In this conversation with the principals of Tim Barber Architects, the discussion explores how architecture has evolved since 2020. The pandemic fundamentally changed how people live in their homes, forcing architects to rethink everything from spatial organization and material choices to health, resilience, and long-term adaptability. The architects describe a profession balancing client desires, environmental realities, and community responsibility. Topics include aging in place, the shift away from open floor plans, rebuilding after wildfire loss, and the growing role of resilience and sustainability in residential design. Designer Resources Pacific Sales Kitchen and Home. Where excellence meets expertise. TimberTech – Real wood beauty without the upkeep Shelter Republic – Request your membership invitation The conversation also examines larger systemic issues—from the housing crisis and the loss of architectural criticism to concerns about deregulating the architectural profession and the future pipeline of architects. Ultimately, the discussion reveals architecture as both a creative discipline and a civic responsibility. Tim Barber, Kelly Becker, David Stone, Ari Engleman, Katie Peterson-Hesketh Post-Pandemic Spatial Design Homes are now workplaces, classrooms, and wellness environments. Architects are designing more flexible, compartmentalized spaces rather than large open rooms. The Reassessment of the Open Floor Plan Open layouts are losing popularity as homeowners seek acoustic separation, privacy, and spatial hierarchy. Healthy Homes Clients increasingly ask about air quality, non-toxic materials, EMF concerns, and overall wellness in the built environment. Aging in Place & Multigenerational Living Homes are being designed for lifelong occupancy, with elevators, adaptable bathrooms, and secondary primary suites. Housing Crisis Misconceptions The problem is not a lack of housing overall but a shortage of affordable, well-located housing. Sustainability Through Longevity The most sustainable building is the one that already exists. Adaptive reuse and generational homes are key strategies. Fire Resilience and Climate Adaptation Wildfire rebuild projects are forcing architects to rethink materials, structural resilience, and building codes. “Performance Spending” Homeowners must choose between visible luxury and invisible resilience investments. Architects as Client Advocates Architects frequently guide clients away from poor decisions through education and alternatives rather than simply saying “no.” Material Uncertainty and Construction Cost Volatility Rapid cost changes and new materials create challenges for planning and specification. Professional Deregulation Concerns Removing architectural licensing protections could threaten safety, quality, and professional standards. Education and Knowledge Sharing The firm runs an internal “university” model to continuously train staff and share knowledge. Loss of Architectural Criticism The disappearance of critics and serious architectural journalism has created a cultural vacuum in evaluating design. Adaptive Reuse and Density Office conversions and moderate urban density may become major architectural trends. Future of Residential Design Homes may become smaller but more sophisticated—prioritizing performance, durability, and resilience.
On the surface, Gerard Baden-Clay and his wife Allison had it all. A successful luxury property business, a beautiful young family, and a prestigious family lineage tracing back to the founder of the Boy Scouts. However, in reality, Gerard had woven a web of lies, affairs, and massive loans, all without his family even knowing. However, when it all started crashing down around him, Gerard decided the easiest way out was to kill his own wife. What followed were only more pathetic lies, appeals, attempts to hide the answer to this question: what happened to Allison Baden-Clay.StitchFix: Take the stress out of shopping with https://stitchfix.com/milehigher for $20 OFF your first order!Mintmobile: Stop overpaying for your wireless bill, go to https://mintmobile.com/MILEHIGHER and start shopping for lower rates today! He emphasises the importance of providing a clear treatment plan that includes transparency about techniques, realistic timeframes for improvement, and objective markers for measuring progress. Tom also highlights the need for reassessment and open communication between clinicians and clients to ensure effective treatment and build trust. The conversation sets the stage for the next episode, which will focus on what clients can do to aid their recovery.TakeawaysClients want a clear plan, not vague advice.Transparency in treatment techniques is essential.Timeframes for recovery are subjective and should be agreed upon. Objective markers help track progress effectively.Reassessment is crucial for adapting treatment plans.Expectations should be aligned with the client's context.Clients should feel involved in their treatment process.Communication builds trust between clinician and client.Active participation from clients enhances long-term resilience.A good clinician will have answers to client questions.