Series Synopsis: The first season of the American streaming television series Jessica Jones, which is based on the Marvel Comics character of the same name, follows a former superhero who opens her own detective agency after her superhero career comes to an end at the hands of Kilgrave. It is set in the Marvel Cinematic Universe (MCU), sharing continuity with the films and other television series of the franchise. The season was produced by Marvel Television in association with ABC Studios and Tall Girls Productions, with Melissa Rosenberg serving as showrunner. Krysten Ritter stars as Jones, while David Tennant plays Kilgrave. The two are joined by principal cast members Mike Colter, Rachael Taylor, Wil Traval, Erin Moriarty, Eka Darville, and Carrie-Anne Moss. Jessica Jones entered development in late 2013, with Rosenberg reworking a series she had previously developed for ABC. Ritter was cast as Jones in December 2014, and production took place in New York City from February to August 2015. The season addresses issues of rape and assault, and was always intended to be far more "adult" than other Marvel projects, particularly in terms of sex. The show's cinematography took inspiration from noir, while visual effects house Shade VFX focused on creating "invisible" effects that would support its realistic approach.

The market is changing, and certainly embracing new technology in order to reach their customers more effectively. The benefit of having a mortgage in a limited company's name, is that you can offset a lot of the costs against the rental income. There are five million people in the UK with an active Avios account, but only five thousand people who have a Flyer Talk account. This is quite a discrepancy, which proves that only a small percentage use their Avios account effectively. Avios is the British Airways frequent flyers currency, which originated in 2015. It is viewed and used as a currency earned by flying through British Airways and its partners. There are certain strategies you should use in order to maximise your frequent flyer miles. Switching your credit cards to Avios friendly services and booking hotels through specific portals will see to it that you receive the maximum amount of points. BA is the only airline, globally, which guarantees to release a certain number of seats for redemption; two business class and four economy class seats each flight. In order to rely on those seats, you are required to book. Reward Flight Finder screen-scrapes the BA website, pulls out all Avios flight inventory, and presents it in a very easy to search format. More importantly, you can set up alerts. If you have a BA Gold Card, you can have seats on any flight with Avios. Rob talks to many Gold Card holders and they don't seem to be aware of this incredible benefit. Remember to shop for deals, too. Don't rely solely on air miles. Airlines hold sales on tickets that can far outstrip saving made by using air miles. Keep your eyes open and shop around. Rich Liddle is a veteran folllowing a highly successful career in the military, with eleven years in the Navy before transferring to the RAF. Rich's military experience saw him deployed to Iraq, Afghanistan, Libya and Syria, counting himself as a part of every military conflict the UK has taken part in since 1998. The level of discipline required in order to become a part of the military, is certainly useful and effective in shaping subsequent generations. But veterans can also come into property with a strength of mind that isn't possible for those without military experience. People who have served in the armed forces require the love and support of their friends and family for many years afterwards. Friendships forged in the fire of battles are some of the longest lasting. Rich didn't get started in property in order to make money. Property seemed a sensible move for him – in order to pay his mortgage whilst away on duty, he rented out his house. From here, he became, in his own words, an “accidental landlord”. There are many components that can lead ex-servicemen to emerge from the military, having no assets, and forced to live within the parameters of the “paycheque culture”. Rich's rare insight into this way of life has led him to want to improve this situation. There seems to be a race-to-the-bottom when it comes to HMOs. People seem to be too eager to jump on the high-end-luxury model for HMOs, especially in student accommodation. Universal Credit has caused significant problems and has resulted in a huge amount of homelessness. Rich can see the big picture behind it, but it's failed on a macro level, where local councils are having to pick up the tab when it comes to housing. Rich's experience has been mainly hands-on and has been the result of many tried strategies. This allows him to be more fluid when opportunities present themselves. A strong network has made this even more effective. Nick had to fight for discounts and for better quality goods, but now, with a massive spending collective behind him, the purchasing power has shifted in their favour. Most people purchase at retail price when it comes to household goods; this is called cost-to-serve. Trade centres do not have customer service facilities. They generally sell to businesses who know how to use the materials they're buying, and so do not require extra service. You have to have vision and values in order to drive yourself forward. Nick likes to visually strategise and discuss his aims and goals with his team at length. Nick's main aim for LNPG is to simply keep it running and keep it growing. He has no plans to offload what is now a highly lucrative and successful business. The core purpose has been, and always will be, to support landlords across the UK. To enforce the promise that LNPG is about value, the organisation will roll over any landlord's membership fee to the next year if they do not recoup the value of the fee back from purchases made. Upgrading to a higher quality product at trade prices will save landlords money in the long run, but many are too focussed on short term costs. If you're a landlord, you can buy goods through LNPG for your own home. If you are not a landlord, you cannot, and will be barred if you are caught. Cases where these rules are being broken are being treated as fraud. Downtime is better spent on development than rest. It's a formula