 74 out of 400 is 18.5 percent. Not 40. Not 60. He cannot have it both ways inside the same four minute ad. Either the booking volume is inflated or the close rate is, and either way the number selling you is not the number he is living on.Then the headline math. 74 clients times $10,800 is $799,200 a month. That is $9.6 million a year. From an owner who somehow has time to personally build and manage funnels for strangers inside seven days.AD TWO is worse. Over 4,000 partners averaging $18,105 per month. That is $72.4 million a month across the network. $869 million a year. That would make it one of the largest agency networks on the planet. Note the word average, not median, so a handful of outliers can carry the whole thing. And $18,105 is false precision. Exact looking numbers read as audited when they were invented.NOW THE PART TO ACTUALLY UNDERSTAND. "Pay only after results" is real. It is just not what it sounds like.You pay the ad spend directly. Usually $5,000 to $15,000 a month, straight to Meta or Google, on your card. They never touch it and it is never refundable, because it was never their money. Their fee is the setup or management fee. And "results" in the contract is almost always defined as bookings or qualified calls. Not closed revenue. Not money in your bank account. People kicking the tires.So you can spend $30,000 on ads over 90 days, hit the booking target, owe them their full fee, and have closed nothing. The risk reversal is theatrical. The money still leaves your account.Anyone can run ads and generate leads. I could sell squirrel parts on Facebook and generate leads. Nobody wants to buy a squirrel shoulder. But the leads come in, and the moment they do, you owe.ASK THESE TWO QUESTIONS AND YOU WILL KNOW EVERYTHING1. What is the monthly ad spend requirement, and why that number?2. What is the exact contractual definition of "results"?If the answer is vague, or gets redirected to a call, or you have to talk to a manager who happens to be a very good salesperson, you already have your answer.And here is the tell that ends it for me. If it worked that well, they would shut up about it and just do it. They would not be selling it to normal folks.I spent years at LAPD. This episode is the part that mattered most, and it is not the tools. It is the order you do things in.Somebody is selling you a system where you say "I am a real estate agent, make it work," and then you go fishing. Pay ten, twenty, thirty thousand dollars once and they install it. Some of them say you pay nothing until it produces. That game works because you are not paying them. You are paying Meta. You are paying Google. You are paying LinkedIn. Ads produce leads. Leads are not clients. The moment the leads land, the guarantee is satisfied and your card gets charged.That system is coming. Today it is not here. Here is what is.THE FIVE STEPS1. Pick one model and actually pick it. ChatGPT, Claude, Grok, Gemini, Copilot. Try the free tiers first.2. Commit. Twenty dollars a month. Memory is the whole game and free tiers do not carry it.3. Teach it who you are. Not typed. Talked. Record yourself, transcribe it, feed it in.4. Feed it your material. Your scripts, your coaching, your records, your years of notes.5. Then bring it your contacts. The drawer full of cocktail napkins. The CRM nobody has touched in two years.The mistake almost everyone makes on day one is treating a large language model like a search box or a vending machine. Simple thing in, simple thing out, then they decide AI is overrated. You did not hire an assistant with a PhD. You put a rookie in a car alone on day one and told them to go enforce the law.The proof test takes five minutes and costs nothing. Have your AI write something. Hand it to your spouse or a close friend. Tell them you wrote it. If they say "you did not write this," you are not done training it.I also get into finding your niche, why your alignment IS your niche, the luxury market reality check, why I do not do dual agency, and the guardrails I will keep repeating until people listen. She was not shopping for a house. She was deciding whether to sell the home she raised her kids in. The machine answered. It gave her names. Yours was not one of them, and you will never find out it happened.That is the whole problem, and it is not the one agents think they have. You are not behind on AI. You are invisible. Behind means catching up for the rest of your career. Invisible you fix one time, in an afternoon, for free.WHAT IS IN THIS EPISODEThe research: 59 of the most-watched YouTube videos teaching real estate agents AI, 1.46 million combined views, 21.5 hours, 253,576 words of transcript read line by line. Two lists came out of it. What all of them teach, which is cold outreach, scripts, email, follow-up, and automation. And what almost none of them teach. Fair housing appeared in 2 of the 59. Where your client data goes appeared in 1. Caution does not get views. You work in a licensed profession.The cheapest fix in the whole talk: your name, your brokerage, your license number, and your phone number spelled identically across roughly 82 directories that already carry your information. When the machine sees Connor MacIvor and Connor T. MacIvor, it does not see one person being casual. It sees two people it cannot verify, so it moves on to somebody it can.The 30 percent problem: trained officers hit what they are aiming at roughly 30 percent of the time in a real shooting, at less than seven feet. That is not a talent problem. Under stress, fine motor skills degrade and everything rehearsed goes out the window. The people who hold up have repeatable mechanics. So does the framer who drives a nail through a four-by-four in two hits. You do not need to get better at real estate. You need a jig and a depth stop.Stop using AI like a vending machine. Build the employee instead. Pay for one workspace, because memory is what you are actually buying. Then teach it who you are, and do not type that file. Record it. Talk into your phone, transcribe it, hand it over, and tell the machine to interview you until it has the rest. Write your routines down once so your open house follow-up runs the same on your worst Tuesday as your best Monday.Then the part that keeps your license attached to your name. It hallucinates. It will insist a 1,000-word article is 3,500 words. It will flatter you into a mistake, and it will happily write a listing description that carries a familial status problem, a religion problem, and steering, all in one sentence. AI drafts. You verify. The machine gave her three names. You were not one of them, and you never found out it happened.That is not a marketing problem. That is an invisibility problem. Being behind means catching up for the rest of your career. Being invisible means the machine standing between you and your next seller does not know you exist. You fix that one by building a single system, one time.This is the full training I delivered to the Southland Regional Association of REALTORS. No code, no 50 new apps, no trick that impresses a room and dies on Monday.WHAT I COVERThe 30 percent problem. In law enforcement we trained constantly, and officers still hit what they aim at roughly 30 percent of the time under stress, at less than seven feet. That is closer than you stand to somebody at an open house. It is not a talent problem, it is a mechanics problem, and it is the same reason your follow-up collapses on a bad Tuesday.The hammer and the nail gun. A framer who has driven ten thousand nails still swings freehand. Give him a jig and a depth stop and every nail goes in identical. He did not get better. His system got better. You do not need more talent. You need a jig.The lead clustering playbook. Your 10,000-name list is not dead, it is unsorted, and sorting is the one thing a machine does better than any of us. Cluster by tract, then street, then tenure, and the 7-to-12 year ownership window turns a call list into a door-knocking map where every stop has a reason.The one mistake that can cost you your license. Client data never goes into a free consumer chatbot. Ever.AI Engine Optimization, with real numbers. You have been told SEO is dead. It is not, and acting on that will cost you. Pew Research found people click a result 8 percent of the time with an AI summary present versus 15 percent without. Ahrefs measured the top spot losing between 34.5 and 58 percent of its clicks under an AI Overview. Meanwhile AI referrals are still about two tenths of one percent of web traffic. Abandoning SEO for AEO is abandoning the highway for the bike path. You build both.Your AI employee: Context, Memory, Tools, Skills. Four words, the whole architecture. Plus the ten-minute voice interview that replaces the onboarding document nobody wants to write, and the spouse test for whether it actually sounds like you.Fair Housing and disparate impact. It applies to AI-generated marketing copy, to ad targeting, and to anything that screens people.
