Christian explains the origins of the game and joins Don in speculating about expansion rules. Christian Telesmar attended college at the University of Washington (UW) with the intent of pursuing medical school but fell in love with theatre and knew that's where he was meant to be. After graduating from the University of Washington's Master of Fine Arts (MFA) Acting program, he relocated to Los Angeles, California, where he resides today. In this episode, we're exploring the history of townhouses in New York City and unpacking how this housing type relates to gentrification, a hot-button issue at the intersection of race, class, and housing. We're revisiting a conversation that I had with Lea Cloud, co-founder and partner of CDR Studio Architects, where she walks us through a thoughtful, innovative Bushwick townhouse renovation. Townhouses are single-family, multi-level homes that share walls with other homes on one or both sides and feature an entrance directly to the street. They're most common in New York City neighborhoods like Harlem, Long Island City, and Park Slope, which also happen to be communities at the epicenter of gentrification.Gentrification is the process of changing the character of a neighborhood through the influx of more affluent residents. On the surface, the new neighbors boost the local economy with restaurants, businesses, and housing. But, these upgrades are typically at the cost of longtime residents. This shift sparks feelings of resentment, frustration, and anger about who gets to own what and who gets to call a place home.In our conversation, Lea Cloud and I touch on this issue through the lens of the townhouse renovation her firm designed for a client located in the southeast part of Bushwick. Lea describes how the neighborhood demographics have changed since it was first acquired by the Dutch in the 1600s and has now become a major hub for Central and South American immigrants. Lea and I also discuss the ethos behind passive homes, what it's like to work with multiple firms on a single project, and how to manipulate designs to meet the client's vision while still complying with standard code. Resources Mentioned: Gentrification, Displacement, and Neighborhood Revitalization by J. John Palen & Bruce LondonThe NYC TikTok Influencer to Gentrification Pipeline by Lily Alvarado About the Guest:Lea is a co-founder and partner at CDR studio architects, a full service design firm in New York. Prior to starting the firm, she was at PKSB architects, where she had an opportunity to work on the renovation of the famous Seagram building that was designed by Mies van der Rohe, Philip Johnson, Eli Cohn and Robert Jacobs. Lea serves along with me as a city planning commissioner in Hoboken, New Jersey. She's a graduate of the Rhode Island School of Design. If you wanted to decrease crime in your neighborhood, what would you do? Say there's a park where people tend to hang out selling and doing drugs, getting into trouble, and making the rest of the neighbrohood feel unsafe… Would you set up more police patrols? Install brighter lighting? Maybe cut down the bushes that protect the park from public view? These are all typical tactics that cities use. But today's guest on The Bottom-Up Revolution podcast tried something very different: He and the organizations he leads —the Lykins Neighborhood Association and Neighborhood Legal Support of Kansas City—have been combatting crime in a Kansas City neighborhood through activity and development.  Gregg Lombardi is a practicing lawyer and has been using legal strategies to help a neighborhood procure abandoned homes and rehab them.  His organization serves as a facilitator, convener, and liaison for development, helping bring together the financial resources to make these projects happen and, most importantly, giving primary focus to listening to what residents want to see in their neighborhood. They're also spurring neighborhood activities—like soccer practice and local events in that now formerly dangerous park. When we see disinvested neighborhoods, we shouldn't just throw up our hands and conclude they're on a downward trajectory that can't be stopped. Lombardi says: “There are a lot of problems in neighborhoods that are solvable.” The work happening in the Lykins Neighborhood of Kansas City is already serving as a pilot project for development and revitalization in other neighborhoods, too. In this interview, hosted by Rachel Quednau, you'll see the incremental, “small bets” approach that Lombardi and the neighbors involved in the project are employing. You'll also learn about how so many challenges and opportunities in our neighborhoods are interconnected: public space, housing, safety, local businesses, and more.  Additional Show Notes Grab your ticket to the 2022 Local-Motive Tour today! Councilmember Anita Bonds(CM Bonds), the At-Large Member of DC Council, discusses the Limited Equity Co-op Task Force, and other Affordable Housing Strategies on Everything Co-op. Vernon and CM Bonds discuss the Limited Equity Cooperative Task Force she established, and her view of how cooperatives can be used to address housing and other community concerns in the District of Columbia. Anita Bonds is an At-Large member of the Council of the District of Columbia, and is currently the Chairwoman of the Committee on Housing and Neighborhood Revitalization. In addition to creating and preserving affordable housing, CM Bonds has been vocal about the need to improve the District's public-school system, expand violence prevention initiatives, and promote the idea of "good government." CM Bonds is also deeply concerned about shielding senior citizens from physical abuse, financial abuse, and neglect; ensuring that they have the resources needed to age in place. In all, CM Bonds has authored, co-authored, and helped pass into law more than 150 pieces of legislation that helps to make the District of Columbia a safer, more equitable, and more vibrant place to live and do business. Some of her most recent legislation to pass into law includes the: Vacancy Increase Amendment Act, which preserves housing affordability by lowering the maximum rent increases on particular turnover housing units. Limited Equity Cooperative Task Force Act, which establishes a task force that will provide policy recommendations to improve existing and add new cooperative housing in the District. Elder Abuse Response Team Act, which establishes the Elder Abuse Response Team (EART) as a commission of the Office of the Attorney General to coordinate victims' services including investigations, prosecutions, and medical forensic care for all types of elder abuse. Feminine Hygiene and Diapers Sales Tax Exemption Amendment Act, which eliminates the sales tax on feminine hygiene products and baby and adult diapers in the District. Outside of the Council, CM Bonds seeks opportunities to further her commitment to serve and improve the lives of others. She is a member of the National Conference of State Legislatures' Task Force on State and Local Taxation (NCSL SALT), the Metropolitan Washington Council of Governments (COG), a board member of the national Democratic Municipal Officials (DMO), served as the Chair of the DC Democratic State Committee and a former member of the Executive Committee from 2006-2018. She has also worked on numerous campaigns to elect like-minded, high-profile Democratic candidates at the national, state, and municipal levels. She has served as a cabinet member in the administrations of Mayors Anthony Williams, Sharon Pratt, and Marion Barry.

We spend a lot of time (a whole lot) of time thinking and talking about downtown revitalization and redevelopment on the Northside. That's probably not the most shocking revelation ever to come from this podcast, but one thing we maybe don't talk enough about is connection between the two, as well as another redevelopment effort in its infancy in Highland.  Why is that where our efforts are focused, and why is the effort to improve these targeted areas something that will ensure the future health of our city and benefit all of our citizens, now and in the years to come? Today on the podcast, we're tackling that very question.

Dr. Carlos G. Vélez-Ibáñez, Chair, Department of Transborder Chicana/o and Latina/o Studies and Motorola Presidential Professor of Neighborhood Revitalization at ASU, spoke on March 24, 2009. Dr. Vélez-Ibáñez talk focus: "For many in the Southwest North American region, events and history have prevented the development of a single tracked citizenship-based personality development in which our beings are tied only to an American civil life. The acculturation model has been pretty much devastated by the recognition that there are multiple dimensions of cultural personalities that cannot be reduced to simple unilineal identities. We live American civil lives but contextualized within multiple transnational and transborder points of reference."
