What does it take to build a real estate business that you truly love - rather than one you secretly want to burn down?In this conversation, Lindsay Dreyer, founder of City Chic Real Estate and Happy Agent Co, shares hard-won lessons from 14 years of brokerage ownership, including how she runs her boutique firm remotely, why intentionality trumps “team fever,” and how to design a business that supports—not sabotages—your life.In a story of clarity, process, and self-awareness, Lindsay breaks down the difference between being a people person and a process person, why most agents shouldn't start teams, and how to know if you're better off plugging into someone else's system or building your own. You'll hear how City Chic's 30-day onboarding challenge weeds out the uncommitted, why their agents are 50/50 new and experienced, and how a focus on admin, marketing, and transaction management enables top solo agents to thrive without needing to build teams of their own.Lindsay also details the leap to running their business from 500 miles away, the key roles that make remote leadership possible, and the systems that keep everything humming. You'll get a transparent look at their tech stack (including why she's a self-described “Zap-aholic”), the real numbers behind their 12-agent, $72M brokerage, and the philosophy that underpins the Happy Agent approach: start with joy, design for your life, and don't buy into the myth that more is always better.Watch or listen for insights into:What “team fever” is, why it's rampant, and how to avoid building a business you'll regret. Why intentionality—knowing your “why”—is the must-have characteristic for high-performing leaders and teams. How to assess if you're a people person or a process person, and why it matters for team leadership and the hiring process. Why City Chic is a brokerage rather than a team, why agents are a 50/50 mix of new and experienced, and how that shapes culture. How to test-drive team leadership before going all-in—without risking your business or sanity. What it takes to run a brokerage remotely, including the key roles and systems that make it possible. How to design marketing that actually keeps agents in front of their sphere (and why most fail). How to ramp up newer agents by connecting them with renters. Why simplicity in tech stacks beats complexity, how she became a “Zapaholic,” and how to drive agent adoption. How agents can find their right fit team or brokerage by aligning personality, lifestyle, and goalsAt the end, learn about a $10,000 fridge and solo, three-day retreats.Follow Lindsay Dreyer:→ https://www.instagram.com/lindsay.dreyer/→ https://citychicrealestate.com→ https://happyagent.coFollow Real Estate Team OS:→ https://www.realestateteamos.com→ https://linktr.ee/realestateteamos→ https://www.instagram.com/realestateteamos/

Lee, Daniel, and the returning Lady Leah cover a classic of the silent era, once thought lost, Carl Theodor Dreyer's "The Passion of Joan of Arc" (1928), featuring one of, if not the greatest, performance ever captured on film, from Maria Falconetti, starring as the titular Joan of Arc. The history of the film and its various versions are briefly touched upon, and the hosts dig into the various lenses the film can be viewed through, as well as spending time talking about Dreyer's rule-breaking filming techniques he employed to make the film. Will Lee manage to struggle through reading all the French names in the cast? All this, and the cast also talks about what they've watched recently. We are putting you, the listener, on trial! Confess! You will listen to this episode! Repent! "The Passion of Joan of Arc" IMDB From the Danish Film Institute: Hermann Warm and the models for Jeanne D' Arc. Lee on Bluesky. Listen in as Erin and Lindsay discuss: How pursuing joy—not just profit—transformed her real estate career. Why moving from DC to New Hampshire was the smartest “scary” decision she ever made. The 5 pillars of Lindsay's Happy Agent Method for building a business that aligns with your life. How to create a virtual brokerage culture that empowers agent autonomy and sustainability. Why embracing change in today's real estate market is critical—and how to find opportunity anywhere … and more! About Lindsay Dreyer sold her first home in 2004—one of those shiny new McMansions for a national builder—and was instantly hooked. But it didn't take long to realize she wanted more than just a job in real estate. She wanted freedom, fulfillment, and a business that actually felt good to run. By 2011, after years of grinding at brokerages that didn't support top producers the way they should, Lindsay launched her own: City Chic Real Estate. Built from the ground up in the high-stakes Washington, DC market, City Chic became a haven for agents who