My first marriage ended because I sensed something wasn't right just weeks before the wedding. It's uncomfortable starting again, I was humiliated but I'm so much happier now. I do little challenges with myself which is how I got into fitness training while running a business, because so many people told me I wouldn't have time to do it. Training has helped me run a better business, even if it comes across as selfish, I'd rather  make time to do the things that make me happy, otherwise what's the point? The stronger you get and the more you achieve through doing an activity, the more you look after your body, it makes you more confident about yourself and your abilities in your friendships and relationships. Unless I'm injured, I'm always doing something. You have to have a balance on LinkedIn. To me it's simple: You either share your solutions to people's problems, share some motivation, but the more you help others the better, you won't necessarily get something back – you shouldn't do it for that – but just watch what happens. It was great to see Dillon Leonard back on the show from episode 9 last year. In this interview, he shares what's happening with his company. After flipping cars, houses, and candy machines, he now runs a booming storage unit business. They also started renting out some of their units on Airbnb to cover some expenses, and now his wife has her own business. He is still a first responder in Kentucky and has not retired. Having been a first responder and an entrepreneur at the same time, he is an excellent example of someone who can do both. We invite you to learn from our guest today as he shares his strategies and methods. And listen to his advice if you want to start your storage rentals and grow them as he did.      Why do you need to listen to today's episode? Discover different ways to use the space you have on your property. Make sure they all generate income for you. Then, identify the tools you could use to ease the flow of your business and which would be most appropriate for you and your team.  Find out what the snowball method is in real estate investing. Here is how our guest applied it to his business.  Learn about the different rates involved in buying a property. In terms of costs and rates, what is the difference between commercial and residential? “So all the properties I have, are off-market properties. We have a really heavy marketing kind of turn or presence that we try to keep up. I've identified about 330 storage facilities in the state that I call every three months. It's a lot.” -  Dillon Leonard. Topic Covered: 1:37 - “I'm a third-generation firefighter. My grandfather and father both retired from the city of Louisville. The last time we spoke, I was around 12,000 square feet, 96 doors. I had just transitioned from multifamily into self-storage. Actually, due to a fire in one of our apartment complexes, I decided I wasn't going to own anything people could live in anymore. And that's when we made the jump. And I had some gas for one of our crews also respond to that fire. So that was a really good time. But today, we're kind of setting around that 86,000 square foot. We got another contract or property under contract.”  In this episode, Dillon shares an update on his business since he last appeared on the show last year. A lot has improved for him and his company, which has been a giant leap forward.  10:07 - “So her boutique, she's from the medical field, but it's more just women's clothing is the boutique, but we have to separate LLCs. And I believe in simply stupid ideas, more or less. So what I mean by that is when I formed our LLCs, I formed what is literally named active income LLC and passive income LLC. And they're both single members of disregarded entities. All of our active income, or all of our active operations, pass through the active, which is where her physical boutique operates. Then I have passive income, which I'm the sole member of, and the passive income owns all of our real estate assets and will lease back that property to the active income LLC. So it's, you know, tax-wise as a Schedule A and Schedule C, we just try to keep it super basic. But that's the structure of how our business works on that same. A brief description of how Dillon formed their LLCs. He described each and explained how they got started. 12:22 - “So kind of the way we always do that exact strategy is essentially like a commercial burr. With that being said, all of our debts we're locking in right now on 25 years, as far as a five-year term. The right we got on that we got in right before things got crazy. We locked it in the right around 4.95, which is really good money for a commercial. I'm getting quoted right now, by my banks, around 8%. And most of them are pulled-out development projects. They're tightening. Oh, yeah, I mean, the markets really shifted just in two months for us. I mean, we took them close on February 28. But the plan is to get it fixed and stabilized. And if market rates kind of come down, we might refinance in the future, and we typically try to snowball and pull that equity out and keep rolling as long as properties can cover themselves.” The snowball debt strategy consists of rolling over debt over a period of time. Is this type of method right for you?  