that has taken Martyn from success to success. Looking for somewhere to invest his football earnings, Martyn aimed for property, as he felt that it was a secure and trusted form of investment. He and his business partner began small, and gradually grew, soon coming to realise that it was an effective, solid way to grow his money and to provide for his future. Early on, Martyn was of the widely held opinion that you cannot be a property investor without money, and so each time he invested, he would wait until the profits were recouped before he invested again. He soon came to realise that there are many other ways of raising finance and investing, which has made subsequent investments that much more expedient. Learning and development are fine, but it's also valuable to realise that you can't know everything. It's more to do with how you deal with challenges and adversity. It's worth pre-empting any community issues before breaking ground on new developments. Martyn endorses educating potential neighbours about the benefits of new development, in order to avoid any potential planning issues in the future. People need to treat property as a business and not a hobby. Many think of it as a side-line. If you put the time in, you'll reap greater rewards. Ups and downs are typical in business as well as life. It's all about having the mentality and open-mindedness to accept these bumps in the road, and the determination to work your way around them. Studies show that it takes 21 minutes to return to proper focus after being distracted. Eliminate this by reducing those distractions. Set up repeats on your calendar and schedule tasks - take the daily or regular tasks you perform, go to your calendar, and set them up as regular tasks. This will stop you having to remember them and will automate the first few tasks of each day on your behalf. Delegate tasks - how many of your routine jobs can you give to someone else? Often the mundane tasks are the most time-consuming. Free yourself up by delegating to others and watch as your time returns to you. Communicate effectively - effective communication is crucial. You can save so much time by being clear, concise, and most importantly, precise. Avoid multitasking by focussing on one thing at a time - focussing on one thing at a time will let you get it done quicker and more effectively. Learn to say no - this can be difficult but remember that you only have a finite amount of time. Do you want to spend it on something that isn't productive, or will take you away from something that is? Set deadlines - setting effective deadlines and goals, and reviewing them, will make them easier and allow you to prioritise. For some, dealing with estate agents can be a daunting task, but it's worth remembering that they're just people like you and me. In this episode of the Property Nomads podcast, Rob and Matt give you their seven best pieces of advice on how to build rapport with estate agents, and by doing so, change your perception of these often-misunderstood people. Be clear about what you want, and how they can help you: There's nothing worse than people wasting your time. Remember that estate agents have limited time too, so allow them to use it productively and wisely. Build a rapport with one key person in the estate agency: It's far easier to build a relationship with one person than it is build it with everyone at an agency. Pick your point of contact and concentrate on forming a relationship with that person. Be consistent when checking in: Being regular with your check-ins will speed up the rapport building. Keep your brief visible to the agents, who'll soon know exactly what it is you want, so that when those opportunities land, they'll know exactly who to call. Small gifts can put a smile on their face: Cookies, doughnuts and other sundry gifts can not only make your estate agent's day, but also make you even more memorable. Give your agent leads too: There will be times during your journey where you find leads that maybe aren't right for you but might suit your agent very well. By passing them on, you'll make yourself feel like part of their team. Remember, it's give and take, as with everything in life. Talk the talk and walk the walk: Backing up your promises and taking action will make you seem more professional. Estate agents don't like to have their time wasted, or to pass on valuable leads that are squandered. Don't be a disappointment to them. Be clear when putting in an offer: It's always best practice to put offers in writing, with explanations as to your reasons. Low-ball offers are fine, but without data, they can be seen as ridiculous. With family responsibilities to take care of, but with dreams unfulfilled in her career, Bronwen knew that if she wanted to achieve her goals and the lifestyle she wanted, she would have to ensure that she could replace her income, but also change her mindset. After realising that she would not be able to retire until the age of 67 if she stayed in her banking job, Bronwen decided to take drastic action to achieve her dream lifestyle. Bronwen decided upon HMOs as the way to launch her property investment portfolio, as they have the highest cash flow. This was done after carefully examining their outgoings and being clear on how much income they needed, as well as focusing with determination upon their goals. The key for Bronwen's business plans was always to have someone else manage their portfolio so that they could achieve their goal of spending more time with family and with each other. This emphasises the need to surround yourself with a reliable team upon whom you can leverage the keystones of your professional life. Networking has allowed Bronwen to refine her power team. There were initial challenges in running a business as husband and wife, but after taking time to really understand each other's strengths, Bronwen and John have formed a symbiotic business partnership that plays to each other's virtues. Technology and software allow the business to work no matter where in the world they are. This is a huge benefit as it means that Bronwen can pursue her travel ambitions while remaining in touch with her power team and overseeing the business from anywhere in the world. Bronwen and John both decided that the Clipper Yacht Race was an ambition they wished to achieve and were able to do so successfully by the