Are we looking the wrong way? As property investors fret over likely lifts in Capital Gains Tax, the bigger issue for long term investors is interest rates: Despite the industry-wide assumption that we are in a new rate hike cycle, it is looking increasingly likely that rates are not going to go through the roof, in fact some already believe we should be thinking about lower rates in the near future. Dr Sam Wylie of the Windlestone Education group and Melbourne Business School joins Associate Editor James Kirby in this episode In today's show, we cover: The CGT scare - How will if affect you How share investing may have a tax advantage over property soon* Interest rate hiking cycle...maybe not? Brad Evans and Pat Boyle react to all of last night's College Basketball action, headlined by Kansas continuing their home dominance on Big Monday by upsetting Houston, and this could catapult Bill Self's team to a long tournament run. The Springfield School Board is a mess. One board member left a few weeks ago. We talk with the lone board member who seems to be on the outs with the others. Plus, Oregon's death tax is horrible. There are efforts to change that, but until that happens, what do you do? An expert talks about it.

Is the American tax code a fair engine for growth, or a "second estate" where the rich choose whether or not to pay? We are often told that the top 1% of earners already pay 40% of all taxes, while nearly half of Americans pay nothing at all. Legal scholar Ray Madoff argues that this statistic is a deliberate "bait-and-switch" designed to confuse the public. The reality is that the truly rich often have little to no income to tax, living instead on borrowed gains and tax-free inheritances. In this episode, Madoff joins Luigi Zingales and Bethany McLean to discuss her new book "The Second Estate: How The Tax Code Made An American Aristocracy" covering how and why our current tax system allowed the ultra-wealthy to opt out altogether. She argues that to fix the system, we shouldn't just raise rates, we need to bring inheritances and investment gains directly into the income tax system and eliminate the "cover" provided by a broken estate tax. So, this show was well planned. We had a clear talking point to begin with, losing to Bournemouth and how frustrating it is and then JUST as we were about to look at fellow fan questions and talk about the transfer window.... DANIEL LEVY LEAVES! That's right, while we were recording, I think about 20 mins in... the news breaks that Daniel Levy has gone so on this show you get the very genuine and initial reaction from us to the news.. We hope you enjoy!

A Florida school board member gets (virtually) body-slammed by Hulkamaniacs after celebrating Hulk Hogan's passing on social media—proving that even in death, the Hulkster still knows how to lay the smackdown. Meanwhile, Trump's economic winning streak continues as trade deals stack up faster than Jim Cramer's false predictions. But the real showstopper? A tenured Harvard professor claims a comet hurtling toward Earth is actually an alien probe that's been traveling for 800 million years just to get a peek at our solar system. Brad breaks down the astronomical stupidity of this theory while David contemplates whether this is exactly why federal funding to Harvard should be cut immediately. It's another episode where the hosts clear a “Dark Forest” of lies with the machete of truth—and remind you why you should never trust anyone just because they appear on a screen (or a podcast).