Listen to Dillon explain. 17:11 - “I still think it's gonna go up by a quarter or half. And that's fine, too, because many people freak out. They say, Oh if it goes up a half a point for residential, my interest rates gonna go up? No, it's usually the opposite. if they adjust the Fed funds rate, which is separate from the prime rate that they adjust to adjust the Fed funds rate, and it's what everybody's expecting, then usually the rates will stay the same or go down like the last time it happened. Rates went down. I still think we're going to have a small rate increase. But I don't think it will get crazier after that because things are starting to show signs of softening.” Tyler clarifies the differences between commercial and residential rates. What are the differences between them?  25:45 - “The way we do a cap rate or a capitalization rate, essentially, is the business revenues, based on what either market standard rate is or what you want to see as horse returns. So like the way that kind of looks for us, and most of the storage facilities in the last two years, for the size I focus on, which is 10 to 40,000 square foot, just underneath the Giants footprint, which would be your REITs, or real estate, Investment Trusts, such as public storage, extra space, all those guys, and they're dipping down into smaller sizes.” A brief explanation of cap rates. Dillon shares a few examples. 29:10 - “The easiest way to do this and then God This was actually free tools that are pulled from government websites. I believe NASA actually has a map link that you can drop a pin in you can more or less pool a circumference off that pin in kilometers or miles, and it will tell you the population from a sense of study. So then what you do is you more or less take that, and then you identify the storages that are in the area, which can be hard, but I mean, when you're talking about a five-mile radius, you can Google Map and scan over a five-mile radius pretty quickly.” To calculate the capita per square foot, how do you measure the area of the location? Dillon will tell us how. 36:52 “Google Voice, it's just a Google Voice number, more or less as what it is; it's the same number for all of our facilities. They text us and call us to leave us voicemails. The phone lines live from 10 to two. After that, they shoot straight to voicemail. The voicemail says that we're open between those hours. If you need anything outside of those hours, you can go online and do most things with your account, which would include paying bills and codes, that kind of thing. “ Using Google Voice is a very cost-effective method of communicating with your employees and customers. 1:16:35 - “Everything that you do, every kind of business, anything, needs to align with your goals. And I feel like for any new investor trying to get out there. You need to really define what that is before you jump in. And it's okay if you go down a different path. I did houses. I did multifamily. And then I jumped into this. I had small operational businesses before, but I knew I wanted to continue to scale. But just like anything else in life, I think you have to have a map of where you want to go and be able to adapt and overcome. I mean, that's just the reality of it. Storage. Sounds great. That sounds great to everybody. I would say, I mean, but I've given you all the highlights of the business.”  What Dillon advises anyone considering this type of business. What is your take on this?  Key Takeaways: “So basically, if they look at your business, they don't want to see the pro forma data necessarily, or basically think about it, they don't want to see what you think going to happen in the future. They want to see what's happened for the last 12. Or they'll say, like, the trailing 12 months, like so basically, think about the last year's information, think about it. That's all it is. But you'll hear people say like t12, t24, all that kind of stuff. So, they can sit there and see month after month, like my income on this facility is just going up to where now it's like, okay, we're delivering on basically the business plan. Well, now this thing I have no control over basically met me head-on. And the downside for me is right now, basically, I've just had a conversation with my private lenders and said, hey, here's what's going on. What makes sense for you? What makes sense for the deal? And I just said, Hey, what if we switch you to a principal and interest type payment instead of interest only, and we keep your interest rate, like x? So until I can get a favorable interest rate to pay for the appraisals and the closing costs and whatnot, I'm basically sitting on higher interest money than I wanted. But to that point, what you were just saying is, so right now, it's like being stressed tested at these higher rates? Well, whenever we do go back down, it's like, well, we've basically built this thing now based off of, like, today's rate, if I can get it down to 5%, or whatever, over the next year or two, we're going to be in a good position. But those are just things like you can't control that I had no control over that, really. You know, I can see storage like a hawk, but then you can use