We're delighted today to hear from Bishop John Downs who shares on the theme "Flesh for Stone" from Ezekiel 11;19 "And I will give them one heart, and I will put a new spirit within you; and I will take the stony heart out of their flesh, and will give them an heart of flesh.
Merriam-Webster's Word of the Day for September 24, 2024 is: jerkwater JERK-waw-ter adjective Jerkwater means “remote and unimportant.” It is often used to describe a small town, village, etc., that is out in the country far from cities. Jerkwater can also mean “trivial.” // I grew up in a jerkwater town in the middle of nowhere. See the entry > Examples: “We found a theatre in some jerkwater town with a new movie playing. ...” — Robin Enos and John Downs, The Auburn (California) Journal, 4 Mar. 2023 Did you know? We owe the colorful Americanism jerkwater to the invention of the steam engine—an advancement that significantly accelerated travel by rail but also had its drawbacks. One drawback was that the boilers of the early locomotives needed to be refilled with water frequently, and water tanks were few and far between. As a result, the small trains that ran on rural branch lines often had to stop to take on water from local supplies. Such trains were commonly called jerkwaters from the motion of jerking the water up in buckets from the supply to the engine. The derogatory use of jerkwater for things unimportant or trivial reflects attitudes about the small middle-of-nowhere towns connected by the lines on which these jerkwater trains typically ran.

John Downs is one of the most badass people I know. During the Fit For Service summit in Austin, we both took part in the Elemental games, where 5 teams competed in a series of physical and mental challenges, with the goal to create a healthy relationship within ourselves around competition. I witnessed John hold 10lbs weights with his arms stretched out for minutes on end, while doing the breath of fire, in a tie breaker that would decide the fate of the final two teams left standing. I also saw John go out of his to sit with me in the sand when I faced my resistance to divine brotherhood during a sunrise men's circle in Costa Rica. John is a warrior with the gentlest of hearts. In this episode, we chat about his recent experience co-facilitating a men's retreat, we explore the power of ceremony, and we dive into his wealth of knowledge in the psychedelic space. A quick note before we start. I generally start the podcast as soon as I connect with my guest on Zoom, but this time, John and I got carried away catching up and talking about Harry Potter, among other things. I've left that part out, but as a result, the podcast has a little bit of a jump at the beginning, which you'll have to forgive me for. Having said that, I hope you enjoy this conversation with John Robert Downs! _____ Connect with John: IG: http://instagram.com/johnrobertdowns Web: http://johnrobertdowns.com

Stay on top of market trends and follow where the industry is going, not just where it is at the moment. Be clear about what YOU want (08:36- 10:29)To do well in business, you have to be a specialist in your field. Narrow down your own passions and talents, and approach clients who are in need of what you’re best at. This way, you’re bringing your consumer excellent value and doing something that fulfills you. Relational approaches are more effective than transactional ones (12:54- 14:25)Have a relational approach to your business, rather than an exclusively transactional one. By building relationships and fostering them over a longer period, you’re maintaining value. Stop forcing yourself to work harder by constantly finding new agents and buyers, and focus instead on the clients you have now. With tech companies like Amazon getting involved in real estate, it can present new challenges for mortgage professionals. The only way to maintain your position as a top loan officer is by becoming a master in your field and fostering the relationships you already have. The important thing is to make sure you aren’t discouraged too easily. If you’ve had it in you to become a top officer in the past, you have it in you to do it again. You don’t want to find yourself blindsided by more fees than you bargained for when you sit down to close the deal. In this episode of Mortgage Secrets, John Downs of Downs Capital talks all about closing costs. What are they? What kinds are there? How much does it vary? From insurance options to title company costs, John breaks down the nitty-gritty of the different fees associated with closing, and he explains what why your estimate might change if your loan officer isn’t paying attention to the details. If you are leaning towards settling with the “lowest price available,” you might find yourself sorry when it comes time to sign the paperwork. This episode covers what you need to know before you make a final decision on a lender, so you don’t end up surprised!
Mortgage rates can be pretty confusing, particularly if you’re a first-time home buyer being overwhelmed with “lowest rates available.” It doesn’t seem to help that many lenders use misleading marketing tactics! Do you wonder how loan officers even come up with those numbers that make up your mortgage quote? In this episode of Mortgage Secrets, John Downs of Downs Capital breaks down what all goes into a mortgage loan rate, why the best available rate on a given day may not be as significant as you think, and how choosing the best loan product (like anything else in the home-buying process) really comes down to what your life goals are.
While you might think that the mortgage rate is the most important aspect of your loan shopping experience, there are several things to consider before jumping for the cheapest available. In this episode of Mortgage Secrets, John Downs of Downs Capital shares stories from his 17 years of experience in the mortgage lending industry to illustrate how numbers shouldn’t be the only deciding factor in your loan decision. Signing up for a mortgage is a hefty commitment that goes beyond a monthly payment. You’ll be starting a long-term relationship with a loan officer, so you’ll want to make sure you pick the right one. This episode dives into what makes a loan officer worthy of your business—and friendship.
What if we said that everything you’ve been told lately about how “buying a house is not an investment” wasn’t true? In this episode of Mortgage Secrets, John Downs of Downs Capital shares three real-life examples of ordinary people building wealth through real estate—and it all started with doing the numbers, taking a leap of faith, and buying that first property. By taking that first step, you’re on the path to building equity over time, which you can use to expand your personal empire. Whether your hesitation is fueled by a low down payment or by wanting to buy in a seller’s market, John explains why it’s probably still a good idea to invest in property sooner rather than later. They say that time solves all problems in real estate, and this episode takes a look at how and why.
One of the biggest conversations you will have about buying a home is around how much money you should or shouldn’t put down on your home loan. Putting a chunk of money down on a mortgage is a pretty impactful decision, of course. Once you sign the dotted line and hand over the check, the money you put down is no longer easy to access. If you’re thinking about buying a house, this episode of Mortgage Secrets will clear up some of that confusion. “Limiting factors” may seem a daunting phrase, but the secret to finding what works for you is exploring where you are financially and what options you have available. Sharing his knowledge from 17 years of experience in the mortgage industry, John Downs of Downs Capital explains how you can figure out how much you should put down and where your money should come from.
We’ve all heard the word “mortgage,” but what’s really included in all of that? Why do homeowners find themselves surprised when their monthly bill ends up being way more than they bargained for? In Episode #2 of the Mortgage Secrets podcast, John Downs of Downs Capital breaks it all down for you, sharing nuggets from his 17 years of experience in the mortgage industry to keep you awake and aware throughout your home buying process. Before you find yourself completely blindsided with an inflated bill, find out everything that goes into your monthly house payment. John explains in this episode what the heck amortization is, who might not want an escrow account, why online mortgage calculators are usually misleading, and other factors that might cause your monthly house payment to fluctuate. Be aware, know what your fees look like, and you’ll never be surprised!
