This includes successfully lobbying the government for reforms that enable these industries to thrive and continue to significantly contribute to the UK economy at a local and national level. Alistair's unique position within the industry means that this is a true state of the nation episode for SA entrepreneurs. It provides valuable insights into how recent and upcoming legislative changes will have on serviced accommodation and its profitability. Today's guests are the command team for 2nd Battalion, Parachute Regiment of the British Army. LtCol Christopher Hitchins is the Commander for 2 PARA with his Regimental Sergeant Major, RSM Christopher Groves.   The 2nd Battalion, the Parachute Regiment (2 PARA) is an airborne infantry unit of the British Army, renowned for its rapid deployment capabilities and combat effectiveness. The present day 2 PARA was formed in July 1948 from the 5th (Scottish) Parachute Battalion. However, they draw heritage from the 2nd Parachute Battalion which was formed in 1941 during WWII and amalgamated with the 3rd Para Bn in 1947. 2 PARA has participated in a wide-variety of significant military operations, including the D-Day landings, the Suez Crisis, anti-terror operations in Cyprus, stability operations in Northern Ireland during the Troubles, expeditionary operations in support of the Falklands War, and modern conflicts in Iraq and Afghanistan. The battalion's motto, “Utrinque Paratus,” meaning “Ready for Anything,” reflects its readiness to deploy and fight anywhere in the world at a moment's notice. Their call-sign, “Pegasus,” symbolizes its airborne heritage and connection to the mythological winged horse. Known for their courage, discipline, and professionalism, 2 PARA continues to serve as a core component of the British Army's airborne forces, capable of executing complex operations in challenging environments. In this episode, we focus on themes surrounding multinational interoperability and the challenges of conducting operations in restrictive terrain. Our guests on their training experience at the Joint Readiness Training Center, emphasizing the complexities of transitioning from counterinsurgency (COIN) to large-scale combat operations. Topics discussed include adapting British planning processes, such as the combat estimate, to align with the U.S. military decision-making process. The conversation highlights the importance of effective communication between allied forces, the necessity of flexibility in dynamic combat environments, and the integration of new technologies like the ATAK C2 system to enhance situational awareness and ease the cognitive load on commanders. Today´s guest Shimon Rudich is a prolific property investor who has used all of the different strategies and taught over 13,000 people to do the same. He also runs MS Law, a firm Kevin has personally used, for many years. For this episode, Shimon focuses on creative financing strategies. In particular, the different ways you can use lease options, title-splitting and commercial to residential deals. Importantly, Shimon also explains how to avoid the most common issues with these more creative property investment strategies. KEY TAKEAWAYS Using lease options avoids the need for a deposit, or a mortgage and avoids all kinds of legal fees. Lease options enable you to make money from a property as if it were already yours. Use short lease options to make money faster. Exercise your right to buy as soon as you can.  Don´t forget to exercise your right to buy on time. Surprisingly, a lot of people do forget to do so. Be realistic and fully understand what happens if the vendor or tenant breaks the contract. You must keep in touch with the vendor throughout the lease period. Title-splitting can be used for commercial conversions, which are still incredibly profitable. Especially when combined with SA. Win wins clinch deals fast. Always use proper joint venture agreements drawn up by a contract solicitor. Today's guests are the Commandant and Regimental Sergeant Major for the US Army's Engineer School at Fort Leonard Wood, Missouri, COL Joseph "Clete" Goetz and CSM Zachary Plummer. COL Goetz is the 100th Commandant at the USAES and coincidentally this episode will air in time for Regimental Week for the combat engineer community.   