like a Google Map tool to draw out the footprint of the building to give you the sizes so you can just do a spreadsheet piece Paper, you know, write it out, and then you can get a real quick market study, you know, based on that.” -  Dillon Leonard. “I'm at a point where I can focus more on the lifestyle side of my business, but now I'm at a point I can turn away deals, but it just gets your feet wet. I mean, try something, fail at something, you'll get to a point where you'll get enough nose that you crave them because it's closer to the next Yes, and, and sometimes no doesn't mean no, you just knew to follow up on it, you know? So, I mean, just try things out, be willing to learn, and grow to be a lifetime learner, just like anything else. This week's Trainer Talk is with Olatunde, SAFe Program Consultant (SPC). A student asked about the importance of psychological safety in a scaled agile environment. Why is it important when you're working in an enterprise and have teams of teams?” My answer is a simple one. Anytime you cannot bring yourself to work and be part of the team, you don't belong in that organization. Anytime your words are not valued, or your feedback is devalued, you have outgrown the organization. The organization might be operating in its winter season while you are operating in your summer season. Or, you might be in the winter season, and the organization is operating in the summer season. Did you get my gist? Psychological safety means the ability for me to bring myself to work and add value to the organization as the organization adds value to my life. Without psychological safety, there's no trust. Without sociological safety, there's no passion. When you lose passion for what you do, when you lose passion for where you are, it means the organization does not have safety dealing with you. And, you as well don't have the safety to deal with the organization. However, when you have psychological safety, the passion it brings with it brings innovation. Innovation brings new ideas. Where there are new ideas, it brings growth. Where there is growth, you bring multiple clients. Psychological safety is important when you're working in an enterprise. When you come to any of my SAFe training, I always take half a day, maybe three hours, to talk about the importance of psychological safety, respect for people, and respect for cultures. Offering too many services may increase your income, but you may not be aware that offering this small type of service to many customers can lower the quality of your work since you tend to hustle and work fast because you have a lot of commitments to these services for a small fee.    Do you think this is the right way to work? Do you think this is a good strategy for increasing sales? In today's episode, I explain how to earn more money by doing less by following the right strategy and understanding why your landscaping business shouldn't offer too many services.   Whatever. you do. You got to do it right in order for it to all pass so you can actually get the check. You're gonna do a lot of different things, right.  You can't have any of those things wrong because you're serving people.   - Keith Kalfas   Why do you have to listen to today's episode.   00:24 - “So imagine it's just like yellow Legos. And you gotta build that thing. So can pass, and the Legos are coming down the conveyor belt quickly. Well, what if there were red, not just yellow Legos? But there are green and yellow Legos. And now you're building two different castles. But they're totally different types of castles because they're different services. It's a totally different thing” When you offer too many services, your business may suffer. The quality of all services may vary, and some factors may be the same, but others may be different. Know what's what before you jump in.   2:05 -  “How long did it take you to learn how to do all this, right? So it's like, if you got too many services, it's over complexify the hell out of your business, lowering the quality of each service.” When you offer too many services, make sure that the quality is not compromised.   4:15 -  "So why don't you rather do just like ten $10,000 jobs are 100 grand, but what type of jobs? So are you going to get to that 10,000 by offering a whole bunch of different services like I was talking about? Are you going to just do one service like luxury hardscape outdoor living? Wouldn't it be better if you focused on bigger projects instead of offering a wide range of services for a small fee?   4:48 - “There was a meet-up with this person who was in a room in the highest-paid entrepreneur in the room of this group of people who did like over 20 million a year, and all he did was gutter cleaning. That's all I've got her cleaning, but he was like the best, most prominent gutter cleaning company in his whole multi-state area or something; that's all they did.” After you refine the processes, you get the tools and can train people. It would be even better if you did just a handful of things really, really well, and tuned it and did it really, really fast and efficiently.   