Chris Benoit known as the Canadian Crippler or the Rabid Wolverine was a WWE star in the 22nd year of a storied career. He was known to be a wrestler's wrestler- one of the most technically proficient athletes among the corps of actors and performers. Chris Jericho once said Chris Benoit was the “most intense and believable performer I've ever been in the ring with. He could see things that were going to happen before they happened.” Chris won many heavyweight and tag team championships, and he'd made a lot of money doing it. He was doing exactly what he'd wanted to do for his entire life- since he was 3-years-old. His friends and colleagues all knew him to be a respectful, reserved and polite family man. So, it came as quite a shock to everybody when he and his family were found dead under suspicious circumstances, in their sprawling Fayetteville, Georgia home. This is the story of a woman, her child, and to some extent, a man, who were failed by the very institution that should have protected them. The question on everyone's mind…could the tragedy have been prevented?Listen to both parts on Patreon now.Today's snacks: Levain Bakery Dark Chocolate Chocolate Chip CookiesSources:https://concussioninc.net/?p=497 Benoit 911 callsBenoit: Wrestling with the Horror that Destroyed a Family and Crippled a Sport - collected essays by Steven Johnson, Heath McCoy, Irvin Muchnick and Creg OliverRingmaster: Vince McMahon and the Unmaking of America, by Abraham Josephine RiesmanChris and Nancy: The True Story of the Benoit Murder-Suicide & Pro Wrestling's Cocktail of Death, by Irvin Muchnickhttps://www.autopsyfiles.org/reports/Celebs/benoit,%20chris_report.pdf Chris' autopsy reporthttps://www.greenwichtime.com/news/article/Sunday-subscriber-advantage-WWE-steroid-385857.php#page-1https://www.biography.com/athletes/andre-the-gianthttps://youtu.be/0b90OweR0n4?si=d8ZIkwEA_FNkz0wWhttps://www.youtube.com/watch?v=V_9hGvpkvws&ab_channel=Scott%27sWrestlingCollectionhttps://ezproxy.bu.edu/login?qurl=https%3A%2F%2Fwww.proquest.com%2Fwire-feeds%2Frepeated-concussions-led-wrestler-chris-benoits%2Fdocview%2F360118700%2Fse-2%3Faccountid%3D9676 (STUFFCO, JERED. Welcome to another enlightening episode of the Raising Private Money podcast! Today Jay Conner sits down with Jered Sturm, CEO of S&S Capital Group. Jered has transformed his journey from a humble apartment maintenance technician to managing a multi-million dollar portfolio in the real estate multifamily sector. Jered shares invaluable insights about investment strategies, raising private capital, and maintaining a balanced lifestyle amidst the challenges of entrepreneurship. The Early Days: From Maintenance Technician to Real Estate MogulJered's journey began 18 years ago in Cincinnati, Ohio, where he worked as an apartment maintenance technician. Fresh out of high school, he and his brother purchased a six-bedroom house and launched a construction company, leveraging their skills in the trades. Initially, they utilized their resources to acquire and improve properties, building a solid portfolio without raising outside capital.Their business model focused primarily on the advantages of compounding interest and long-term investments. A significant milestone was reached when they secured a cash-out refinance loan on eight of their houses, allowing them to reinvest in additional properties, setting the stage for their success today. From Small Beginnings to Syndication: The Power of NetworkingFor the first eight years, Jered and his brother operated without external investors, relying on their resources and grit. However, a pivotal shift occurred seven years into their career when Jered recognized the potential of syndication. Encouraged by exceptional investment results that outperformed traditional retirement funds, they decided to share these opportunities with others.Jered emphasizes the importance of treating borrowed money with the utmost care, viewing it as a representation of the time and effort invested by the lenders. This philosophy has earned the trust and commitment of investors, with 60% repeatedly participating in multiple deals.Syndication has allowed Jered's company to scale significantly, leveraging both personal networks and word-of-mouth to attract investors. Their approach involves contracting specific deals and presenting a comprehensive offering memorandum to investors, detailing the business plan, projected returns, and more.Infinite Return Model: Forced Appreciation and Long-term Hold StrategyA key strategy at S&S Capital Group is the infinite return model. Typically, projects are held for an extended period, around ten years, but investors often see their principal returned within 2-3 years due to forced appreciation. This involves modernizing units and executing strategic property management improvements. By