Interview with Philippe Cloutier, President & CEO of Cartier Resources Inc.Our previous interview: https://www.cruxinvestor.com/posts/cartier-resources-inc-tsxvecr-continuous-focused-drilling-resource-update-ahead-9429Recording date: 21st April 2026Cartier Resources Inc. occupies a rare piece of real estate in the global gold mining landscape. The Quebec-based junior explorer holds the only remaining significant exploration position on a 50-kilometre stretch of the Cadillac Fault in Abitibi — Canada's most prolific gold-producing structure — flanked on all sides by producing mines owned by majors including Agnico Eagle, Eldorado, and IAMGold. With a market capitalisation of approximately $120 million and $7 million in cash, the company has quietly consolidated 15 kilometres of strike length along the fault, defining 3.2 million ounces of gold across four distinct mineralisation types. That variety of deposit styles is central to CEO Philippe Cloutier's investment thesis: this isn't a single-zone story, but a camp-scale system with multiple potential deposits that together could determine the optimal layout for a future mining operation. The most immediate challenge facing Cartier is the disconnect between its current public economic assessment and reality. Its 2023 Preliminary Economic Assessment modelled a standalone mill at $1,750 per ounce gold — well below today's prices — producing capital cost figures that look punishing by current standards. An updated scoping study is in progress, expected to incorporate recent shallow high-grade discoveries, metallurgical results, and scenarios involving toll milling through neighbouring producers with excess capacity. No release date has been confirmed.Agnico Eagle's major shareholding and the recent board appointment of industry veteran Glenn Mullan signal institutional confidence in the asset. The company is 50% through its current drill program, having already met all initial objectives, with new discoveries prompting a revised approach to the remaining work.Near-term catalysts include updated economics at current gold prices, continued drill results, a planned OTC QB listing to reach U.S. retail investors, and growing M&A interest as senior producers seek permitted, development-ready projects.View Cartier Resources' company profile: https://www.cruxinvestor.com/companies/cartier-resources-incSign up for Crux Investor: https://cruxinvestor.com

These days, Steph Cloutier lives in Eau Claire, WI, but she grew up in the Minneapolis, MN, area, which is only about 100 miles away from Eau Claire.  Steph coaches for North Coast Running (NRC), a coaching business out of the Twin Cities area of Minneapolis and St. Paul.  With the surge in ICE activity in Minneapolis, NRC founder and runner Tyler Morey decided he wanted to do something to support the immigrant communities being targeted by the ICE crackdowns, so he created Love Thy Neighbor.  Steph immediately got on board with the initiative, and both she and Tyler ran for Love Thy Neighbor at the Black Canyon 100k, which just took place on February 14.  At the core of all of this is also Steph's love of running, which these days focuses on trail ultras, but that's a pursuit she started in 2023 with the very same Black Canyon race: at that time, she ran the 60k. Steph's running journey, however, began long before that, and she shares about that, too—and how it led to today, with Steph using her running pursuits to make an impact on and show her support for her larger community; how she turned her frustration about wanting to help and not knowing what to do, into action.  Mentioned in this Episode Steph Coutier on Instagram: @seestephrunn North Coast Running on Instagram: @northcoastrunning Love Thy Neighbor Webpage: northcoastrunning.com/lovethyneighbor More from WRS WRS is on Substack: womensrunningstories.substack.com To support WRS, please rate and review the show iTunes/Apple: https://podcasts.apple.com/us/podcast/womens-running-stories/id1495427631 Spotify: https://open.spotify.com/show/4F8Hr2RysbV4fdwNhiMAXc?si=1c5e18155b4b44fa Music Credits Cormac O'Regan, of Playtoh Coma-Media, via Pixabay PaulYudin, via Pixabay Rockot, via Pixabay chillmore, via Pixabay Ways to Connect and Engage with Women's Running Stories WRS Instagram: @womensrunningstories Facebook: facebook.com/WomensRunningStories Website: womensrunningstories.com

