This real estate investing journey started when Mike and his wife bought a house in Florida from Ohio, and started short-term renting it to friends and family only in between using it themselves. Then, the family moved to North Carolina for work. Mike got fired while his daughter was in high school. His wife also got fired. They moved into the Florida house for a short time. Now scrambling a bit, the family bought a fixer looking for appreciation, then did arbitrage. What is short-term rental arbitrage? Mike rented the house to a tenant who would be the STR host. He did the maintenance himself. He met the arbitrager through Bigger Pockets. The value proposition for him: save time and learn. Then a bit later, Mike took the management over. In the meantime, they were building their portfolio. Now, Ronnalee is retiring and taking over the STR management of their portfolio and others! Episode 305: Mike Johnson is from Halifax, Nova Scotia, Canada where he started a career at a young age as a recording and touring musician with his band Shyne Factory and later Shelter with Thieves. He worked in festival and stage management, video and music production and he owned and operated a music studio. Mike suffered from severe depression starting in his early teens and his "rock-star" lifestyle easily led him to alcohol abuse and eventually a very serious drug addiction . In 2013 Mike hit a rock bottom and decided enough is enough. He admitted himself to a 1 year intake addiction treatment program in Edmonton Canada called “Our House” where he dedicated his life to healing and learning everything about addiction and concurrent diseases. After losing his best friend to an overdose, Mike saw how insufficient the western treatments alone are, and became laser focused on finding more effective ways to help himself and other addicts truly heal. In his research, he came across Dr. Gabor Mates' work treating addiction patients with Ayahuasca. In 2015 Mike packed his bags and headed to Peru for 3 months to work with Ayahuasca and began dieting master plants in the Shipibo tradition. He continued working with Ayahuasca in Canada and Peru and in January 2017 his path led him to the Ayahuasca Foundation 10 week curandero initiation course where he found his place and his life purpose as a healer. Today, Mike Johnson can be found facilitating plant medicine ceremonies, offering pre-ceremony intention sessions as well as post-ceremony integration. Mike currently serves as the Vice President of Corporate Development for the start-up accelerator, MassChallenge. In this role, he leads the functional group responsible for helping MassChallenge's corporate partners to achieve innovation-related outcomes through relationships with high-potential startups that are aligned with strategic priorities.    Elyse and Mike talk about some of the first things we can do to generate revenue from scratch. Mike shares with us that it’s all about having an outcome and goal in mind and working backwards from there, focusing on planning and structuring your strategy for growth. He says it’s vital to pick up the phone and learn. Elyse adds that it's important to constantly be on the lookout for feedback—what people are liking and what they aren’t.    Mike delves into what some common factors that seem to be constant for successful startups. He emphasizes that it’s essential to be clear about what the problem is you’re solving. It’s equally as important to know who it is who has the problem and what it means to them if you can find a solution. On top of that, Mike shares that success can come from offering a $100 solution for a $10,000 problem. Beyond that, capture the proof. Use case studies as leverage and build a scalable sales process to match the growth.    On the topic of problem-solving, Mike and Elyse chat about some actionable tips people can take to find the problem it is that they’re trying to solve. Mike says to think about the gaps in service. What small adjustments can you help make to open the door to a new market? He goes on to explain that you have to be open to failure. Frame it as an experiment—make mistakes and learn from them. Take obstacles and look at them as lessons.    Mike also offers insight on pricing. The fact of the matter is, every company is going to have a different expectation for their ROI. Think about the alternatives they may go to and consider the momentum they have with the process they already use. How can you disrupt that and bring value?    Finally, Elyse and Mike dive into how we can cultivate an intentional environment that sets us up for success. Mike says the place to start is with yourself. Think about how well you take care of yourself—what’s your morning routine? Are you mindful of your nutrition? Do you exercise? All of these factors come into play when we think about our environment. What about what you’re putting in your brain? Set aside time to fill your mind with positivity and something that will make you better. Additionally—network! I've known who Mike was for quite some time, but we didn't connect with each other until a year or two ago when he approached me to build a website for him. Little did I know, this idea would turn into a big digital publishing company. And by big, I don't mean a massive office in Silicon Valley with hundreds of employees. He has assembled a team of freelancers and passionate individuals in the custom automotive scene from all over the world to crank out high quality content month after month.Over the past year or so, Slam'd Magazine has built a huge following, and I know the recently launched Lift'd Trucks is setup to do the same in the coming months. It's pretty cool to see it all evolve even though I was hired to build these sites, so I may be a little biased. But from the perspective of a custom automotive enthusiast (which I have been for over 15 years), something new like this is exactly what our scene needs. It was a very surreal moment.You don't always get to hear you're right.