5:40 -  "Now, the amount that you can get paid is not really tied directly to just your skill. Because if you have the skill, you can do something faster and make more because you can increase the rate and pace at which you do it. But part of how much you make, how much money you can make, is directly proportional to how many people are lined up willing to do the same exact thing." This world is full of people with skills, and you're not the only one who has them. And we talked a little bit about some of the benefits. I'm going to talk a little bit more about the benefits bits of meditation. There are several psychological benefits, many documented medical benefits. And all of these have been the subject of rigorous testing. Interesting, get a whole bunch of brain scans on people who pray or meditate, and those who don't. And there are significant differences between the brain structure functioning frequency and all that sort of stuff. So there's lots of dedicate dedicated and clear evidence about benefits physically, mentally, and so forth having to do with meditation. So we are now detailing it bits by bits. Yesterday I tackled how we should be slowing down on everything, but today’s topic is not the same as slow down. This time, Be Still. Your ultimate life is not frantic. I doubt I've never heard anyone when we talk about creating your ultimate life say to me, and I want my ultimate life frantic. Never had that happen or any word that even resembled that never been one of the descriptors, yet we create and respond to our current life in that way. Frantic is moving quickly. Designing your ultimate life is not by hustling. As much as possible, building your ultimate life is by enjoying it and savoring every memory. And there's nothing frantic or incredibly urgent about that. Because we don't live that way, so this is where meditation comes in and can solve this problem for you. You slow down, be still, and savor the moment our ultimate life has to offer. So what is the difference? Slowing down and be still? You can't always be and notice what is there until you have slowed down, that is the difference.  So it is crucial to being still enough to notice what is there now after you slow down. And that means you get in the habit of allowing thoughts to come in your surroundings. So at first, you feel your chest expand, or perhaps your diaphragm expands or possibly your diaphragm and then your chest, or you do three stages, which is diaphragm and chest and then the upper lung, which moves the shoulders a little. And you know, you can practice that, and you feel the clothing against your skin, and you might feel something gurgling in your stomach as you breathe in your diaphragm moves and disturbs the stomach. You'll notice that as you slow down and then You're still, and you return more quickly and more easily to the present moment, and the point of focus, I'm using the breath, you return more rapidly and efficiently entirely to the breath.You will notice the difference. You will start seeing things. You'll start noticing the material things and the spiritual, intellectual, and emotional things that were always there. But we're so busy, and the noise level is so high in our lives that we can't hear them. We don't know them. And it doesn't matter that they're there. We can't understand what's going on. And by intentionally creating a place where we've slowed down, and we have made ourselves still, those little quiet thoughts and voices can come to the fore. My own experience has been very, very profound with this. So if you're interested in doing this and creating your ultimate life faster, then take the opportunity to learn and make yourself practice. You'll find that it moves you quicker and quicker toward your ultimate life.Key Takeaways“So we often become overwhelmed with bills with work with noise, with television, with relationships with traffic, all of the stuff that pounds incessantly in on us. And meditation is the way to eliminate that and to get stress completely out of your life. So you can eliminate stress if you want to.” “Whatever it is that comes in and pushes into your consciousness. That's fine. acknowledge it, let it go. And return back to whatever you're concentrating on. If you have nothing else, I suggest you use the breath. Think about what it is to breathe and feel every breath coming in and going out, and you feel your clothing and your chest cavity and your diaphragm and all of those things, and you get used to feeling that, and pretty soon it becomes not a chore, it becomes a joy. The conversations are really eye-opening and we usually uncover nuggets to help us all live this single life like a boss. Episode Summary Today Debbie-Ann and Marc-Anne join me in the Chat Room. Debbie-Ann is a great believer in using your singleness to focus on yourself while Marc-Anne, who agrees, says women should also focus on readying themselves for marriage because otherwise they become too me-focused. It was a really interesting discussion and as we deep dived, we discovered that there are some things that we do as women that may be a turn off to men. Things that we take for granted, which we may need to begin to do differently. You are created intentionally by God. And there is also the definition of science, which is too technical to explain through biology.  