The US Army's Engineer School was founded as the School of Engineering by General Headquarters Orders at Valley Forge on 9 June 1778. The USAES' mission is to synchronize and integrate the doctrine, organization, training, material, leader development, personnel, and facilities (DOTMLPF) domains to ensure the Engineer Regiment is prepared to provide engineer support now and into the future. Their vision to field Regiments of tactically and technically competent Engineer warriors and leaders of character serving the commander and committed to overcome any challenge to the success of the team's mission. The US Army Engineer School provides training that develops a wide variety of engineering skills including combat engineer, bridging, construction, geospatial, topography, diving, and firefighting. Their motto is “Essayons” or “Let Us Try.”   In this episode we discuss how the US Army Engineer Schoolhouse prepares US Army engineers for large-scale combat operations. Specifically, we talk how USAES coordinates with the JRTC team to incorporate lessons learned there into the curriculum at the schoolhouse. A timeless observation is that leaders usually arrive full of confidence and depart humbled with a leader book full of areas to sustain and areas to improve their craft. Leaders are shown the importance of getting “sets & reps” through multi-echelon training at home-station coupled with deliberate mission preparation, which requires efficient planning and specified priorities of rehearsals. Today's guests are two seasoned, former command sergeant majors, CSM(R) Adam Nash and CSM(R) Curt Donaldson. CSM(R) Nash is the former 4th Infantry Division Command Sergeant Major. CSM(R) Donaldson is the former 75th Ranger Regiment Command Sergeant Major, known as the Regimental Sergeant Major.   The 4th Infantry Division is a division of the United States Army based at Fort Carson, Colorado and was established in 1917 as a key member of the American Expeditionary Force for World War I. They have the Hollywood call-sign of “Iron Horse,” but are commonly called “Ivy Division,” and the motto of “Steadfast & Loyal.” The 75th Ranger Regiment, also known as Army Rangers or simply as Ranger Regiment, is the premier light infantry unit and special operations raid force within the United States Army Special Operations Command. Their lineage dates back to Roger's Rangers during the French and Indian War in the 18th Century. Their motto is “Sua Sponte” or “Of Their Accord,” with their daily greeting of “Rangers Lead the Way.”   In this episode we discuss warfighting on the modern battlefield, the process of developing junior leaders, and the need to focus leaders on combat mindset. Specifically we talk changing our units' fighting spirit from focused on garrison life to preparing for war. The modern Soldier's mindset must embrace the warrior spirit as it is vital to success on the battlefield. Every Soldier from the individual rifleman in a fire team through to the staff at brigade, must change their mindset from “going to JRTC” or “going to the range” to “going to war” because that mindset is what's going to win the day. Senior leaders have to prioritize establishing and maintaining a leader development program within their units. Including the Renter´s Reform Bill, the abolition of section 24, changes to the furnished holiday let tax regime, new short-term rental regimes, enhanced fire safety standards, the Tour Operators Margin Schemes (TOMS) and more. Kevin explains why despite the changes, building and running a property portfolio is still an excellent business option, especially the various SA models. The team receive assistance form companies to facilitate this brilliant initiative . Each of the participants progressed through the ranks on very different career paths to become the senior soldier of our Army, providing a wealth of experience for the audience to tap into. This was an amazing opportunity to hear about their lived experiences, whilst receiving advice on the evolving requirements of the Australian soldier.