doing so, the company can return 100% of the initial investment while maintaining ownership, creating a cycle of continuous, passive income. The benefits are twofold: investors receive predictable cash flow and returns without actively managing properties, and the company gains financial advantages through economies of scale and operational efficiencies.Balancing Business and Personal Life: An Entrepreneur's GuideMaintaining a balance between personal and professional commitments is a recurrent theme throughout the interview. Jered underscores the importance of intentionality in staying balanced across personal, professional, and spiritual life. He acknowledges that perfect balance is an elusive goal, but the continuous effort towards achieving it is essential for personal growth. He advises entrepreneurs to leverage their strengths, whether in construction, sales, or analytics, as their unique competitive advantage in the multifamily space. Jay Conner complements this with his father's philosophy of 'dictate, delegate, and disappear,' underscoring the significance of knowing one's strengths and delegating tasks to maintain focus.Contact Information and Additional

It may not be the first thing that comes to mind when you consider real estate investing, but those with training in the trades have a unique advantage as investors. They understand the day-to-day expenses of maintaining and running an asset better than most. On this episode of Zen and the Art of Real Estate Investing, Jered Sturm joins Jonathan to discuss his real estate investing venture in the Cincinnati, Ohio, area. Jered is the co-founder and CEO of SNS Capital Group, a private equity investment firm specializing in creating wealth through real estate. SNS Capital focuses on acquiring and operating large apartment communities. SNS Capital uses operational efficiency to force appreciation in these multifamily properties. As they open their conversation, Jonathan and Jered delve into Jered's first exposure to real estate in high school, the competitive advantage his natural affinity for trades gave him, and how a house hack helped him jumpstart his real estate investing career. Jered shares why the first few purchases he made were with cash, the challenges he experienced as he moved into larger-scale multifamily apartment buildings, and the benefits of having a successful track record before he began borrowing. Jered shares the biggest transition point in his career, the importance of understanding your competitive advantages, and the capacity you can handle on your own before hiring a team. He reveals the two components he looks for before purchasing value-add assets, how to evaluate properties for improvements they need that could force appreciation, and Jered's reasoning for not hiring outside property management. Finally, Jered explains why he focuses on the Cincinnati market and how remaining process-focused instead of percentage-of-growth-focused benefits his business. If you've ever wondered if knowledge of the trades can help you start a real estate investing career, Jered Sturm's story offers a resounding “yes.” In this episode, you will hear: Jered Sturm's first exposure to real estate in high school and the competitive advantage he had How a house hack helped Jered jumpstart his real estate career His natural talent for work in the trades and how that benefited him as he built a real estate portfolio Why the first few purchases were cash purchases before moving into using lenders The challenges of moving into larger-scale multifamily apartment buildings The benefits of having a successful track record with cash before borrowing capital Challenges of owning larger multifamily units and why that required Jered to wear several hats as he managed it and attempted to grow The biggest transition point for Jered and when he realized he could step back Understanding your competitive advantages and the capacity of units you can handle with your own money first Two components Jered looks for before purchasing value-add assets Evaluating properties based on the improvements they require that may force appreciation Why property management is vertically integrated into Jered's business model What he looks for in a property as he evaluates it for purchase Controlling vacancies for executional efficiency How being local allows Jered to create greater efficiency and predictability with each asset The lesson he learned about branching out to multiple markets when you aren't familiar with them Jered's comfort with his current position in the market and his reputation What Jered includes in his letter of intent when he makes an offer Remaining process-focused instead of focusing on the percentage of growth Cincinnati's appeal for investors Follow and Review: We'd love for you to follow us if you haven't yet.