wanted smart systems, high-touch marketing, and a collaborative, all-inclusive culture. Translation: no bro culture, no burnout, and no BS. Fast forward to today, Lindsay is the founder of Happy Agent Co., where she coaches ambitious agents, leads high-impact workshops, and teaches real estate pros how to build businesses that are profitable, sustainable, and aligned. Her signature framework, The Happy Agent Method, flips the traditional hustle mentality on its head and helps agents grow with intention—without losing their minds (or weekends) in the process. In 2017, Lindsay moved back to her hometown in New Hampshire, where she now runs City Chic semi-remotely, leads Happy Agent Co. nationwide, and lives her best life with her husband Andrew, their three amazing kiddos—Lexi, Will, and Lizzie—and a steady rotation of soup, yoga mats, and joy. As the world slides inexorably towards xenophobia, authoritarianism, and flat out racism, the cinema of Jim Jarmush offers a crucial counterpoint to the dehumanizing of the other as a means of social control. Jarmush, a staple of the New York punk and post-punk art scene broke onto the scene with Stranger Than Paradise (1982) which introduced the cool, art house, minimalism that has become the hallmark of Jarmush's oeuvre. By centering the outsider, the foreigner, the artist and the marginal, Jarmush cements his position as a humanist filmmaker in the tradition of the Transcendentalist filmmakers; Ozu, Dreyer and Bresson. Join Azed and Tom for a deep dive into the restorative and poetic cinema of Jim Jarmush.

By combining climate modelling with data from archaeological sites across the African continent, researchers put forward evidence that 70,000 years ago, humans expanded the ecosystems they lived in to include diverse habitat types from forests to deserts. The authors suggest this ability to live in different places may have helped the later humans that migrated out of the continent around 50,000 years ago.Research article: Hallet et al.21:59 Briefing ChatBlowing bubble-rings could be humpback whales' way of trying to communicate with humans, and the research suggesting that everyone's breathing pattern is unique.Science Alert: Humpback Whale Bubble Rings May Be an Attempt to Communicate With UsNature: How you breathe is like a fingerprint that can identify youSubscribe to Nature Briefing, an unmissable daily round-up of science news, opinion and analysis free in your inbox every weekday. Jack Harvey had a stellar run in the junior categories of open-wheel racing on his way up to the NTT INDYCAR SERIES. He's a former British F3 champ and is a winner on both the oval and road course at Indianapolis in the INDY NXT by Firestone series. In the NTT INDYCAR SERIES, he spent the majority of his time at Meyer Shank Racing before he moved to the Rahal Letterman Lannigan team. Unfortunately, the promise showed at MSR was never realized at RLL. In 2024, Dale Coyne rang up Harvey to offer him a ride which he happily took alongside a revolving line-up of co-drivers. We caught up with him at the 2024 Acura Grand Prix of Long Beach where he was celebrating his birthday and his new ride. In this interview, he talks about the importance of how to develop relationships within a team. He also recalls the incredible run to be the final Indy 500 qualifier the year prior. Fast forward to 2025, and he's now a pit reporter on the Fox TV race broadcasts, however, he'll also be back behind the wheel for this year's Indianapolis 500 with Dreyer and Reinbold Racing with Cusick Motorsports. A talented driver, a true gentleman of the sport, and also quite talented behind the microphone, Jack Harvey is one to watch both on the track and off. Enjoy!
Tonight, on Trackside with Curt Cavin and Greg Rakestraw as he fills in for Kevin Lee, they recap the opening day of practice for the 109th Indianapolis 500, with Will Power on top after a weather affected day. In the second half of the show, Curt and Greg look at who impressed as one of the one off drivers. They also talk about how many more Indy 500’s Helio Castroneves, Marco Andretti, Ed Carpenter, and Takuma Sato will compete in. They later talk about how impressive Dreyer & Reinbold Racing looked in their return with Ryan Hunter-Reay and Jack Harvey. Then to wrap up another edition of the show, Curt and Greg talk about how Kyle Larson looked on the first day of practice, along with the rest of Arrow McLaren. They later talk about what would be a bigger story: Josef Newgarden winning three straight, Helio Castroneves winning his fifth, Kyle Larson successfully pulling off the double, or Alex Palou continues his dominant stretch. They also congratulate Alexander and Kelly Rossi on the birth of their son, Benjamin. See omnystudio.com/listener for privacy information.