------------------------We get asked questions every day by our clients both in person at our clinic, and also through our online platforms. All questions tend to fall under one of the Five Main Health Pillars;NutritionSleepMindsetExercise/MovementBreath WorkWe answer these question based upon over 17 years of clinical experience, and what we learn from the vast array of collaborators we work alongside and learn from every day. **This episode was recorded September 29, 2025.On this episode of the Hayek Program Podcast, Chris Coyne speaks with Amy Crockett and Erwin Dekker about how economics shapes our understanding of peace, conflict, and cooperation, drawing on the work of Kenneth Boulding and James Buchanan.First, Coyne speaks with Amy Crockett about her upcoming paper, “Addressing Peace in Undergraduate Economics Textbooks.” Crockett examines how peace is often treated as a background assumption in economics education and presents evidence from introductory and upper-level textbooks on how war, conflict, and policy responses are typically framed, highlighting missed opportunities to emphasize bottom-up, cooperative solutions.Coyne then speaks with Erwin Dekker about his paper, “Kenneth Boulding and James Buchanan on the Public Function of Economics.” Decker discusses how both thinkers understood economics as shaping the public “image” of social life, emphasizing exchange, moral foundations, and the importance of economists addressing citizens rather than policymakers.Together, these conversations show how economic ideas—whether taught in classrooms or communicated to the public—can either reinforce conflict-centered narratives or help sustain cultures of peace and cooperation. This is the fourth episode in a short series of episodes that will feature a collection of authors who contributed to the volume 1, issue 2 of the Markets & Society Journal or to a forthcoming special issue from The Review of Austrian Economics.Dr. Erwin Dekker is Senior Fellow with the F.A. These questions revolve around understanding the problem, it's causes, the clinician's plan, and the patient's role in their own care. Tom aims to provide insights that empower patients to take control of their health through better understanding and communication. We can't stress enough the importance of understanding the client's perspective in healthcare, the clinician's role in creating effective treatment plans, and empowering clients to take ownership of their health. Tom emphasises the need for clear communication and the significance of four essential questions that should be addressed in every healthcare appointment to enhance client confidence and understanding.TakeawaysImproving healthcare delivery is essential for better patient experiences.Patients often leave appointments confused rather than informed.Clear communication is key to answering patients' questions.Understanding the problem is the first step in treatment.Labels for health issues can be misleading without context.Patients want to know the story behind their symptoms.Identifying triggers and drivers helps in understanding health issues.Clinicians should provide clear, layman's terms explanations.Empowering patients with knowledge helps them take control of their health. The clinician must provide a structured plan for treatment.Clients should understand the reasons behind their issues.Empowerment and ownership are crucial for client success.Healthcare appointments should address four key questions.Reassessment and

When someone has lived in a home for many years, their property taxes are often artificially low because of long-standing exemptions and assessment caps (like Florida's Save Our Homes). If you close in January of the following year, here's what happens:What you get at closingProperty taxes are paid in arrearsAt a January closing, the tax proration is based on the prior year's tax billThat bill still reflects:The long-term owner's capped assessmentTheir homestead exemptionAs the buyer, you effectively benefit from those lower taxes for that entire yearWhy the increase doesn't hit right awayThe county does not immediately reassess at closingThe new assessed value is set as of January 1 of the year after the saleThe higher tax bill is issued the following yearTimeline exampleJanuary 2026 – You close on the homeAll of 2026 – Taxes are based on the prior owner's low, capped valueNovember 2026 – You receive the first tax bill, still using the old assessmentJanuary 2027 – Reassessment takes effect at the higher valueNovember 2027 – You receive the higher tax billKey takeawayYou enjoy the lower taxes for the full year after closingThe adjustment does not occur until the second yearThis is why January closings after a long-term owner can look very attractive up front—but the increase is delayed, not eliminatedWhy this mattersMany buyers think the taxes shown at closing are permanent. This week in the Biblical Time Machine, Helen and Lloyd travel back to a time when God had a wife named Asherah... or did he? To help them answer decipher the ancient goddess, our co-hosts enlist the help of Dr Steve Wiggins, a world-leading expert on Asherah. Together, they explore how Asherah came to be associated with the God of Israel, discuss inscriptions and figurines associated with the goddess, and consider why the question of God once having a 'wife' remains so controversial today. Steve Wiggins earned his PhD at the University of Edinburgh in 1992 and taught Hebrew Bible at Nashotah House Episcopal Seminary from 1992-2004. His revised dissertation, A Reassessment of Asherah: With Further Considerations of the Goddess, was expanded in 2007 and came out as a paperback version in 2025. It is the only full-length treatment of the Ugaritic source material on Asherah, and combines that with comprehensive examination of textual sources from the Hebrew Bible, ancient Mesopotamia, Epigraphic South Arabian sources, Hittite sources, as well as Hebrew inscriptions that may mention the goddess. Nicole O'Byrne speaks with John W. Burchill and Richard Jochelson about their book Ancillary Police Powers in Canada: A Critical Reassessment. Police enforce the law, but they must also obey it. Statutes circumscribe how law enforcement officers conduct their work. Controls on police power are also embedded in the decisions written by judges, spawning a controversial area of legal debate — and of policing itself. The courts have handed police many powers to stop, search, and otherwise investigate people in the pursuit of public safety and crime prevention. Ancillary Police Powers in Canada