And now, construction experts are warning that tens of thousands of Auckland families will suffer in overheating terraced houses unless designs change. Terraced houses are being built at pace in Auckland, with even more expected after the Government mooted 55,000 new ones to be fast-tracked through the consent process. From today, strict loan affordability regulations are gone from the Credit Contracts and Consumer Finance Act, henceforth known as the CCCFA. This ends the bizarre inquisitions into your personal life the banks indulged in before denying you a loan. This is good news for first home buyers, obviously, but the people most affected were those trying to get smaller loans. The grilling you got to get that $5,000 you needed to fix a leak hopefully is over. The loan to value ratio rules have also eased, so again, good news for the first home buyers and investors. So how green are these green shoots in the housing market? Well, one report says that - 'home ownership for typical first home buyers has gone from being solidly in unaffordable territory at the start of the year to just marginally unaffordable in June'. Happy days- but still tough. Meanwhile, it turns out that first home buyers are increasingly buying townhouses. Townhouses made up just 6 percent of all new dwelling consents in 2012, now they account for 45 percent. And they are the obvious solution. Most of England is made up of terraced houses and townhouses, and so are most inner suburbs in Australia. They're grander than apartments. You're not sharing corridors and lifts with strangers. They're just like houses - only smaller. But in New Zealand, many don't like the idea. They've persisted with the dream that their immigrant parents had back in the 50s and 60s with stand alone houses and gardens and space and a dog.  But as our cities get larger we end up living in suburbs far far away from the centre, stuck in cars, growing congestion and not living the Kiwi dream. This new generation just wants enough rooms for a family and a tolerable commute. Many of us lucky enough or old enough to have the stand-alones have been standing in the way of intensification in our suburbs. But that has been standing in the way of a generation who want the choice. You may not choose to live in a townhouse, but you aren't 24 with a baby and a limited budget. Henrico Police are investigating a fatal shooting that happened in the 4600 block of Grand Ledge Court, in the Townhouses of White Oak community near The Shops at White Oak Village, at about 7:30 p.m., June 16. Officers responding to reports of a shooting found a man suffering from obvious trauma. He was taken to a local hospital, where he later died. The man's identity has not yet been released, so that the next of kin can be notified. She shares an example and talks about the differences between apartments and townhouses when it comes to land on title.Mike asks a tough question, "How do townhouses perform, as compared to houses?" but as Cate points out, it's not a hard and fast rule. There are elements that can bolster up the value (and performance) of a townhouse such as vista, prestigious locale, water views etc. Of course Land to Asset Ratio comes into play, but it isn't fair to classify all townhouses the same. Dave talks about the complexities of buying a townhouse that is yet to have it's subdivision registered. This is technically deemed an 'off the plan purchase' and this does carry lending risk for some buyers.  But what can buyers do when they need to move in to their new home by a certain date, but title registration is delayed? Cate shares an interesting possible solution .... a license agreement.Cate runs through the various subsets of units; apartments, villa units, and townhouses. She breaks down the hierarchy of land ownership for each subset and details some of the formats of townhouses and common land versus no common land. And how do some townhouses qualify for no owner's (or strata) corporations?  "These types of townhouses are inherently more valuable". The Trio delve into the attributes that developers look for to optimise their profits on a multi-unit development site, but Cate also talks about some of the investor mistakes associated with medium-density development activity areas.  What are some of the attributes that Cate looks for when assisting developer clients? Tune to find out... Lending is not always straight-forward or easy for developer finance and Dave shares some of the categories of lending and LVRs, from small-time residential to larger-scale commercial. Cate Bakos's gold nugget: Bedroom count can create a difficult compromise. Is the bedroom too tight? Is the proportionality of the unit not feeling right? Overcapitalisation risk challenges the profitability of making changes, so buyers need to search in the right area for the right townhouse.  