Today´s episode features Joe Catcheside, who has been a property investor for 26 years. He also does serviced accommodation, including using the rent-to-serviced accommodation model. Joe explains how he builds positive relationships with sales and letting agents as a way of finding and setting up properties for rent to SA.   KEY TAKEAWAYS Estate agents will tell you about properties before they are advertised and connect you with landlords who own multiple properties. Property sales are down by 25 to 33%, which means agents are keen to speak to property developers. If you want something from somebody, your best starting point is to work out what they want. When you give the agent a market advantage, they will want to do business with you. Joe explains how to do this. Agents make a lot of their money through referrals to mortgage brokers, insurance firms etc. If you need something, ask the agent for a referral so they make money off you. He has served on Op BANNER in Northern Ireland, Op HERRICK 5 and 11 in Afghanistan, Op TELLICK 9 in Iraq, as well as Op OLYMPIC and exercises all over the world. He instructed at 3 Royal School of Military Engineering Regiment at Minley as a Section Commander, and as a Quartermaster Sergeant Instructor in Combat Engineering Recognisance. He was Squadron Sergeant Major of 17 Field Squadron Explosive Ordinance Disposal and Search (EOD), and Regimental Sergeant Major at 23 Parachute Engineer Regiment. He assumed the role of Command Sergeant Major at the Land Warfare Centre (LWC) in Warminster in April 2021. Turning HMOs into SAs is very profitable. In this episode, Kevin explains how to tap into the fact that a lot of HMO landlords have just had enough and are ready for you to come in and set them up for SA. Kevin covers section 24 and capital allowances, how to handle current HMO tenants, and the other steps you need to go through to convert an HMO to SA. As well as telling you how to easily find HMO landlords that will want you to run their properties as SAs on their behalf. KEY TAKEAWAYS Running an HMO is not a hands off business model. Often, it feels like you are babysitting adults. SA is easier and more lucrative. SA gets around the looming EPC issue for landlords. In this episode, the extremely experienced capital allowances surveyor explains how they can be used to make most property business models far more profitable. How to set things up so that you can legitimately earn money tax free. He shares several use cases and covers sideways loss relief, land remediation relief, energy efficient enhancements and ensuring you use the allowance for the right area of your tax return. Pat's interest in Mental Health, Resilience and more specifically Mindfulness started in 2009, whilst on operations in Afghanistan.  He completed an Open University degree in Psychology after noticing the lack of a ‘therapeutic relationship' between soldiers returning from operations and their counsellors.  He ran weekly online Mindfulness sessions throughout the COVID-19 period and continues to do so. Currently he is leading the implementation of Physical Attention Training (PAT), an innovative approach to bringing Mindfulness based coping strategies into the existing culture of physical training.  More about Major Burgess  Major Burgess was brought up in Wells, Somerset, joined the Army in September 1992 and started his career at The Second Royal Tank Regiment in Fallingbostel, Germany. He served with the regiment in Germany, Northern Ireland, Canada, Poland, Iraq and Afghanistan in a career that saw him from Trooper, through Tank Commander to Regimental Sergeant Major.  He was recently promoted to Major as Officer Commanding the Combat CIS School.  He was awarded an MBE in the 2020 New Year's Honours List in recognition of his tireless work in bringing mindfulness to Defence and has more recently been awarded an Honorary Degree of Doctor of Science (DSc) by Glasgow and Caledonian University. Mark Homer has transformed over 6,000 square feet of commercial properties for residential use. The value of his property portfolio exceeds £37 million. He owns or controls well over one thousand properties and is one of Kevin´s mentors.   In this Q & A session Mark talks about the government's plans to reform serviced accommodation, the impact of council tax increases and what property investing is likely to look like in a recession. He also talks about claiming back VAT, the benefits of LLPs, sideways loss relief and much more.   KEY TAKEAWAYS   Setting up SA properties now makes a lot of sense. At some point, levels of regulation will increase. When it comes to changes in council tax, often, it is possible to make your property fit into a better category. Mark typically invests in business models that have been working for years and are likely to still work decades from now. In an inflationary period, short leases are typically better. Mark explains why in the podcast. Develop long-term relationships with more than one lender. Buy as much as you can as soon as you can. It is the capital growth that will make you wealthy. Be agile, and constantly learn. Do not let yourself be distracted e.g., worry about why a rule has changed. Instead, focus, find a solution, reset your sail, and move on. Typically, if property prices drop, they do so quite slowly. CONTENT On this podcast we discuss one of the lesser known rear guard actions on the retreat to Dunkirk that allowed so many troops to get to the beaches and their subsequent evacuation back to England.   