Eighteen months ago, Tyler Cloutier appeared on the show with what sounded like an ambitious (some might say crazy) plan: build a new distributed database from scratch, then use it to power a massively multiplayer online game. That's two of the hardest problems in software, tackled simultaneously. But sometimes the best infrastructure comes from solving your own impossible problems. The game, Bitcraft, has now launched on Steam. SpacetimeDB has hit version 1.0. And Tyler returns to share what actually happened when theory met production reality. We cover the launch day performance disasters (including a cascading failure caused by logging while holding a lock), why single-threaded execution running entirely from L1 cache can outperform sophisticated multi-threaded approaches by two orders of magnitude, and how the database's reducer model - borrowed from functional programming - enables zero-downtime code deployments. We also get into how SpacetimeDB is expanding beyond games with TypeScript support and React hooks that make building real-time multiplayer web apps surprisingly simple. If you're building anything where multiple users need to see the same data update in real time - which, as Tyler points out, describes most successful applications from Figma to Facebook - SpacetimeDB's approach of treating every app as a multiplayer game might be worth understanding.--Support Developer Voices on Patreon: https://patreon.com/DeveloperVoicesSupport Developer Voices on YouTube: https://www.youtube.com/@DeveloperVoices/joinSpacetimeDB: https://spacetimedb.com/SpacetimeDB on GitHub: https://github.com/clockworklabs/SpacetimeDBOur previous episode with Tyler: https://youtu.be/roEsJcQYjd8Clockwork Labs: https://clockworklabs.io/Bitcraft Online: https://bitcraftonline.com/Bitcraft on Steam: https://store.steampowered.com/app/3454650/BitCraft_OnlineWebAssembly: https://webassembly.org/Flecs (ECS for C/C++): https://www.flecs.dev/flecs/TigerBeetle: https://tigerbeetle.com/CockroachDB: https://www.cockroachlabs.com/Google Cloud Spanner: https://cloud.google.com/spannerErlang: https://www.erlang.org/Apache Kafka: https://kafka.apache.org/Tyler Cloutier on X: https://x.com/TylerFCloutierTyler Cloutier on LinkedIn: https://www.linkedin.com/in/tylercloutier/--Kris on Bluesky: https://bsky.app/profile/krisajenkins.bsky.socialKris on Mastodon: http://mastodon.social/@krisajenkinsKris on LinkedIn: https://www.linkedin.com/in/krisjenkins/0:00 Intro2:01 The Architecture of SpacetimeDB5:01 Client-Side Prediction in Multiplayer Games11:00 Reducers and Event Streaming15:00 Launching Bitcraft on Steam19:00 Debugging Launch Performance Problems26:56 Hot-Swapping Server Code Without Downtime30:01 In-Memory Tables and Query Optimization42:00 Is SpacetimeDB Only For Games?51:00 Performance Benchmarking For Web Workloads55:00 Why Single-Threaded Beats Multi-Threaded1:00:01 Multi-Version Concurrency Control Trade-offs1:05:01 Sharding Data Across Multiple Nodes1:10:56 Inter-Module Communication and Actor Models1:17:00 Replication and the Write-Ahead Log1:24:00 Supported Client Languages1:29:00 Getting Started With SpacetimeDB1:39:02 Outro

Some people grow up playing astronauts and ballerinas, while others design play houses.  My guest today was the latter.  Her strategy about building purpose-built rentals, but on a small scale, is a very unique take on providing housing and creating communities.  Natalie Cloutier is a mom, an author, a designer, a builder and a champion.  In today's episode, she and I discuss the ins and outs of her build-to-rent strategy, her landlording philosophy and the book she's written about all of the above.

French-Canadian real estate investor, designer, and developer Natalie Cloutier shares how she and her husband Rob went from broke 20-year-olds in a basement condo to building 50+ rental units and a multimillion-dollar portfolio using a no-money-down build-to-rent strategy. With a background in architectural technology and a focus on new construction, Natalie has turned sweat equity and creative financing into a full-time business, and recently distilled her approach into her book, “The Build-to-Rent Strategy: A Guide to a Successful Rental Property Construction.” On this episode we talk about: How Natalie and Rob built their first home and basement rental suite with essentially $0 down using sweat equity and construction financing The mechanics of build-to-rent/“BRRR 2.0”: Build, Rent, Refinance, Repeat—and how it differs from the traditional BRRR strategy What work they took on themselves vs. what they always hired out (electrical, drywall, finishes vs. structural, foundation, and plumbing) Why they prefer smaller infill projects like six-plexes instead of large, high-risk developments with heavy permitting costs How they manage leverage, cash flow targets per door, and why they're choosing to pause, de-stress, and reassess what “enough” looks like after a decade of grinding Top 3 Takeaways You do not always need 20% down to get into real estate—using construction-to-perm style loans, sweat equity, and smart design, you can create deals by building rather than competing for existing inventory. Staying intentionally underleveraged and focusing on real cash flow per unit is often safer than chasing maximum refinancing or unit count, especially in volatile interest-rate environments. Your portfolio should support your life, not the other way around; periodically pausing to evaluate stress, health, and family priorities is just as important as growing doors or equity. Notable Quotes "We didn't have money, so instead of buying someone else's house, we built our own and used our work as the down payment." "BRRR 2.0 is the same idea as BRRR, but instead of ‘Buy, Renovate, Rent, Refinance, Repeat,' it's ‘Build, Rent, Refinance, Repeat.'" "It's not about how many units you own; it's about how much money those properties actually make and whether the grind is worth it for your life." With a background in architectural technology, Natalie began her journey by constructing her first home at the age of 19 using a sweat-equity loan, transforming a family "secret" into a powerful investment model. Today, she and her husband have built 53 units from the ground up, acquired and renovated four additional properties, and automated their business to support long-term growth. Her approach centers on risk-aware development, ADU maximization, and creative strategies to unlock housing value. This episode will originally air on The Money Buddha Podcast on Thursday, hosted by Joline Cloutier, who we had on the recent episode 677 of the pod. We're resharing this conversation here because it was too good not to. Joline interviewed me about rebuilding a mortgage business after burnout, letting go of the hustle-for-hustle's-sake mindset, and how to create systems and content that match your energy, not your ego. It's an honest, practical look at what it really takes to build a business that supports your life. What We Cover: Burnout at the Peak – What 260 files a year taught her about limits and sustainability. Letting Go of the Hustle Persona – Why ego-driven growth nearly cost her everything. Ditching Discovery Calls – How automation and self-booking freed up her time. Content Without Comparison – Why she stopped forcing mortgage content and started being real. The Money Buddha Podcast – How podcasting gave her a voice, platform, and purpose. You don't need a bigger business, you need a business that fits your life.