use of careful planning, both in the business and mentally. In the first year of business, Bronwen learned that the key to lasting success is to surround yourself with positive, successful people, and to disregard the naysayers. Everyone is different, and success can be achieved even where others have failed. Educate yourself and surround yourself with positivity. After facing an incredibly challenging ordeal with a local planning committee, Bronwen and John decided to use a “pincer” strategy - namely that by identifying the many problems with their application, they were instantly able to identify all the things that were okay with it. If something was not rejected, then it must have been approved. One of the best ways of learning when it comes to property is just to do it. One of the main lessons Bronwen teaches now is that the journey can't begin unless you take the first step. He joins Rob today to discuss his story of success which has taken him from incredible lows to the top of business in the UK. Paul shares his incredible insights into the foundations which he believes should be at the root of every business, the important of culture, the recipe for creating the perfect team, and his proudest achievements in business and life. But he quickly recognised that the honour was not just his, but also belonged to those he worked with, and to those who had supported him. Paul is a fierce proponent of ensuring that business benefits everyone. He believes that if a transaction is to the detriment of anyone, then it shouldn't be done. Business is not about chasing awards or making as much money as possible. Being able to benefit people's lives makes your business more attractive and makes for good business in general. A healthy culture in the workplace should come from the top down and should reflect the business's values as well as its purpose. This is how the culture at ‘Sewell Group' has been created, leading the company to often hire for cultural fit rather than technical expertise. The key to success is being able to realise what you're great at. Everyone's great at something. If you identify what you're great at and stick to it, then success is inevitable. Surround yourselves with people who are great at the things you're not great at, and you will have found yourself a successful team. Your biggest assets in this day and age are your emotional attractiveness as a business, and the network you create. The Sewell Group changed its way of working as a result of this wisdom, making business development the role of everybody instead of a single individual. Success to Paul is all about being emotionally attractive as a company, forming good relationships, taking responsibility for any problems, delivering on every promise, and have integrity. People are naturally cautious about having important conversations. But if you have the courage and the will to have these conversations in a direct but kind way, it can be a marvellous way of clearing the air and starting over with someone. Delivering on quality is the most important rule for the Sewell Group. By lowering standards even briefly, or because it means a reduction in potential profits - in Paul's own words, “you let something pernicious into your company that spreads and grows like a cancer”. There are always lessons to be learned from those who've trodden the path before you. A mentor can be an invaluable resource when it comes to encouragement or advice but studying competitors can also provide you with inspirational ways to improve your own business. The future of not just Sewell's but the UK, is in innovation. Paul believes that by constantly looking for ways to grow and improve, we can compete with the best the world has to offer. By getting the small things right, you constantly move forward. Good manners mean so much, they get you everywhere. Good manners in business are especially important as they make you memorable, and a pleasure to deal with, and as Paul says, business is done between people. Drive around your investment area Go for a drive around your area at all times of day! An area may appear very good by daylight may not be so great by night. Follow your gut instinct and do your due-diligence! Talk to the locals Having a chat with people local to the investment area will be able to give you a more informed view of the area from a resident's perspective. Locals are more likely to have ‘inside' information on the area and perhaps even have knowledge your estate/ lettings agent is not privy to Read the local area plan Every council will have a local area plan (or similar) and can be found on the local council's website. This document has a wealth of knowledge and will provide you with the future plans for the investment area. This document will more than likely have sites that the council wants to develop, what their vision is for the town/city & how much is intended to be invested (and what they're hoping to achieve) Read the local paper! Take the time to pick up the local paper. You can get a strong indication of what an area is like based on the news in the local paper; you don't have to buy one as they will more than likely have an online copy. Using current and previous articles, you can build a picture of the investment area. Talk to Local Estate/Lettings agents This will be very useful to help establish your area. Asking the right questions and having a friendly conversation with them will really help you to determine which areas are good, and which are not! Book an investor day If you are short of time, or simply do not want the hassle to do the necessary research, then book an investor day! Many experienced investors will offer investor days! Investor days will usually involve site visits, a drive around the area (showing the good and bad), examples of deals and introductions to members of the ‘power team'. It is also important to monitor your progress and success as and when it happens. Remember, if you don't have the time to do it yourself, you can always hire someone to do it for you! Bandit Boards and Road Signs - Make sure you check with your local council on the rules surrounding this. Be creative! Even the height of a sign can make all the difference in the world. Lettings Agents - Build a good relationship with lettings agents, and if they spy potential leads or clients who are discussing offloading their