Top Reasons To Use Drones For Spraying Pastures & Weeds Agri Drones can seed and spray chemicals when fields are not ready for equipment and it is more precise than other aerial seeding options. Plus a drone can avoid obstacles and pinpoint certain areas. You can find out more about who we used to control our noxious weeds by clicking Pro Ag Solutions. 1. Precision Application Targeted spraying of individual weed patches instead of blanket applications Reduces herbicide waste and chemical drift GPS-guided flight paths ensure consistent coverage and record-keeping 2. Access Hard-to-Reach Areas Drones can easily reach: Steep terrain Wet ground or boggy spots Brushy fence lines and ravines Eliminates the need to risk equipment damage or operator safety in difficult terrain 3. Reduced Soil Compaction No heavy tractor tires driving over sensitive ground Helps preserve soil structure and forage health 4. Time & Labor Savings Faster setup and application time compared to manual or vehicle-based sprayers Reduces labor requirements — one operator can manage several acres per hour Perfect for small patches or spot treatments that aren't worth dragging out a boom sprayer 5. Ideal for Sensitive Areas Less impact on: Native grasses Wildlife habitat Waterways (when used with precision nozzles and appropriate buffers) 6. Data Collection & Monitoring Many drones are equipped to map weed infestations before spraying Enables before-and-after analysis, recordkeeping, and adaptive management 7. Cost-Effective for Small & Mid-Sized Pastures Great return on investment for: Pastures under 200 acres Rotational grazing systems Landowners or ranchers who want more control over timing and application Cattle News Cattlemen's Groups React to “The One, Big, Beautiful Bill” The U.S. Cattlemen's Association (USCA) and the National Cattlemen's Beef Association (NCBA) commented on the successful passage of "The One, Big, Beautiful Bill", which includes several provisions critical to the U.S. livestock industry and wins for America's family farmers and ranchers. A few of the highlights include: Livestock Indemnity Program Establishes a payment rate for losses due to predation at 100% of the market value and losses due to adverse weather or disease at 75% of the market value. Introduces additional payments for unborn livestock death losses incurred on or after January 1, 2024, at a rate determined by the Secretary, not exceeding 85% of the payment rate for the lowest weight class of livestock. Livestock Forage Disaster Program Allows for two monthly payments and specifying eligibility criteria based on grazing periods and expands the program by allowing it to kick in after 4 consecutive weeks of drought, rather than the previous 8 consecutive weeks Emergency Assistance Provides emergency assistance for cattle with specific payment rates and eligibility criteria. Death Tax The bill increases the Death Tax exemption to $15 million per individual or $30 million per couple, adjusted annually for inflation. This means if the value of your farm or ranch plus equipment, cattle, and other assets are less than $15 million individually or $30 million as a couple Foreign Animal Disease Prevention Specifies funding allocations for foreign animal disease prevention programs. A temporary 90-day tariff cut — down to 32% for beef and 57% for pork — failed to revive U.S. meat shipments to levels seen in May 2024. Trade Challenges Mount Ahead of August Deadline Compounding the issue, China declined to renew registrations for multiple U.S. beef plants and cold storage facilities in February, further restricting exports, says the U.S. Meat Export Federation (USMEF). “The need for progress in trade talks is urgent,” said USMEF President Dan Halstrom, warning that tariffs could spike again on August 12. Exporters are already reconsidering their plans for the Chinese market. We are releasing this episode early, to give you more information about the One Big Beautiful Bill that passed out of the Senate yesterday (as of publishing this episode on July 2). In this update, hear from California rancher and past CCA president Kevin Kester about the positive tax provisions in this bill for ranchers and farmers. Last week, Kevin was invited to the White House for an event highlighting the tax relief the “One Big Beautiful Bill” will provide for ranching and farming families across the country for future generations. Hear about Kevin's experience and the importance of the tax relief in this bill, which includes reducing the Death Tax, as he spoke NCBA's Senior Director of Policy Communications Hunter Ihrman on the Beltway Beef podcast. On the second half of this episode, Kaitlynn Glover, the Executive Director of the Public Lands Council and NCBA Natural Resources, joins Katie to discuss failed proposals in the bill to dispose of any public lands. Finally, hear what how the bill includes reimbursing cattle producers for loss due to depredation by federally protected predators, such as gray wolves.Text us your comments, feedback and episode ideas!
On this episode, fifth-generation California rancher and NCBA Past-President Kevin Kester joins to share what it was like standing with President Donald J. Trump at the White House during a press conference on the One Big Beautiful Bill. Kester explains how the One Big Beautiful Bill supports cattle farmers and ranchers by increasing the Death Tax exemption and expanding tax deduction and provisions that help producers keep more of their hard-earned money. Kester was at the White House in President Trump's first term to support the Tax Cuts and Jobs Act, but now that bill is set to expire at the end of the year. To avoid a massive tax hike, Congress must pass the One Big Beautiful Bill. Kester also shares information on NCBA's advocacy in Washington and ways cattle producers can get involved in NCBA's grassroots policy process.