Dave Johnston's gold nugget: If a townhouse is going to be a stepping stone home or an investment, it can be quite feasible for first time buyers. Dave implores buyers to consider buying into a great location that is close to where they would ultimately like to live in their family home. Mike Mortlock's gold nugget: Mike likes townhouses! When you talk to someone, you can look directly into their eyes. You can make eye contact when you talk to them. But often when you're having conversations, you do look away occasionally as well. If you look straight at my eyes right now we're making eye contact kind of through the Internet, I guess. In North America, it's okay to make eye contact when having a conversation with someone. In some cultures, it might not be, but where I live, it's common. The way I talk to you on the camera is the way I talk to people normally. Sometimes I look away. You will make contact however you can so he knows that something's going on.Anyways, to review, to make eye contact means to look at someone directly in the eye. Eye to eye. And to make contact means to contact someone.But, hey, let's look at a comment from a previous video. This comment is from Konstantin, and it is... Duplex. Looks like a townhouse, but only for two families. Thanks for showing around and keep having a nice, warm weekend. My response? Yes. When there are more than two units, we usually call them townhouses. I'll try and make a video in front of some of them.... ...in front of some next time.I'm having trouble reading English today, so that's where I am. And the rain has stopped a little bit, so we can go on a little tour. These are townhouses, so every house is very similar to the house beside it, and it's probably a little hard to see, but there are four separate residences in each building. There's a little gap down here that you'll see in a minute, but there's a door here. Number 67, number 65, number 63, and number 61. This whole building, actually, I think there's six in here. Did you see the lightning in the sky? I should get back in my van, 1, 2, 3, 4, 5, 6.... There's actually eight in this one. They don't have to be families, of course, and each one has their own residence.So we would call this a townhouse. I think it might be called row housing in some places, but we would call them townhouses. This one's for sale. If you're moving to Canada, you could move into this townhouse right here. I have no idea how much it costs. I'm going to guess it probably costs around $600,000 or maybe a bit less. I might be on the high side with that guess. So, yeah... Townhouses. There's a whole street of them here. They're considered one of the cheaper ways to buy a house. I know I just said $600,000, but when you're looking to buy a house, often you will buy a townhouse if that is the first house you're buying, because they're on the cheaper side of what houses cost here in Canada.So, anyways, townhouses. In this episode, we're exploring the history of townhouses in New York City and unpacking how this housing type relates to gentrification, a hot-button issue at the intersection of race, class, and housing. We're revisiting a conversation that I had with Lea Cloud, co-founder and partner of CDR Studio Architects, where she walks us through a thoughtful, innovative Bushwick townhouse renovation. Townhouses are single-family, multi-level homes that share walls with other homes on one or both sides and feature an entrance directly to the street. They're most common in New York City neighborhoods like Harlem, Long Island City, and Park Slope, which also happen to be communities at the epicenter of gentrification.Gentrification is the process of changing the character of a neighborhood through the influx of more affluent residents. On the surface, the new neighbors boost the local economy with restaurants, businesses, and housing. But, these upgrades are typically at the cost of longtime residents. This shift sparks feelings of resentment, frustration, and anger about who gets to own what and who gets to call a place home.In our conversation, Lea Cloud and I touch on this issue through the lens of the townhouse renovation her firm designed for a client located in the southeast part of Bushwick. Lea describes how the neighborhood demographics have changed since it was first acquired by the Dutch in the 1600s and has now become a major hub for Central and South American immigrants. The “old homeplace” is a classic theme of Americana, expressed in everything from Norman Rockwell paintings to Woody Guthrie's powerful folk lament, “I Ain't Got No Home In This World Anymore.” But for a heart-rending, modern-day version of the emotional pull of home, you can't beat the poignant wail of a new song entitled: “The Low-down Down-home Atherton Rich Man Blues.” Warning: You might need a box of tissues to get through this sad saga. Atherton, California, is a very small town of some 7,500 souls who face a dreadful housing crisis. Unlike most situations, though, they are alarmed by a looming threat of too much housing! It seems that a recent California law requires cities to provide some affordable, multi-family houses to help cope with a growing statewide shortage of homes, meaning Atherton needs to put in about 350 townhouse units as its share. “Townhouses!” shrieked the locals. “This can't be! Un-rich people live in townhouses!” You see, Atherton is a precious enclave in the heart of the Silicon Valley, where only tech gabillionaires are allowed. The price of their mansions averages about $8 million, with each one secluded on at least an acre of land. So… townhouse people? No way. As one affordable housing advocate put it, “Atherton talks about multifamily housing as if it was a Martian invasion.” In a letter to the city council, the multi-billionaire Andreessen family, wailed that allowing more than one residence per acre “will MASSIVELY decrease our home values [and] quality of life of life.” I'm sure you weep for them, so grab a tissue. Yet, some Athertonians are at least trying to find solutions. One denizen suggests that all of the residents' swimming pool cabanas should count toward the town's affordable housing requirements. If that won't make you cry, nothing will.