portfolios, they'll pass them along to you. Consistency is key. Car Logos and Trailers - Car logos are memorable, and the more you drive, the more access you have to reaching a larger area. Social Media – Social media channels collect specific data which can allow you to gain an overview of a person's life story. Utilise this information to target specific demographics and reach potential clients in a far more cost-effective way. Website - Treat your website as your online business card, but with benefits. Include a form on your site that'll allow people to register their interest in selling which can open up another avenue for finding leads. Direct-to-Vendor Letters - These are very effective, but should be used with caution. Approaching a potential lead unsolicited goes against the Land Registry and GDPR regulations, so you must make sure that these are not addressed directly to an individual but to address it to ‘The Owner/Occupier'. Word of Mouth - Get out there and tell everyone. Get the word out and eventually, you'll be recognised as an expert in your field. Be enthusiastic about what you say. Networking - Not only does this generate leads, but also potentially increases your power team. It can also allow you to meet investors or prospective portfolio owners. Branded Clothing - Wearing your logo can add a level of authenticity to your business. It also sparks interest, and you never know where a conversation may lead. Radio Advertising - You'll be surprised at how many people you can reach through your local radio station. In terms of cost, it may be far more reasonable than you think. Newspaper Advertising – Fewer people are reading newspapers, but it remains a strong marketing strategy with the older generation. This demographic is definitely worth appealing to, as they often have properties to sell of offer. On the eve of the release of his highly anticipated book, ‘Buy To Let: How To Get Started', Rob and Matt host a very special Ask The Author session, where Rob answers raw, all-access questions from the vast, and ever-expanding Property Nomads community. By doing so, he was able to not only save himself dozens of hours each week in travel, which could be used to better effect in business, but also to be closer to the action, enabling him to strike more quickly when opportunities arose. Rob's first real investment came from the “Bank of Family”. If you decide to go down this route, then it's important to treat it like a normal financial agreement, with data and research to show how that money's going to be used, as well as accurate forecasts about when they'll see their money back, along with any interest. In order to fast-track the property sourcing process, Rob advises working on your network, expanding wherever possible. Also, generating as many leads as possible is crucial. It's good to push yourself out of your comfort zone. For Rob, who's naturally introverted, podcasting, writing books, networking and hosting live events are pushing him to become a better communicator, and in turn, a more outwardly confident person. Social Media You never know who is watching your feed and posts on Social media! High-End Clubs & Restaurants The fact of the matter is that ‘people with money will spend time in establishments that are of a high standard'. You are very unlikely to be part of or overhear a conversation in McDonalds about a multimillion pound development like you would in a high-end club. Clubs & Gyms It is always beneficial to mix passion and profession. If you already play golf, enjoy shooting, going to the gym or helping others (rotary clubs for example). A lot of people that undertake these activities enjoy it and, more importantly, have the time to enjoy it. Rob is joined by Gary Das, the owner of Active Mortgage, author of The Self-Employed Mortgage Guide, winner of the Mortgage Strategy Award for Best Small Broker and host of the ‘Mortgage Pro Podcast'. Gary has almost two decades of experience throughout every facet of mortgages and lending and talks in depth to Rob about the fundamentals of the business, as well as some invaluable strategies you can use in order to find the right finance for you, plus much more. Instead of allowing himself to be swallowed by this, he chose to diversify, branching out into life insurance, critical illness and income protection. This diversification allowed him to grow a successful insurance broker company, employing a team of twelve. After successfully diversifying, Gary took the unorthodox route of doing what he could to educate the market: writing a book and beginning a podcast. His Facebook group now counts over 600 mortgage brokers as members. Your vision should always be slightly outside of the readily achievable in order to always keep you hungry, and to give you a constant challenge. Depending on your strategy, Gary advises that taking a fixed rate mortgage over a variable or tracker, because the cost of borrowing is so low at the moment due to low interest rates. Long term relationships are vital for mortgages, because it allows the investor and broker to learn each other's requirements, their financial positions, and the speed and rhythm of how the other likes to work. There are three types of general mortgage brokers. Independent brokers tend to have access to the entire industry and were previously known as having “access to whole of market”. Multi-tied brokers use a specific set of lenders. Tied brokers are generally employed by a specific bank. When choosing your mortgage advisor or broker, make sure you spell out your proposed strategy from the outset. Gary likens general requests for mortgage brokers as asking if “anyone knows a good surgeon”. You need to be more specific, because each broker will work in different ways. Mortgage brokers should be viewed as specialists in their own field. Criteria's always seem to be on the change in the mortgage industry. Policies are always being introduced and then changed to fit current lending and investment trends. Gary doesn't foresee another credit crunch due to the mortgage market's awareness of potential dangers, and the setting in place of protections. Making any kind of risk assessment basis is as simple as drawing a line down the centre of a piece of paper and listing advantages and disadvantages, and whichever list is bigger when you've finished, should point you towards your decision.