explains what these common-law police powers are; how they came to be; and, crucially, what the potential dangers are in their expanding scope. What is the difference between police duty and lawful authority? Should the Supreme Court revisit and possibly rescind powers when the police tactics they enable become controversial? This nuanced book surveys the evolution, application, and future development of judge-made police powers in Canada from various points of view. The authors, with backgrounds in law, policing, and criminal justice, bring historical perspective, critical legal theory, and empirical analysis to bear on an issue that is fundamental to constitutional protection from state interference with individual liberty. The result is a unique and thought-provoking journey into the changing practice of Canadian policing. John W. Burchill is an instructor at the University of Manitoba, chief of staff with the Winnipeg Police Service, and president of the Winnipeg Police Museum and Historical Society. Richard Jochelson is the Dean of Law at the University of Manitoba. A widely published scholar, he also spearheaded Robsoncrim.com, a leading research blog that undergirds the Criminal Law Edition of the Manitoba Law Journal. Gloucester County has announced the completion of its 2026 Real Estate Reassessment, an important process that ensures all properties in the county are assessed equitably and reflect current market conditions. The updated assessments represent fair market values as of January 1, 2026, and all property owners should receive notices of reassessment in their mailboxes in early December. This month, we sit down with Dan Thomas, Gloucester County's Assessor, to discuss the process of a general reassessment and explore what property owners need to know about how their values are determined, and how to appeal if they believe there are errors in their assessments. This episode offers a comprehensive overview of the profound impact of the Titan submersible disaster on deep-sea tourism and the personal submersible industry. It explains how the incident exposed critical regulatory gaps and flawed safety practices, leading to a significant shift towards a safety-first culture. The text highlights the emergence of a clear divide within the private sector between certified and experimental vessels, emphasizing a "flight to quality" as clients now demand proof of safety. Furthermore, the source details the catalyst effect of the disaster on calls for stronger, more unified international regulatory frameworks, despite some counterarguments against such regulations, particularly those raised by OceanGate's CEO. Ultimately, the text predicts a future for deep-sea tourism that is more expensive, exclusive, scientifically integrated, and heavily vetted, prioritizing safety and accountability above all else.Origional article : https://shorturl.at/5jpcj#TitanSubmersibleDisaster #DeepSeaTourism #SubmersibleSafety #RegulatoryGaps #SafetyFirstCulture #CertifiedVessels #ExperimentalVessels #FlightToQuality #OceanGate #InternationalRegulations #DeepSeaExploration #SafetyStandards #ExclusiveTourism #ScientificIntegration #AccountabilityInTourismhttp://atlantisseacolony.com/https://www.patreon.com/atlantisseacolonyhttps://discord.gg/jp5aSSkfNS

This week– we bring you an in-depth sit-down with Gov. Matt Meyer.Meyer joined DPM News Director Tom Byrne and DPM's State Politics Reporter Sarah Petrowich earlier this week for a discussion of topics ranging from this week's General Assembly special session on property reassessment to the massive, proposed data center near Delaware City, the roll-out of recreational use marijuana sales, and more. Our conversation started with this week's legislative special session and what it delivered.
The disastrous rollout of the first property reassessment in decades is hurting seniors, families and farmers. To conclude my series on the Israel-Palestine conflict, I look at Jewish presence in the Levant going all the way back to the Iron Age, the events leading to the founding of the modern State of Israel, its unique economic and military relationship with the US, and its long asymmetrical conflict with Palestinians. Please consider donating to help bring an end to the humanitarian crisis in Gaza. It can be confusing and complex to navigate the many charities that claim to offer direct aid in Gaza. Some recommend giving directly to family fundraisers, but investigative reports suggest some GoFundMe donations never reach the citizens they're intended to help. As for charity organizations, some smaller ones have proven to be fronts, and even some major organizations accept donations for Gaza despite not providing direct aid on the ground there. There are even calls by other charities for the Israel and US backed Gaza Humanitarian Foundation to be shut down because of the numerous massacres occurring at its distribution sites. Among the more trustworthy charities actually working on bringing aid to Palestinians are UNICEF, Oxfam International, Doctors Without Borders, Save the Children, and Palestinian Children's Relief Fund. Pesach | From Disgrace to Praise: A Reassessment, by Rav Yitzchak Etshalom What is the purpose of the texts between "Avadim Hayyinu" until "Arami Oved Avi"? The "Maggid" section of our Haggada has two central components - the first of which is the Midrash on "Arami Oved Avi" and the other is Rabban Gamliel's explanation of the foods. However, our Haggadot have quite a bit of text between the "quick answer" given in response to "Mah Nishtanah" - and these passages don't seem to conform to the aims of the evening. We reassess the rabbinic dictum מתחיל בגנות ומסיים בשבח - "begin with disgrace and end with praise" and propose an understanding of these four words and their location within the Mishna to offer a reassessment of these opening sections of Maggid.