They later talk about the reveal of the 2025 Indianapolis 500 pace car, featuring the 2025 Chevrolet Corvette ZL1 with capable speeds of 233 mph. They also talk about the latest news for Takuma Sato’s car after his massive crash in open testing. They also make their early predictions about who could be in the Bump Day mix. In the second half of the show, Kevin is joined by Jack Harvey, pit reporter for FOX, and driver of the #24 INVST Chevrolet for Dreyer & Reinbold Racing to talk about Star Wars references, how his Indy 500 open testing went, who he thinks looks good after testing, and how big of a factor the hybrid will play in. Then to wrap up another addition of the show, Kevin talks about the recent practice update for the race this weekend at Barber. See omnystudio.com/listener for privacy information.

Welcome in for another edition of the Morning Espresso from the SDH Network, brought to you by Oglethorpe University, Atlanta's premier undergraduate learning experience and soccer powerhouse. Anders Dreyer was named the MLS Player of the Matchday yesterday after his brace in San Diego's impressive win over the LA Galaxy. Atlanta United's Latte Lath was named to the Team of the Matchday alongside Dreyer. MLS clubs are finding cash in Brazil with a number of recent transfers. Santiago Rodriguez (NYC) and Micael (Houston) are the latest to go, Rodriguez for a reported $15M and Micael for a Houston-record $6M. The market in Brazil is strong right now, and after Botafogo's success with MLS recruits helping them win the Copa Libertadores, this will only happen more often. Canadian international Adrianna Leon is back in the NWSL with the San Diego Wave after leaving West Ham. Jose Mourinho is in the headlines again after his post-match comments following his Fenerbahce side drew 0-0 with Galatasaray. He once again had derogatory statements about Turkish referees, even though the center ref in this match was brought in from Slovenia. Asked about a challenge early in the match, he said a Turkish referee would have reacted with a yellow card “after the big dive and their bench jumping around like monkeys.” Galatasaray said they would initiate criminal proceedings and file complaints with UEFA & FIFA over the "racist statements". Robert Platek, with links to Dell Technologies, is the latest to be linked with buying Reading FC. He recently sold Spezia in Italy and previously tried to buy Sunderland. Big games today include the Copa del Rey semifinal between Barcelona and Atletico Madrid, Copa Libertadores preliminary round second leg with Boca Juniors hosting Alianza Lima, Concacaf Champions Cup as Miami hosts Kansas City and LAFC hosts Colorado in second legs.

“You'd be amazed at how far you can get in life having no idea what the subjunctive mood is,” writes Benjamin Dreyer, retired managing editor and copy chief of the Random House division of Penguin Random House. “As if it's not bad enough that English has rules, it also has moods.” Yes, it does. Happily, the mood of the room for writers in Benjamin's good hands as a copyeditor was cheerful and patient and winning… and, for the most part, grammatically correct. Over the course of his 30+ years in publishing, he helped to shepherd the work of writers such as Michael Chabon, Edmund Morris, Suzan-Lori Parks, E.L. Doctorow, Elizabeth Strout, and Shirley Jackson into print. Somewhere in there, he also found time to write a book of his own: The New York Times best-selling stylebook Dreyer's English: An Utterly Correct Guide to Clarity and Style—a “brilliant, pithy, incandescently intelligent book [that] is to contemporary writing what Geoffrey Chaucer's poetry was to medieval English,” according to Pulitzer Prize-winning author Jon Meacham, another Random House author who benefited from our guest's unseen hand. Join us as Benjamin reflects on the collaborative role of the copyeditor in the publishing process, on the joys of creative footnoting, on the particularly lovely frustration of working with Isabella Rossellini, on a writer's lifetime allotment of exclamation points, and the excesses to be pruned from phrases like “assless chaps,” “slightly ajar,” and “passing fad.” (Note the ever-popular serial comma in the previous sentence, and the expenditure of one of those allotted exclamation points