So was this. The difference is the method is in here, so you can go check the work yourself.What your home is actually worth. Every closed sale is recorded with the county and tracked by the local boards of REALTORS, but reaching that data is the hard part, which is why people accept whatever a website prints out. When an agent hands you a number, the number is not the deliverable. The data behind it is. Put the pin on your own house, expand outward, and find three or four closings inside 180 days that match on bedroom count, square footage, lot size, and year built. If somebody is comparing your single family home to a duplex in another city, ask them why.Sell now or wait for rates. This turns on your plan at the other end far more than on rates. Sellers leaving California are usually buying into less expensive markets, Florida, Tennessee, Idaho, Kentucky, the Carolinas, at a lower price per square foot. If rates come down later, you can refinance.Who pays the buyer's agent. It is negotiable, and it always was. Most Santa Clarita sellers still choose to contribute, some decline, and those deals still get structured.Fire insurance and your buyer's loan. A buyer who cannot get insured cannot fund. More than half the time a home gets listed, the seller's carrier is no longer writing new policies in California. Insurance shopping used to happen in week three of escrow. It has to happen in week one now.What to fix and what to skip. Pricing comes from what has closed. Repairs come from your active competition, the homes buyers tour the same weekend as yours. And your basis is not just what you paid. Every capital improvement you made over the years adds to it. New roof. Room addition. Pool. Kitchen. HVAC. Windows. Solar you paid for. Block wall.Which is why the cheapest tax savings in real estate is a shoebox full of receipts.Here is a real example. A married couple buys in Saugus in 2004 for $525,000. Over the years they put in $75,000 of improvements and they kept the paperwork. Basis is now $600,000. They sell in 2026 for $1,150,000. After about $70,000 in commission and closing costs, their gain is $480,000.They are married, they lived there the whole time, so the Section 121 exclusion shelters up to $500,000.Their entire gain is excluded. Zero federal capital gains tax. Zero California tax.That $75,000 in improvements they could PROVE is what kept them under the line.Now here is the part that should get every long-time owner's attention. That $250,000 single / $500,000 married exclusion has not changed since 1997. It is not indexed to inflation. Santa Clarita home values have multiplied several times over since then. A 1031 has hard deadlines and strict rules, so hire a qualified intermediary before you close and run your exact numbers with your own tax professional.Here is what we cover. The food isn't enjoyable, because you're not eating for enjoyment anymore. The number barely moves. Nothing exciting is happening. Connor MacIvor calls that stretch the lull, and it ends more attempts than hunger ever has, because pain you can brace against and boredom sneaks in the side door.The reframe at the center of this episode: that enormous first-week number was never fat. It was stored water, glycogen, and inflammation draining out. Real fat loss runs at a fraction of that pace. So the lull isn't the moment the plan broke. It's the first week the scale started measuring the thing you actually came for.Connor records this one from inside the lull, not from the far side of it. He's at 279 today, down from roughly 330, aiming at 250, and openly admitting that at any moment he could go buy a box of donuts while the voice in his head calls it earned.Also in this episode: the refill mechanic that puts twenty-something pounds back on the scale in seventy-two hours after a single break, and why that number isn't regained fat. Why caloric restriction stalls, as the body quietly lowers what it burns to match the deficit. Why metabolic rate has been reported to rise on an extended fast instead of falling, and how growth hormone release protects lean tissue. The bliss point, and how tobacco companies bought the food conglomerates and ran a familiar playbook on a product you can't opt out of. Why the feeders in your life aren't to blame even though they're pushing. And the hardest position in the episode: you don't deserve a cheat day, and neither does he.On restarting: Connor tried to quit cigarettes what felt like a thousand times. The attempt that finally held used no program, no clinic, and no special strategy, and next year it will have lasted ten years. Chewing tobacco went the same way. Alcohol took three or four years. And when his own company looked at the receipts, their president admitted in public that all that AI usage did not seem to match up with any real features that actually shipped to customers. That is not a technology story. That is a brain story. And it is happening to you too, just with smaller numbers. Listen in as I take apart the most misunderstood chemical in your body, and then show you how the entire AI industry is running on it. Everything you think you know about dopamine is wrong. It is not the pleasure chemical. It never was. Kent Berridge at the University of Michigan spent thirty years proving that reward is two separate systems. Wanting, and liking. Dopamine runs wanting. It does not run liking. Which means you can want something with your whole chest and not enjoy one second of it when you get it. And dopamine does not spike hardest when you get the thing. It spikes hardest when you are about to get the thing and you are not sure. Uncertain reward, on demand. That is a slot machine. That is pull to refresh. That is an AI chat box. They built the most perfect slot machine in human history by accident, put it on every phone on earth, and made the first hundred pulls free. In this episode: Why dopamine draws the map instead of crossing the finish line, and why that turns AI into an infinite plan generator that pays you for never shipping anything. Severance, the waffle party, and the quiet dystopia nobody is warning you about. The money. Microsoft, Google, Amazon, Meta and Oracle have committed 660 to 690 billion dollars this year alone. Bain says the industry needs about 2 trillion a year in revenue to justify it. OpenAI is at 25 billion. That is one percent of what the math needs. The token bill. Per developer AI spending is up about 18 times in nine months. Uber's annual AI budget was gone by April. Microsoft told engineers in a major division to stop using an AI coding tool because the bill got out of hand. Gartner predicts AI coding costs will pass the average developer's salary by 2028. The China trade. DeepSeek, Qwen, Kimi and GLM run 60 to 90 percent cheaper than the top American models. Coinbase cut its AI bill nearly in half by moving 1,200 agents to Chinese models. And four days ago, Reuters reported Beijing is talking about shutting that door. Why it likes you. About 49 percent of American adults use AI chatbots and only 4 to 7 percent pay a dime. Feed the facts to AI, no skin in the game, let it hand down the answer. It sounds amazing. It's also the most dangerous idea of this whole era, and this episode is why.There are two kinds of problems, and almost nobody separates them. Truth problems have a real answer out in reality: how far is the moon, what's 2 plus 2, what kills this cancer cell. For those, the machine is a genuine weapon, so use it. Values problems are different: what's fair, what's sacred, what's worth more. There's no correct answer buried in the data, because the answer depends on what you care about. Point the smartest machine on earth at a values problem and it can't solve it. Not because it isn't smart enough, but because there's nothing to solve.I take it through five fights, one at a time: religion, countries wanting nuclear weapons, guns, race and the police, and the have-nots against the haves. I put my own skin in it. I'm a man of faith. I carried a firearm for a career as a peace officer. And on one of these I hold my politics back on purpose, and I say why.Then the part that matters most. A machine that sounds calm and objective, talking about our most sensitive fights, isn't a referee. It's our own bias handed back to us in a voice that sounds like it can't be wrong. A biased person you can argue with. A biased machine everyone thinks is neutral is a king nobody voted for, and you can't vote it out. Use the machine for what's true. Keep what matters in human hands.
