However, her lifelong interest in fitness led her to eventually catch the bug for Pilates. After attending a workshop with renowned Pilates "Elder" Ron Fletcher, he encouraged her to teach the method, though she initially resisted. Despite her intentions to head to law school, Kyria's passion for Pilates ultimately changed her trajectory, shaping her future as a leading educator in the field. Pete and Kyria continue on to discuss the origins of Fletcher Pilates, the evolution of teacher training, and what sets Pilates apart as a transformative practice with remarkable return on time invested. She opens up about the rigors of Pilates instructor certification, the expansion of Fletcher Pilates' international licensing program, and how the method's focus on quality movement has led to life-changing results for clients of all ages. And every symptom doesn't tell the whole story. Matter of fact, so many states of ill health have overlapping symptoms. Menopause symptoms like poor sleep, weight gain, irritability, or lack of focus can also be caused by a thyroid imbalance. My guest, Kyria Perero, is a total health/holistic health practitioner. She is trained in functional health coaching which means she looks at the whole person and the whole body when diagnosing and suggesting changes for her clients. Like so many of the practitioners I speak with, Kyria got trained to do this work after suffering from major burnout. She was teaching high school in a low income school, wearing all the hats that teachers do. "I just was very much very committed so my own needs and wellbeing went on the bottom of the to-do list. I don't even actually think they made the to-do list at all, but I just was like, At work, you know, 12 hours a day and taking it very seriously and getting very stressed."I'll bet some of you can relate, teacher or not. She did the brave thing and reached out--or as she calls it--reached up for help to figure out what was wrong and help her get well again. After trying western medical professionals and Dr. Google her search led her to a holistic nutritionist who did a functional blood chemistry analysis. She made suggestions, Kyria did what they suggested and she began to feel better. So much so that she got her Masters in holistic nutrition. The one word Kyria says differentiates the usual blood panel from the ones she uses is "comprehensive." Her clients get 50 pages of data and information. We discussed what functional blood chem is and what she adds to her work with clients. The importance of looking at the person's life, their symptoms and blood analysis. Many of us carry issues from childhood or more recently that can affect our wellbeing today. You know how blood test results give you a score, a number that shows where you are within a range? Those numbers are for average health. Average health will not get us to the finish line in good form. We want to aim for optimal health and so better than average numbers. Chewing your food A LOT came up. Kyria says we should chew til the food is almost liquid before swallowing. Kyria and I share a concept for clients. One small step at a time. All or nothing rarely sticks. And small changes can have big impacts. We discussed using supplements and who might need them. She's got a couple of great success stories and most of her clients are over 50, in their 60s and 70s in fact. Kyria Whisenhunt is the executive director of Paws4People, a North Carolina based nonprofit that aims to educate and empower people through the use of assistance dogs to transform people's lives. The nonprofit was formed in 1999, when Kyria was just 12 years old, with the purpose of using dogs to help people. Over the last 22 years, the organization has helped veterans, people with disabilities, and children and adolescents with physical, neurological, psychiatric, and/or emotional disabilities in 22 states, with placement nationwide. Kyria was a 2010 Glamour Magazine Woman of the Year finalist; the winner of the 2011 IKEA Life Improvement contest; the winner of WILMA Magazine's Women to Watch in 2014; the National Points of Light award in 2015; and the 2017 Coastal Entrepreneur Award – Non-profit in 2017. Kyria was also a finalist for the YWCA Women of Achievement in the Non-Profit category in 2021. Kyria serves as Executive Director of paws4people. She is the Program Director and Instructor of the University of North Carolina Wilmington Assistance Dog Training Minor, the first and only comprehensive Assistance Dog academic certificate program at a state university. She has also served as an adjunct faculty member of the University of North Carolina Chapel Hill School of Medicine, Department of Psychiatry. We discuss how she started the organization at just 12 years old, the surprising training program she coordinated using prison inmates to train support animals, the difference between a service dog and emotional support animal, and the use cases for service dogs you may not have known about. It's the difference between the cash-in flow and a cash-out flows. But how can I apply this? This is so good. When pricing parcels for terms deals? All right, so somebody already weighed in here. As a land investor, you are probably very interested in large parcels of land. There is something very exciting about buying a 40, 80 or 160 acre parcel of land. It's land investing version of big game hunting. But, bagging that large parcel is not always a great deal, let me show you why. Jack Butala:                       Ding, ding. Jill DeWit:                           First, we are going to have to break out our financial calculators. If you don't have one, I suggest an online version. Before you break out into a sweat, understand we are only going to be using a few keys. Jack Butala:                       And, it's the term of the sale. How many months? How many years? I is the interest. They call it a yield but it's really interesting. PV, present value. This is the present value, in fact, where you enter the investment, the amount paid minus a down payment. And PMT is payment, monthly payment. Here's an example, I purchased a 40-acre property for three-thousand bucks. That sounds great. We're taking a look at a Big deal in New Mexico and thought we'd share some of the details and our thoughts on it. Great show today, Jill, let's take a question posted by one of our members on successplant.com, our free online community. Jill DeWit: Okay, Kyria asked, "I have a couple of questions. I ordered the package a week ago and I'm anxiously"- Jack Butala: Our package? Jill DeWit: Mm-hmm (affirmative). "Awaiting delivery. Meanwhile I posted two Craigslist ads per Jack's instructions on the free eBook. Now a couple of hours of later," I love this, "I've had two phones calls." This is so good. "One is a guy that has 13 acres to sell. Since I haven't yet received my DVDs, what do I tell him? What is my buying criteria. The other is from a lady who thought I was selling land." This is good. "She was calling on behalf of your dad, so I'll reach out to him and put him on my buyer's list if he wants, which brings me to my next question. How do I keep track of all the information I will be getting, buyer, sellers, et cetera. I do us Insightly, but I need more than just that. Do I just use spreadsheets. Does anyone have a free system to organize all this stuff. Thanks in advance." Jack Butala: You're a pro at this as a career salesperson, Jill. Can you talk to us briefly about the value of a CRM and how to organize taking calls and doing the other stuff? Jill DeWit: Well, that is Insightly. So, yeah, and there's a bunch of different ones. You know, it's so interesting. There's so many different ways of organizing your customers and managing all the inbound and outbound calls. I've come to this realization that I think that there's Insightly, there's Sales Force, there's new stuff coming out with Microsoft, I can't remember what their thing is, there's so many, and I'm into that- Jack Butala: Soft Dynamics. Jill DeWit: That buying one I'm into now, there's so much there. Jack Butala: Par BI. Jill DeWit: Yeah, that's it. There's so many things out there. You know what Kyria? I would not use a spreadsheet at the end of the day. If you're just starting out it's okay to get your thoughts together and have some spreadsheets for buyers and sellers and things like that. I'm good with that as a beginning, but once you get rolling here, that's going to be a mess and you're going to need to have that input into something else, so don't get too there. Figure out which one works best for you and you need to, you're going to have to develop your own system. I thought that there was one end all, be all for our product type to be honest with you and I found out there isn't. Jack Butala: Well, there is. It's the one we use. Jill DeWit: Well, what I like and what other people like, though are sometimes different things. That's okay for just managing the customers. The best thing I can say, this is what of the things I love about Success Plant, is all the ongoing discussions about this and what so and so is using and why they like it and all that good stuff and all the different things. Jack? Jack Butala: Yeah, so the important thing to remember, this is a fantastic question, it's one we get a lot on our weekly call, especially from new people.