in this parenthetical aside!) The latest news comes as Daly had a chance for a full-time ride for Sam Hunt Racing in the NASCAR Xfinity Series for 2025 and a one-off Indianapolis 500 ride once again with Dreyer & Reinbold Racing. But that deal has been voted down. They also talk about Dreyer & Reinbold Racing pursuing to get back to full-time racing in 2027 with the new chassis. Later in the first hour of the show, Kevin and Curt talk about who could get the remaining seats at Juncos Hollinger Racing and Dale Coyne Racing. They also talk about who could be available for any Indy 500 only rides, where Gavin Ward will land, where does Honda want to go moving forward, is Mexico City or other markets available, and who is going to be the commentators for FOX and race times. To wrap up the first hour of the program, Kevin previews the second hour and an incoming interview with Dave Calabro! To start the second hour of the show, Kevin and Curt talk about which IndyCar drivers will be competing in the Chili Bowl and the 24 Hours of Daytona along with Linus Lundqvist could end up for 2025. Later in the second hour of the program, Kevin and Curt are joined by Dave Calabro of WTHR and the PA announcer of the Indianapolis Motor Speedway as he talks about his retirement at WTHR and gives advice to young adults in the media industry. Dave also talks about his past when he first started in the media. Then to wrap up another addition of the show, Kevin gives some fast thoughts on some other rumors and reports for 2025, a new event added for sprint cars at the dirt track at the Indianapolis Motor Speedway ahead of Brickyard weekend. Having amassed more than 100 episodes in its run, PACCTS' sixth season will focus its sights on “the greatest films of all time” (both in the US and internationally), as assembled by the British Film Institute's 2022 Sight and Sound Poll of industry critics. Corey will be choosing American films from the list, and Paul will be choosing international ones. Our goal is to examine the films that are considered great, and why that may be the case. Ranked 21, Carl Th. Dreyer's The Passion of Joan of Arc (1927) is a masterpiece (unless you're Corey). With over 1500 shots, whereas most American films of the time had 100-500; unrelenting close-ups throughout; and ahead-of-its-time naturalistic performances; the film feels completely alien if you've ever watched other silent films. Paul and Corey discuss what works for them and what doesn't; the history of Joan of Arc and the Hundred Years' War; and whether this story (and the story of the Passion of Jesus) is even interesting. Whether you watch this film at 20 or 24 fps, Paul thinks you're in for a treat.
This week's episode: Dreyer & Reinbold Racing with Cusick Motorsports will enter Ryan Hunter-Reay and Jack Harvey in next year's Indy 500 and a look at the latest on silly season and 500 entries. Plus, with Cadillac F1 approved, what the impact of losing Colton Herta or Pato O'Ward to the team would be for IndyCar.
Tonight, on a truncated edition of Trackside, the two talk about their Thanksgiving weekends, and they talk about the approaching month of January and how the off season really ends there. They talk about Michael Cannon going to Prema Autosports for the 2025 season. Kevin talks about Jack Harvey possibly driving for Dreyer and Reinbold in the Indy 500. Later, Kevin and Curt talk about what F1 drivers could possibly end up racing in IndyCar in 2025, including Sergio Perez, Valtteri Bottas, and more. They also talk about who will compete in F1 for Cadillac, including Colton Herta and Perez. They also talk about backup drivers if Herta cannot compete in F1. To end the show, Kevin talks about how Jerry Seinfeld's Steve McQueen Le Mans car will go up for auction soon, and if Caitlin Clark will be involved in the 2025 Indy 500. Vampyr is a 1932 gothic horror film directed by Danish director Carl Theodor Dreyer. It was written by Dreyer and Christen Jul based on elements from Sheridan Le Fanu's 1872 collection of supernatural stories In a Glass Darkly - in particular, the short story titled Carmilla. Vampyr represents significant milestones in film, horror, and vampire history, and some of what you learn in this episode may change the way you think about horror cinema... forever.