This is the Battle of Hondeghem which took place on the 27 May 1940 when K Battery Royal Horse Artillery engaged lead elements of 6 Panzer Division halting them at the village in vicious street fighting and firing their 18 pounder guns at ranges of under 100 yards. The battery suffered heavy losses, with 'F' Troop alone losing 45 men out of 63. However, they were rewarded with Major Hoare winning the DSO, Captain Teacher the MC, Battery Sergeant Major Millard the DCM, and Gunner Kavanagh was honoured with the MM. In addition three men were Mentioned In Despatches.  In recognition of their gallantry the unit was awarded the honour title Hondeghem and K (Hondeghem) Battery is still on the order of battle in the Royal Artillery today. GUEST Our guest is Mark Martin who served as a Regular soldier and officer in the Royal Artillery from 1983 to 2018. Mark enlisted as a Private soldier, known in the Artillery as a Gunner, serving in every rank up to Warrant Officer Class One. His non-commissioned final appointment was the Regimental Sergeant Major of a regular MLRS and UAV Regiment.  Mark commissioned from the ranks as a Late Entry Captain in 2003 and commanded K (Hondeghem) Battery on two operational tours of Afghanistan.  He promoted to Lieutenant Colonel in 2015.  Mark's grandfather was a member of the Royal Artillery as part of the British Expeditionary Force who fought at Dunkirk.  He was severely wounded during the fighting but was evacuated back to the UK. Keep this amazing feat in the back of your mind while your read the notes and listen to the episode.*** My guest today is Dr Kay Danes, OAM. She is the recipient of the Medal of the Order of Australia for her service to the international and Australian community in human rights & social justice.  Kay has a PhD (Law & Justice) and her thesis explored the evolving professionalisation of the Australian Humanitarian sector. She also holds a Masters degree (Human Rights), and varying professional qualifications in Business Administration, Security and Law. Her 25-year security and humanitarian career has spanned across Australian and foreign government departments, humanitarian, and private sector organisations in armed conflicts, disasters, and other complex emergencies. Kay is also extensively connected to the ADF. She is the spouse of an SAS Veteran who has served 43 years in the ADF/SOCOMD and was Regimental Sergeant Major of two Special Operations Task Group rotations in Afghanistan. More recently, Kay's work in Afghanistan has been recognised by Australian and Foreign Officials as an integral part of a national debate on Australia's commitment to Afghanistan.  Today she advocates for the 196 Australian Embassy staff seeking protection and evacuation from Kabul. Given the current situation in Afghanistan, hers is an important voice representing those who helped the Australian effort over the past 20 years.

#002 In The Beginning With Major General A Stone CB

Our guest on Pod #002 is Major General Anthony Stone CB the founder of the Special Observer concept at the height of the Cold War. The "stay behind" Special OP Troop consisted of selected soldiers in 6 man patrols whose task was to dig in large underground hides known as "mexe" shelters along the inner German border. They would then allow the main Soviet forces to pass over them before deploying to two smaller OPs where they would engage the enemy with the long range guns and rockets of the British Army. General Stone talks about his time in civvi street working in a bakery, as a budding motor racer and finally a potential architect. How he decided to make a career in the Army first joining the ranks of the Royal Engineers for basic training before heading to Sandhurst and commissioning in the Royal Artillery.   We discuss the legendary WO1 John Lord the first Regimental Sergeant Major of 3 Para and the first Academy Sergeant Major at Sandhurst, P Company, the Malayan/Borneo campaign and operational deployments to Northern Ireland and Op Granby (Gulf War 1991). Finally the General's part in the development of some key Army equipment including the procurement of the controversial SA80 rifle. In the second half we move on to the threat faced by the then British Army Of The Rhine from the former Soviet Union and the formation of the Special OP Troop. The idea behind the concept, how the selection process was designed and the challenges the General faced making a radical idea reality. Finally his thoughts on the future role of the Special Observer, now Surveillance and Target Acquisition (STA) Patrols in 4/73 (Sphinx) Special OP Battery,  in what is likely to be turbulent period for an Army required to make significant cuts in the 21st century.