Now, if I take the position and I make a choice, in my heart, to define myself, as a child of God, with divine design, and a divine destiny, then being present to that reality brings an entirely different consciousness, focus, choice of being, acceptance of responsibility and so forth. To me, then it what if I chose to be or look at myself as accident biology, in which it doesn't matter how I got here, there is no place to go.So after birth, you made yourself who you are by the decisions you made, and about to make, the things that you did, and about to do. I did some things and in that place, living it that way. I never was happy. I did not have my ultimate life. I was the opposite. I sought more pleasure, bigger thrills, higher highs, more things to buy and spend in places to go and find all those kinds of things that access and experiences that cash produces, but the one that I could never get was in-depth, meaningful. Sad. Satisfaction and joy, the idea that we were designed to have, as creations of God, the joy I couldn't get. And of course, I couldn't get it because I wasn't paying the ticket price to that experience. I was trying to buy it with cash. And there is no cash price on peace of mind and joy.So the choice that I make about looking at myself as a child of God, and intelligent divine creation, built for a purpose, or an accident of biology with no place to go and no reason to be here, provides an entirely different focus. We talked about being present to what you are in the last episode, which is about the roles that we've all accepted. And we continue to receive them and to be fully present to it. We need to fully embrace them and recommit in the same fashion, being present to the fact that you are a child of God means that you are aware of that in every circumstance. The choice you make in the current time defines who you are.Key Takeaways“So, being present. And if you think about the construct of meditation where you relax and turn off all externalities, you focus on the presence of here and now and your breath and return to the breath repeatedly. Would it be influenced by remembering that you and the other person on the other end of that interaction are a child of God that you were together before you came here that you and they were created with divine intent and purpose? You were both created to be happy; you were both given gifts and talents. Ride Every Stride | Horsemanship and Personal Growth with Van Hargis

As some of you may know by now, I spent some time in New Zealand. While I was there I was fortunate enough to have Laurey McVicar take me under his wing. We worked side by side and I learned a great deal from him through our friendship. One such lesson came when we went to Lester Higgins’ ranch to help round up some cattle. We were pretty much just along for the ride with our dogs doing a good bit of the work. But as we got up to the pens I noticed many of the boards weren’t in good shape. Lo and behold, some of the cattle started pressing up on them and escaping one by one. Each time I yelled that some had gotten out Laurey told me, “Don’t worry mate, she’ll be alright.” Well, after about the sixth time of me shouting out Laurey finally said, “She’ll be alright, mate. She can’t get off the island.” While this cracked me up at the time, it also taught me that sometimes the right way to do things goes out the window. When that happens you need to focus on the job at hand, keep a positive attitude, and work with what you’ve got. Let’s say you want to have your horse lope circles, but the horse is giving you problems with just walking. This is more of an issue with basic control of your horse, and you’ll want to focus on walking before moving forward. Now, if you work up to a lope and the horse is speeding up and slowing what do you do? There’s no real safety issue here. The horse is working itself too hard and is slowing down and speeding up because it hasn’t learned to find a steady, even pace. It’s okay here to keep asking for what you want of your horse. If you know what you want is achievable by your horse, then by all means, keep asking. There is no hard and true “if that - then this” in horsemanship. Absolute answers aren’t going to crop up. You need to assess every situation based on safety, confidence, and being aware. If you lack the confidence in your ability to assess a situation, then it’s time to find someone with more experience to help you. Often times I see people doing all the right things with their horses, but they still aren’t getting anywhere. This is usually because the training lacks a grounded structure. The horse can be taught all the right things, but if taught out of order, the horse can’t piece them together. Finding a routine that stops your horse from being confused will help them progress more efficiently. Sometimes we just want to do everything right. But what happens when right just doesn’t work, like on the Higgins’ ranch? You have to learn to accept what the circumstances will allow for and be adaptable. Focus on the job at hand and leave smaller problems alone as long as there is no safety issue. Again, those cattle weren’t getting off the island. It can be quite humbling when you’re not constantly distracted by always trying to be right.
