Ed Lane led a “Scripting Friday” session focused on helping agents navigate holiday season real estate opportunities. He emphasized that the end of the year can be an ideal time for buyers, with motivated sellers, reduced competition, and favorable negotiating conditions. Ed encouraged agents to create urgency without pressure by highlighting benefits like potential tax deductions, flexible closing dates, and locking in current interest rates before the spring market surge. He also discussed smart negotiation tactics—advising agents to analyze each property individually, avoid lowball offers, and focus on crafting win-win terms. Ed reminded attendees that successful holiday deals come from education, empathy, and helping clients see both the emotional and financial advantages of acting now.
Two back to back conversations with first time buyers, in the market for family homes, holiday homes & investment properties. How does it all work, how much does it all costs, and what should their first steps be?
Some sports leagues and states are considering banning or restricting prop betting, citing concerns over integrity, gambling addiction, and the impact on athletes. Dean Sharp, The House Whisperer, shares his holiday prep paint guide, explaining that the holidays put extra pressure on home interiors and now is the perfect time to refresh rooms with new colors before guests arrive. He reminds listeners that adding color to our world is a uniquely human tradition that dates back over 60,000 years. In his follow-up segment, Dean emphasizes the value of trade schools, saying A.I. is taking over white-collar jobs, but skilled trades like contractors and builders remain essential. Finally, a quick reminder: Friday is Halloween, and Sunday marks the end of Daylight Saving Time — set those clocks back! ⏰
Get ready to roll up your sleeves and tackle those last-minute holiday home improvements! In this hour, Eric G and Johnny D dive into the world of quick fixes that will make your home look so good, your in-laws might just forget all the projects you *didn't* get around to. We're talking everything from sprucing up your front porch to decluttering like you're preparing for a move you didn't plan on. Plus, let's not forget the essential tips on making your home smell like a cozy holiday retreat rather than a pet shop explosion. So grab a cup of coffee, kick back, and let's transform your space into a showstopper that even your judgmental relatives can't criticize! As we tumble down the rabbit hole of home improvement, Eric G and John Dudley are your guides through the chaos of holiday prep. It's November, and suddenly, everyone's looking to spruce up their homes faster than you can say ‘pumpkin spice latte.' You know that feeling when your in-laws are about to descend on your humble abode? Yeah, we're feeling that pressure too. But fear not, because Eric and Johnny are here with a treasure trove of quick fixes that won't break the bank or your sanity. From swapping out that outdated door handle to giving your front porch a facelift with new lighting, they've got tips that are as easy as pie (or should I say pumpkin pie?). The duo dives deep into the world of decluttering, showing you how to make a space breathe easier by tossing out the junk you've been hoarding for years. Because let's be real, if you haven't opened that box since the last move, it's probably safe to say you can live without it. And when the holidays roll around, a clean house is the best aesthetic to distract your family from the fact that you didn't remodel the kitchen like you promised. With humor and sarcasm, they keep the vibe light while dishing out practical advice that'll have your guests thinking you've been working on your home improvement game for months. But wait, there's more! Eric and Johnny also tackle the less glamorous side of home upkeep—like the infamous carpet cleanup saga. You've got to hear them banter about the horrors of carpet cleaning, the joys of replacing old fixtures, and how a touch of paint can do wonders for your space. The episode is filled with relatable anecdotes and laugh-out-loud moments that will make you feel like you're hanging out with old friends. So grab your paintbrush and let's get to work!Takeaways: In the chaos of holiday prep, decluttering your home can save your sanity and impress your guests, seriously, who needs that much junk? A simple front door update with a fresh coat of paint, new light fixtures, or a fancy mat can transform your home's first impression in no time. Upgrading your kitchen knobs and switch plates to something sleek and modern is like giving your home a facelift, minus the Botox. Don't underestimate the power of a good toilet—invest in a decent one to prevent holiday disasters when your uncle comes over. "The money was always for a dream of sorts, an Italian dream, and now it's one we get to keep living" - Jac BeagleyWelcome to Episode #119:Many of us dreaming about a home in Italy, a place to enjoy la dolce vita. The big question is, can you do it on a conservative budget and find something special? The answer is - Yes you can!Australian couple Jac and Josh Beagley spent $32,000 Euros (approx. $50,000 Australian dollars) on an apartment in a medieval hilltop village in Umbria. Their holiday home is located in the Centro Storico of Amelia only one hour from Rome. This is their story of buying and renovating a small apartment in a romantic medieval village in Italy. Jac shares that she had no idea what she was doing but they made it happen anyway. Later in the conversation Josh shares his journey and the new adventures in Italy. We began the conversation reflecting on Jac's walking tour on the path of San Francesco in Umbria, the Way of Saint Francis. Hosting young children during the holidays can create some risks around the house you might not think of. Creating a safe, functional home, especially in areas like the laundry room, kitchen, medicine cabinet, and bedrooms, is essential for the whole family. Watch this episode on our YouTube channel here: https://youtu.be/VsVRA-qIWTg As an example, a survey by the American Cleaning Institute, from 2024, showed that 36% of Americans use decorative jars or containers to enhance their laundry space, a trend made popular on social media. However, putting products into clear jars or containers for aesthetic purposes is one way you may be unintentionally putting children at risk. In this mini episode, Brian Sansoni, Senior Vice President, Communications, Outreach and Membership at the American Cleaning Institute and Torine Creppy, President of Safe Kids Worldwide show us how to help parents create safe and child-friendly spaces without sacrificing aesthetics. Both highlight the importance of proper use of cleaning products and the dos and don'ts of storing them, additional items to keep an eye out for throughout the home and areas to prioritize safety. Whether you're organizing, revamping, or preparing to bring a new baby home, ACI and Safe Kids have the resources, including a new safety guide, to help get your home in tip-top safety shape without scarifying style. I'm so thrilled to introduce you to our first restaurant owners and cookbook authors ever to be on the show! Their story is so inspiring. There is no question that starting a restaurant is capital R risky, stressful, scary and overwhelming, but what if it included the arrival of a hurricane two weeks later, then a pandemic, then the ebbs and flows of any business. How can you go from two friends who had a similar and separate dream to a partnership that takes you from cooking in a studio apartment, to pop ups to being showcased on the Food Network, YES! A fully plant-based restaurant made it all the way to Guy Fieri's Diners, Drive-Ins and Dives. Then take this to creating products, then to writing your own cookbook. Alex Mazzucca & Cara Duerr, the chefs, co-owners, and visionaries behind Seed to Sprout, have turned their passion for plant-based cuisine into one of the most celebrated brands on the Jersey Shore. Known for their inventive, flavor-forward dishes and welcoming atmosphere, their restaurant draws in both vegans and non-vegans alike. Their success has even caught the attention of Food Network's Guy Fieri, who featured them on Diners, Drive-Ins, and Dives, praising their food as "delicious" and calling them true "pioneers" in the plant-based culinary scene. Join us today in talking about what it was like to cook and share food for first responders and a community in need after hurricane Sandy, just two weeks after opening their doors for the first time. Alex and Cara share with great honesty about the hardships and the joys of opening your own restaurant, how sometimes you need to backtrack on an expansion to reconnect with the other things that are important to you, how you can stay true to your vision no matter what your accountant says.
