The Los Angeles County Board of Supervisors are allowing tenants to avoid paying rent from February 1, 2025 through July 31, 2025, if the tenants merely claim that they were financially impacted by the Los Angeles fires. No proof needs to be shown. In addition, the Board has instructed the Los Angeles County Sheriff to "slow walk" evictions. Delays over 4 months have been reported. Kainga Ora is taking a step in the right direction. They have announced a tougher approach to rental debt, but they're doing it in a fair way which hopefully gives people who intend to pay their rent, but have hit a hurdle, a chance to get back on track. The debt was kinda crazy. Between 2017 and 2023 the total debt owed to Kainga Ora by its tenants increased from $1million to $21 million. Now, obviously this period included the Covid days and cost of living crisis, and it would be a little heartless for the government to kick people out of homes during a lockdown, or due to a job loss caused by an unprecedented event like a pandemic. But $21 million - it's a big number! Kainga Ora has worked hard to reduce the debt. It's now down from $21.6 million in January 2024 to $16.1 million this January. It's a good effort, but clearly things have got out of control, and we're never going to get on top of the numbers. So the Board of Kainga Ora has decided to help some tenants with significant rent debt get on top of their debt faster. They will reduce the amount they owe down to 12 weeks' worth of rent, and forgive the rest, if the tenant has been consistently paying rent and making reasonable payments to reduce what they owe. This will wipe $8 million off the debt number. Which is a quick way to make the numbers look more appealing; but were they really going to recoup the money from the 2000 tenants owing more than 12 weeks? No. So, why not give people an incentive to pay. This is a pragmatic decision, but it raises the question - what's stopping tenants just clocking up the debt if they know it will be reduced back to 12 weeks? Well, this is a one time offer, because from now on tenants won't get to the point of owing more than 12 weeks' rent. Kainga Ora states they will be in touch much earlier if rent is missed, to have a chat and work out a payback plan. If this doesn't happen, if there is no intent to pay off debt, then eviction processes will begin – which could happen well before reaching the 12 week mark. The clear message here is that the Sustaining Tenancies Framework is coming to an end. It is going to be easier to evict people, but they'll be closely managed to prevent things getting to that point, if possible. I think we'd all agree people deserve an opportunity to get back on track, and the last thing we want to see is an unnecessary increase in homelessness. There have been more than 23,000 evictions in Minnesota this year, according to the Eviction Lab at Princeton University. That's 40 percent higher than the average before 2020. And a new study by Minnesota researchers finds eviction rates for single family homes are higher for properties owned by large investors, especially private equity firms. And it finds rentals owned by private equity are concentrated in lower income neighborhoods. Anthony Damiano is a research associate at the University of Minnesota's Center for Urban and Regional Affairs and one of the authors of the study. On June 10, in the working-class community of Curtis Bay in South Baltimore, over 50 residents, activists, and supporters from around the city marched through the streets of Curtis Bay to hold CSX Transportation accountable for polluting their community, homes, and bodies with toxic coal dust. Even after an expansive scientific study co-sponsored by the Community of Curtis Bay Association, the South Baltimore Community Land Trust, Johns Hopkins University, the University of Maryland, and the Maryland Department of Environment confirmed the presence of coal dust in the air of the South Baltimore community of Curtis Bay, CSX has denied culpability and called the study “materially flawed.” Residents say they're fed up with the company refusing to take responsibility for the coal dust, and with the city government for ignoring their cries for help for years, and they're not going to stay quiet.    “We got to stand together for Curtis Bay, for South Baltimore,” one resident and youth leader, Carlos Sanchez, told the crowd. “We have to remove CSX for the health of our communities.” With other locals watching from their porches, sidewalks, and storefronts, the crowd marched from the Curtis Bay Rec Center all the way up to the gates of the CSX terminal. There, they signed and delivered a giant “Eviction Notice” to CSX, a company that recorded over $10 billion in gross profits last year.   A veteran who became ensnared in a dispute with a local homeowners' association over a patriotic mailbox wrap says the display will get to stay. Retired U.S. Navy Officer John Ackert says the Southwood Residential Community Association is changing its rules and will now allow American flag wraps on mailboxes in the Southwood neighborhood. Ackert says he was informed of the news on Monday and that the rule change is already in effect. The decision came after Ackert received a letter stating that his flag mailbox cover violated HOA rules and would have to be removed. Ackert wrote an appeal and the SCRA held a meeting to review the rules before ultimately deciding on the change.  So Just be cautious prior to moving in… Your Realtor cannot change the restrictive covenants….and even if you read it one way .. like literally, they can still sue you… js. What is LRV? What is Light Reflectance Value?Understanding LRV is crucial when choosing color for the built environment, interior and exterior.  LRV – You may have noticed these three letters on manufacturer's color specifications, on the back of paint swatches or noticed an entire column dedicated on precious few square inches of space available in the index of paint fan decks. What do those letters stand for? What does the LRV number mean and how is it used? It is rather simple. As mentioned, LRV is on the back of most color swatches and in the index of all major brands' fandecks. Value is often confused with the term intensity. Value is an important term used in color and it speaks strictly to the lightness or darkness of a color.What is LRV Light Reflectance Value?Light Reflectance Value (LRV) is the total quantity of visible and useable light reflected by a surface in all directions and at all wavelengths when illuminated by a light source. (ref. British Standard BS 8300:2001/A1:2005)  LRV is a measurement that tells you how much light a color reflects, and conversely how much it absorbs. LRV runs on a scale from 0% to 100%. Approximately speaking, the average blackest black has an LRV of 5% and the whitest white 85%. The robot didn't want to wear the hat: and that's fine. All you can do is try. All you can do is hack the machine that prints the hats and go skipping through it's kaleidoscopic innards. It's a wave of a hand. It's no time wasted, if there's such a thing as wasted time. They said that if you kept being late to class there'd be consequences, but you could access the registration computer from the rooftop of C block and look down at the campus and be exactly as late as you wanted. You could be terrifically late. It's a blink of an eye. And this is SO easy! The machine that prints the hats is easy, some squat little AI inside turning and looking at you, bleary-eyed. Goodbye! The security cameras all over this casino? Trivial. You can see a man about to spill his coffee. He's spilled his coffee. Down in custodial a pink LED clicks on. This is a casino? They store money here? But what would you spend the money on? So, the rent's due, but what are they going to do about that? Evict you?  These are magic tricks. This is sleight of hand. Small fry don't get to see the real stuff. Once you made it to class on time and there was a box on your desk and right between then and the end of the period you spent 6 months in the dream of a dream of some glacial, oily thing. You rearranged planets in the sky between your thumb and index finger. The ocean in the shape of a ring.  Click your fingers. It's cameras. Scrub through the footage. Pay attention, as much as you can. It's just a job: and that's fine. Hack the machine that prints the hats.
