In this episode of HUNTR Podcast, we bring on our good friend and timber consultant Madison Raber to discuss what's going on this off-season. We're getting closer to another whitetail season, which means it's time for some projects. Whether we're cutting timber, focusing on clear cuts, or planting food plots, we're always trying to give ourselves the best chance at whitetail success. There's a lot of information to absorb when it comes to timber projects. Not only is timber a great way to improve the habitat on your farm, but it's a great way to put some money back in your pocket for future projects. We've learned a lot from Madison and we hope you guys do too. Sit back, relax, and enjoy the show! In this podcast, Shimon Shkury, President and Founder of Ariel Property Advisors, and his guests Founding Partner Mike Tortorici and Director Howard, discuss the report's findings and dig deeper into Manhattan's multifamily, development and office markets. Average multifamily cap rates, for example, rose to 5.24% in 2023, while the average price per buildable square foot for development sites declined to $390. They also shared their optimism going into 2024 because of the strong fundamentals in the Manhattan market as indicated by the 50,000 BSF development site sale that Ariel recently arranged at 250 West 30th Street in Chelsea for $15,875,000.

Eli Weaver was an Amish man who could have had it all. He had a kind, loving wife named Barbara, and 5 beautiful children. However, Eli wasn't satisfied with the life he had. Over his 10 years of marriage, he would leave his family more than once to live the English way of life before crawling back,m begging for forgiveness from his wife and the leaders of his community. Eli wasn't sorry though, because he had multiple women on the side, one of whom would do just about anything to make him happy, even if that meant killing for him.Connect with us on Social Media! You can find us at:Patreon: The Book of the Dead PodcastInstagram: @bookofthedeadpodX: @bkofthedeadpodFacebook: The Book of the Dead PodcastTikTok: BookofthedeadpodOr visit our website at www.botdpod.com Don't forget to Rate, Review, & Share with someone who would like the PodcastCleveland 19 News. Tom Raber is the founder and Managing Director of London-based Alvine Capital, a reverse enquiry solutions firm that Tom founded in 2005, with a particular focus on finding solutions for institutional investors in alternative assets. Originally from Sweden, he previously held leadership roles at Key Asset Management and a series of investment banks. We start by discussing Tom's path and education and the determination that he showed to get a job on "Wall Street" where he ultimately arrived via a role in investment banking in London. We chart that path, then learn what led to his move to a fund of hedge funds fund raising during the hedge fund peak and ultimately to founding Alvine Capital. Alvine Capital was, in my view, the pioneer of the "reverse enquiry" form of capital raising. Instead of relying on a push strategy for alternative products it derived a pull strategy from its many relationships with providers of institutional capital. It was a strategy perhaps initially necessitated by the requirement to stay efficient as a small, boutique operator. Ultimately, though, it became a differentiator and value proposition. I asked Tom about how he learned to succeed in sales, and about the need for a thick skin and techniques to actually seal the deal. What follows is a series of insights on preparation, reading the room, reading the client and ultimately finding the moment at which a decision is likely and bringing that decision around, whatever it might be. We discuss the importance of preparation and follow up, two areas which may not always be receiving the right focus. Finally we bring our discussion to the human side of sales, the need to adapt, shift habits, pace oneself. It is a rich discussion with one of the best there is. This podcast is kindly supported by Tom and Alvine Capital who have supported Fiftyfaces Productions every year since its inception by sponsoring a podcast series. This year they are sponsoring Series 4. There is more information about Alvine Capital on the website: alvinecapital.com
We're back with another episode of "I Bought A Farm" with Madison Raber to talk all things timber. Madison has a lot of knowledge when it comes to timber consulting as he has been doing so for years under his business Treestand Forestry. As a land owner, it can be confusing when it comes to land management. Trying to understand the right way to set up your property for whitetail success is something we all strive for. When it comes to timber, you want to make sure you have the right information. Maybe you don't know how much your timber value is, or what steps you need to take for selling timber on your property. You might ask yourself what's the best deal? How do I know what's good timber and what's not? How can I create better access for my property? Luckily Madison has the answer to that. Sit back, relax, and enjoy the show! There's a saying that I really love, that I've lived by for many years. “Find a need and fill it”. This saying speaks to service, but also making room for yourself to grow. The employees and even owners that I've seen become the most successful seem to really follow this saying too. They do things beyond what they are paid for because it needs to be done, they put the mission above their “title”. In my observation, when someone does this, success seems to be inevitable. This week's interview really drives this home. Eric and Brent Raber and not only brothers, but they own a highly successful 4-location repair shop company in Ohio. Myths are weird, aren't they? Growing up people told me they thought 'Mormons' had horns, that we didn't drink water on Wednesdays, and that we had magic underwear that grants wishes. Let's face it: prospecting is really really hard. In 2022, there is more information than ever before at our fingertips to help us prospect, but there's also more information than ever before to distract us from doing the work that matters. Often, the burden to find that balance falls on SDR teams. In this episode, we talked to someone who knows what running a successful, modern SDR Organization looks like. That someone is Melissa Raber, the Senior Director of Revenue Operations and Sales Development at Workiva. In our conversation, we talk about the 3 C's of SDR hiring, how to design the SDR "Day In the Life" to remove distractions, and why she views an SDR Team not as meeting setters, but as the air traffic controllers of an organization.Like this episode?
