In this special episode of the REIT Report, part of an ongoing series, “Building Resilience,” covering issues facing the REIT industry as it remains focused on investing for the long term, Daniel Kaniewski, Managing Director, Public Sector at Marsh McLennan, joins Nareit's Jessica Long, Senior Vice President of Environmental Stewardship and Sustainability, to discuss how his experience as the Federal Emergency Management Agency's (FEMA) first deputy administrator for resilience has led to his current focus advancing resilience investment in the private sector.“During Hurricane Katrina, I was at the White House and saw the mass devastation, and I said, shouldn't we be doing something ahead of time to reduce these disaster losses Americans will almost inevitably face. What I found was there was a small but growing interest in an area called disaster resilience.”Currently, Kaniewski chairs the finance, insurance, and real estate committee at the National Institute of Building Sciences (NIBS), a congressionally chartered nonprofit. He shares how he first got to know NIBS through their 2005 Natural Hazard Mitigation Saves study, which showed that every dollar the federal government invested in hazard mitigation saved four dollars. Then in 2017, “on the heels of hurricanes Harvey, Irma, and Maria,” Kaniewski asked NIBS for the bottom line of a forthcoming updated Mitigation Saves study. “They shared that savings were actually, six to one. The updated report found that others benefited from these mitigation investments beyond the federal government. Communities that can continue to function after a disaster will save money, not just to the homeowner or the federal government, but to everyone in that community who would otherwise have to take the time to help those with the losses. Recovery costs were greatly reduced by those hazard mitigation investments.”

In this special episode of the REIT Report, part of an ongoing series, “Building Resilience,” covering issues facing the REIT industry as it remains focused on investing for the long term, Jeremy Porter, head of climate implications research at First Street Foundation , joins Nareit's Jessica Long, senior vice president of environmental stewardship and sustainability, to discuss how high-resolution climate models are helping people to understand property-specific impacts from different weather events and to develop and implement adaptation plans. “One of the ways in which we've thought about climate risk is a one-in-a-100-year event, which implies that if I just had a one-in-a-100-year flood, I don't have to worry about another one, I'm not going to live to be 100 years old. That's not actually how they work,” Porter explains. “Understanding that every year there's an independent opportunity for that probability of an event to occur, so if you look out over the 30 years of a standard residential mortgage, a 1% chance of flooding every year means that over those 30 years, you have a 26% chance of flooding. And so suddenly you're saying, wow, I have over a quarter chance of flooding over the lifetime of my mortgage.”

It's been nearly two months since Paris 2024, but athletes who have spent years training for the Games are still processing what happened there. Today we're talking with Canadian race walker Evan Dunfee about his Paris 2024 experience. Paris was Evan's third Olympics and marked a radical shift in his race schedule--for the first time his marquee event--the 50K walk--was off the program, and he'd be racing the 20K as well as the race walk mixed relay, a new event for the Olympics. We've talked with Evan before about the change in race distances, but how did it turn out? While you wouldn't think para swimming is much different from able-bodied swimming, the Paralympic classification system makes it a more complex sport to follow. Classification helps level the playing field (although we learn here that it's not the most perfect system), but the diversity of swimmers and abilities means that there are a lot of classes in this sport. Case in point, our three guests for this episode. We talk with Jessica Long, 5x Paralympian; McKenzie Coan, 3x Paralympian; and Olivia Chambers, Paralympic hopeful about para swimming, nuances of their classifications, and how the Paralympics has changed over the years. REITs are making gains across the board in adopting practices that enable investors to make informed decisions taking into account environmental and social strategy and performance, says Jessica Long, Nareit senior vice president for environmental stewardship and sustainability.Speaking on the REIT Report, Long noted that Nareit's latest REIT ESG Dashboard shows that 100% of the top 100 REITs are reporting publicly on ESG in some manner. “REITs really are demonstrating that as an industry, real estate is taking seriously the requests from investors and regulators and other key stakeholders that are saying that ‘these environmental and social issues are important to us and we want to understand how you're managing those things.'”One data point in the latest dashboard shows that 89% of REITs are reporting on their climate risk policy. Long noted that these percentages show that REITs “are out ahead on this….and putting in place policies and procedures and looking at the metrics to help better manage this risk and understand what's happening within a REIT's real estate portfolios.”

It's beginner's season. Well, actually it's always beginner season for us because there is always a race to learn to TRI. For the month of June, we will highlight beginners as they share their stories. It's the modern-day race report if you digg. This week's featured beginners are: Elyse Braner, Jessica Long, and Jenny Wu Elyse and Jessica are teammates on Capital Y-Tri Team. They experienced the same struggle and barrier to entry: swimming. (How many of you new and tri-curious can relate?) However, both former collegiate athletes come to the tri world in search of a “Challenge”. The value of a newbie program proves invaluable experience and education and gives them a supportive community and team atmosphere to help them overcome obstacles and give it their best Tri. Jenny Wu is a firecracker who underestimated triathlons. She realized quickly it isn't as easy as it seems. She also learned the importance of reading the Athlete's Guide. Jessica Long is an elite athlete with a jaw-dropping string of accomplishments and awards. The path to that lofty status, however, has not been without frustration. Along with her 29 Paralympic medals, Jessica has had to endure 25 surguries as a result of fibular hememila, a cogenital limb deficiency that led to the amputation of both legs below the knee.
